Clean, quiet large rooms with your own bathroom. Breakfast was amazing. All homemade with the best ingredients. Served in a lovely country dining room or out on the deck under umbrellas. The hosts were very friendly and knowledgeable about the area, but were not intrusive. We felt very comfortable coming and going as we pleased. Their was a lovely garden out front to sit in with a fire pit. A 5 min walk to LL Bean and all the outlet shopping. Easy and safe to walk around, even at night. read more

Did a birthday package for my daughter- very last minute. They were able to get a bottle of champagne and then we got a basket of goodies. The room was musty. We opened the windows and ran the bathroom fan all day, but it was still a problem. Out of all the hotels and B&Bs I have stayed at, this is the worst my asthma has been. We stayed at this lovely Bed & Breakfast for the weekend of a family wedding nearby. The owners were away the weekend we were there, but we had extremely knowledgeable and professional interim innkeepers. The multi-course breakfasts were simply stupendous! We did have a problem with the heating in our first floor room, which the interim innkeepers did everything in their power to resolve. When I mentioned the issue to the owner Mary Ann, she went far beyond anything I could have imagined to make up for the inconvenience! I would highly recommend this beautiful property and would certainly choose to stay again the next time we are in the area! read more

What a great place to stay! So cute and charming and cozy. My boyfriend and I stayed here for 4 nights, first three in the yellow room and the last night in the green room. Rooms are super cute and full of light. Housekeeping is very thorough and there were so many touches to make the stay more comfortable- water jugs and cups laid out on the hall table, tea/coffee and fresh baked cookies always on standby in the breakfast room, a mini fridge and ice maker for the guests to use. They even have a dvd collection for the nights that you just want to stay in and snuggle up! Tori and Robin were such warm and welcoming hosts. Really sweet people with great local recommendations. We booked a sunset cruise in Casco bay (on the Alert schooner) through them and it was a really lovely way to start the trip. And on the last day Robin recommended skipping Desert of Maine because it's hokey, and instead pointed us toward Pineland farms where we shopped for local Maine produce and met the farm's cows and horses. We even saw a baby calf that had been born yesterday!!! This review would not be complete without a HUGE shout out to the James Place Inn breakfast. I mean...wow. Suffice it to say you will roll home afterwards. Start with a cup of coffee and juice if you want it, then pick up some fresh fruit salad and watermelon or cherries, granola, yogurt, and something baked and yummy, like homemade coffee cake or raspberry granola muffins. Then your hot breakfast arrives and you will dive right in to your homemade quiche, frittata, sausage or bacon, and pancakes/waffles/French toast. You can pick what you want but I always wanted to try EVERYTHING...and it was always worth it! Special breakfast honors go to Robin's cinnamon swirl French toast from scratch. It is just MWAH That's me kissing my fingertips like a chef talking up his best dish...because when I say from scratch I mean if you walk through the kitchen enough you can see this beauty enter life in the mixing bowl, cool down in loaves out of the oven, and the next day...voila there it is slipping down your gullet in the most satisfying way. Worth the trip!!!! Oh and by the way the location is PERFECT! You are right off of Freeport's Main Street, about 3 minutes' walk from the LL Bean. This is the best bed and breakfast I've known! The innkeeper Tori was so warm and welcoming. We book their rose room for one weekend and was running late thanks to the friday traffic in manhattan. We called Tori and told her that we are arriving around 1:30am, she was totally fine with it, said that she'll leave our room's door open with the key on our night stand, there are cookies and scones in the kitchen if we are hungry when we arrive. After we past out after we arrived, we were woke up by a very homie breakfast smell (rose room is one room away from the kitchen). So I went to the kitchen before doing anything and Tori was cooking anything you can ask for, and all of them tasted sooooooo good, I've never eaten so much for breakfast before, we were so full that we had to skip lunch. This was our first trip to Freeport, so we asked tori for suggestions on things to do, she was more than happy to help us plan our weekend, and was always there to answer the phone if we are lost or have questions about the area. After we checked out on sunday, 2 hours after we were still circling around and shopping in the area, we realized that we left something in the room. We called Tori, she said that she's more than happy to mail them to us if we were already on our way home. Tori made us feel so warm, welcome and comfortable. Again, this is the best bed and breakfast I've ever known, and I had yet to find one that's even close to it. read more

It was evident from the initial greeting that the Innkeeper's hospitality and gregariousness are what make this inn special. We stayed in the Pine Room which has a nice, rustic feel. Well-equipped room, comfortable bed and has a fireplace in which our hosts had logs all set-up for us to have a cozy fire that evening. The location is excellent as it is only a very short walk to shops & dining. A bounty awaited us at breakfast starting with the endless supply of locally-roasted coffee, right through the french toast made with home-made cinnamon swirl bread, crispy bacon, quiche and a frittata! This Inn is an amazing little oasis for you to get some R&R. The owners, Robin and Tori were gracious and appreciative hosts. Robin is a fabulous cook, and made a breakfast fit for a holiday morning. Self-served treats included a locally roasted coffee, homemade granola, fresh yogurt and fruit, and a family recipe crumb cake. When the real breakfast arrived (lol!) we were treated with spinach and leek quiche, sausage and onion frittata, cinnamon chip waffles and bacon. Robin made the cinnamon chips from a family recipe as well. The room we stayed in was the only king size bed room. Great mattress and ample bathroom space. The "W" room is off the kitchen, but the slight movements in the kitchen at 6:30 were well worth the breakfast that followed at 8:00. Definitely recommend if you're in Freeport! This place is under new ownership. I don't think they have a clue about running a inn. Front yard is torn up and doesn't look like anyone cares. Parking is a pain in the ass. There is black scuff marks on the trim in my room. The bed sheets are starched heavily and stiff. Everything is clean which is a must. Breakfast - does not look like any of these pictures. It's terrible. Muffins are spongy, taste like a dollar box mix. Not home made! Next, I and everyone was served black bacon. I kid you not. It was beyond dead. My girlfriend ate a piece of it. Was like watching "Fear Factor". Took only one nibble and refused a second. Owner asked, "how was breakfast?" I actually told him and he really didn't know what to say. Has he been eating solid black bacon his entire life? I should have taken a picture. Thought he might have replaced it with edible bacon. Told him about bad reviews, still no response or emotion. I have nothing but absolute love for this place, and Robin and Tori. The experience from beginning to end could not have been more ideal. My sisters and I were on a leaf peeping tour in VT and NH and decided VERY last minute that we didn't want to come back home to MA, but stay up in Maine and go sailing the next day. We called around to different hotels and inns and everything was booked, didn't sleep 3, or way too expensive. The James Place Inn came recommended from another owner and when we called, Robin answered and immediately established such a great rapport with us. He had one room left for the night, with a queen + twin, and gave it to us at a discount. Sweet! We got there late (around 10pm) and were exhausted from the days travels. We walked right in to our room and were immediately swept away by the charm. All of the details were covered, and it had such a warm, cozy feel it was EXACTLY what you would want from an Inn in Maine. Clean, comfortable beds, little knick knacks on the shelves, a clawfoot tub, the works. The next morning we went down for breakfast and it was loaded with fruit, pastries, and they also made quiche, frittatas, ham, baked beans, pancakes and more. Everything was delish! We ate out on their patio while we chatted with the owners. Robin and Tori are so unbelievably normal and friendly, it felt like we had just spent the night with friends. I cannot recommend the James Place Inn enough. This is such a perfect blend between an impersonal hotel, and an overly invasive B&B. We stayed here on our first night of our New England road trip at the end of June. We didn't think we were B&B people...this place changed our mind. The owners are the nicest, most welcoming, friendly, and helpful people. The house is gorgeous. We had the Rose Room - it was spacious, comfortable, and beautifully decorated. It was so peaceful - we didn't hear any other guests all night (which is kind of amazing since it was a full house.) The food....YUM. There were fresh baked cookies always available. The breakfast was one of the BEST meals we ate on our New England vacation. Fresh baked cinnamon bread French toast, homemade granola, and the best beans my husband had ever eaten! We loved being able to walk to the LL Bean flagship stores just down the block from the B&B. The town of Freeport is surprisingly charming considering all the outlet stores and focus on shopping - we had fun wandering around even though we aren't big shoppers (except when we are at the LL Bean Outlet which is also dangerously close to the B&B!) We will definitely be back here for a longer visit! read more

This place might be an old time experience but the lack of modern day amenities was frustrating! WiFi was horrible! TV was not even in high definition! Staff was friendly but really didn't seem to care that they are behind the times with their technology! If you're looking to read a book then stay here.... Just got back from a big New England trip. The James Place was a very good experience. We mostly talked with Robin, who was very warm and friendly. The breakfast of fritatta, blueberry pancakes and home made sausage was superb, and one of our best meals on the 2-week trip. Easy walk to the main street for Freeport shopping. Only real issue was the shower head in the Blue Room was jammed in the corner of a sloping roof and way too cramped for anyone over 6' tall. read more

Had a great stay!! We booked last minute after reading great reviews about the food online. Arrived and we were greeted at our car by one of the owners. They offered dinner recommendations, beverages and cookies. Our room was very nice, queen size and a twin, clean and quiet. Had a tv with a DVD player and DVDs available to us if we wanted them. The next morning we had an excellent breakfast: blueberry pancakes, veggie frittata and side of ham and fruit. Fresh scones, granola, tea, coffee, juice, etc... Seconds if we wanted more of anything. We were well taken care of. The only thing I can say is that the Blue Room's shower was a bit cramped. We heard some other rooms had a jacuzzi tub - maybe we'll try that one next time! read more

Wonderful! My wife and I recently stole away for a Maine weekend and we couldn't have been more fortunate than to discover the James Place Inn. The room was clean, comfortable and charming and the location was perfect--we were able to spend a day on the beach, a day at the Freeport Outlets and the evenings in Portland for dinner! Additionally, Robin and Tori were warm, wonderful hosts to compliment a quaint New England B&B. The scratch-made breakfasts were outstanding (blueberry waffles, quiches, cinnamon chip waffles, fresh fruit, scones, and more) to the point where my wife asked the chef for a few recipes. First time @ a Bed & Breakfast. Going in I was a little nervous. Let me tell you after being greeted as we arrived my nerves were put at ease. Location is beautiful. It's on a quite side street, the host Tori & her daughter welcomed us with open arms, offered homemade cookies and showed us to our room. The room was large, and very clean. Every room has their own private bathroom, and ours had a very large jacuzzi tub. Bed was so soft I could have fallen asleep when my head hit the pillow. The breakfast served was outstanding, I've never had a Frittata before, but now I'm craving them, along with fresh fruit & muffins served daily. The location is right in the middle of main st, shopping area (great walking distance to all the shops) but it's so quite outside you would never now it. I did nap on a hammock outside after 6 hours of shopping to recharge my batteries. Very restful. My wife and I hope to return to Freeport soon, and if so, were staying at the James Place Inn. Tori and Robin are the perfect hosts at this quaint bed and breakfast. Robin makes everything from scratch from the bread and cinnamon chips for the scrumptious cinnamon French toast to the freshly baked scones of all kinds. Every morning there is a choice of quiches and frittata along with Tori's homemade granola and fresh fruit. But enough about their gourmet breakfasts. The home itself is warm and welcoming. Each room has a theme of its own. We were fortunate to experience two of their lovely rooms, the Pine with its fireplace and outdoor porch, and the Wisteria with its romantic royal lilac and blue decor and the marble spa shower. The only reason that I am giving James place inn 5 stars is because I can't give them 6. From the second we arrived we were treated like family ( and not the crazy smelly kind that stays too long) We were greeted with the offer of homemade cookies, a tour and great conversation. The rooms are beautiful and distinctively individual. Breakfast the next morning was fantastic with French toast made with homemade cinnamon bread, fritatta, quiche, fruits and bacon. Robin and Tori certainly have customer service nailed with every detail covered. They are welcoming, genuine and caring. So bummed to be leaving tomorrow but we will be back without a doubt. read more

All the reviews have already mentioned the best parts. There is no shortage of great food, and the house is quiet and well-kept. We only stayed for one night, but when we left, we regretted not being able to stay longer. What I would like to add is that we were here for an event in Portland. The drive was relatively short and completely worth it. If you're going to be near Portland, I'd strongly recommend the James Place over any hotel. Also, they have a dog named Gavin, and he is the best puppy. A++ would pet again. read more

If I could there was an option for ten stars I would be rating this lovely B&B ten stars. Where do I start: -My flight was canceled to Portland and was rerouted to Boston. On my drive to the B&B I received a call from an unknown number...hmmm. I answered it-Yes, it was the Inn Keeper. He was calling to make sure I wasn't lost since I had given them an earlier time for check in. I couldn't believe it. He suggested a place for me to stop and eat on my way-really so wonderful. Since I was coming in late in the rain they left the light on for me and said they would be available if I needed directions, etc. Really just so wonderful. They also left home made cookies, blueberry muffins, and tea available in the kitchen:)! -My room was so incredibly lovely. It looked like a room from a romantic movie. I had a large old fashion bath tub but also a modern shower:)! The bed was so comfortable and I just felt like I might be forwarding my mail to this place. -The only thing they might not be forthcoming about:) is that they are definitely gourmet chefs:). The food was absolutely delicious. Like unbelievable delicious..and I am not a "foodie" but I know gourmet food when I taste it:)! OMG-blueberry pancakes, quiche, home made granola (to die for), fresh fruit...The best part, which is hard to define since really EVERYTHING was so wonderful-was I mentioned I was a vegetarian. I had vegetarian patties for breakfast that were delicious. The couple who own the Inn were very warm, kind, and compassionate people. I didn't see them much as I was out and about but you know at my age..you just know when you meet really good people. I really hope you decide to stay here because I do not BELIEVE all of this was an "incident". I believe this is an every day incident of being the best and talk about customer service. REALLY SO IMPRESSED. The only thing I am bummed about is I was there for my niece's college graduation so I do not know when I would go back..but when I do, my husband and I will DEFINITELY stay there!! Perfection brought to you by Tori and Robin. 3 night stay last week was as good as it gets. Charming inn and a beautiful quaint village atmosphere was just what 2 city dwellers needed. Relaxing jacuzzi in our beautiful room, lovely deck to eat breakfast and a hammock to drift away in. Freeport shopping and fine restaurants 5 minutes away. While all this is enough to sell you on it is the innkeepers themselves that set this place apart. Arrived extremely early from check in time and had a flight way after checkout. No problem. Was able to take room prior to 3PM and they were fine with us leaving our bags for hours after 11AM checkout. Neither me or wifey drive so naturally we were expecting to stay local or find alternative ways around. Not an option here. Robin drove us to Portland where we had a great time and picked us up in the early eve, I won't mention that he was 7 minutes late :) He also took us to catch a boat excursion to see Admiral Perry Island. Tori drove us to the airport. Can't thank them enough and the conversations that we had while driving and back at the inn were priceless. I could go on and on about breakfast but will just say that Robin whips up a mean batch of good eats and Tori's granola is aces. Great coffee, tea and cookies too. Have been to about 6 other B&Bs over the years and this was definitely the best. Can't recommend it enough. A beautiful setting and 2 "friends", I like that word better than innkeepers, await. We arrived in the evening and needed to eat dinner...Robin checked us in and gave us a recommendation for a "local" Italian place off the beaten path. We had such a wonderful time at James Place! We traveled to Maine to celebrate our anniversary this past weekend and were so pleasantly surprised by the experience we had at James Place Inn. Usually we avoid BnBs because they're typically a bit more intimate than we'd like. Tori + Robin made our experience so comfortable, but also private. We were greeted with warm cookies out of the oven, and were treated to some absolutely delicious breakfast in the morning! We will most certainly be returning again. :) read more

This place impressed me from the time I went to make my reservation thru checkout! The online reservation process was quick and painless. Meanwhile, other area inns lost my business as I waited for them to call me back with quotes and availability. It was a few days before Columbus Day Weekend, so I was getting a little antsy we weren't going to get a room. The innkeeper's were friendly, flexible (we arrived later in the evening due to traffic) and graciously accommodating (cookies and candy were waiting in our room). They also stocked the room with a bottle of Poland Spring water. Nice touch! The room was one of the more meticulously and beautifully decorated B&B's I've stayed at. I loved the decor and the sheets were incredibly soft. Bed wasn't as comfy. We had a room with a jacuzzi and that just helped melt the stress of traffic away. We had some noises with pipes clanking occasionally due to the heat etc, but having grown up in an older Victorian house it wasn't so bad. Breakfast was served by the innkeeper's who continued to impress us with their friendly and easy-going manner. I chowed down on the sampler, which was a combo of pretty much everything they were making that day. Cinnamon raisin bread french toast, homemade quiche with a potato crust and sausage. They also had yogurt, fresh fruit and scones. Don't miss the scones! My husband who is not typically a scone fan...chowed down! BTW-you can see the Reebok/Rockport outlet from the front yard. Let me start by saying that staying at this B&B was an incredibly positive experience that would make me want to visit here again and again. Robin and Tori were just a pleasure to deal with every day. Our plane arrived late and they said that was no problem we'll leave the door unlocked, and the lights on... which they did. The cookies and scones that they prepared and that were ALWAYS available were just delicious. I booked with them late and needed more than one room, as my sister and her son were coming also, and Tori was there to help guide me to another adequate B&B until a room freed up at her place (Just awesome). I was so lost trying to find a nice spot living here in San Diego and I didn't want the typical hotel with the ice machine a few rooms down. This place feels like Maine, and right down the street from shopping, and restaurants and etc.. These reviews are all exactly my experience. Spark up a chat with Robin and he'll tell you some pretty cool stuff, and good places to go hiking, and yes the Cinnamon french toast bread is homemade..WHAAATTT!!!..The breakfast CHOICES were all awesome and if you want something else they will get you whatever you like. We had switched rooms in the middle of our stay to be closer to my fam, they were booked on the opposite side of the house (availability) and because the first room we stayed in was booked later in our stay, and the move over was easy and casual.
