We endured nearly three months without heat on our main floor over the winter holidays due to Jane's faulty system design and complete lack of accountability. Their management showed zero remorse, took no responsibility, and treated us like an inconvenience throughout the whole process. We hired Jane's to replace our boiler and hot water heater with a combi-boiler. Before the install, both floors of our heating system were fully functional--we only needed a replacement because the old boiler had started leaking. Instead, after a rushed one-day job, our main floor heat stopped working. They left a mess, and Walter, the technician, wasn't given any time to ensure the system was operational before leaving. For months, they made multiple visits, but each time, they rushed out without confirming if their fixes worked because Walter was never scheduled enough time. Eventually, they shifted blame to a manifold they hadn't touched, demanding $2K+ for a custom replacement that did nothing to solve the problem. After more impromptu visits - some late at night - they finally fixed the issue by modifying their own faulty design, yet they never followed up to confirm everything was working. Their management made us feel like every issue was our fault. No accountability. No recourse. Just demands for more money. The only employees who seemed to care were Walter and Louise. Jane's broke our working system, charged us more to "fix" things that weren't broken, and left us in the cold for months. Easily the worst contractor experience we've ever had. read more

BEWARE: Went from being a completely satisfied customer to somewhat dissatisfied customer after sneakily being charged an extra half hour on my bill. After attempting to escalate my concern, the customer service rep forwarded me the GPS timeline of their tech, which apparently I am on the hook for time their tech spent parking/in their vehicle prior to knocking on my door. What annoyed me most is that the work was completed within the first hour, but then the tech asked me if I would like to see what he did to fix the issue....this 10 minute rundown, plus the premature GPS start time, is what pushed me over the first-hour charge. So something I could have listened to on youtube instead cost me $134.50 plus tax. Pretty shady chain of events which I am surprised they weren't willing to sympathize with once I reached out about it. read more

(Updated Review) I've been a loyal customer of Jane's Radiant Heating since 2022 and have always trusted their service. Yesterday, I had an unfortunate experience -- I spent over $1,000 and more than two hours on a heating repair, but my tenant told me afterward that the heat still wasn't working. Her newborn was cold, and I was really upset since it meant more time and effort to fix the issue. I left an honest one-star review out of frustration. This morning, I called the manager, Eric. He personally came in the afternoon with a technician and repaired the heating (though I haven't tested it overnight yet). Eric was very sincere and took full responsibility for the issue -- he even offered compensation for a future service to make up for the trouble. I genuinely appreciate his honesty and care, which to me is the most important part. I'm willing to give the company another chance and have updated my review accordingly. read more

Completed the tank switch out job and didn't charge me for the first visit. I've used them multiple times given the trust. Very expensive, slow and terrible experience. I used Janes to install a brand new system 18 months ago. I am not going to complain about the system breaking down because, well, these things happen. However, they charged me $320 to have a plumber basically just call the manufacturer's support line. When they came back to install the part, it turns out they used the wrong model and misdiagnosed the problem. Still charged me $650 for that. Then it took them 2 more weeks to get the part and install it. After, of course another $200. In the end, I paid a total of $1200. Only labor: the parts were still under warranty. How come I had to pay for labor on a misdiagnosis? They also promised me to flush the system for free to make up for the wait... only to tell me that it would actually cost $299 an hour to do so when they showed up. On top of this, when I called them to complain about the wait and the misdiagnosis, the OWNER told me to try talking to the manufacturer instead, then hung up on me after threatening to cancel the part order?!!! Wait? Didn't you charge me $650 for that misdiagnosis?... Unbelievable! Note: Jesse, the plumber who actually did the work is great. It's the company I do not recommend. read more

My experience with Janes Radiant Floor Heating started off well--communication was prompt, the inspection was quick, and the estimate came without delay. Unfortunately, things took a sharp turn once the actual work began. The crew was unprofessional, and one worker in particular was arrogant and condescending throughout. During a failed thermostat installation, he damaged the interior walls by leaving two large gaping holes in the plaster walls and never offered to repair them. He said the company would order sensors to complete the system and personally drop them off within a week--but over a month later, I still hadn't received them or heard back. I ended up ordering the sensors myself from Amazon and installing them. The job was estimated to take three days, so I took time off work accordingly. But each day ended with minimal visible progress. By day three, the job still wasn't finished, and I was told it would take two more days due to a worker's old back injury that flared up on day 1 of the job. While I understand injuries happen, no one informed me of the delay in advance, which left me in a difficult spot with my employer and led to lost wages. It also impacted the insulation contractors I had scheduled to reinstall insulation removed for the radiant install. When I voiced my concerns, I was met with a dismissive response: "Well, you don't need to be here. Just leave your place open so we can get in to do the work. It's not like we're going to steal anything." Completely unprofessional and inappropriate. After I communicated my concerns about the delays, Janes sent two additional workers, but they treated the job like a social hangout--constant loud laughter, shouting, and joking around made it feel more like a frat party than a professional job site. To make matters worse, after the work was done, I asked for help moving the large 6'x6'x5' bundles of insulation back into the basement to protect them from forecasted rain. The same worker who damaged my walls refused and said, "I don't do that. I could have had Eric help you with that when he was here. They're covered, so they should be fine." It rained shortly after he left, and some insulation was damaged--easily avoidable with a little basic courtesy. Eric was the one exception--professional, respectful, and always willing to help return items to the work area at the end of each day. What began as a promising experience ended in frustration and disappointment. Due to poor communication, lack of accountability, and unprofessional behavior, I cannot recommend this company. read more

Jesse with Janes Radiant Heating came out and diagnosed issues with my 15 year old hydronic heating system in my home. I had previously had out other HVAC companies and felt like they didn't really understand my system, and they were proposing replacement of some of the equipment with the idea that eventually we would solve the issues. Jesse obviously knew his stuff and explained to me the problem(s) and the appropriate fixes. He then came back and worked on the system implementing all of the recommended repairs. My system now works beautifully! While Janes is not inexpensive, they are the best when it comes to radiant heat repairs. My boiler was giving an error code for my radiant heating system. I called for a service to eliminate the code, after doing some Google research to know what the code meant. They came out. They blew it clean, and then it was still giving the code. Tried a couple of other things, and it still wouldn't fire up. At this point he'd already been here for an hour which is $300. He asked if it was OK to call technical support, but failed to mention he would be charging me five dollars a minute while he was on hold for technical support. Proceeded to do another 45 minutes worth of troubleshooting (while on the phone i.e. "yep, tried that... tried that too... ok let's check that reading...") and not solve my problem. The boiler was not functional when he left... I was charged $600 for them to leave me no better off than when I called. To put this in perspective, I bought a replacement boiler for $800!!! read more

After a number of unsuccessful attempts to have a specialist in radiant heating systems to service our system on Whidbey Island, not only did Janes Radiant Heating confirm they do service the system we have installed, they were onsite in 2 days and to my availability. When setting up the appointment, the customer care rep was very clear on setting scope and pricing expectations. Jesse M arrived right on schedule, listened to my description of the issue and immediately went to work. He was very professional, customer focused and definitely knowledgeable. Jesse M was onsite for maybe 2 hours and left with the issue addressed. I was very impressed, especially how was able to explain the technical aspects of the issues. Most appreciated was his thorough assessment of the system and recommendations for follow-on action. It just failed again, right before 20 degree temperatures, it won't ignite and needs yearly maintenance and replacement of parts and leaks. 4 years ago they overcharged me. We've been with Janes Company since 2011. Our house is over 70 years young there has been A LOT of changes over the decades. However, the heating has remained the same radiant heaters since the place was built - old but solid. However, there are many companies who will deal with this type of system. We especially appreciate the thoughtfulness of our latest service with Jeremy. Our furnace died and they sent him to our fix it on a Saturday morning. To begin with, he was prompt, friendly, and had all the tools in hand to fix our issue. Jeremy experience and knowledge could be seen when he patiently took the time to explain what was wrong, what needed to be done, provided tips to how to maintain our system, and answering our questions on future upgrades and new improvements in the last few years. I needed to remove a radiant heat register to make way for a new door opening. After calling a number of "specialists", most told me they would not be able to do the work because the system was too old (1979? really?). More than one suggested I call Janes. Getting a technician out to my house was convenient and simple to do. The technician who came (Paul) was knowledgeable, professional, and efficient. He quoted four hours for labor, but finished in about 2.5. The final invoice was reduced to reflect the fewer hours - and I didn't have to bring it up. Paul also showed me how to bleed the registers, gave me tips on maintenance, and diagnosed some issues with a portion of the system we aren't currently using. All-in-all this was a refreshing change to what we usually get from cold-calling for professional services. We'll be calling them back to get the rest of the system up to speed. Back in September 2021 I ordered a radiant heating package from Jane's. My purpose was to heat my new concrete walkway being poured at my home in Cleelum wa. Bob personally delivered my package to my home. I spen the next two and a half months being frustrated with a local Cleelum contractor who continually promised to finish the install and conduct the initial start up of the boiler. At my wits end I called Bob again and 2 days later he had his key guy Shawn drive over Snoqualmie pass to complete the install. I should have stuck with Bob to begin with, but I thought a local contractor would be more available, wrong!! Bob came in and made it happen and now 2 weeks before Christmas I have my walkway completely free of frost snow and ice. I can highly recommend the Jane's company. read more

I just bought an older condo that has radiant heating. I am remodeling and was confused about how it worked. I needed someone to advise me on the condition of my system and what repairs might be needed. Aaron came out and was super helpful. Although it turned out my system was in good working order, he gave me a lot of good information about how it maintain it, and advised on considerations I should factor for during my remodel. He even gave me some other advise about what kind of flooring I have in bathroom and some tips for dealing with a big old mirrored way I have around my fireplace. Wow! Really loved having Grant vine today to service our Radiant On Demand rapid water heating (Triangle System). I personally think that Janes Company charges too little. What???? Yes, I believe this. The reason why is that they sent Grant s was ho knows these systems inside and out and has seen it all and can troubleshoot on the spot. I contacted Janes for maintenance on my radiant heating system. I know these systems can be tricky so I wanted a company who specializes in them. Through an exchange of just a few emails, Bernadette was able to promptly provide me a quote and schedule an appointment. The day of the appointment, the field technician, Jesse, arrived 15 minutes early and within an hour was able to perform all of the requested maintenance. I peppered him with questions on my system just for my own knowledge and he didn't hesitate to answer them as he worked, while explaining what he was doing every step of the way. He was professional, wore a mask the entire time for Covid, and cared to put on shoe covers while inside the house. I have a specialized water heater set up due to radiant heat and in a condo. Janes had previously done the routine service on my heating system. My hot water heater stopped working Friday morning and was leaking. I called Janes & got a quick response. Aaron was very kind & assured me they could get the work done on Monday. I found out later from my neighbor that the price Janes gave me was less than half of what the neighbors were quoted. I left a key for them on Monday morning and the work was completely done by the time I got home at 3pm. They went above & beyond. Aaron FaceTimed with me on Friday to make sure I knew where the shut off valves were if I needed them. They also installed a new water shut off valve to the water heater without any additional charge. Great all around experience with Janes. I would definitely use them again. read more

Called out to Janes on Wednesday and Jesse was able to come on Friday to repair my Navien tankless water heater. I love how Janes was very transparent in pricing (how much it cost to come out and diagnose for the first hour and how much after the first hour). I've called out to 15+ plumbers and they were never as transparent as Janes where they hid the cost to diagnose and/or costed a fortune. The other plumbers who came to look terribly misdiagnosed the issue and quoted an insane amount of money to fix it ($~2k). They also charged an insane amount of money just to come out and diagnose the issue (~$700). Jesse was great at explaining what he was doing and taught me a lot about how my system worked. Huge shoutout to the great service he provided. Not only did Jesse correctly diagnose the issue, but he was able to fix it the same day. I finally have heat/hot water after 3 weeks of searching for the right folks! read more
