I contacted Janes for maintenance on my radiant heating system. I know these systems can be tricky so I wanted a company who specializes in them. Through an exchange of just a few emails, Bernadette was able to promptly provide me a quote and schedule an appointment. The day of the appointment, the field technician, Jesse, arrived 15 minutes early and within an hour was able to perform all of the requested maintenance. I peppered him with questions on my system just for my own knowledge and he didn't hesitate to answer them as he worked, while explaining what he was doing every step of the way. He was professional, wore a mask the entire time for Covid, and cared to put on shoe covers while inside the house. I have a specialized water heater set up due to radiant heat and in a condo. Janes had previously done the routine service on my heating system. My hot water heater stopped working Friday morning and was leaking. I called Janes & got a quick response. Aaron was very kind & assured me they could get the work done on Monday. I found out later from my neighbor that the price Janes gave me was less than half of what the neighbors were quoted. I left a key for them on Monday morning and the work was completely done by the time I got home at 3pm. They went above & beyond. Aaron FaceTimed with me on Friday to make sure I knew where the shut off valves were if I needed them. Called out to Janes on Wednesday and Jesse was able to come on Friday to repair my Navien tankless water heater. I love how Janes was very transparent in pricing (how much it cost to come out and diagnose for the first hour and how much after the first hour). I've called out to 15+ plumbers and they were never as transparent as Janes where they hid the cost to diagnose and/or costed a fortune. The other plumbers who came to look terribly misdiagnosed the issue and quoted an insane amount of money to fix it ($~2k). They also charged an insane amount of money just to come out and diagnose the issue (~$700). Jesse was great at explaining what he was doing and taught me a lot about how my system worked. Huge shoutout to the great service he provided. Not only did Jesse correctly diagnose the issue, but he was able to fix it the same day. We have been having issues with our Boiler heat for a long time. I called and spoke with Matt and I let him know our issues, our heat was going off at night and we were told in the past there was a venting issue also. He immediately arranged the schedule to come the next day. Grant found the issue and fixed it along with the venting issue the other company could not fix after many visits (and could not come for 3 weeks when our heat was going off). Top floor wasn't heating and Darian fixed it right up. Darian called before getting on site, was masked the whole time and very professional. Josh and Aaron sorted out a new tankless for my 3 bedroom condo in Magnolia. it took them 1.5 days, the install looks awesome and the new water heater doesn't leak into my radiant anymore causing temperatures in my house to be high all the time. looking forward to a lower gas bill too. They also did a custom manifold for my split level radiant that will allow me to dial back the temperature in the top floor since my place was only built with 1 thermostat for 2 floors. Anyway. Installation and collecting your money great when it's a new sale. Service is horrible. About a year ago, I had a new radiant system installed. Flawless. Why do they install non oxygen barrier pex on their jobs? My aunt is one of the many victims to this. Non oxygen barrier pex significantly shortens the life of most radiant heating systems as it allows oxygen to enter the pipes. Most all boiler heating systems use cast iron pumps and some times a cast iron boiler. By having the oxygen constantly getting back into the system basically rusts the cast from the inside out. 100% would not recommend and amazed that they don't have a class action lawsuit out against them as they've installed thousands of heating systems that fail within the first 10 years read more

The pilot light in my 118 year old boiler had gone out and would not reignite. Janes is one of the only local companies that still services a boiler like mine. If it could not be fixed, that would mean a huge investment and headache on my part - replacing the furnace and asbestos abatement, so I was holding my breath to see if it could be fixed. It's the first time I've had this problem, after living 40 years in my house. Technician Aharon arrived exactly as scheduled. It took some ingenuity and patience on his part to figure out a solution, but he did. Thank goodness! Everything is now working as it should and my furnace and I are extremely grateful. Janes Co. converted our oil heat system to an electric boiler for us on Bainbridge Island. Aaron was great to work with, provided a competitive quote, and helped determine exactly how much system we needed and where it should be placed (easily accessible now at the bottom of our basement stairs rather than under the house where the old boiler was). I've been a customer of The Janes Company for 13 years, and have always been pleased with their level of service. Today, Jesse came out to deal with an issue with my Combicor cycling on and off. He immediately diagnosed the issue and replaced the faulty part quickly and efficiently (and for less than I was quoted over the phone). Also, I am paranoid about COVID, so hadn't had anyone in my house (my safe bubble) since the pandemic started. I was very nervous about what to expect, and without him knowing my concerns, he made me feel very safe, from wearing his mask the entire time (and correctly), to going out of his way to not touch anything he didn't need to (my credit card, etc.). I really appreciate him, and if he is the tech they send out every time in the future, I'll be one happy camper. read more

Throughout the summer of 2014 we obtained at least a half-dozen proposals for the replacement of our home's antiquated propane-fired boiler, and to make our associated radiant heat system throughout our three floors function optimally. We spent several weeks having different company representatives come inspect our house, sometimes repeatedly, to assess our existing installation and how it might be best modified or replaced. We also investigated various alternatives (e.g. ductless heat pump systems). While economy was certainly a primary consideration (and in this respect, unbelievably, one well-known vendor proposed to us a replacement system costing over $80,000...! Needless to say... rejected!), we also wanted a reliable, state-of-the-art, fully integrated system, and not just some bargain-basement, short-life replacement set of equipment. We ultimately selected Janes Company's proposal, as we felt they understood our existing, rather byzantine, radiant heat system the best, and they offered the most sensible and reasonable upgrade solutions. Though a bit more expensive (since our separate propane-fired hot water heater did not then need replacement) we opted for the Janes Company's proposed option of a system to use the new "triangle tube" boiler to also provide all our household hot water needs with a boiler-fed tank, eliminating the old separate water heater (we felt the long-term cost savings, and the elimination of the other open-flame pilot-light still lit-up in the old water tank, well-warranted the investment). The Janes Company technicians that came to our house were great; not only were they very knowledgeable, but they were also very courteous and considerate in their comings-and-goings and throughout the installation process. I then received a thorough tutorial on the function of the system after they were finished with all of the replacement process and the re-charging of the radiant heat system. It has been a whole winter now (about six months since we first turned our upgraded radiant heat system on), and we are about to switch the system off (as usual) for the upcoming year. We are very pleased! The system has worked from day one with no issues, has provided us continuous heat and wonderfully consistent hot water, and seems to function much better than the legacy system we inherited when we bought our house. I plan to continue to engage Janes Company to provide the (rather nominal) annual maintenance to keep our new system running in fine operation, too. Jesse just serviced units in our condos and provided prompt, efficient and knowledgeable service. Hope we can get him every year. Not as happy with Bradford White product. We are on our 4th tank. One failure was an obvious manufacturing default, but they refused to replace even though failure date and tank appeared to be within the serial numbers and manufactured dates they were supposedly replacing. Huge cost to fixed the ignitor ( parts $50), they charge $169+tax, and labor cost $240 first hour visit. Basically $500 to fix ignitor. 3 times prices of the part..thats ridiculous. ..After 3 months the ignitor broken again, called them again and talk to Barry, he said we need Venturi, and quote about $450+tax and labor cost..which about $1000 to fix.. but this time I will not fool by them, so I search online for the part it cost $100. 4 times mark up price...so I learned from big price.. read more

The tech manager said he would schedule me. Have not heard from since. Be very vary of this company despite BBB shield and good reviews. My tank had to be replaced and Jesse gave me a quote on the spot and made arrangements to have it fixed even working on Saturday to get it done. He worked all day to replace it. I completely agree with the other reviewers, This is a terrible company and always take advantage of the situation (because they know you are desperate about getting your hot water back). They charged me 200$ for a 5 minutes of service call without prior notice. I didn't know who to call and I called Jane's heating as they installed the heater. I can only curse my builder for using this company. after reading the review on yelp, I reached out to Bel Red energy solutions, first of all the service call is free, second they are very professional and did a very thorough assessment and quickly outlined that the reason for a heater failure was due to improper installation otherwise the heaters are usually supposed to last 15 years or more and they don't see this happening that often. I called Jane's heating to complain about the service charge and tell them if there is anything they can do as it failed due to improper installation, I got to talk to the manger Tom, oh boy, talk about being un professional, he told me that the service call was 33 minutes as opposed to 5 minutes I suggested, as he has a GPS to track it, and I told him the plumber stayed his van after he was done with me. He thought I was over reacting and $200 for the service was all fair. and he wanted to charge me another 1400$ for replacing the heater. at that point I knew that wasn't the company I wanted to go with that's why I called Bel Red heating. We had Janes in to fix our broken water heater. This involved about 4 visits over 30 days and as a result we were without hot water for much of July. Our boiler was a Buderus boiler and its not clear how much the tech knew about these boilers. He replaced multiple parts in succession - first a control panel, then a blower, then an igniter across several different visits. As well as being slow it was also expensive as Jane's has a policy to add high mark-ups to the cost of parts. (They say most companies do this). My recommendation would be to have the tech tell you the part you need and then order it online. As well as being a lot cheaper it will actually be much faster than their ordering process which was not fast. We raised our concerns with the business owner and to his credit he did make it right for us eventually. My main lesson from this experience is that the best approach is to have a regular maintenance contract in place with a company that offers these. This way you can proactively get ahead of any issues and in addition most of the contracts come with free 24 hour call out service. That's really what you need when your water heater goes out. It will be a much better investment in the long run. read more

Aaron from Janes Company just came to fix our hot water heater. I was expecting to hear it would: 1. Be days before I could get a hot shower, and 2. Cost my ex husband a kidney. Excellent customer experience from Jesse M. at Janes Company. Our tankless water heater broke last week and we tried to get help at Home Depot. We didn't get the answers we we're looking for to repair or replace our broken water heater there. We then called Puget Sound plumbing and heating and they quoted us close to $6,500 to replace our unit claiming it was a cheap model. Alternatively Puget Sound plumbing and heating also quoted cleaning and servicing our existing unit at $750-$1,200. Deciding to get a second opinion, we called Jane company and they sent Jesse the same day. He was able to service our water heater by dissasembleing and thouroughly cleaning the unit. All of this cost a little over $400 and now we have hot running water again. Jesse was very knowledgeable and professional, he clearly knew what he was doing and was able to explain every step of the way. We will be using Jane's Company for future service calls on our tankless water heater when required. read more

We used Janes Company to install our radiant heat and provide our hot water for home. they have serviced our system for the past 6 years. the last few years we have had some boiler issues and after numerous times of troubleshooting and service calls, it was recommended to replace a heat exchanger and or the entire boiler/hot water Noritz unit at a cost of thousands of dollars. I decided to get another vewpoint and got a factory certified installer to come and look and he did the simple task of cleaning the fan and resetting the equipment to the factory recommended standards and we are up and running again with just a simple maintenance/service call. yes, the company has been good to deal but not impressed with the service knowledge. read more

The technician spent/wasted two hours running water from the tap that was frigid. Finally he had the temperature up to tepid, and announced that this would be as hot as the water would get while our hydronic heat system was on It took persistence from us to get him to replace the needed part in order to get tap water of 120 degrees. The part is listed online for $76 but he said they will charge $400. We will not allow this person on our property again read more

UPDATE: Barry from Janes reached out to me today re this impasse. Having only just heard about it himself he very kindly offered to re-price this part at the going retail rate of $250 and adjusted the invoice accordingly. That was a man-up move if I ever saw one. As a mentor once told me, it matters not how far one falls, but how high you bounce back from it. Kudos Janes! I have a rental in Bellevue and the furnace stopped working. Janes has worked on this unit for us in the past. Gave them another shot this time. Big mistake. First, they now charge $230 just to come out. Another $170 per hour after that. The problem as it turns out was the computer board. I looked this up online and found a number of sources that sold it for $250. Janes? Nearly $600. The $230 just to come out basically compels you not to get a second opinion is that becomes a sunk cost that you can't recover. If this were just for myself I would've gladly thrown on some extra blankets and waited for a second opinion. My tenant had already spent two nights without heat and I was determined not to make it a third so I caved in and had Janes do the work. All told, the part and labor nearly $1000 - for a part that could easily be obtained for only $250. I'm embarrassed to admit publicly that I gave them this money but if it keeps you from avoiding a similar fate then I do so with my head held high. read more

There's nothing worse than feeling cool air coming out of your heater vents, but their tech--Jesse--made it all okay. He was able to troubleshoot the problem with my Bradford White radiant heating system, modify a part to fit and save me the expense of some new plumbing, and get the system running better than it has in a long time. He was courteous, diligent and thorough ... and did the best job of describing the system and its operation that I've ever received. I hope I don't need to contact Janes Company in the future, but that's not because I was not impressed by Jesse and their service! read more

I can only say that I regularly curse our home builder for selecting Janes for the radiant heating system in our new home. The system has NEVER worked properly from new and the customer service is infuriating. Problems: 1) System loses water and gets regular air bubbles, which causes two issues: the pipes gurgle very, very loudly whenever the system turns on, which wakes my infant son up most nights as the valves are in his bedroom closet (yes, I did figure out this was what is waking him up). This also causes unpredictable heating throughout the house, since air doesn't heat the floors. One day the tile floor is nice and warm and the downstairs hallway is 70 degrees, next day it's like walking on ice and you need a sweater. Awesome. 2) We get inconsistent hot water. This problem shows up more in the winter (joy!), I'm assuming because it has something to do with the heating being on at the same time (?). Happens throughout the house - we will be showering, or washing dishes, or bathing our son and suddenly the water is icicle cold. No warning and no warmth at all - as if the faucet is instantly turned all the way to cold. Lasts 30-60 seconds until it gradually heats back up. Can happen multiple times during a 10-minute shower (for example) and is not caused by using other appliances at the same time. So will they fix it? ha! Customer Service is non-existent. The service "manager" is one of the rudest and most unprofessional people on the planet, and that's when he's available or will return your phone call at all (about 50% of the time). I cannot fathom how he has attained and held the position he is in - I can only imagine he's a family member of the owner. But by being a pest I did get their service people out at least 5 times in the first year (all under warranty). Each time the guy fiddled with things and pronounced it fixed, but obviously it wasn't. And now in our third winter still isn't, and we're officially out of warranty. Nevermind that we've had the problems since new and it still isn't fixed - they want to charge us to do anything else. Called to talk with a manager but he never called me back (shocker). Called to talk with the owner and he did call me back, but over two weeks later, and blamed all the problems on the builder (of course our builder says that's ridiculous, which I believe since Janes installed the system). And then he basically told me they won't do anything until I can prove it's their fault. How do I do that? I don't even know what I'm trying to prove! Am I a plumber or in-floor heating professional? Do I pay to have some kind of independent consultant come out here?! So here we sit in luke-warm home with a substantially sub-par "high-end" heating and hot water system. It will cost me more in time and money to sue them than to get it redone or fixed by someone else, which I can't afford right now anyways. All in all we got completely screwed by Janes. I cannot communicate how strongly I recommend you NOT to use Janes. read more
