I had an issue with the cooling fan control from my wall thermostat and called to inquire about options. Robert sent Matthew over to inspect and found that my furnace unit (which was installed by them a few months ago) was able to be wired to allow it to use the blower as a central fan. I didn't actually use Overlake Heating. However, I give them 5 stars for the fact that they were one of the only companies in which I called when my furnace was making high pitched whining sounds during our recent cold snap that had someone I could speak to that was actually knowledgeable about furnaces. He helped me diagnose the issue over the phone, identified the part that was failing and gave me some options on how to proceed. After some further research, I found that the part was a fairly easy DIY replacement. Ordered the part and replaced it myself and saved at least $700. Really refreshing to call a company and not go to an answering or scheduling service and actually speak to someone that is knowledgeable in their trade. when I do need major repairs or furnace replacement, I'll definitely be calling Overlake Heating and Air! read more

This approach struck me as unprofessional and unnecessarily rigid. In today's digital age, many customers -- myself included -- prefer to establish trust and gather basic information before moving to a phone call. To be dismissed so abruptly, without any attempt to be helpful or accommodating, felt disrespectful and poor in terms of customer service. While I cannot comment on the quality of their actual HVAC work, my first impression based on communication alone was negative enough to discourage me from considering their services in the future. I have used Overlake since 2019 in two different homes. In addition to routine maintenance, I have had an entire A/C system installed which included electrical and gas line work which was difficult due to the location in a narrow hallway closet. I have also had them replace a condenser in another system. Recently, they replaced a gas water heater with a tankless system. This was a difficult installation due to the location in the center of the house and the need to install intake and exhaust pipes to the exterior of the house. A technician and two installers made visits and then I was given a detailed proposal with recommendations and several options. The owner, Robert, called to answer my list of questions, so that I fully understood my options. The work was scheduled within the week. The technicians arrived on time, reviewed the project with me and kept me updated as the work progressed. They laid down protective coverings over hardwood floors, as they had to drain and remove the 80 gallon water heater through the living area. The installation required that they cut two access openings in an existing chase to gain access to an outside wall. They cleaned up afterwards and I could not tell that they had been working there. I have always experienced great service from the initial contact through the competition of a project. I would definitely use them again and highly recommend their HVAC and water heater services. read more

My furnace stopped heating yesterday, so I called Overlake Heating, and they scheduled me for an appointment the very next day--super quick service! Brian and Paul showed up and immediately got to work. They are incredibly experienced--pinpointed the issue almost instantly, diagnosed it as a clogged air filter, and replaced it on the spot. They also took care of a few minor maintenance fixes without me even asking. What really stood out was their attention to detail--they showed us how to adjust the Air Intake Grille to eliminate a noise we'd been dealing with and even pointed out that we were missing anther one entirely, recommending we install another. Overall, the service was fast, professional, and thorough. The price is reasonable as well. I'll definitely be calling Overlake Heating again to get that new Air Intake Grille installed. Our furnace stopped heating last night, I took a quick look and suspected either the thermostat or the flame sensor. After a cold night, we called Overlake who have been servicing the unit for the last 4 years. They sent Gary out the same day and he quickly diagnosed a faulty 2 wire venstar converter as having failed. This was put in by the installers and provided almost no benefit. After talking over our options, we opted to remove it and he had us up and running again within 15 minutes. A good experience as always and one less thing to go wrong. read more

The service itself was, quite reasonably, booked out for a while during the hottest month of the year, but they scheduled me no problem at the next available date. The gentleman that came over was super friendly and knowledgeable. He did both the furnace and the ac service, then diagnosed why my AC was freezing up. He gave me the options without trying to upsell me on how to solve my problem. This family owned company is very efficient. They email you some articles to read to educate yourself before they suggest a certain type of furnace. They do not come on site to give a quote, they get your square footage from King County record, and ask for pictures of your existing furnace and the electric board. And then they give you a quote right after with the details of furnace brand, model number and warranty information. Comparing with I need to wait for more than a month to just get a quote from other well known HVAC companies, I really like this company. Also I think due to the low overhead, the quote I receive from Overlake HVAC is the cheapest among the quotes I receive. From the time I contacted the company for a quote and accepted the quote, and they started to order the furnace, to the time the furnace got installed, it took only two weeks! The luckiest part is, two days before the scheduled installation, my 20-year-old furnace decided to stop working. Robert is very responsive during our message exchanges. The crew are very friendly, respectful, explain all the furnace relevant details: filters, keep the furnace intake area clean of blockage, etc., tidying up the area before they leave. They helped to install the new modern thermostat I ordered. It is so nice to have a warm house again after two days without heating. Still great service. Requested some overdue HVAC and Furnace maintenance on a Trane XV90. Matthew was the tech dispatched on my Kirkland home. He showed up ahead of time, but checked with me prior to arrival and was communicative during the entire process. All work totaled to about 2.5 hours and he replaced an air filter and got a lot of deferred items done (dating back to 2016 as the previous owner did not follow-up maintenance after install) since then. Considering that fact, it doesn't usually take that long, but the seller has kids that were 4 YO so they were sticking in rocks and other debris into the external AC unit. And there was a leak on the condensation piping that needed a patch job done. Still a great company with great employees and techs. Highly recommended for your Heating and A/C needs. read more

Rob and Overlake Heating really deserve a huge recommendation for their service and follow up on installing a Trane heat pump system. There was a little delay due to supply issues and a few minor bobbles on the install having to do with the thermostat. After nearly a year there was another more significant issue having to do with the heat pump unit, no fault of Rob or his installers/service people. The most stunning and awesome thing of all was their responsiveness to concerns. Great communications, super on top of it and communicative service people. Was disappointed that I received no return call after speaking with someone at their after hours number. My name and number were taken and then nothing happened. Why list a name and number for after hours service if you have no intention of helping? Update: Robert called next day after my review and indicated that they had tried to call back. I had no record. Overlake did an A+ job with our new heat pump, from product selection to installation. We needed help deciding between air conditioning and heat pump, and what components would best meet our unique house configuration. We interviewed several companies, some of whom talked our ears off for 2 - 3 hours, and took measurements of every window in the house in order to recommend the "perfect solution" for us. Some recommended a ductless system, with different units for different rooms. Some tried to sell us complex ducted and ductless systems that we found to be unnecessarily cumbersome and extravagant. We found ourselves scratching our heads trying to decide between systems that didn't really make sense and were too expensive. Then Rob, the owner of Overlake came. He took a quick tour of the house and talked to us candidly about the challenges our house configuration presented for any system we were considering. In his judgment, our least expensive choice would probably be our best solution. He focused our attention on how satisfied we are with our current ducted heating system, and how important or not important it was to maintain the same temperature in every room of the house. He explained that a heat pump could use the preexisting duct system and would provide comfortable heat in the winter and cool air in the summer. We were impressed with his science/data-based approach to system selection and his down-to-earth salesmanship and common sense. Rob could have easily convinced us to spend considerably more, just like others tried, but the options he presented to us cost less and made more sense. In his opinion, we would be wasting our money looking for a system that exceeded the capacity necessary to make our house comfortable. Our 23 year old furnace was not heating the house efficiently. We decided to get it replaced and got 3 different bids. Two companies had a field estimator come out and take measurements, Robert from Overlake heating gave a quote based on furnace model number and photo of the furnace. Overlake was quick and efficient, from the quote to install, it took 4 days. The install crew did a great job and came at 10am and was done by 3:30pm. The only issue was when they wired the condensate pump, the furnace and thermostat did not work and they said that a diagnostic tech will need to come out. After looking at the wiring together with the installer, it looked like the wires were not striped correctly and the wrong colored wires were hooked up to the furnace. I believe this wire was from the old furnace and stripped incorrectly by the previous installer. The installer fixed the wiring to the condensate pump and everything worked great. Would definitely use Overlake again for future installs and maintenance work. read more

Heather at the call center went above and beyond to assist me with my furnace issues and Darrell was prompt and fastidious with the maintenance check. My realtor recommended them to me after he had four different HVAC companies come out and take a look at his furnace. Discussed possible solutions and places that can give the service we need, and possibly having them update a website to help clear communication in services provided & not provided. -Came home from vacation to HVAC system that kept blowing a fuse and the air conditioner would not run. Called at 5:30pm for an appointment the next day. Informed them that HVAC in the attic was blowing a fuse and was told we'd get a call the next day. When we didn't get a call the next day we called and were informed that they don't do attic work because it's dangerous to it's employees, a policy across the board. Certainly weather should always be considered to the health of the employees but I'm pretty sure a company could schedule around this, right? There are plenty homes in the PNW that have furnace and HVAC systems in the attic, and if your one of them skip to next provider. read more
