    The bathroom door they "fixed" but has fell on every family member when opening and closing.

    I have been here less than a year and management and maintenance are absolutely horrible!! I put in a request over two months for an outlet that exploded in my hand, my bathroom tile isn't even meant for indoors and is disintegrating. I call every week even corporate with no assistance. We've had a roach problem and took them over 4 months just to attempt to control it. The workers are careless, management is careless. I would not recommend Swami to anyone.

    Poor property management, paying $1890 for one bedroom to live in filth this is beyond disgusting, the more I complain nothing is ever done. Frightened by possums and raccoons every night because of the trash.

    This is the rat that was in my kitchen

    I have leased with them for two years. I have had minor problems during that period.Recrntly I moved to a new location and have had some problems with rats. Swami International is ok for low or section 8 but they have issues taking care of their property.

    I have moms on my walls for months  and  they haven't send anyone!!

Management admitted in writing that another tenant was given a second parking space in error on their lease. They also admitted they recommended removing that space because it was causing problems. The vehicle associated with this improperly assigned parking space occupies an area that is not identified as a parking spot on the parking map that was provided to me by management. Instead of being parked in a designated space, the vehicle extends into the common driving and maneuvering area tenants must use to access their assigned parking spaces causing daily risk damage to my vehicle. Whats even more revealing about this company is how the issue was handled! I repeatedly raised concerns that the parking arrangement could present code, safety, or fire access issues. Rather than addressing the problem directly, I was told management was waiting on city inspection results and that those results could affect the outcome. Months later, I was informed that the inspection they had me waiting for was actually a habitability inspection and that the specific parking location I had been complaining about was not one of the spaces that was evaluated. Think about that! I was led to believe the inspection would address my complaint, only to later find out that the disputed parking space had never been reviewed at all. I spent months waiting for inspection results that never actually addressed the parking issue at the center of the dispute. Even after admitting the parking space was assigned in error, admitting the situation was problematic, and acknowledging that the disputed space wasn't evaluated during the inspection, management still has not provided a meaningful solution. I have attached screenshots of the emails so people can read the correspondence and draw their own conclusions. Based on my experience, get everything in writing. Keep every email, save every photograph, and document every interaction. The only reason I was able to uncover the inconsistencies in management's explanations was because I maintained a complete paper trail. Without it, this would have been reduced to my word against theirs.

We visited 2 communities, contacted the corporate office several times, and ran through the application process as well. Dylan is stellar-- by far the easiest person I've worked with from application to approval. He is extremely prompt, diligent, kind and knowledgeable. We were showed homes by Bruce and Daniel who were both wonderful as well. Definitely experts on their respective properties and genuinely care about their communities and residents. It's apparent JRealty is fair, and quality in the scheme of landlord of the South Bay. Highly recommend based on our experience so far.

    UPDATE: 07/11/26…read more PILAR started charging bogus RUBS electricity fees to my rent... crazier part is that this fee wasn't being charged to every tenant.. ( I asked a few of my neighbors) after I kept telling her they had no right to be charging the lobby electricity due to the fact they raised my rent ( even though my apartment floor is falling apart amd havent changed anything) she would just give me bogus answers about what my old contract said... I told her many times that those charges were ilegal... she just threatened me she would ask their attorney... as that would scare me... well I told her I would report her to HUD... guess what.. I WAS RIGHT!!! HUD agent made her refund me all they charged me for the BOGUS RUBS fee and to stop charging... in retaliation .. she sent me a 3 days notice to pay my rent or quit... ( ive paid my rent late before and never was threatened with no EMAILS) I do pay my late fees but after HUD agent proved me right... same week she sent those two emails with dates changed on both and mailed one... ( which again is ilegal as per HUD, on a controlled property unless tenant owes more than what the property is valued which mine is 1800 , my rent is 1400.56... she should HAVE NOT sent them..) but again she doesnt care about breaking the law... then she started accusing me of having my dogs illegally as I paid only the deposit for 1.. when they took over my apartment building, I specifically told her my two new dogs were therapy dogs, 1 is even going threw ADA training and sent her the letter by my psychiatrist... which she lost... so she couldn't get me though that so started harassing me about my dogs barking all day... I have the texts to prove this as well.... I asked my neighbors.. which they did says they sometimes did bark but not all day like PILAR was accusing me... I have lived on my apartment for 6 years and NEVER NEVER had issues until this nasty ass property manager took over... now I even had to put a ring doorbell on my door and a camera inside my apartment to see if it was true my dogs bark so much like she accused me off.... and again I was right... I have video proof of weeks of my dogs being calm... Now this month of july... I am paying my rent late again ( personal sruff going on so I do NOT mind paying late fees) she again sent me the 3 day notice to pay or to leave my apartment... SHE DOES NOT CARE ABOUT FOLLOWING LAWS OR FIXING STUFF... If YOU LIVE ON A PROPERTY MAMAGED BY THIS AWFUL PROPERTY MANAGEMENT... CHECK YOUR RENT FEES... THEY DO NOT LET YOU KNOW YOU WILL BE CHARGED ANY EXTRA FEES... THEY JUST ADD THEM AND HOPE YOU DO NOT KNOW YOUR RIGHTS....

I'm…read moredecently low maintenance, but the few times I called in for service requests (including once for a bee hive that formed outside my door, pest control, plumbing, roof leak), Tom and/or the team responded very efficiently and usually sent someone over within 1-2 days. They were reliable and responsive in terms of maintenance requests. I would say it seems like they manage their properties in a way that minimizes cost (e.g. DON'T expect new pipes - the quality of water that came out from the older building reflected that, quality fixtures or bathtubs, nice garages, etc.), but the prices they charge for rent also reflect that. The rent I paid, for the space/location I lived in, was a great deal. (If Alta Properties operated differently, honestly they could've invested money to make the unit a lot more comfortable to live in, and charged higher rent. My bottom-line impression is: if you're ballin-on-a-budget, and don't have high expectations (i.e. for a proactively well-maintained unit), and don't mind just submitting maintenance requests as needed, then Alta Properties does a solid enough job and are reasonable to deal with.

I have all my city permits for my house and ADU, but if you do NOT, do not take a chance to hire her. When she collected her Zelle cash payments, I am sure she didn't report that to the IRS. Be warned.
