I am a registered nurse who works night shift. For nearly a week I repeatedly reported that the smoke detector mounted directly above my bedroom was emitting a low-battery chirp roughly every two minutes. I provided photos, gave permission for maintenance to enter, and then called the emergency maintenance line multiple times (see call log). When I finally reached a third-party vendor, he refused to connect me with anyone at the management company or provide a direct contact -- leaving me with no way to reach the party responsible for tenant safety. The nonstop beeping prevented me from sleeping before work, terrified my dog, and directly affected my ability to safely care for patients. After days of ignored emails, texts, and calls, I had to rely on a friend to replace the battery because maintenance never responded. I would have replaced the battery myself but I don't have a ladder and was absolutely exhausted after working four 13 hour night shifts. This was a life-safety issue and required prompt action. The company's dismissive responses and failure to provide a functioning emergency contact reflect a troubling lack of concern for tenant safety and wellbeing. I cannot recommend renting from this management company. read more

In my five years of working with Rachel and Alex, I've seen firsthand the amount of work they put into their job. They care and they probably don't often get credit for it. If I could give these people a zero star, I would stay away from them unbelievably horrible management company. They have sent me to collections and never notified me of a balance that needed to be paid. They kept sending the mail to the address I moved out of and they knew my mailing address. Knight & Reign had no intention of giving back my deposit. They added an extra fee within 48 hours of my booking. They said parking was paid for and it wasn't. I stayed for 31 days and to this day have not received my deposit nor the cost of parking. This is the biggest issue with short term rentals. Be careful, they have listing's on airbnb, furnished finder, Instagram etc. Don't do business with these thieves. read more

I reached out for an explanation as to why our rent continues to increase when nothing seen that would/could constitute a rate increase. (No paved parking lots, gym upgrades etc.) My call was returned with an explanation that came across very politically driven with retaliation against our current (State) government. When I agreed to disagree with the employee that called, he began to become over-exaggerate, over-dramatic, and very performative as an scapegoat to end the call. All I will say is, if you choose this property management, just know, your rent will continue to increase until they "push" you out for someone else to come in at an even higher rate. The properties are garbage in my own opinion and the communication of the managers is so poor it makes you wonder how they have jobs or keep them at least. I gave my notice for a 30 day move out, which takes place six days after the next month, which I am OK with that, but I tried to call the property manager and explain to him. There is some things that were never fixed in the apartment and I asked him for proof of phone calls, and taxes that he claims were sent to me allegedly they tried to call me which is not true only one person tried to call me which was the plumber. We just never were able to coordinate him replacing the spout in the shower but after I called the manager Alex at the property management company which he is the office manager there, he started screaming uncontrollably I do not recommend this company, and I wouldn't recommend anyone who deals with them, Find yourself a better property management company. read more

They're super accommodating and easygoing while being available for any set of questions I may have. I am a current tenant of K and R properties. Ever since my first contact with Ali, I could not be more impressed. He has gone beyond the role of a property manager for me. He is very gracious and a friend more than a management type. He is always glad to see me or help me for a rare issue with my unit. I love my place over on La Playa and could not be happier in my home. Every thing works, and if I have a problem, the company is on it. We have a close nit and happy little community here. The one guy Alex manager always has a obnoxious nasty attitude... will cut you off every time you call in or just try and ask for a simple fix such as a light fixture blown or ac mount stopped working. Eventually transfers you to the "maintenance manager" who always has a nose in the air mentality and finds her time much more important than yours. If you have a choice go with almost any other company in San Diego. Had constant bad mold problems.. growing on everything organic including leather boots and shoes where they had to be thrown out. Was told just to leave windows open constantly which we did. Towards the end got worse infested with sugar ants and even mice i said this place is no longer worth the headache once they raised the rent I was gone. I found a room through one of the people living in a house handled by K and R properties. Upon applying, I looked at the reviews and got scared; are they really a scam? Is it worth giving $25 away?? Well, I did, and I for sure can tell you they are NOT a scam. I got approved quickly and been living there for the past 8 months. As far as the properties go, you get what you pay for. Not the most recent buildings, not always the nicest area, but you can't beat the prices. Plus, the deposits are usually super low for those reasons, so that's a plus. Like many comments, I'll point out their lack of communication and friendliness. That being said, I have no problem walking up to their office to get past that, and asked for help with maintenance several times; they've always been fast and efficient. I was a tenant with them but this review is mostly for property owners who are thinking of using K & R. The rental property I rented was so poorly maintained on the outside that the building was falling apart and vagrants were living in the parking spaces. I called several times to get these things fixed and gave up when I kept being told they would be fixed and they were not. Eventually, I called the police on the vagrants and just had to live with the broken lights outside and the washer/dryer that didn't work properly. As an owner, that is a liability issue, since if anything had happened to me, I would have been able to sue for neglect of the property. In addition, the property flooded all the first floor units and it took the property management company more than three hours to send someone to fix it. Mind you this was on a Thursday at 8 or 9am, so it was not an after hours call. Therefore, costing the owners of the property quite a bit, when the problem could have been mitigated early on (this actually could have been avoided completely because it was due to rust on one of the toilets, per the plumber, that could have been replace for like $15). Clearly, another example of where K&R doesn't care about wasting the owners money. Finally, when I was don't renting with them, I gave appropriate notice but knew that I would be out of the unit before the 30 days was up. I tried to give K & R the opportunity to rent out the unit early so that they would not lose rent during the transition. However, not only did they refuse, Michael Joehnke, owner, said that he wouldn't care if it took 6 or 7 days after my 30 days was up for him to rent the unit. That his income from the unit was so small it didn't matter. Well, I'm sure it mattered to the owner of the property. All in all, it's evident this property management company is not interested in what's best for their clients both owners and tenants. read more

I viewed one of K&R's properties and it seemed fine for the price so I applied. I followed up a few days later and Ali told me our application was approved and that the landlord had chosen my boyfriend and I to live in the unit. I was really excited to be done with looking for a place since it can be pretty stressful. We set up a time to go sign the lease the next day so I thought we were all set. Then, 10 minutes later Ali calls me back saying he's made a terrible mistake and that there is already someone else who plans on coming to sign the lease... He then said since our credit was approved we can look at any of their other properties since we were already approved. I had no interest in doing that after seeing how things are run there. Seriously, how does that happen? He said his secretary had already booked someone and didn't tell him but that seemed odd considering I had talked to the woman who answers the phone (his secretary I'm assuming) before I spoke with Ali. So wouldn't she tell him he already had someone booked to sign the lease since she knew I was calling to check on the status of our application? Their office is about the size of a small one bedroom apartment so if their communication is that bad about filling vacancies, I can only imagine how communication is in regards to maintenance requests, general questions, etc. I understand that mistakes happen, but after seeing all these other yelp reviews it just confirms that K & R is a subpar property management company. All in all, I'm glad it didn't work out because the thought of living in a place with this kind of management is scary. read more

As a tenant of an apartment managed by K&R Properties I have seen all of the complaints listed in other reviews. They let things fall in disrepair and do the minimum maintenance required. They are a complete bunch of unprofessional dill weeds, but the worst is how arrogant they are about there own incompetence. They make mistake after mistake yet some how its not there fault. I like the complex I live in so I tolerate their total disdain for their tenants, but its not easy. I am pretty sure if we looked closely at the 4 or 5 star reviews you would find they are plants or maybe those people just never needed K&R to do their job. read more

I love K&R Properties. I own a condo in PB and they have managed it for 5 years now. They take care of everything, from getting the right tenants, collecting checks, dealing with repairs, you name it. If there was any questions about what they were doing, I always received a call back. As I Realtor, I recommend them to clients that are looking for an investment property. Our building was switched over to K & R a few months ago. I haven't had any problems with them at all. Very friendly on the phone if you need to call with something. They always call a day or two after a maintenance request to make sure things were done. I do agree with tania j. though. Know your rights! It doesn't matter how nice the staff are, you never know. After living here for YEARS they decide to raise my rent by $100, then 2 months later leave a 30 day notice that all tenants on this property will be sharing the water and trash bill. So now I'm paying for all of my neighbors who font know how to turn off their water faucet or take normal length showers. They sent a notice saying my leasing agreement will be changed in 30 days and if I refuse to pay this new bill, the money will be taken out of my security deposit. well, it finally happened lol. after so many years of good experiences with k&r they have ruined their company for me. I've been living at a property for a year now and i have never had a single complaint until the unit across from me went under renovation. the contractors they hired are disrespectful, inconsiderate, and rude. they leave trash all over my property, they use power tools first thing in the morning, they left a broken gate that fell on me and dropped me onto the floor when i tried using it, they've began LIVING inside the unit and blasting music all throughout the night and early morning, yelling loudly infront of my bedroom window, and even going out of their way to throw rocks at my windows. i have complained for months about these contractors and k&r does not care. i feel unsafe being a young woman living alone having contractors harass me and disrupt my peace. i have severe anxiety and hearing loud power tools non stop gives me anxiety attacks that will leave me unable to leave bed for the rest of the day. i'm desperate to move the hell out and rent from people who care about how much money i'm spending on their unit and people who will provide me a safe, quiet place to live.. read more

lived in one of their studio apts for three years. they let the building (a gorgeous old building on 6th ave) rot, and they forced us to live without hot water intermittently for months. eventually i found a better deal, put in my notice, cleaned the place well, did a final walk though, and moved out. lo and behold, my security deposit comes back with $200 deducted for routine cleaning. i did some research, found out that's illegal, asked for my money back, threatened to take them to court, and then finally had to take them to court. the owner of the company, mike joehnk, did everything he could to fuck with me--he dodged the summons and ended up postponing the trial twice. (the most hilarious thing was, when he finally got in front of a judge, he was incoherent and stupid.) guess what? i kicked some ass in small claims court--i got my money back plus some! long story short, property management companies in san diego are criminal. don't be afraid to look up your rights in the free, online book of tenants and landlord's rights and responsibilities in california. if you find that your prop management company has violated the law, take their asses to court! you'll win. i did. justice served! read more

I went to see an apt on Robinson and 10 Ave. on 10/11/12. I set up the appt. with the property management office for 10/11/12 two days prior. When I went to the property the current resident did no cleaning or straightening up and he was present. It was super disgusting (will spare you the gross details) and even others that went that day to see the property reacted the same way. I asked the property rep. if they will be thoroughly cleaning the apt. prior to new tenant move-in, and she said yes. I put in an application and paid the credit check fee. I called the next day to check on the status and I was told by the same rep that showed me the apt. that I would get a call in an hour, never happened. I called 15 minutes before their office closed and already had the voicemail picking up to say the office was closed. I never heard back from them as to the result if I was approved or denied. I check my bank statement all the time and noticed that the check was not cashed that I submitted for the credit check fee in Oct or Nov. They didn't put it through their bank until 12/12/12 and the funds came out of my acct. on 12/13/12. Again, I never heard back from them EVER. Thankfully I found a better place that weekend in October in Hillcrest for the same amount of rent with tons more amenities and I am happy. What a waste of $25.00!! The negative ratings and comments for this property management company on Yelp seem to coincide with my experience with them. read more

I pretty much gave up on K and R. They do not offer anything other than month to month leases. I know many people like short term leases, but I was looking for a standard 1 year lease where I get locked into one price. I'm not sure why that's not an option for many of the units. You may get the teaser price of $1225 but guess what? The next month that becomes $1425 and so on. I do know that the guy in charge of K and R is either an owner or part owner of some of the properties (Thanks Google). The properties with K and R are clearly properties that the owners are hoping to sell (either as a condo or maintain as apartments) hence why the apartments are left in "as is" conditions. Every apartment that I have viewed managed by K and R (viewed 4 properties) as a warn, falling apart look. One complex used to be managed by a small, mom and pop property management company (no longer in existence). They took pride in taking care of properties and making them all look nice. Despite 1 apartment clearly being warn out looking, I would have signed a lease considering how reasonable the price was for the unit however, being that it was just a month to month, I opted out of renting there. It's a shame because I really did want to live there but the idea that my rent would probably go up regularly was the reason I opted out. Any property where the management company is only offering month to month leases are clearly properties with the intention on selling or having the rates jump up after the initial first month. K&R needs to learn how to maintain the buildings they manage, and certainly need to learn how to treat their paying tenants... I pay my rent WELL in advance every month, and the building is in need of some serious repairs. I've brought these issues up to K&R, and they simply seem to ignore what I am saying to them... Other current tenants are also having the same problem. This is the worst experience in renting I've ever had, and hope to resolve this situation sooner than later... I am paying more for my apartment, than for comparables, and have less amenities, and a poorly maintained building to deal with... Wow! We looked at a property that we found on craigslist through K&R this past weekend, and will not ever be renting from them! First of all, the guy wrote that his name was Jim in the ad, and then told us he lied about his name and that it was really Chris. He went off on political tangents, and was extremely inappropriate and rude during the showing. He actually made a comment that being professional was not his thing. My mom later told him she has a service animal, before she applied, (even though legally you should not have to disclose this) and he cussed her out over the phone before she hung up on him. They get a ZERO star. Just stay away from this company. Recently moved in a few months ago (not even 6) and already received a rent increase!!!???? They did not give a lease option when moving in. Seriously and to top it off you need to pay for the water and trash which is over $50.00 a month for 1 person alone. I am paying for others to shower when I can't even get enough hot water for 1 regular shower at night. The hot water comes and goes - so I am freezing and almost burn while showering. Its very expensive to move not to mention all the coordination and physical work but I will be moving. They can turn around the unit and loose $$ now. They also rent to just anyone - horribly disruptive people. Daily I have very loud banging, doors slamming - shaking of my walls and TV. I have heavy mirrors that if they fall I will file a suit. Many of the neighbors do not have jobs and what really makes it interesting is they have $$ to buy and smoke pot at all hours of the day. I work for a federally funded institution. I felt compelled to write a review because all of the reviews here seemed terrible, and I had a completely different experience. Firstly- you should know I am not a friend or colleague of K & R and I never have and currently am NOT a tenant in a K & R Property. I tried to rent a cottage in ob from Ali. He was out of town during the open house, and unbeknownst to him and myself the owner already had processed a potential renter for the property. So unfortunately my fiance and I lost out on the property. But everybody at k & R, including Ali, was very helpful and tried to get me into the property. Even after not getting the property we wanted he tried to assist us in getting into one of their other properties. Unfortunately they did not fit our needs. But I have no hesitation in contacting the company in the future when they have properties available that I would like to be involved with. The only reason I'm giving my rating 4 stars is because I didn't get the apartment, but as far as customer service, and returning calls, everybody was on top of everything that they should have been and were as helpful as they could possibly be. I'm originally from New York, which normally would make me a mean, aggressive asshole, but I was courteous and professional and I got that in return from everybody at this company. I've lived in my apartment for a year and K & R has the worst service there is. The landlord hasn't responded to my 4 emails and 5 voicemails I've left them in the past 2 months. The only thing they contact you for is late rent. They also say they close at 5 but every time I go in at 4 the doors are already locked. Such an unprofessional company.
