We have been renting in San Diego since 2011 in various areas in San Diego including the lush 4s Ranch and Bernardo Crest in Rancho Bernardo. We did our own cleaning of both properties and left with all of our deposit, they handled the rest of the wear and tear, like touch-ups etc. We then rented in Poway from a private owner who had a condo in Sabre Hill and we got all of our deposit and cleaned everything ourselves. They took care of the touch-ups etc from when we moved out. So we were feeling good about getting our deposit back. The reason I'm giving this management 2 stars is because while we were renting with them, they were very quick to respond to our plumbing needs or when the washer was leaking and needed to be changed out, they were quick and got the problem solved. BUT THE MOVE OUT PROCESS was weird to put it kindly. I had made a mistake and thought that our lease ended in December because we had MOVED-IN in December but the lease didn't end until Feb. Which is fine, it was my mistake, we were told to pay a fee of 300 dollars, plus our regular rent to have the place listed for rent. We did that, but there wasn't much communication with them on the progress. When they needed to show the place we had already emptied everything out and cleaned up as much as we could but weren't completely finished cleaning, we still had things to clean up. Then they mailed us the list of things we NEEDED to clean in order for us to "keep" our deposit. I spent days cleaning and fixing AND EVEN DID TOUCH UP PAINT with the color they provided in the closet that matched the walls of the complex. I SPENT DAYS doing the details they asked for me to do. They inspected the place without letting me know, and took pictures and were kind enough to send them to me asking me to fix what they saw needed sprucing up (even though they didn't tell me they had entered the property or that they would do that so we could possibly prepare some more. NO communication) I DID, I went back and cleaned up all of the things in the pictures they had sent me. AT THIS POINT I was thinking they were just being petty. Since I had broken the lease and thought maybe they were ticked off since the lady at the service desk started giving me an attitude for asking questions on what we should do next. The lady at the front desk answered my honest questions with condescending and salty replies. I was being patient but after a couple more of her salty replies, I ended the call and I talked with my husband and concluded that since we were still responsible for the rent and apartment we would keep the keys until they found someone to take over the rent and we needed the keys to do the final inspection. So when I called back I told her that, and she said it was "fine", but didn't tell me they had a prospect. So I complied with pretty much everything they asked. When the day for the final inspection came the one who did the inspection said that everything looked good and that we were cleared to go but IN the end after the cleaning and paint touch-ups we did they still managed to charge us for cleaning fees and painting fees. They told us that if they found any plumbing issues they would CHARGE us for that too... We had had so many plumbing issues due to the fact that water was leaking onto our downstairs neighbors and we had to call the plumber multiple times to get this issue resolved. So IN A WAY, it helped that we had alerted them beforehand so we weren't hit with previous problems which were many, more than we had let them know. My disagreements with Alta Vista Properties are the way they handle the tenants during the move-out process, and how they conducted themselves and cheated us out of money and time. Not to mention the cleaning checklist. That was two pages long, and we did everything that was on there and still got charged. We didn't even get the apartment in the conditions they were demanding from us. For future tenants who are looking to rent here, be aware, of the things that are going to be required when the move-out date comes. We were able to do all of the requirements because we moved down the street when we purchased our first home, but be warned if you are moving to a different area, and will not be able to spend days on cleaning and paint touch-ups, you will not get all of your deposit back which is the same amount as the rent. Besides that, the property managers are like wolves in sheepskin, they will be nice upon arrival but when its time to get rid of you they are rude and short with you. UPDATE ** Just by reading the replies of the staff at Alta Vista, they don't do a good job of working on their problems. It's the same complaint and its the same reply from these people. May God help them in their need of people skills. read more

Not even sure who Jackie is. But as to your response, that is bs that you take care of your tenants, and inform the tenant of anything prior to move in. Also bs that the drains were running slow. Good try though. As to the noise complaints, my responses and appeals were completely ignored. Just because someone complains, does not always mean that it is warranted. I've been renting in San Diego for 12 years and have never had one complaint prior to the Alta vista property (as they would know from calling my references prior to signing the lease). If the noise was truly excessive then the complainer (consistently the same person) could have called the police, but of course the complainer knowing that the noise was not excessive, and that there'd be no investigation further into the matter than just the fact that a complaint was issued, would then simply inform the management company who will then fine the tenant with only one sided knowledge of the issue. Long story short Alta Vista was the worst management company that I have dealt with here in San Diego in the 12 years I've been renting, and even on the way out found a way to skimp me out of my deposit. Definitely stay away as a tenant. We were warned by the neighbors that they evicted the last tenants for a plumbing issue (not tenant's fault), which should have been the first red flag. Upon moving in, we found hundreds of cockroaches around the house, none of our move-in repairs were taken care of, and the gardeners would show up unannounced on random days of the week and come into the back of the house with no notice. Fast forward a year and they raise the rent over $500, but still we decide to re-sign. One week before our lease renewal date, the owner of the house shows up unannounced and looks through the window to "see if anything was wrong." (Not legal - see Landlord-tenant privacy laws) He saw 2 dogs in the house (we were allowed to have 1) and decided to breach the contract and not allow us to live there anymore after a ridiculous threatening voicemail from one of the property managers. Later on that week we saw someone outside of the house taking pictures of our license plates... Keep in mind this is a 3 bedroom house we rented for over $4,500/month. Do not live in an Alta Vista managed property if you care about privacy, respect, repairs, or a long term place to stay. 2 years = 2 tenants kicked out for this specific unit. If you want a landlord who takes care of their tenants, I suggest going with this company. I will never rent from this place again! The employees that work there are rude and not helpful. They broke our bike locks and stole our beach cruisers and never paid us back. They also charged us for carpets to be cleaned when we moved out after we'd already cleaned them and were disgusting when we moved in anyways. Our garbage disposal broke and they made us pay for it to be fixed ourselves! My entire experience was awful. read more

The Front office is filled with airheads, seems as thought they dont respect the properties they rent out AT ALL!! Checked a few of them out, some super grimey and uncared for. When it came time to lock in a place we had one ready and Alta Vista calls me after 2 weeks of waiting and prolonging telling me they were holding the spot for me, they say there is a problem with the home owner and our applications, the exact specification I had asked her very specifically about on DAY ONE of this whole entire ordeal. Overall very unpleasing experience with a bunch of unexperienced staff. Ohwell since I didnt get the place, I will at least get my app fees back like she promised, Oh wait its been a month and they didnt send anything. I wouldnt trust these ladies!! read more

Whenever one of the 8 owners has an issue, Alta Vista is contacted and the problem is resolved.
