100% recommend Kapi residences for students or anyone in need of affordable living space. It is worth your money and the staff are great. I can tell that they truly enjoy working with each other. The location in Irvine is insanely convenient, super close to the 405 allowing for easy access to tons of attractions. My unit had a very large living space that had a lot of natural light. The space was very easy to maintain and clean. Had a great experience with the property manager who was always very attentive and helpful. Amenities are very clean and convenient and I got a lot of use of of them. Neighbors and neighborhood is very safe and friendly- great living environment. Cleaning staff is great and does a fantastic cleaning job. Couldn't recommend more!

I am obsessed with how easy it was to find an affordable apartment in Los Angeles with Kapi Residences. Finding an apartment in LA with amenities is very difficult and almost always out of my budget, but Kapi has tons of affordable openings listed on their website for the best major cities in California -- including the SF Bay Area, Orange County, and even San Diego. I was fortunate enough to score a furnished unit with an amazing view of the Hollywood sign, and the building is equipped with hand sanitizer dispensers so I always feel very clean and COVID-safe. While living in Kapi Residences, I was able to make significant payments on my student loans because the rent was so affordable. Also, since the unit was fully furnished, I didn't have to waste time building up my savings to buy my own furniture (bonus points for making moving-in a breeze!!). The furniture they gave me was sturdy and high quality, not to mention super aesthetic. Also, if you're someone who worries about living with other people, don't be! I thoroughly enjoyed the cleaning services that Kapi provides to all residents. It made our lives so much easier and reduced the amount of chores we were splitting up throughout the week. Plus, if you're like me and moving to LA without knowing anyone in town, the common spaces (pool and gym), made it so easy for me to make lifelong friends. Would 100% recommend Kapi to anyone looking for great accommodations and exceptional service.

The first thing that stood out to me was the convenience of assigned parking. Knowing that I had a guaranteed parking spot made it less stressful. It's truly a game-changer, especially in Irvine where parking can be a challenge. The fully furnished aspect is also very nice as I like to be in clean and new environment. Every detail has been considered, and walking into a space that's ready to live in immediately is a breath of fresh air. The furniture and decor were not only stylish but also comfortable, that makes you feel right at home. Assigned parking and fully furnished units are just two of the standout features that make it a fantastic place to stay. I highly recommend it for anyone looking for a comfortable and convenient living experience in the area.

I recommend Kapi residences for any student looking for affordable housing. I lovee how spacious and well kept it is. The furniture is very modern too, so you don't need to spend much on furniture as a broke college student. It's close to a lot of attractions including public transportation. The staff is also really friendly and patient with you throughout the move in process. There's also a pool and gym which is very convenient for the community. Overall, you should definitely consider at least touring this place !

I would highly recommend Kapi for any students seeking housing. They were the most affordable within the area with great amenities provided. It is fully furnished with everything you can need so moving in was easy. Everything in the building was new as well. The clean kitchen was well kept with a brand new refrigerator with enough space for all the food I would buy. The spacious apartment was also great for studying with my friends. I loved it all around and would rent again if the opportunity ever came up!

I had an overall amazing experience staying at the Kapi residence in California. My room was very clean and had plenty of space. All the staff including cleaning staff were extremely friendly and did a great job at making me feel welcome. For the price the room was large and even came with a TV which was a nice surprise. The amenities were great and all worked perfectly. The place was quiet as well which was a bonus. Leasing was extremely flexible as well as fortunately you don't have to sign a year long lease unlike most other places. If you're thinking about staying here stop hesitating and just do it - you won't regret it!

In today's world, it is easy to remember poor customer service, but it is unforgettable when you encounter someone who consistently exceeds every expectation. That is exactly who Tabitha is. She is, without question, one of the most remarkable customer service professionals I have ever had the privilege of interacting with. Every conversation with her leaves me feeling heard, respected, valued, and genuinely cared for. She approaches every interaction with warmth, empathy, patience, professionalism, and an authenticity that simply cannot be taught. What makes Tabitha extraordinary is that she combines an incredibly compassionate heart with exceptional competence. She is knowledgeable, resourceful, organized, responsive, and consistently follows through. She anticipates needs, communicates clearly, solves problems efficiently, and never makes anyone feel like they are a burden. Instead, she makes residents feel like they matter. The difference she makes extends far beyond answering questions or resolving concerns. She creates trust. She restores confidence. She represents the very best of what customer service should be. In every interaction I have had, Tabitha has demonstrated the qualities of a true leader. Her professionalism, emotional intelligence, and commitment to excellence surpass many people I have encountered in management positions throughout my life. She leads through character, integrity, and genuine care for others. Most importantly, Tabitha has something that cannot be taught in any training program--a truly beautiful soul. She is kind, compassionate, loving, patient, and generous with her time. She treats every resident with dignity and respect, and that human connection leaves a lasting impact. Employees like Tabitha are extraordinarily rare. She doesn't simply represent the Irvine Company--she elevates it. She is the kind of employee who inspires confidence in your organization and reminds residents why outstanding people make all the difference. If there is an employee recognition program, service award, promotion opportunity, or leadership pathway within the Irvine Company, I sincerely hope Tabitha is considered. She has earned it many times over. Please know that her work does not go unnoticed. She has made a meaningful difference in my experience as a resident, and I have no doubt she has done the same for countless others. She deserves to know that her kindness, professionalism, and unwavering dedication are appreciated more than words can express. Thank you for employing someone who exemplifies excellence in every sense of the word. With heartfelt gratitude, A very grateful resident

Walls are incredibly thin as with most of the housing in the area so we always heard neighbors & such. Laundry was not in-hosue so it was a nuissance. I did not care much about the theater room personally but it did become useful for organized gatherings with friends. Printers & wi-fi sometimes had issues but at least never lasted long. Privacy & safety was not always the best either - we saw thin walls, too much random excuses to enter our place, and parking lot was always patrolled and full of other people's parking violation ticketing, and students protesting it as illogicial. However, for my entire place to only cost about $5500/mo. for 4 bedrooms & 2 bathroom & amenities & new/clean/maintained area, it is a great deal. And as someone who was always out of the apartment many days for work & flights as a student/professional & rarely in need of other things beside a nightplace & showers, it was a comfortable pick anyways. Customer service, at least for me, was really nice. The gentlemen & ladies at the desk were always friendly with me, some even learned to recognize & wave to me off-hours.

I had a toilet clog and they said it was my fault because I "used toilet paper." The service man gaslit me and lied to management to cover up his own mistake. It was extremely uncomfortable having someone in my home like that. Not to mention the fact that there are no public bathroom facilities in Verano, so when the toilet remained broken for almost a week (due to the service man's incompetence) I had to go use bathrooms at coffee shops/grocery stores. And when I asked for the name of the maintenance person, after 6 emails, they refused to even give me his name. WOOHOO...another first review…read more In my opinion, I thought this housing was perfect. Our building was in the middle of everything, close to the community center, mailing center, and the Mesa Commons. The Viento building was created as a Unit 1 Hall. This means that it was one of the first building to be created. Another reason why this place was perfect was that it was only 2 stories. Yes, it may seem fun to have more floors and more people, but since we only had two floors, all students who lived in the dorm knew each other very well, and some GOT real close as well. In other words, the number of students living there was perfect, not too many, not too little. And from my previous knowledge, Viento was known as a party dorm. Here is a small description of the housing: Mass Media and Communication Hall Viento Students are provided opportunities to explore forms of broadcast media, such as radio and television, forms of print media, and the fields of video and film production through hall programming events, faculty interaction and community dialogues about its usage and influence in society. In addition, students will be encouraged to explore leadership and career opportunities in the world of broadcasting and communication. Living in this community will introduce residents to such campus-wide leadership/broadcasting opportunities, as the KUCI-FM campus radio station, the New University student newspaper, 24-Hour Mad Film Dash, and other UCI programs. UNTIL THEN!! ^-^

A con would be the fact that there's only 2 washer and dryers for the 54 of us that lived in the hall, although that may be different depending on which sized hall you wind up in (Cielo was one of the 10 first halls to be built and are the smallest). Being in one of the smallest halls allowed everyone to become more close and comfortable with one another. I lived in a Mass Media themed hall which is a great hall since many different majors lived there, allowing every type of personality to live there and there was a friend for everyone :) the most memorable year of my life and I was very sad to move out. Would recommend! Edit: Another con would definitely be the tiny showers we have to use; very hard to shave in if you're a girl as it's just a tiny cube of space. I was able to get used to it, but am happy to be having a full bath and shower in my apartment next year :) Another Pro: Mesa Court in general is very pleasant, lots of green everywhere and they keep it looking nice and clean. Raccoons come and tear up trashcans at night but maintenance always clean it up. I'd often just sit and relax on the balcony facing the back of the building as the view was nice and calming. A good way to relieve some stress if needed
