Here is what you need to know before signing a lease: Bait-and-Switch Floor Plans: You are led to believe you are renting a one-bedroom apartment, only to discover upon move-in that you are actually renting a single room within a shared two-bedroom unit. In my colleague's case, three people were crammed into a single two-bedroom apartment. Absurd Parking Policies: The parking situation is tandem. I was paired with a stranger who ended up canceling their spot to avoid being blocked in. I offered to pay for both spaces to secure my access, but management inexplicably refused. Consequently, the second space sat empty for six months, costing the owners revenue while severely inconveniencing me. Inaccessible Mail: Because Kapi Residences subleases from the property owner, your name is not on the mailbox. An on-site building manager must retrieve your mail, but they are almost never actually on the property, making it incredibly difficult to receive basic deliveries. Non-Existent Maintenance: My washer and dryer were broken for over 90 days. Management made up countless excuses about the repair status, clearly demonstrating they had no actual ability or urgency to fix it. This is completely contrary to standard tenant rights, which dictate you have access to the unit through the end of the day you paid for. If you notice, all of their good reviews are from generic accounts that only ever have one review posted. Those reviews also suspiciously use the staged apartment listing photos rather than real pictures of the unit. I lived in North Hollywood in the spring and had a difficult time getting a hold of any of their departments. When I did, they would cycle me through their "manager," and I would often be put on the phone with the same people who were allegedly higher in the company. Leases are unclear and shady about utility costs, and getting your deposit back is challenging and takes a long time, if it comes back at all. We were the first ones in our apartment and we signed a lease to get the garage, when the next roommate moved in they were told they got the garage and we were pretty much assed out. I fought with them for months about the miscommunication they gave the other roommate but they didn't care about what they had told us in the beginning and I had messages and emails to prove it. Paid for secure parking spot and never had a spot for 6 weeks as they were waiting on the garage transponders to arrive. Had to threaten lawyers to get anyone to call back. If you want to talk to someone right away call and act like you are wanting to rent from them and they answer. Haven't even moved in yet, but have already experienced two big issues. One being a text I received saying I had an occupancy form I had to sign within 48 hours. A form of which I never received. Tried calling multiple times only to go to voicemail. Finally got a call back after 6 hours for them to tell me that the text was a mistake, causing me to stress that I wouldn't have a place to live for no reason. Next is the issue I just had today, where the studio I reserved isn't available for me to move into on my move-in date due to the tenant staying longer than they're supposed to. The solution offered was three weeks in an apartment at a completely different complex until I could move into my apartment. Why they can't move the current tenant so I can have my correct apartment I don't know. All I was offered for compensation was an Amazon gift card which I haven't even been sent yet, as well as I haven't even received the lease for the temporary apartment, which I was told would be emailed today. I was wondering why the temperature was so perfect but I didn't realize until I visited another friend's apartment complex where the AC is broken half the time and louder than it is cold. This place has been hell, I wouldn't recommend it to my worst enemy. Sure the base rate of rent looks appealing, but they will charge you for anything and everything. If something goes wrong such as losing a job, needing to move or go back home for an emergency, etc, they will not let you end the lease early unless you pay two months + for an "early termination" fee. They only do house cleaning if a new roommate is going to move in which is just shady practicing in general. They told me that NO parking was available only for me to move into another unit (for a 100$ transfer fee) and magically parking was available for 100$ a spot. So to live with 4 other people I ended up paying 1,100 (and this is if my roommates wouldn't blast the ac, because then you are paying 1,150-1,200) to live with 4 other people!! would be better to live in a hostile, because you are given the same amount of storage space. They have stopped paying for Netflix numerous times. They do not care if the other roommates steal or use your things, and they do not care if the other roommates leave the kitchen messy or use all the pots and pans and leave them dirty. Basically you are completely vulnerable to what you roommates will do to you. I was stolen from multiple times, and I could almost never use the kitchen because of how the other roommates left it. I would say save yourself the stress and pay for a school dorm which offers protection from roommates through school administrators and staff. read more

I am obsessed with how easy it was to find an affordable apartment in Los Angeles with Kapi Residences. Finding an apartment in LA with amenities is very difficult and almost always out of my budget, but Kapi has tons of affordable openings listed on their website for the best major cities in California -- including the SF Bay Area, Orange County, and even San Diego. I was fortunate enough to score a furnished unit with an amazing view of the Hollywood sign, and the building is equipped with hand sanitizer dispensers so I always feel very clean and COVID-safe. While living in Kapi Residences, I was able to make significant payments on my student loans because the rent was so affordable. Also, since the unit was fully furnished, I didn't have to waste time building up my savings to buy my own furniture (bonus points for making moving-in a breeze!!). The furniture they gave me was sturdy and high quality, not to mention super aesthetic. Also, if you're someone who worries about living with other people, don't be! I thoroughly enjoyed the cleaning services that Kapi provides to all residents. It made our lives so much easier and reduced the amount of chores we were splitting up throughout the week. Plus, if you're like me and moving to LA without knowing anyone in town, the common spaces (pool and gym), made it so easy for me to make lifelong friends. A delightful experience indeed. I came in for a tour of the apartment. Everything was very clean and you can even smell the freshly painted walls. I signed within two days. The customer service team made it a easy decision for me. Natalie walked me through the price, how things work for repairs, and the common areas accessible to everyone. I got two roommates because I didn't know anyone in the area and I was a little worried at first. PTSD from undergrad dorm experience. Anyway, it worked out surprisingly well. My roommates and I never had an argument over the cleanliness of the common area because Kapi provides regular cleaning services for the common area, like the kitchen, bathroom and living room. This is so nice and make my life so much easier. We had some maintenance requests and the office responded really fast. They are really reliable and responsive and helped us solve a lot of problems. I was first introduced to Kapi when a organizer at my summer program at UCl started speaking highly of it. She instantly caught my attention when she mentioned furnished apartments with inexpensive prices, so I gave it a try after some quick browsing on their website. This location provided great service. It included complimentary Netflix which I loved and definitely took advantage of since growing up, I never had a Netflix subscription before. It also had a consistent level of service, though I did have to say that I think it might've been a little  bit less consistent towards the last two months of my stay there. I really enjoyed my time here. The registration process was a bit confusing though. The staff were really nice and guided me throughout, taking the time to explain it until I understood. During the sign-up, I was by no means rushed or pressured to doing anything I wasn't confident in, which I really appreciated. I was blessed with three amazing roommates. However, midyear one of them left and then we had a pretty bad roommate. One that just didn't help out with chores, blasted music, wasn't cooperative with the guest rules, etc. We made a complaint about that and it was addressed well. Moving out on my own as a undergraduate away from school residence was a scary and unfamiliar experience initially, especially since I am out of state. However, Kapi made it really easy for me and helped me every step of the way. The management was quick and it made me feel like I matter as a client. I received a free keychain when moving in. It was so cute!!! The student community is really great. I love attending the variety of student events. There are cultural events as well as educational events. Before you give them your money, don't. I stayed with Kapi for two consecutive years while interning in LA. The first year I experienced amazing staff but the second year....boy have I never received worse costumer service. I'm writing this review now because i was reminded of this experience and I thought my review was already here and it is not so I am posting so that others do not have to experience this hell on earth. Kapi has no consideration for their tenants and who they throw in a room with you. Be prepared for it to be ANYONE. And don't think that even though they signed a contract that tells them they are to do and not do certain things that they will follow it. My roommate consistently left our room and main living room FILTHY and had night terrors. When i brought these concerns to management, I was told that i was selfish, entitled, and rude BY THE MANAGER IN BURBANK (his name was Luke). He called me a child and accused me of just wanted to get out of the lease. They do not care about you or your feelings, they just want your money. Now, after a wrote a horrible review, the CEO called me. Please note this is MONTHS after I sent a email to corporate and higher ups about my treatment.
