Before writing my review, I would let you know that the 5-star review is from a KAPI's current employee. You would tell if that is a fair review or not by yourself. In terms of what I noticed, KAPI has been taking advantage of students, especially international students regarding the security deposit. In this matter, it shows KAPI does not respect the leasing agree and charge you anyway when you move out of the apartment. Let me explain how it works. There are usually 3-5 students living in one apartment. Every time one student leaves, KAPI charges the students for cleaning fee up to all your security deposit. They claim that they need to do the deep cleaning. 1. KAPI does not perform that "deep cleaning services" every time one tenant leaves. However, they charge that for almost every single person who leaves. According to their employee, they would perform a deep cleaning and replenishment services, which includes kitchen equipment, tea maker, coffee maker, rice cooker, silverware, pots, and pans. The problem here is that the cleaning fee can be collected from all the tenants, but they barely provide the services they claimed. Four students left the apartment before me, and I had not seen any cleaning staff coming and doing the "deep cleaning". They were charged for the cleaning. A lot of the tenants are international students. Once they leave America for their home countries, they would not be aware of that situation and don't have the opportunity to argue about the fee. If I were wrong, please disclose the data - what percentage of the tenants you have charged for the cleaning fee and how much money you make from this inappropriate practice. 2. KAPI seems to charge the cleaning fee by default, which is not how the contract works. When KAPI deducts your security deposit and you ask for how they calculate that fee, they refuse to answer you. According to the conversation with one of their employees, they expect you to clean the room on a professional level. However, when you move in, the room was cleaned on only "regular" level. For example, the floor was only roughly vacuumed and a little sticky. In addition, once the "claimed cleaning" happens, you or they can do nothing about it but accept the charge even though it appears unfair. One of my friends left the apartment one day after KAPI's monthly cleaning, my friend still got charged for almost $100. It basically means that they were not satisfied with their own cleaning(not professional?) or they just want to charge students anyway. The contract shows the tenant's responsibility to return the Premises (including carpets) in the same condition as when it took possession, except caused by ordinary wear and tear, and as clean as received. When I moved in, it's regularly clean and all the cookware were used by my roommates. When I moved out, my friend and I cleaned the room together - trash, plates, floor, I was still charged for cleaning. Please tell me I am wrong about it. Kapi Residences was a great experience for my living situation during my time there. The living spaces come furnished already, so it saves a lot of extra effort and money that I would have had to put in to find furniture and set everything up. My space was clean and spacious, which was exactly what I was looking for. During my 12 month lease, I found that the location was really convenient as I was close to many stores and restaurants. I could easily get to essential places within a short amount of time. I felt that Kapi Residences had very professional management and staff. Whenever I had questions or needed any help or information, they were helpful and kind. Additionally, when it was time for me to move out, I didn't have to deal with the hassle of selling furniture under a time crunch or needing to hire movers to move heavy furniture. I don't know where to begin with my experience at Kapi. It was a one year long nightmare! 1. If you've been placed in Park West, good luck! It's the worst and cheapest apartment in the Irvine area. You'll live with ants, spiders, and bugs, all that good stuff. Not to mention what kind of creature will be attracted to your kitchen, if your roommates never do their dishes and throw away trashes. 2. When I first moved in, they advertised that they will provide free cleaning service twice a month. They did provide it for one month. They started only come in once a month since last August and stop provided tissue paper and hand soap. When you realized they did not do what they said, guess what, the contract only states what kind of rule tenant should obey. There is not a single line about what kind of service they should provide. 3. Living in one of the Kapi's apartments means there is a high possibility you will meet someone who is messy and loud all the time. I lived with a total of 7 roommates within one year. Living with strangers is definitely the most dangerous thing. You probably will meet someone watches TV 12 hours a day but has to go to bed around 10 PM. So you cannot use the living room until 10 pm and use your bedroom for study after 10 PM. Your roommate could be someone consistently bring all kinds of people to your home to have a sleepover party or invite 12 people for breakfast on a Sunday morning. The list can go on and on. 4. Kapi will deduct your deposit for no reason! I still did not receive a dime of my deposit. According to Kapi, my bank rejected their deposit. I will only receive a part of my deposit since they will charge me for cleaning fees which I don't think that is fair. I cleaned my apartment (including the public area) thoroughly before I moved out. Besides that, they performed the monthly cleaning service on the day I moved out. Yes! I still got reductions on my deposit. Probably they do not satisfied with their own work. In addition to that, they also charge people a different price for cleaning deduction. I guess there is no rule or anything they follow. 5. Their staffs are rude and unprofessional. I asked them twice about detailed deposit reduction lists. They just simply ignored it. I asked the third time and finally, they sent me something. When I ask for the reasons to charge me for cleaning, they stopped responding to my email. This is my first time leave a Yelp review and yes I am mad and decided to tell my experience with them! Do yourself a favor and avoid this place. Kapi Residences offers great and affordable university housing. Most of the renters were from UCI and loved their stay there. They had big living spaces and the rooms were decently sized too. If there were any leaks, maintenance was always on it in less than a day or two. During my internship in Irvine, I stayed here and met so many friends that will last me a lifetime! One time, the faucet was leaking and the maintenance guy fixed it in less than a day. I was thoroughly impressed since apartments usually take 2 days or more to fix those kinds of problems. The guy also decided to check the battery on your smoke detectors. He even found a problem with the kitchen vent and helped us fix the ventilation. What a great guy he was! Our apartment was always cool during the Summer even though we all know how hot it can get during the Summer. The natural shade and abundance of trees really helped cool our apartment down. Our AC bill was cheap, which benefits broke college students trying to find affordable housing. Kapi Residences' effective leadership gave me a long-lasting positive impression of the company and I will definitely rent with them in the future. read more

Don't rent from KAPI!! My daughter moved into one of their furnished apartments in AVA Hollywood through a program with her university. On the first night in the apartment, she found bed bugs in the KAPI-provided bedding. We reported it immediately, and it took KAPI 12 days to start the first bed bug treatment. She had to sleep on an air mattress, and then move to a VRBO at our expense, during this time because she couldn't stay in the apartment. KAPI was incredibly difficult to deal with throughout this entire ordeal. Additionally, KAPI charged us pro-rated rent for dates after she moved out of the apartment and refused to give us a refund. Another issue, although this is more with AVA Hollywood than KAPI, is that we had to rent a PO Box for her while she was in LA because her packages were stolen from the mailroom. We loved our time at Kapi Residences! Honestly if my job wouldn't have moved me to a new state, I would still be living here. Kathy is amazing to work with. She really was a highlight of our time at Kapi. She does all of the accounting such as returning security deposits and collecting fees. Kathy and her whole team made it so easy on us through our time living here. When we first moved in she made it so simple for us and we had no issues at all with her promptly returning our security deposit after we moved out! The common facilities were always kept clean and organized. I will point out, one of the best parts of living here is the convenient transportation. The location is amazing. You're right around lots of good food places and stores. It's so convenient we never had any issues getting to class or work. It was honestly such a friendly commute that it never felt like a hassle. I would say out of the entire Orange County team, Claire, Zack and Jesse were the most helpful for me. They were easily accessible and accommodated all of my needs. The units themselves are equipped with modern furniture. The price is a little on the expensive side and the condition of the units when you move in aren't as clean as you'd expect, which is the reason for the deduction of the stars. The maintenance team is great and addresses any issues that you put in your portal in a very promptly manner. I've actually really enjoyed my stay here at Kapi Residences! I came in not knowing what to expect and with a lot of uncertainties about whether I would like it here, if I would be homesick, and all that, but my experience as nothing like all the worries I had in my head. It is hard to find a decent place to live, but this is a great spot with a lot of close by amenities. I can easily walk around and get awesome food at all times of the day. Kapi Residences feels very safe and I've never felt scared to walk around by myself. From day one, they make you feel very welcome and have handled COVID-19 protocols very well. All the neighbors are very respectful and nice as no one is too loud or obnoxious. The exterior and interior of my apartment is very modern and I found that everything is almost brand new. Horrible experience with their management. They have poor conflict resolution skills. For the price you pay, you deserve at least that. It was all well and good until all my original flatmates were out and 3 other tenants came in. They party every night - to the point the police even came to our unit -and the whole unit smells weed because they smoke it. Of course I reported it and their staff. Nothing happened though. On top of everything else, as the situation got sensitive, their entire staff is rendered useless. I lost personal belongings. Specially my computer - god knows where that is. Worst renting experience ever! Firstly, the apartment said that it was "fully furnished" though there was no microwave. So I contacted them and it took them over a month to get a microwave sent to the apartment, this is after multiple calls reminding them that they promised to bring it to us. Secondly, the complementary cleaning is trash. It is barely cleaning, most months there was problems with cleaning, they outsourced the cleaning from a third party so technically not their fault, we complained to them almost every month with sparse responses from their representatives. In addition to this, I paid a huge premium over comparative housing in the area. Overall it was the most frustrating and worst renting company I have ever used. It's really not worth to stay with them, find another place to stay if you are a student. read more

Kapi Residences is the best university housing! I love living here, as it is the perfect place for students as well as interns. The housing is in a great and safe location, while still being affordable. I was placed in Irvine for a Computer Science Internship and was looking for a community with a quiet living space for me to focus on my work and Kapi is perfect for just that! I was a bit nervous about my move, but Kapi Residences made me feel comfortable upon my arrival, as the staff was extremely helpful and neighbors were very friendly. When I arrived at the complex, the staff went over thorough paperwork with me so that i felt right at home and answered any questions I had. I've always felt safe here and have made so many friends within the community. I highly recommend it for anyone looking for a safe neighborhood in a good location with a quiet living/work space and great amenities. The rooms are spacious and comfortable. This place is a scam. They clearly stated in an email that I will get a big portion of my holding deposit back if I were to cancel before within 30 days of my lease start date. I emailed them I would like to cancel because I have found another property to live in, and they never gave me a refund but quickly canceled my portal that is used to manage payments to the property, which meant that they acknowledged my requests. I have been calling this property and they have never emailed back or called back once. read more

I stayed at a Kapi apartment for 3 months over the summer while I was interning in San Diego. Move in was originally disorganized and me and my roommate didn't receive instructions until the night before. Upon move in it was obvious the apartment had not been cleaned prior and there were carpet stains in various areas along with broken light bulbs, broken patio door, etc. We notified Kapi of the problems and never heard a response back. Move out was equally unorganized and we did not receive instructions until the day of. We had cleaned the apartment and left it in better condition than when we moved in. Now 4 weeks after move out I am trying to get my security deposit back and Kapi tried to charge almost the whole deposit for carpet repair and cleaning and used an invoice from their master lease landlord to justify it. "Senior Management" was next to impossible to contact to speak with the charges and when they finally replied they only knocked down some of the charges. Now they are refusing to even call me to speak about it. I would have expected better customer service from a company as established as Kapi. I would prefer to not have to take my case to small claims but with how uncooperative they have been it looks like that's the next step. read more

Prior to moving in the apartment i was charged 400$ deposit. However, the phone services were unavailable most of the time I called. They asked me to state an approximate move in date which I could change later, however the date was fixed in the lease agreement and the total time of stay was 10 months minimum. Month to month agreement was unavailable unless paid 2000$ and followed through tough process of confirming that you are reliable (most of the residents are international students without a credit history). After I signed the lease and arrived to my unit I found dirty, old apartment with 5 beds instead of 3 as stated on the website, spiders, mold and dirt all over the place. In addition Kapi were not answering the phone again. Terminating the lease for personal reasons is barely possible and the only valid reason stated in the contract is starting a military career. This was my first time moving out and I had a terrible experience with Kapi. They upcharge rent like crazy for students and are super rude and unprofessional in the office. They are very unorganized and throw whoever in the apartments just to get their money. I requested maintenance multiple times and no one ever came to fix anything. I was told that the issue would be handled which it was not. After writing a bad review, I was contacted by the President who mentioned he would try to correct everything. They would find a million ways to charge you. Even when I moved out, I cleaned out the fridge and everything, I was still charged for move out cleaning fee. I left in a hurry due to COVID-19. I took my keys with me because there wasn't anyone in the office. When I wanted to return and send back my keys from my home country, they said they had already issued new set of keys. I know it wasn't an excuse but I think the least they can do is to offer me a discount or something. They don't care about their tenants and are finding every way to take advantage of them. Kapi Residences is a good place to live in. The surrounding environment is really good and the location is not that far from UCI and Wholesome choice at all. The house is fully furnish so you don't really need to buy anything in and the other facility is pretty good as well. The staff members are pretty friendly and helpful as well as fast maintenance. The only thing that I could improve is the wifi stability. Whenever I am in my bedroom, the wifi is really unstable and sometimes they just disconnected since the strength is not strong enough. Other than that, this is a good place to live in if you like peace and quiet plus this is a really safe area too so you don't really have that much to worry about. read more

Last summer when I was attending to summer session program at UCI and I was referred to stay at Kapi Apartments in Villa Siena. I lived in Villa Siena and my happiness was boundless. Apartment was furnished and located near all shops and restaurants. UCI Shuttle was a big bonus!!! I really wanted to note the support of managers, I was helped with any question, and the staff was very friendly! If you need Student Housing this place is a without a doubt best choice to go with.
