After living at my current residence Vineyards, in Gilroy California for 6 months and after numerous maintenance issues which have created an unhealthy environment and after safety concerns (I get it, crime doesn't have an address) I requested to have the opportunity to seek out a new address and not be held to the penalty of one month's rent to break my lease. The property management office submitted my request to their office, which is ABL Properties. Only two reasons were given. Time to complete maintenance requests and safety, which is crazy since I have a list. I've been in the hotel/hospitality industry since 1995 and in that time have had 16 leases all over this country and never have, I found myself in such a mess with a community in which I feel I am living a real-life nightmare. On January 26th, I received an email from ABL's attorney. Mr. Daniel Yampolski, Esquire, from Karsaz Law Firm in Las Vegas. My request was denied due to the 2 reasons above, but no mention of the many issues which I have emails to support. Per his email, I was to direct my questions and comments to his office. 8 days later and after 6 emails to him and 4 voicemails to his office I have yet to receive a response. In reading the reviews, I shouldn't be shocked. In my emails, I shared with him a few of the many issues/concerns in which I have endured over the last 6 months: Multiple flooding of my kitchen, with zero follow up to check for mold and mildew, the scalding hot water jetting out of my sink and burning my hands, wrists and arms, which was never followed up on after they came to stop the flood. Three floods from a faulty dishwasher. 4th time they came to replace it with a used one and I was told if it didn't work, I would have to wait until 2026 since ownership wouldn't allow any spending. At that point, that was 2 months away. Thermostat not working since I moved in and being told to YouTube it, by 2 maintenance guys, this runs up my electric bill since I can only use on/off as options, ice maker repaired 3 times, still doesn't work. If I turn it off, it doesn't come back on. Maintenance has no clue how to fix it, so I throw away ice every day since it won't stop making ice. This probably increases my water usage. The mold and mildew in my apartment and building 7906 over all is making me sick. I already have bad allergies, but the exposure to this place is making them worse. Water issues, mold and mildew in my building was confirmed by 3 different maintenance guys who stated ownership won't spend the money to fix the problem, so it keeps happening. The last time they had plumbers s here to drain water from upstairs, it smelled like sewage. Several security/safety issues, to name a few, the homeless people sleeping on my patio and throughout the property Its' dark when I walk my dog before work and it's dark when I get home. The sidewalk lighting being burnt out since I moved in and I've reported it many times and again advised that ownership won't pay to the lights to be repaired, so the areas are very dark at night and early morning which are times that I am walking my dog. A company number for security being listed on the property gate, but they don't work with the property. So, the security posting is really, just a fake sign. The extremely loud upstairs neighbor that management can't seem to get under control and since we don't have an after-hours number, I'm told to call the police. The new Property Manager has resubmitted my request and said she has shared all of my emails from the last 6 months were her corporate team. I have emails and pictures/videos to back up my concerns/issues/complaints, but Mr. Yampolski has yet to reply even after asking me to direct my questions and comments to his office. I've never had to make this sort of a request in my entire life. I'm to the point that I don't even want to come home. I would appreciate Mr. Yampolski review the many reasons I've made this request and I'm happy to provide him with even more information and details.
