Overall Great, here's the pro's and con's of Aston at Papekea Resort, we rented 2 condos (side by side) on 4th floor Pro's: - Location is excellent in the heart of Lahaina, next to Kaanapali - lots of food and shopping nearby. - The beds are comfortable and it was well furnished with amenities and the car perk was nice! - The kitchen/washer and dryer were nice, though the washer and dryer were aged - The on site ammenties were nice, but no gym was a bummer Cons: - The unit def showed it's age and some of the appliances and furnishings did too. From fans not working to a drain issue, i did have to call them to fix it - The AC system being on a timer was really a negative experience - The stairs (going upstairs) were not ideal: from a loft area we called a bedroom and a different "setup" per condo, 1 with an extra bathroom vs 1 with extra beds - The stairs also were a bit unsafe/very narrow on heigh and width along with steepness - Though water front, there is no direct beach there, you have to walk over towards Kannapli to get to a sandy beach. Overall it was a good place, I expected a bit nicer quality for the price point but we had a great time when we settled in and got comfortable with the unit. it is great for a family adventure in Maui! read more

Honua Kai Room 406 Ugh! Don't use them!! This review is for KBM, partially room Hokolani 406, not the resort. Pros: We love Honua Kai resort. We've stayed here and love the large rooms and property! It's one of the nicest properties along Kaanapali. Large rooms with kitchens, washer dryers, large lanais, etc. Beach chairs, boogie boards provided, and an ice chest (even though it was old, lid broken, and it smelled funny) and property provided plenty of beach/pool towels. Cons: Hokolani is a decent place, not as nice and upgraded as some of the others. Appliances cheaper, (when we stayed in other units they had Thermador and equivalent appliances, this one GE etc), table outside rusty and cushions on outside chairs and inside table old and flat. Foot stool on lanai had no cushions at all. Kitchen had the bare minimum, pans cheap and everything sticks, cheap small appliances and cooking utensils felt like $1 store items. I'm not "bouchée" but I think those little details give an overall impression of a place and their attention to detail for it. Carpets in bedroom stained, About KBM: Terrible customer service, POOR communication, they didn't answer me over and over unless I reached out... Almost 4 DAYS without internet or streaming on tv, message after messages (by me) mixed communication, they're coming to look today, no tomorrow, you do not need to be there, oh are you at the room so they can come, sends a guy who didn't know more than us, agrees we can't connect (this is Monday, we arrived Saturday), he leaves, nothing. Tuesday I reach out in the morning AGAIN, someone is coming today. Finally Tuesday when we returned we had a temporary wifi and Wednesday it finally worked. read more

We stayed on the Maui property. The condo lived up to the website's expectations. It was spotless and the balcony's view was breathtaking. The beach access and pools were well maintained. Our condo had four beach chairs, a beach umbrella, and some sand toys, and a cooler! So helpful. The only issue was that the elevator closest to us was out of order and with no signs of it being fixed - so docking one Star. This made our trek longer. But we would definitely stay here again!! read more

The location is perfect. The vibe is relaxing and fun. We watched the sunrise and sunset everyday. You walk out your room and you're steps from the sand. This is my 3rd time staying at Kapalua Golf Villas. Overall the experience has been great. The view from the lanai of the golf course and ocean is incredible. We enjoy staying here because of how close it is so so many great beaches. The one issue we had this trip was loosing power to the microwave and fridge a few times. The coffee pot would make the breaker trip affecting the fridge and microwave. Maintenace came twice to fix the issue but the second time around the breaker had popped in the morning while making coffee and we did not notice the power went out to the fridge until the following morning. That's when we realized all of our food we purchased had gone bad and had to throw a good amount out. That was a bummer. Once we realized it was the coffee pot causing the breaker to pop we ended up making coffee in the bathroom for the rest of the trip. This stay was for 7 nights and we absolutely loved it. We definitely will continue to recommend the Golf Villas! The free rental car for a 6 or more night stay was the cherry on top. Saved so much money!!!! The staff was friendly and helpful each time I called. Even though we had the fridge issue (sometimes shit just happens), it didn't put a damper on the trip or stay. Can't wait to go back! read more

Rented two separate units at the golf villas. KBM themselves do not own these properties - just manage them. That being said they're responsible for identifying issues with maintenance of the properties - fixing them or having owners fix them. They have failed in both units. Upon entrance of BOTH units they had an old home, musty/moldy smell. One unit had 4 mismatched cups, a less than fully equipped kitchen and a fridge door handle that was not properly screwed/tightened down so that the arm could be turned about the fridge like a faucet. A chair at the dining room table had a complete hole in the back wicker. Hardly the five star property they advertise. The air conditioning vents had visible mold growth on them. By day four we all had swollen eyes and it lasted for days. DISGUSTING!! The Other unit was just as bad but also had ants that ate their way through all the dry goods we just brought in the unit the night before. A request for service for the ants went completely ignored! The one time KBM did respond was when we asked for one unit late check out time to store our luggage as we had a 9pm flight. Very quickly they responded offering one hour complementary or up to $400 to leave the luggage there until 4. What a shame. I was furious I didn't even respond other than for them to rethink their response given the poor condition of the properties. DO NOT STAY HERE OR WITH KBM properties at golf villas. It appears that since the course closed down they no longer care about these properties or their reputation renting others' properties. Such a shame. UPDATE AND RESPONSE: As I did mention - KBM is a management company. Part of being a management company is ensuring the properties are as listed. If not it is the management company's role to either force owner to make appropriate repairs/provisions or not take the listing on as a client. I live in Key West Florida. I know tropical conditions and bugs. Excusing obvious mold and active ants based on the climate is the problem with KBM - no accountability. Their response is exactly why I made this review. It's indicative of the attention they gave the properties we rented before and during our stay. For clarification - The villas are in the BAY course. The BAY course is and will remain closed for the foreseeable future. The staff at the pro hosted they have no timetable on IF it will reopen. I have stayed at Kapalua Bay Villas multiple times over the years and am very familiar with the property. One reason we enjoy staying there is that Kapalua Bay Villas does not charge a resort fee, unlike some other Maui properties such as The Whaler or Kaanapali Alii. When I requested a quote from this vacation rental company, I was surprised to see a line item specifically labeled "Resort Fee." Since Kapalua Bay Villas does not have a resort fee, I questioned why this charge was being added. If this is simply a fee charged by the rental company, it should be clearly disclosed as a company service or booking fee--not identified as a resort fee. Labeling it as a "Resort Fee" at a property that does not charge one is, in my opinion, misleading and gives customers the impression that the fee is required by the resort when it is not. I believe travelers deserve complete transparency in pricing. Before booking, I recommend reviewing every line item carefully and asking for an explanation of any fee labeled as a "Resort Fee" if you are staying at Kapalua Bay Villas. Honest, accurate pricing builds trust with customers. I hope this company will reconsider how it presents these charges. read more

Booked a 4 night stay with VRBO for a KBM managed property months ago. Later, needed to change it to a 3 night stay. As I had the KBM email welcoming me to the property, I emailed KBM directly to request the change. KBM responded that I need to make the request to VRBO. Went to the VRBO site and it indicated that I needed to "contact the host" for any changes. Went back to KBM who then told me I need to contact VRBO support. Got on a chat with VRBO to request the change, and they stated they need to contact the host, and the change was made only then! Once on the island, I wanted to see what the rate would be if I started my stay one day earlier. I asked KBM via email what the rate would be, and they emailed me back saying the unit was available and to let them know if I wanted it. As I had asked them for the cost, I sent a second email requesting the cost. They told me I had to contact VRBO. Same run around - VRBO said to contact the host, KBM told me to contact VRBO support, and VRBO support said they had to contact the host. By the time I finally got the quote, KBM had already booked me into the property for an additional day and sent me an invoice - which I declined. I stayed at two other properties during my vacation and had no communication problems with either property manager. read more

We stayed at Kuilima Estates East, unit 113. The place is outdated and poorly maintained. Floors are lifting off and walls and curtains are filthy. Bedroom downstairs is not inviting, dirty curtains, and wall AC unit is blowing right in the face when laying in bed, lacking some design and aesthetic. For the price we paid, we expected better. I do like the location, definitely recommend staying at north shore. But the property needs work and love. read more

This entire experience exceeded our expectations! Clear instructions and support throughout the entire stay - from check-in to check-out. This was our first trip to Hawaii and first stay with KBM and we were somewhat reluctant to book though a third party company. The place we booked was lovely - clean and with every indoor / outdoor amenity you would want. We felt like they definitely undersold the gorgeous unit we ended up staying in. Our stay at unit C43 at KBM Napili Point 13-19 May was, as Charles Dickens so eloquently put it so long ago, the best of times, and the worst of times... The unit is decorated and appointed VERY well. That appealed to us when we booked. We were not disappointed! The decor is definitely Lahaina-Napili and Hawaii centric and very neat. What you would expect in a vacation condo in this location! Everything is there - including a very useful auto roll down shade on the lanai. With that down you almost have a complete extra room - and it faces the sunset over Honokeana Bay. Unit C43 is the second to last upper unit in the "last" building of the Napili Point complex, and that is not clear in the listings on VRBO where we booked. As such it is the furthest from Napili Point itself, and one of the closest units to the main road. Lower Honoapiilani Road is surprisingly busy and the road noise is quite noticeable. Being where this unit is in the complex, it is virtually the furthest away from everything you are there for, especially Honokeana and Napili Bays. Had we known the actual location of the unit we may have opted for one that had less updated and cool decor. The decor was sort of the best thing about the unit on the inside. We noticed that the upstairs "master" shower temperature fluctuated constantly, and never came close to "hot" like the downstairs shower on night one. It preferred the more, well, frigid end of the spectrum with occasional bursts of heat to make sure you were paying attention in the shower. After the first night we called the resort number and let them know. Day 2 we all showered downstairs. Inconvenient at best, but at least that shower didn't have a mind of it's own. At some point, I believe day three or maybe four in our six day stay, the hospitality folks let me know that their maintenance person couldn't fix the issue, and they called a plumber. The warm, cold, warm... meh fluctuation of the shower upstairs never changed during our stay, and was never "fixed". After night one, we realized that the upstairs bathroom counter and sink was a playland for some local lacewings/termites, and they partied HARD once the sun went below the horizon every night. Apparently the window there does not seal, and light on or off, those little bugs love to come in by the hundreds at night. They eventually drop their wings and resort to crawling once they are in. Since that area is doorless and adjacent to the king bed in the loft, they also buzzed and landed on us all night long, every night. After the third night, with half of our stay over, I went to the market and got a bottle of bug repellant, and soaked a hand towel in it on the windowsill. That cut the visitors down by probably 2/3, but, well, yeah... everything we wore now had fragrant notes of "Eau d'OFF!" for the rest of the trip. The bugs still had to spend the night with us as well, just not in as large of numbers. The window was closed the whole time. We never opened it. That never stopped the critters. When I mentioned this to the staff, it was sort of brushed off - just like we did to the bugs on our toothbrushes. We also got home with uninvited souvenirs! When we opened our bathroom kits at home this evening, bugs flew everywhere. Yay. The bugs and hot water issues overshadowed the experience for my wife and daughter especially. Since our graduation present and family trip of a lifetime was best when we were NOT in the condo, I tried to make the best of it and we spent a ton more on food than I had planned, because chilling/hanging out and eating at the condo in the evenings as we had planned was just not in the cards. So, the TL/DR: KBM Napili Point unit C43 is decorated nicely and has a lot of nice amenities like the screen on the lanai, but the second to the last unit, and there is road noise. the hot water in the upstairs/master shower fluctuates between random temperatures, and even with the window closed there are hundreds of bugs in the upstairs bath and bedroom every night unless you address it yourself. Would I recommend this unit? Probably not. The updated vibe and decor are sweet but don't make up for the annoyances of hot water and bugs. 3/10. read more

We had a fantastic stay! The condo was great, and we loved the thoughtful extras like the beach chairs, umbrella, rolling cooler, and body boards. It all made beach days so easy. The property's pool, clean jacuzzi, and grilling area were also a plus. The short walk to the beach was fine for our family. The host provided excellent communication from start to finish. KBM Management showed zero customer service, zero flexibility, and zero concern for guests. I booked an Airbnb managed by KBM for a trip to Maui for myself and my daughter almost a month in advance. During the booking process, Airbnb displayed my intended dates but also showed "similar dates" next to them. I accidentally clicked the similar dates. The mistake was obvious and caught immediately, and I canceled the reservation right away. Airbnb reviewed the situation and refunded the charges. KBM Management, however, flat-out refused. I called multiple times to explain that this was an honest error, canceled immediately, and made far enough in advance that they should have had no problem rebooking the property without losing money. They did not care. Every response was a blunt "no," with no effort to help, no understanding, and no customer consideration whatsoever. Because of their refusal, we were stuck absorbing a significant, unnecessary expense -- money that directly cut into our vacation budget. This turned what should have been an exciting trip into a stressful and frustrating experience. This wasn't about policy -- it was about basic decency and customer service, and KBM Management failed completely. If you book with them, understand that they will take your money and will not work with you, even in reasonable situations. I strongly recommend looking elsewhere. read more

WARNING: AVOID HKK 201 & KBM RESORTS - Health Hazards and Management Nightmares If you value your health, your money, or your sanity, do not book Unit Hokulani 201 at the Honua Kai Resort. Our stay was managed by KBM Resorts, and it was hands-down the most stressful, disgusting, and unprofessional experience we have ever had in Hawaii. The view from the room was the only good part. We had originally booked directly with the Outrigger and decided to move our reservation to the KBM unit. 1. A Total Disregard for Health & Safety Before arriving, we explicitly informed KBM that my husband has asthma. We requested a deep clean of fans and air filters to ensure a safe environment. They completely ignored us. Upon arrival, we found the box fans in the closet caked in thick dust, the vacuum cleaner was filthy, and the air filters were clearly neglected. To make matters worse, the AC was broken (displaying an E101 Error and the freon/refrigerant was leaking and that's why it wouldn't work. Same temperature inside as it was outside), and the hallway smelled of foul odors. They knowingly placed a person with a respiratory condition into a dust-filled, unventilated unit. 2. Filth and Disrepair (See Photos) The level of neglect in this "luxury" condo is staggering. We found: * Biohazard Stains: The throw pillows on the sofa have massive, disgusting stains. The laminated instructions on the island were covered in dried food and mysterious yellow "leaking" stains. * Food Scraps: There were food crumbs and debris left on the outdoor furniture. * Dilapidated Kitchen: The dishwasher top rack falls out completely(almost fell on our 2yr old), the broom is unusable, and the cooking utensils are literally melting or peeling apart.The markings on the knobs on the oven are completely worn out and we couldn't see the temperature settings and ended up burning our food multiple times while guessing what it was set to. The oven also kept turning off randomly. 3. Failed Infrastructure Nothing in this unit works correctly. * Plumbing Issues: Neither the bathroom sink nor the right side of the kitchen sink drains properly. * Cold Showers: There is no hot water--it is lukewarm at best. We had to ration our showers to 1 min each (mind you, we are 2 adults and 2 little kids) so we didn't run out of the warm water too. * Physical Pain: The handle to the master shower is so stiff it is nearly impossible to turn; you actually risk hurting your wrist just trying to bathe. 4. Abysmal Management (Christine Teruya) The only thing worse than the room was the "service." We dealt with Christine Teruya (Director of Guest Experience), who defines unprofessionalism. She actually hung up on my husband during a call to finalize a resolution. She offered no apology and no immediate compromise. When I spoke to her, she asked me to provide a refund figure, stating she "didn't want to insult me by offering a number." The KBM management team took no ownership or accountability in reaching a compromise or fix, stating that they opened work orders to "fix" the issues and that was enough. Opening work orders to fix a broken ac or hot water heater is the bare minimum you can do, that's not accountability or taking care of the customer. THE BOTTOM LINE: KBM Resorts is happy to take your "luxury" money but will provide a sub-standard, filthy, and broken unit in return. They do not care about your health or your experience. Save your vacation and book elsewhere. HKK 201 is a health hazard and a rip-off. read more

We previously used KBM Resorts to book a Maui vacation and had an excellent experience. The booking process, communication, and follow-up were seamless, which is why we chose to book with them again. Unfortunately, our recent experience with a refund has been extremely disappointing. After our trip had to be cancelled due to rain damage affecting the roads and rental unit, KBM agreed to provide a full refund. We were initially told the refund would appear on our credit card within 7 days. When it did not, I had to repeatedly follow up over multiple days, only to be told the refund had just been processed that day. A week later, still no refund. After following up again, I was informed that only half the refund had been processed to my credit card, while the other half had been mailed via cheque without my approval. When I raised concerns that mailing a cheque created further delay, KBM advised that if I provided banking information they could cancel the cheque and transfer the funds electronically. After providing my banking details, I was then told they would not proceed with the transfer after all. To make matters worse, I have dealt with more than five different representatives throughout this process, creating confusion, inconsistent information, and no clear accountability. We are now entering week three and I still have not received any portion of my refund. While KBM's booking experience was excellent, their refund process has been disorganized, misleading, and frustrating. Based on this experience, I would be very hesitant to book with them again. read more

We've rented from KBM Resorts several times over the years and always had good experiences until this most recent stay. Unfortunately, this trip revealed how a company handles things when something goes wrong. Our refrigerator stopped working early in the stay, causing all of our groceries to spoil and forcing us to eat out for several days. While the team brought in a temporary refrigerator, it was placed in the middle of the dining area -- not an ideal solution for a paid resort rental. Along with it was a warm fridge that took 48 hours to get to cooling strength. It was smaller and as definitely not ideal for how much money was spent to rent this condo. KBM's public response to my review is not accurate. I did provide receipts showing the cost of the spoiled groceries, and they did offer compensation -- but only if I signed a non-disclosure agreement, which I found completely inappropriate for a paying guest to be asked to sign. Having to involve an attorney just to review an NDA over a basic service issue is unreasonable. I have documentation supporting everything I've stated, including the receipts I provided and the photos of the temporary fridge. It's disappointing to see a company I've trusted in the past handle this situation so poorly. Hopefully, KBM re-evaluates how they treat repeat guests when legitimate problems arise. read more

The house keeping staff that they sent were friendly and good. Our condo had a terrific view. We enjoyed watching the whales from our lanai. Book directly through KBM. Would not recommend... I booked a SPECIFIC unit from KBM for a stay last month at Honua Kai through booking.com. Bad idea. I definitely learned my lesson about booking 3rd party. They switched rooms on me EVEN AFTER I confirmed in writing with Maria the Director of Guest Services and upon learning that it was most definitely changed a week before our stay (and to a less superior room) I inquired about the switch. Booking.com said it was completely up to KBM to do anything but KBM would not fix it or do anything or even make it right by letting me out of the misleading reservation! This is the worst customer service and I would avoid KBM resorts for ANY and ALL bookings. read more

If I could leave a negative star i would. We arrived to an INSANE amount of ants in literally every room, the bathroom floors looked like they had never been cleaned, including the floor mats. They blocked off the master bedroom which the door was at the top of the stairs so it was a super tight squeeze to get to the other room, super unsafe for my kids. There were two lizards in the bedroom. 5 BROKEN (literally hanging sideways with duct tape) fans throughout the unit. The listing said AC, the fans were far from an ac unit in 96 degrees with 102 humidity. Two of the cups in the cabinet had LIP marks on the rim. The plates had old food crusted to them. It was actually mind blowing that anyone would think this was OK. I contacted kbm and they explained they can't do anything about the ants because its summer time, they dont install ac units so we have to use the fans, and they would send a cleaner in two days. We paid 5,500 for this. We immediately left and booked a place with basically the exact same layout across the street for half the price, ac and was newly renovated.. this place didn't have ketchup and oil stained all down the LIVING ROOM curtains. I booked 4 nights at the Montage (Now named The Resort at Kapalua Bay) Unit #1205. The resort is a joke. TERRIBLE SERVICE. Not kidding you, when we pulled up to Valet our car, the lady came and opened my wife's door on the passenger side and said, "What are you here for?" Immediately. No "Hey! Welcome." nothing. Super rude demeaner in general. Moving onto the amenities, they are transitioning from the Montage managing the property to now Marriott. Someone in Marriott decided in their infinite wisdom to make the transition happen over a week. This was a disaster. Pools and grounds seriously understaffed and dirty. The spa couldn't take appointments because they couldn't tell you when they were booked because of their system being down. You couldn't room charge anything because of the same system, so you had to make sure you had a CC everywhere you went and keep the receipt if you get room credits. The room service food was ok but constantly got our orders wrong or missed things. We had 1 really great waitress that delivered food to our room. Talked to 5 other couples down at the pool and EVERY SINGLE ONE of them said exactly the same thing. Terrible service, terrible experience, nice view just wish it was an actual 5* resort like it claims. They offered to comp our parking. For reference I paid $3800 a night for my room. This place is a joke, save your money and book the Ritz or stay in Wailea at the Fairmont or 4 Seasons. read more

We had zero issues picking up our rental car and their guest services team was super responsive when I needed help with how to get the TV working (my fault!). Just got back from our first stay with KBM Resorts. We stayed @ The Whaler in #723 for two weeks, this was not our first time at The Whaler, so we knew what to expect while staying @ The Whaler. This was our first time to book with KBM, TBH, I was hesitant due to some of the reviews. I will have to say we received exceptional service from KBM. After checking in, I called KBM to request an oscillating fan for the living room area, one was delivered within an hour or two, prompt service! I also, asking about TV instructions, again prompt service. Once we retuned home, I discovered I left behind my AirPods, I contacted KBM immediately, I will have to say, they went above & beyond assisting with returning my items left behind. Staff handled the situation with such professionalism and kindness. I appreciate all their efforts in assisting me. BTW, The Whaler is great, #723 was very comfortable, master bath is awesome, kitchen was well stocked. My only suggestions, update the bed pillows in both bedrooms. I would definitely rent a vacation rental with them again. Mahalo! read more

Beautiful condo at Honda Kai unit H-603. Views were amazing. Resort was great! But we had so many issues with appliances. A couple of visits to repair fridge, wouldn't close properly so alarm keep going off. Freezer wouldn't freeze. So they brought a whole separate fridge/freezer to the dining room so could have ice (since repair couldn't happen until our departure). Dishwasher wasn't working. Detergent pod wouldn't dispense/dissolve when we did get it to run. Hand washed dishes for 7 after multiple dinners. KBM agreed to credit us for our troubles on the 2nd to last day of our travels. We also were charged by rental car agency when we returned our car that was "included" in our condo rental. So KBM now owes us credits for 2 things. Many emails later and still no credit 21 days after we've arrived back home. I've been told "5-7 business days to receive credit" since my first conversation. Has really been a time suck. Completely put a damper on what was supposed to be a great trip. read more

I would give this place a zero rating if I could. i do not normally post negative reviews for establishments but this one is warranted. When we checked into our room, we immediately saw cockroaches and other bugs crawling everywhere even up to the ac vents. Then management wanted us to send multiple images of said bugs, as if a couple werent enough. Very disheartening for my family to book this disgusting property. On top of the bug infestation, the bed sheets were all dirty. DO NOT BOOK HERE!! read more

Marsha S My boyfriend and I made an, "on the spur of the moment" trip to Lahaina, HI. My son/daughter-in-law" recommended KBM Resorts to book a condo. We had prompt and courteous response from start to finish. The condo was perfect!! We did have a couple maintenance issues, but were promptly fixed when we contacted them. The maintenance gentleman was super friendly, good at his job, and full of information. We made a new friend:) We would recommend KBM for booking and we will definitely be using them in the future. DO NOT HAVE THIS COMPANY MANAGE YOUR VACATION RENTAL. Rented Honua Kai KONEA 1029 which was managed by KBM Maui Resort and it was in terrible shape. Cabinet doors were literally falling off when opened, shower drain wouldn't drain so it turned into a tub, BBQ on lanai was filthy, the table in the unit was filthy, the lanai furniture had bird poop all over it, the TVs in the unit were from like 2001. It was so badly outfitted with cookware, I literally had to buy my own. If I owned this unit myself, id fire them immediately upon seeing how they kept up with my unit. read more

Josh, and the entire KBM team is just Great!! Very attentive, responsive, fair, etc. He helped our family so much during a very scary time with COVID. He is such a pleasure to talk to, and he goes over and beyond for his clients. Communication is key and he does this quite wonderfully. There were some changes to our plan, and the whole Team was ON IT! Emailed us right away letting us know that they were aware of the changes and had already spoken with the team about what could be done about it. We were able to get it all figured out and I ended up happy in the end. Thank you so much Josh for making my travel arrangements stress / worry free.
