Hired Lakeview to run a gas line to my fireplace, BBQ and gas lamp. Everything about his job was perfect, until the follow up with customer service. The quote was fair, the crew worked hard and professionally digging the trench, running the lines, doing the hook ups, testing for leaks, everything. They were courteous and professional. All the onsite crew was top notch. Even when I thought I had a gas leak in my fireplace, they sent out a follow up service call right away. The job was done in December and took about 5 days. During that time the sod they cut out froze so the crew said they'd take the sod away and return in the spring with dirt and grass seed to fill in the trench, no problem sounds simple. Spring is hear and I called to inquire about the dirt and seed. Spoke with Ed on the phone who said it wasn't part of my contract and the guys "should never have told me that". He asked me to send him photos, which I did. I was eventually told via text, that "restoring the trench really is not part of the contract" but "I can have someone put some seed down". I expressed my disappointment and said I was bummed that an otherwise great experience ended on this unnecessary sour note. His reply referred to one of his men spending 8 hrs trouble shooting a leak that lead to my BBQ that he didn't charge me for. One would think troubleshooting a potential leak in the lines and devices you just serviced would be part of the job? Right? All in all at the end of the day the price and actual service they provided was top notch and for that, I'd recommend them, but I can't give 5 stars due to the customer service. DO NOT TRUST THIS COMPANY. I was told there would be no additional charge to correct their faulty work, yet they billed my condo association afterward without my knowledge. On 7/30/25 they "fixed" my toilet ("wax ring & tighten down") with no issues noted. It never rocked before, but within months it became unstable--clearly not done properly (see photos). On 3/25/26 they came back, said the wax ring had "failed," and reset it again. I was told this visit would be free and signed the invoice based on that. They then added a $395 charge after the fact to a document I had already signed that showed no billing amount, and billed my condo association without telling me. I came home from work in the afternoon and found that my pipes had frozen. I have a basement so I didn't expect this. I called Lakeview because they were able to send out someone immediately. Mason, the worker they sent out, was able to thaw the pipes without busting them. I didn't have shut offs to the outside spigots and the pipes were under a finished ceiling trapping cold air around the pipes. The next day Mason came back with another worker and replaced the galvanized pipes and placed shut offs and drains on the outside spigots. They did a good job. They placed tarps on the landing and the basement stairs to keep them clean and swept up after they were finished and removed all trash. Mason explained what he was doing every step of the way and answered all of my questions. I couldn't be more pleased. read more

My boiler went out on Monday, I called Lakeview, the woman who took my call (Carol) seemed abrupt and lacking customer service skills and protocol, but I was desperate. Technician came out and did repairs (replaced a transducer that was causing pilot not to stay lit). I wake up today (Friday) and boiler not working again. I called and spoke with Carol again in the morning (9am), same cold, abrupt, interrupting NON customer service technique. I'm told she will alert the technician (and she'll let me know). I call back at 1PM to ask for any update on a possible visit and am greeted with Carol's NON customer service approach again. She is doing a lot of talking but NO listening. I am TRYING to tell her that we can NOT POSSIBLY communicate if she doesn't take a SECOND to TRY and LISTEN. She HANGS UP ON ME! I will NEVER, NEVER, EVER willingly give my money to a company that allows this type of conduct. The FUNDAMENTAL tenet of customer service (ESPECIALLY when a customer has a problem with the work YOU DID) should be to GRACIOUSLY LISTEN, offer assurance that they will do everything they can to resolve the problem and be pleasant and validate any feelings a dissatisfied customer might have. Lakeview was contracted by my condo management company to assess, then repair a broken drain pipe under my garage. Justin coordinated and supervised the work. Tony and Ryan did the work of breaking up the concrete floor in the garage, shoveling out old sewage, then cutting out a broken pipe. They then installed a new section of pipe, refilled the trench with aggregate, then poured cement. All in less than a day. Actually about half a day. The work was fantastic. Tony Lacommare explained every step along the way. They made sure the drain was working properly before leaving. They cleaned up afterwards. Even used protective tarps to cover my motorcycles from dust and dirt. I can't use enough superlatives to describe their work! Hard working, professional, capable, and thorough! I had a furnace and water heater installed by Lakeview 6 years ago, so I knew they did good work. So last Sunday, my furnace stopped working and I went on their website and submitted a service request that I had no heat. First thing Monday morning I got a call and explained to them the situation. The nice lady expressed concern and said she would contact dispatch immediately. I received a call a half hour later from Don who said he could be out within the next hour! He showed up and got the furnace working again after replacing a defective part! Don also answered some questions I had. Great job read more

ZERO STARS Bunch of shady scum who break pipes, cabinets and leave an all around mess. For what they scammed my elderly parents out of they should respond better than they have...Apparently money is more important than customer satisfaction!!! Scammed my parents out of nearly $3,000 to replace their home plumbing...which they didn't replace all of it!!! Refused to replace the shower pipes. They broke the vanity in the bathroom to replace the sink pipes and then told my father they would fix the drain for ANOTHER $450!!! Damaged other drains and again $450 to replace those because "we didn't agree to do that in the original estimate". UM YEAH and we didn't agree you would damage our drains and cabinets due to utter incompetence either buddy!!! Left gritty sediment all over our basement floor so it was like a sandbox with who knows what kind of bacteria. Left remnants of their work all over the floor as well as old parts and other waste. If these people are "master plumbers" then somebody needs to check their credentials and send them back to school to relearn the profession. After repair customer service is all about blaming the customer and telling lies about how they do work. I had a pipe leaking in my crawl space from a shower. I called Lakeside in the morning and they said they could have someone over early afternoon. Before 1pm the plumber, Tim, called and was over. He crawled in the crawl space through the basement and said how soon do you want this fixed? He immediately went to the parts store on Mack in Detroit and came back and fixed it that afternoon. He also charged me $100 less than what he quoted me since it wasn't as labor intensive as he thought. Highly recommended!!! I don't believe some of these other reviews on here. read more

I'm very happy with Lakeview's service and attention to detail. They had a great competitive price for my a/c install, and they came out quickly to do the work. Chris and George did an excellent job installing our new unit, and also did a great job cleaning up afterward. There was a small issue with the backlight on my thermostat not working, but when I pointed it out George did a quick research call, and corrected it before they left. I called on a Wednesday morning with an issue with two windows leaking. They told me the person handling these repairs was named, Justin, and that Justin was out on a job. They assured me he would call me Thursday morning or Friday morning at the latest. I never heard from them again. I did not call back. I only do business with people who do what they say they will do. Zero stars! Buckle up everyone, this is going to be a ride. I called this company for a plumbing issue. Charlie Baker came out and used a camera to look at the sewer line. He was supposed to call me and let me know what the cost would be that day since I was not there when he came out, but ended up calling two days later. About 3 weeks later I called to schedule an appointment to have to work completed. I spoke with Carol, who told me she would find out who was out at the house and have him give me a call. One week passes by and no one called, so I called back. So I call again, and speak with Carol again. She tells me she will have the guy give me a call the next morning at 11am. Again, no call. I'm pretty frustrated at this point and end up calling and speaking with another person who says he will have the manager call me on Monday morning when he gets in. Usually at this point, I would go with a different company, but since they had already come out they would take the $179 I paid already and put it toward the job. I finally!! get a call back and he was very nice and helpful. For some reason they don't have any notes from Charlie about what needs to be done, so they are going to send him out again to run the camera again and give me a quote.. again. So we schedule it and I'm going to be there this time so there's no confusion. He comes back out, emails me a quote, I call to schedule and he calls me back on Thursday 5/23, my daughter is sick so I don't get a chance to call him back, so he calls again today on 5/30. I was at work and did not get his message until the evening. He also had sent me a text message saying he wanted to come out tomorrow and to please let him know if that was ok. When I finally got his message I texted him back letting him know tomorrow wasn't going to work. At this point he says he also called me yesterday, which is untrue. After everything that had happened I am finally fed up. As you can see from the text messages between us, he got very rude. First of all, he had to come out and recamera for no charge because HE lost the notes from the first visit! UNREAL!! Please do not waste your time like I did! This company is a total rip-off!! My elderly Mother called them when her air went out. He came out and went into the backyard to check the air conditioner, He came back in shortly & informed her that the unit was to old and couldn't fixed. He told her it need to be replaced, sat down & wrote 2 estimates. One for $2000+, the other for $3000+. Luckily my Mom got one of my brothers on the phone to talk to him, after that conversation my Mom and brother decided to wait. Then my mom got one of my other brothers on the phone and told him the situation, he was able to send his handy man over to take a look at it. He came out and looked at it, it took him 10 -15 minutes to find the problem! It was a $10 part... So obviously my brother wasn't happy, he called Lakeview back & explained the situation. Lakeview's lame response was that with a unit that age you can fix them and you never know when the will break down again. Really? Isn't that a decision for the homeowner to make. We went to their website. They have an online appointment scheduler. We picked our time, filled in the information, and waited for them to call us back. We received an email thanking us for scheduling an appointment, that Bob Popso would call us back to confirm. We waited the entire day. No call, no show, no more emails, nothing. Thanks for wasting an entire day for us. Their ad says 24 hour service 7 days a week. I think not. Poor customer service. We called someone else who came right out and fixed our simple problem. I called them to come out and snake a drain last weekend. Within 3 days the problem returned in the exact same spot. I asked to come back out and they did not inform me during the call that they would charge full price. So I called the owner Ed and I wanted to be fare and split the cost of 2nd visit for 1/2 price but he would not work with me. In fact he was quite rude when I was trying to be civil about the matter. Last summer our AC went out and I called Lakeview Mechanical - mainly because Lakeview designed and installed the system about 12 years ago (we have an old house with a boiler so our air handler is located in the attic). Don Rappert came out and after more than an hour of dicking around with the compressor recommended we replace the air handler and compressor -- total $4,680. According to Don we had to act fast because running the AC as is would result in water damage and ... (gasp) ... BLACK MOLD!. The next day I climbed up in the attic and determined the pump was running but was not removing the condensation water because the check valve was clogged. Took all of 5 minutes to disassemble and clean out the check valve - problem solved. Within a day all the wood and insulation was bone dry. Lakeview Mechanical charged $245 for the service call, didn't correctly identify/fix the problem, and tried to sell me an un needed $4,680 system. Don Rappert kept telling me how he had over 20 years of experience. Yeah, 20 years of ripping people off! read more

Called Lakeview to check for a leak in my wall, tech came out right away and called before showing up. They did not reschedule and were here when they said. Tech told me what needed to be done and even replaced my sink with the one I provided. Very expierinced and cuctomer service was great, low prices best deal. Called Lakeview to fix some under cabinet LED lighting and replace a few outlets. They called on the scheduled day to reschedule for the following week. When they showed up they replaced the three outlets and took the broken under cabinet lighting to match up and replace. We paid them over $400 to replace the three outlets and have never heard back from them on the under cabinet lighting. When we followed up with the installer he did not return our calls. We've called the office three times and the lady on the phone was very standoffish. She told us that they would get back to us every time and they never once called us back. They still have our under cabinet light so now I can't even give it to another electrician to match up and replace. I wouldn't recommend Lakeview to my worst enemy. read more

Lakeview seems to get 5 stars or 1 star. I have been using them for years and their contractors do terrific work, however their office staff could use some help. Called to schedule and appointment a week before was told would get a call closer to confirm time. Didn't. Had to call them the day before was told a 4 hr window but would be called 30 min prior. Had to call them at the end of my 4 hr window to get time and was told they would call back. They didn't so had to call an hour later to be told someone would be there in the hour. When contractor arrived unable to do job because it was a 4 hr job and now it's the end of the day. Had to reschedule. I don't fault the contractors they do great work. However you have to pack your patience with the office staff. I recommend the work just not the office. read more

Had this company out to snake backed up line to the sewer. They told me that my pipe was cracked and gave me a $4,000 estimate to dig up and replace the pipe. The guy didn't try very hard to snake it and admitted that he didn't have a good cutter. They came out again with a different machine and charged me again. I had another company come out and they were able to cut through the tree roots that caused the back up and fixed it for half of what they charged me. I called to complain and demanded a refund. I was told that if I brought in the receipt from the other company that said they fixed it they would give me a refund. I took the receipt and a letter to Lakeview's office but they never called back, gave a refund, or answered my calls after that. This company just wants your money. Go somewhere else! read more

I hired this company to fix my furnace/AC. However, my furnace/AC stopped working a few minutes after the repair had been made, I called the tech back inside (he was still in my driveway). He said that he was at a loss as to how to fix the issue and that I would have to wait until the following week to have the issue resolved. I told him I wanted my money back and went back upstairs while he rebolted the panels onto the furnace. He gave me back my credit card slip, said he tried his best to fix the problem and left. When I called the company to let them know what happened, the owner or manager, said since I was obviously unhappy with their services I should call another company. New company comes out, takes the panel off the furnace and immediately calls me downstairs. The board that was replaced by the tech had been ripped out and only the wires were left hanging. The new company wouldn't repair the furnace because of this and said it looked like the damage had been done maliciously. When I called the company to complain, I was hung up on. read more

I recently purchased a fixer upper from the 1950's and needed to replace all utilities as well as some duct work moved. I received several estimates and Lakeview had the best overall cost considering the quality Rheem product included in the price. I was very pleased with my experience with Lakeview and would recommend them to others. They were able to orchestrate removing my old furnace, water heater and air conditioner, installing the new and moving a duct in an efficient amount of time. Throughout their work the,job site was always kept clean and the customer service was great; everyone was friendly and knowledgeable. this company was asked to design and install a heating system for our garage. It took 3 months to install and it was insufficient. they wired into my emergency lighting, and they failed 2 electrical inspections, when asked what was the plan to rectify the inability to heat the space properly I was told I should have bought more heaters. They ended up installing a local infrared heater, now we sweat then freeze. they have outright refused to correct this. When asked why the external inlet was not installed on the heaters, I was told the installer did not know the whole plan. they have basically ask me not to call again and told me the will not fix this. make sure you are happy and the inspections pass before you finish paying them or you will get nothing from them. by the way safety protocols are not even on their radar, no lock out/tag out training, no safety harnesses, no hard hats. just find some one else. read more

Don't even waste your time. Came to my home to snake our main sewer line, told us there was a break in the pipe, we needed to call the city, and he would too in the morning. We called the city first thing Monday morning..he never bothered. The city said we'd need video of the break, plumber came back out Monday and took video. He said he was going right back to the office to download on a scan disk to get right over to the city and he would call. He was absolutely sure there was a break in the line he said. No calls to the city were ever made, no video sent, and my husband tried numerous times to get ahold of the plumber to no avail. Called another company, they had there guys out in by the afternoon and within a couple hours my line was snaked clear. Over 7 ft of tree roots were cleared out. We saw a live feed of our drain, NO break. Don't waste your time or money with this company, so not worth the extra stress, time, or money. read more

We had such a bad experience with this company. We had had them snake our sewer three times in this last year we've lived in our house. The first two times Charlie said it was clear as a bell. The third time we called because we had some gurgling and backing up. Charlie came out and snaked it again, and said he couldn't get the snake through at all and couldn't see anything with the camera. He charged us $100 anyway, and said he would need to come back and use the "eel" which would be $525. We had no reason not to trust them, so we agreed. He came back the next day and "eeled" the line, and said he still couldn't get through. He told us the line was probably broken and that we should call the city to see if they would take care of any of the repairs. We contacted the city, and they told us they had never heard of Lakeview Mechanical and sent us to another plumber. The plumber came out and got the snake through - charged us $70. Told us there were roots growing in our line - we needed to get some root killer and snake it again. Haven't had any problems since - and that cost us only a little more than just 1 visit from Lakeview. We tried contacting Lakeview to let them know how disappointed we were and how we felt we were ripped off, and they kept telling us somebody would contact us about it soon. It has been months now, and many calls/ emails were sent to them. They keep telling us somebody will contact us, and nobody ever has. I do not recommend this company. We called Lakeview the told them we lived in a condo and the management company would pay the bill. The gentleman told us our management company was acceptable and they would send thenbill to them. We received a call from Lakeview today regarding the payment. Not only was thisnwoman rude to my husband but she hung up on him twice. I called the woman back to assure her the bill would be paid and not only did she hang up on me but threatened me too. We tried to call the owner and he was just as rude and also hung up. If this was my company I would never hang up on a customer once twice or three times.If they had just called the management company back they would of assured them that their $300 check was mailed on November 7th. Charles lucky for you ya didn't get Mike in your home. 8/12/15 he came out for a simple changing the inside of the handle of the bath tub. This company thinks the blue booties are something they wear to protect their shoes from your floors to your yard and back. Maybe he had new shoes on. He came here to change one handle so it would work again and it turned out that he had replaced all three handles of the bathtub without okaying it with me. Never telling me that he didn't have the proper part or he would have to leave to milk the clock to avoid going to the ace hardware on the corner and go to his far away place to get the plastic part. He just wanted his parts on regardless of when I said "Put original handle back on later we will just replace it". Did he confirm which handle to use No..... Did I want him changing all washers and handles. No! After calling his boss he did put them back on to the originals again as he was dropping tools on the floor and tub and left quite a dirty tub after leaving w/out getting paid. Later at the corner at Ace we found the new part that's not plastic and put it back together with the help of you tube. Being spiteful with leaving a dirty tub is not nice. read more

Have been a good customer for over 20 years, Two furnaces and AC. Good customer, but you'd never know it from recent dealings with this Company. We live only two miles from their office. After AC was installed, the inspector asked that we contact Lakeview to change the angle on a simple PVC pipe so that rainwater or snow wouldn't enter it. .We called twice to have this done, and were told someone would come out and do it, but it never happened. Yesterday I called for service work on the AC. I was told I'd get a call back about what time someone could be here. No call back. So I called again this morning., identifying myself. "Who are you again. I get 100 calls per day. they're out in the yard dispatching. I'll call you back to tell you when they can come" No call back. Two hours later I called again.. "Who are you again?" I told her, again. "The best I can do is sometime after 1:30". So I've waited the whole morning, only to still not know when they might come. I told her I might need to call someone else if I can't get a better commitment to a timeframe. "You're free to do that, sir, but that's the best answer I can give you." Had I gotten a call early, I could have gone on with my day until later, but I am now stuck waiting for a service tech to POSSIBLY come over. Maybe Lakeview has gotten too big. read more
