Home Inspector did not recommend changing the Water Heater that is from 2009- and with no Water Softener on the house- Las Vegas Water Heaters generally are not good after 6 years... Home Inspector did not note obvious Water Damage under the Kitchen Sink- the whole wall under the main sink is damaged - and the smell is active mold-- Home inspector failed us and cost us $400 plus as we could have asked to have been compensated for these 2 major issues in the home buying process. Clearly they just wanted to make a quick $400 and now I am having to fork out thousands to fix 2 issues that affect my health and safety. read more

I called around to a few different inspectors and I decided to go with LV home inspections. off the bat the phone call was great, awesome customer service, once the inspection came meet up at the property, came on time and any question I had dougles took his to to explain everything into detail, even while he was busy. very efficient and great person overall, at the end of the inspection he did a quick run thru of the property and even showed me certain areas that might have issues and well as solutions to the problem. Had our home inspection done today by Doug and didn't expect to write the review until tomorrow since I wanted to see the full report first. Doug showed up on time and quickly went over what his plan was for the day, where he would start and what he was going to be looking for. We went inside and he did his thing while we walked around inside to take a look at things we didn't recall seeing or couldn't remember during our very first walk through. We walked around and as Doug saw things we asked questions about things we were concerned about like the AC units, water heater, garage, etc. He answered our questions and made sure we understood how and why things were done that way since the home was a bit older. Overall he went through everything as expected top to bottom not missing a beat. I appreciated his knowledge and suggestions and the time he took to make sure everything was looked at! When he was done he had let us know that he would make sure to get us our full inspection report by tomorrow which I thought was pretty quick. Again I expected to be writing this review tomorrow after reading his report, but Doug did us one better and got it to us the same day! I'm extremely satisfied with his detailed report and all the pictures to show exactly what he's talking about! I would highly recommend going with Doug for your home inspection needs! 10 out of 10!! As a first time homebuyer, I was sure happy to have Doug on my side! He was very thorough and detailed with the inspection and gave a very comprehensive report soon after we met. He found things I never would have thought would be an issue and I was happy he was up on the roof photographing every tile that was broken. That allowed me to take his report and shop for quotes to repair the damage he found. I met him at the conclusion of the inspection and he was very willing to answer my questions and was very helpful providing local knowledge of the area and things a homeowner should know like where the water mains enter or how to shutoff the gas in an emergency. I've since taken many of his recommendations and applied them. I hired a home inspector that had no idea what reality was. During the inspection we got into a bit of an argument and he stormed off the property (I could write a book on this guy). I frantically opened Yelp and messaged LV Home Inspections. Doug responded in 30 seconds and agreed to do the inspection the next day. Doug arrived in a huge truck and greeted me and the home seller. He soon was busy with the inspection. He climbed on the two-story tile roof took pictures of every broken tile. Next he went around the outside of the property for nearly 2 hours inspecting everything (pool and spa as well) and taught me along the way. Inside, he spent over an hour going through every electrical outlet,appliance, bathroom, closets, bedrooms, and garage. He was a whirlwind of progress.  Halfway through the inspection, Doug started his report on his laptop, charged his phone, and began noting the things he would put in his final report. After 3.5 hours we were done and I was exhausted. I gladly paid him and felt like I was getting the better end of the deal. The next day, Doug emailed me, and the real estate agents, the final 45-page report which included high-quality color photos with his recommendation list. The list was clear and concise. Doug is a straight shooter that knows his stuff. I believe he has a degree in civil engineering and has done inspections since the early 2000s. Did a great job with the inspection for my house. I contacted them Friday afternoon and they were able to do the inspection Saturday afternoon, when nearly every other company wanted to push it back to Tuesday/Wednesday. The price came in similar to other inspections and Doug offered a Yelp discount. I contacted Doug, set the date and time and he was there without reminding him and before I was able to arrive. I walked through the inspection with him so I would know what to look for in the future and he didn't miss a beat. His report was detailed enough to provide with a request for repairs (RFR); which we did. After we were informed that the request for repairs was complete, I asked Doug to come back for a secondary inspection to which he agreed. He was just as detailed as his original inspection.
