I hired LBPM to property manage my condo and Jordan Polon has been my primary point of contact throughout. He was quick to run a market analysis, provided me some concrete tips of cosmetic improvements to make it more marketable, and handled all aspects of the leasing. I posted my place the week of Thanksgiving (clearly not ideal timing) but he managed to set up several showings and keep me updated as applications funneled through. My place is now rented, which is a huge load off so I'm definitely thankful for their services and would recommend them. read more

Living in LBPM has been great! I've had the pleasure of connecting with the LBPM Manager Danielle. She's very communicative & easy to talk to. If you have any questions, she's basically always available. She's made so many accommodations to help my apartment be it's best. Plus, we recently got access to online rent payments which has made it sooo much easier to pay on time. One of my favorite parts of the building is the layout of the 3rd floor rooms with the skylights - they're gorgeous! I would appreciate more single space parking (not tandem). The carpeting in the stairwells need to be updated, but that's one of the planned improvements I look forward to. Another thing, this complex could benefit from a heated spa / pool. read more

Is this a legitimate company? Seems like almost every negative review here, of which there are many, mentions the same issues. In my interactions I have experienced a rep (Crystal) who is unfamiliar with the property, slow to respond (if at all) and never shows any sense of urgency or concern. Problems with basic necessities that are protected by the California Civil Code have been ignored or slowly addressed. LBPM puts property owners in danger of lawsuits and ultimately the loss of stable rental income. Probably best not to take a chance with this company. It could cost you big in the end. LBPM property management manages our community in Santa Clarita. The property manager serving our community is new - the third person in so many months - why? We've had a bad run of property managers who won't respond to simple queries. I've tried calling senior managers at LBPM but none have responded. I lived in Irvine for many years and can say that communities there would not put up with this level of service. So my question is why do we get such awful service? Is it related to socio-economic factors being that this is Santa Clarita? And more importantly, why do my fellow-residents put up with this? PS - after placing this critique online, suddenly a plethora of reviews crop up about LBPM - most of which are very bad. Before you move in please make sure your property is not managed by LBPM in any capacity including HOA. LBPM purchased De Miranda Management ( DMM) maybe 2-3 years ago. DMM was awful with Brandon as our site manager. When LBPM took over thing became god awful. Management would indicate on the portal issues repaired, when they were not. Brandon would straight lie and tell you anything just to get you off the phone if and when he returned your call. Many of the employees and contractors they used did very sloppy unprofessional work. I usually always had to email everyone in the company to get a repair done. The higher ups never called you back or responded to your emails. DMM allowed my complex to become slum-ish and LBPM allowed it to descend further towards a slum. There was one point we has no working washers/ dryers due to backed up plumbing (sewer water), broken lights in parking port and broken parking gate that remained broken for over 2 yrs. Many tenants had to make complaints with city to get issues resolved. I had to threaten legal action as well twice. This is only a fraction of my experience with DMM/LBPM. Hiring this company to manage your property is beyond a mistake. It would be down right idiotic and detrimental. Rent at you own risk. You have been warned. read more

I called and called to get an update on my application and I got no response for a whole week. I left texts and voicemails and then finally the agent responded and said the owner is their new client and is going to be involved in the application and approval process and they are reviewing them. A whole week went by and now it's been a month and still no response no letter of denial no nothing ! Jordan Polon was the agent that started off well and professional with us but completely failed to follow up or provide the proper protocol. I am an owner at an apartment complex and working with LBPM is worst than a horror movie. If you are an owner RUN the other way. They never pick up the phone, they never return calls, I'm not sure how they are still in business. Someone needs to start a class action lawsuit against LBPM. As a landlord, this is the by far the worst property management company I have ever worked with. Be warned- stay away from this company. LBPM recently purchased Demiranda property management, whom previously managed our properties. Once LBPM took over the management, things went downhill fast. LBPM failed on all front of their job to include: collections, evictions, reporting, and unwarranted billings from their in-house construction team NUWAY. There was absolutely no structure, leadership or accountability between any members of the LBPM team. To be honest, managing the properties myself would have been easier and less time-consuming than working with LBPM. With all that being said, firing LBPM was one of the best decisions we made. If I could give less than one star I would because this company made my life a living hell! There was a flood in my apt forcing me to move out for almost two months. Fine, not in their control, not their fault. What was in their control was how they handled it. This is their job and what they SHOULD know how to do as well as being compassionate and taking care of their tenants. Over and over they could have done the right thing but chose to do the opposite. Lamice was my point person and she was awful. She was constantly rude, lied to me and did nothing to help me. They were suppose to reimburse me for having to Airbnb and stay in a hotel but never paid me back as they promised. I had to hunt them down by email and phone and was still given the run around until I finally got reimbursed way after they said they would. The stress of having to live out of a suitcase with 2 dogs while my apartment was supposed to get fixed was bad enough but these people made it so much harder on me. I had cameras in my house so could clearly see that the contractors were not working full days as they were also working on the apt below me which drew the process out way more than it needed to be. They didn't manage the situation at all. They tried to cut corners, didn't hold the contractors accountable and they all got to go back home to their beds at the end of the day while I could not. I could go on and on recapping just how terrible and uncaring these people are but I've wasted too much time with these sad excuses for property managers I've ever experienced. Always screaming at other tenants and it's always her way or the highway. Everything that has to do with maintenance is on her time. She will never accommodate and work with peoples work schedules. She looks for the easy way out. This company likes to take your money but when things aren't working they never address to lower monthly payments. If it's the other way around with rent and you're one day late they want a late fee right away!! Then when you call the company or even email them they will NEVER REPLY! I have been a loyal on time payment customer for at least three years or more. Only once there was an issue however I feel very disappointed of there way to handle a small $10.00 issue. My monthly HOA payment was sent on time but I was still charged a $10.00 late payment fee. I went to there office to ask why ? I was told that the payment came on time however it was a holiday so it was a day late getting processed. Realizing it was not my failure to send a timely payment I was told that a credit for $10.00 would be taken care of. It never was. I asked for an update when I sent my next payment in . I recently moved out of my apartment and to another state. It's been awful trying to get my security deposit back. The amount of time required to receive a refund has passed and I haven't so much as gotten a call back or an e-mail response letting me know if there is a reason for the delay. UPDATE: I ended up receiving a call from the company and they were able to tell me my check had been mailed off. While it was well after the standard time period given, I was relieved that things worked out. This is a long and painful tale to tell. I rented a place with my girlfriend 6 months ago. Before we moved in we asked for repairs to be made. We moved in, and nothing was done. I post a bad Yelp review, and the property manager wo I could never seemed to get on the phone, called pleading to take down the review as it may cost him his job... I was told management would be calling me and for me to change my story. I did so as a gentleman. Fast forward to 3 months ago. Repairs were not made on the home, I was washing my dishes using a garden hose from the backyard. I gave them 3 months notice and they have been making me show the property myself. The property manager put up a weak craigslist ad, whereas I went on Trulia, Westside Rentals and Rad Pad and put up advertisements using a copywriter to rent the unit. I hand them renters ready to sign... but they failed to call them back, or make the repairs, and so the unit STILL sits unoccupied. From the bottom to the top the management of the personal, and the management of properties is terrible. I will post photos of the abominable conditions I was dealing with. Since the PMC changed the building isn't as clean as it was Before there has been issues with the system they set up for rent pay. I have been renting with LBPM for over 3 years now at different apartment complexes and I have no complaints. They make the application process very smooth and quick. Being a student, I usually need to have my mother cosign for me and they are always willing to do so. The first apartment I lived at was "Lassen Village Apartments" in Northridge, CA and we had a great experience there. We got our full deposit back and was told our apartment was in great shape. I truly believe this company does business honestly being they have SO many people who want to rent from them they have no need to screw you over. As a new tenant, just two weeks in, I have experienced extremely terrible poor management. The property manager, Alan failed to properly provide all of my keys (mail and garage) since day one. Even before signing the lease, I had questions and Alan nor his boss Gabby never responded to voicemails. This should have been my first clue. It has been 10 days since my move-in and have yet to receive my mailbox key which is a tenant rights violation and a potential disaster for identity theft as I have not been able to retrieve any mail. I have contacted the main office in Sherman Oaks a multitude of times. I am in the process of submitting a violations claim to Fair Housing including the USPS so they are aware of the situation. If I had of know the lack of integrity from this company about even the simplest of issues and violation of tenant rights that they are actively participating with, I would have never signed the lease. Beautiful building, wonderful neighbors but extremely terrible property managers. I am already considering moving next year once my one year lease is up. Renter, be aware. read more

After years of quietly paying on time and asking for nothing from management, I was deeply offended by the way Lisa H. handled the situation when we couldn't allow inspectors to come in for ONE hour when the building was being sold. We cooperated on days that they asked for more than a reasonable amount of hours for buyer walkthroughs, and as the building went through court-ordered overbid we allowed more folks through for a second round. But one hour we asked for to be respected because of personal matters and Lisa immediately threatened us with being in violation of our lease. I am disgusted with this behavior and would never recommend them for building management. Unfortunately, renters have no say in who their management company is, and condo owners have to get board approval to change theirs, but if you are a property owner or an HOA board looking to switch I would encourage you to look elsewhere for a management company with integrity. read more

Since LBPM has become our property management, the state of our large condo complex has gone down rapidly. I have filed reports on their online portal but the complaints have not been addressed and no one has responded to me letting me know they got the report. The garbage collection doesn't always come when scheduled and so our dumpsters are running over with trash and smell terrible, especially in the valley heat. Multiple units are empty which attracts break ins and the security in the complex is never to be seen. Our 2 common areas are not available for use because a security guard has taken up residence in one area and the other has become storage. Our HOA docs are not being followed at all and LBPM does nothing to help us fix this issue. My advice is to stay away from this company. read more

Meridian Court in Tarzana is an absolute mess. Very old property, remodeled and reopened, but still not nice and many old fixtures and elements from the former building remain. They threw up a few cameras around the property - not that that stops any prowlers, usually homeless who are constantly poking around the property. The amount they charge for 1 bedroom units is obnoxiously high, for such an old property and I hope rent control for 15+ year old buildings (this building is WAY older than that) passes so the owners can't keep profiting as much as they do every month from tenants. Management is extremely rude and unhelpful and will tow visitors' cars parked on the side of the building so don't even think of letting your guests park there. read more
