    The pergola was delayed costing us thousands in lost revenue

    AVOID AT ALL COSTS!!! I never write bad reviews but this company was absolutely horrible to work with. They know their bad reviews hurt them so they go by multiple names so you can't look them up on yelp and get a real sense of how their work is. I bet if their customers knew their real business name they would have a lot more bad reviews. Freddy promised to have our patio cover built quickly and cheaper than competitors - which is WHY we went with them. Of course it ended up being more expensive than they promised and not built on time. Complete unethical scam to steal business from other ethical builders. Undercut, overpromise, underdeliver. Rinse and repeat and reap the profits without any repercussions. I was told that the pergola was going to be done and built the day I was coming to check on the property, and when I show up to the house that day there was nothing. No workers, no materials, nothing. They will lie to your face without even the slightest sense of moral obligation actually to do what they say. We lost thousands of dollars due to their lies and deceit. Please avoid this company. We would have saved money and been better off paying twice the amount for a reputable company to do the work.

    FRAUD FRAUD FRAUD FRAUD!! I cannot reiterate that any more. If i were able to leave a negative review, this would be the best company to do it for. Read all the 1 star reviews below and reach out to them. Freddy Lemus and Victor Trejo were hired on 11/9/2019 to complete a project estimated to take 8-10 weeks and we stand here today 8/6/2020, and the job is only 20% complete. I have posted photos of before and from 8/6/2020. We are working with the BBB, CSLB (Contractors State Licence Board), and LA County Superior Courts to get our money back. I WOULD NOT HIRE THIS COMPANY TO DO ANYTHING IN YOUR BACKYARD, HE IS CROOK, AND THEN BLAMES MANUFACTURING DELAYS.EACH DELAY IS 6-8 WEEKS SINCE DECEMBER 2019. THEY ALSO OPERATE UNDER DEFINITION PATIO COVERS. License # 1018337

    My Husband and I are really happy with the work Lemus Patios did for us, they were not the lowest price but did an AMAZING JOB!! We started with Freddy at home with his estimate he was very on time and provide you with lots of extras that make us believe he has the knowledge for our project. It took 2 weeks to get materials ready and have Victors crew in our property they were very professional clean every day all the mess and also as courtesy they use a vacuum to make sure all the small parts of aluminum and screws go away for our pet safe, they finished the job in 3 days. We followed schedule of payments as someone else suggest on the reviews and work perfectly and they always honor our contract. THANK YOU SO MUCH!! I strongly recommend this guys for your aluminum patio cover project.

    It was great working with Freddy. He showed up on time, was very reasonable with price and easy to communicate with. When the day came to install the patio, Jesus and Joel were great. They were very professional and finished the job fast. They were very friendly and patient with all questions I had. After the installation they cleaned up the mess very well. My experience with Lemus Patio covers exceeded expectations!

    Asked them to perform cuts not where newly installed pavers were installed. Didn't want these on floor where my kids would be barefoot.

    First words I would say is don't believe a single word from Freddy. Freddy is nothing but broken promises and even threatens liens on the property when he doesn't fulfill his promises. Highlights of everything that led up to this review. First of all he is very attentive when trying to win your business and when you sign a contract it is a complete 180 in response. It took me calling and texting over and over to get him scheduled to perform the foundation/post work. To make things worse he failed foundation inspection 3 times with city inspectors, this caused delays to my backyard contractor because they could not perform their work because there were two large holes in the ground that have not passed inspection. Upon finally passing, as agreed he would be back in a month or so to finish the work allowing my backyard contractor adequate time to complete their work. You would think he would schedule a slot for us with this much advance notice, took over a month to schedule him to get back and install the rest of the patio cover. It was excuse after excuses, the best is when his work truck broke down and I was pushed back another few weeks. Apparently, everyone else doesn't get pushed back too, I was the only one pushed back to the end of the queue. Finally Day has come for installation and I quickly learn he subcontracts the work even though he sold the project saying it's all his guys that work directly for him. As one would expect, the subcontractors don't know all the details I discussed with Freddy on what I wanted and envisioned. Also, workers had no respect for my newly installed pavers. I specifically asked to perform cuts and work in front of house so slivers and pieces of aluminum don't get stuck in my new grass and pavers, they just cut right on top with not even any tarp or floor covering. When confronted about causing scraps and marks on my new pavers their excuses were that's how pavers come. Also they became confrontational and proceeded to storm off the site and slam my newly installed side gate against the wall. There are even more details, but I'm going to bring up one last point. As mentioned this work had been a nightmare and getting them to complete the work was an ordeal. When threatened to proceed with another contractor, Freddy made a statement that he would refund all my money if it was not complete by a specific date. Long and behold he did not finish by that date, but he again did not live up to his word and threatened to place a lien on my house if I did not pay. He did not complete the work and his guy Victor was at mouse house days after the specified date fixing the poor work originally done. Victor was the only saving grace in this ordeal, he is a true professional that has pride in his work. He made sure everything was fixed as best he could and tried to makeup for Freddy's incompetence and lack of professionalism. Stay away from this guy it will be worth the money to pay a little more than deal with Freddy. His price was only a few hundred bucks lower than a more reputable company, I only made the decision to go with them because of what I perceived as an attentive business owner that would do a great job, but it was all a facade and a smooth talking salesperson willing to say anything to get the job in contract with no intent to fulfill on details of the project.

    I found this company on Yelp. We had a sunroom built by them. The sunroom is permitted. My review of this company will echo a few of the others. The work we had done by this company was great. I would give it 4 stars on that. Dealing with Freddy and Victor was not easy and I would give that about 3 stars. They had very bad miscommunication on what was going on. Workers were supposed to be at my house on curtain days and people would not show up. It was the holiday season, so I did understand and have patience with that. I had workers asking for money at certain times when it was not scheduled in the contract. I just showed them the contract and that was easily settled but a little annoying to have to deal with. Having said all that the problems that did come up were eventually solved and that is what counts. I really liked Jesus team that did the main part of the construction of our sunroom. They worked three days straight and we were able to tell them exactly what we wanted. The finishing touches is what we had a problem with but most of those issues were taken care of. I have done several improvements on my home and what has always helped me feel better is the following. I would recommend this company if you did the following. Have a payment plan in place. We did our as follows (No I will not tell you the amount we payed for our sunroom because that will depend on lots of factors). 10% down payment 50% Materials Money (After demo and Haul away) 20% after built 20% after inspection passed This plan made me feel comfortable. I would not give them any money until everything in each step was completed. When you are dealing with a good amount of money you want to feel like you have some control. They honored this agreement. One very important thing that I recommend is having every little detail that you agreed on IN THE CONTRACT! I am happy we did this with most of the thing we wanted there was one thing we asked them to later but was not in the contract, so they did not honor that. It was a verbal agreement and in texting but not in the contract, so I did not hold them to it. I love the sunroom addition to our home. It will make a great play area and family area. We are really excited that is looks so good. I am on good terms with this company. They just need to work on the communication problem.

However, the way this company has handled a clear mistake is extremely disappointing. During installation, their team drilled into the tile on our second-floor balcony and failed to seal the holes. When it rained shortly after, water came through those openings and caused damage to the ceiling in our dining room below. This was entirely preventable and directly tied to the installation. What's more concerning is what happened next. I've spent weeks trying to get this resolved. I've been in contact with their employee (Elizabeth), who acknowledged the issue and repeatedly said it would be taken care of. Despite those assurances, there has been zero follow-through. Communication has been inconsistent at best, and more recently I've been completely ignored. At this point, the issue is no longer just the damage; it's the lack of accountability. Mistakes happen. Ignoring a customer after causing property damage is a much bigger problem. If you're considering this company, just be aware: the install may go well, but if something goes wrong, you may be on your own. I'm still hoping they step up and resolve this properly, but based on my experience so far, I would proceed with caution.

They worked efficiently and completed everything in just one day, which honestly exceeded our expectations. What I appreciated most was how easy it was to communicate with both Juan and Raul. They were responsive, patient with my questions, and very open to making adjustments to fit exactly what we wanted. I never felt brushed off or rushed, which is rare. The workmanship turned out clean and solid. The structure feels sturdy, everything looks well-aligned, and the finish came out exactly how we envisioned. Additionally, greater attention to detail during the permitting process is needed to ensure complete and accurate site information is submitted from the outset. I was genuinely excited when I signed my contract and even recommended the company to friends based on my initial impression. Unfortunately, the lack of communication, delays, and overall project management ultimately led me to cancel the project, which was disappointing. The most frustrating aspect was being charged $630 from my deposit despite the delays stemming from repeated failures to follow the City's clear permitting requirements and instructions.     Top notch service and quality from company. The salesperson, Dan, listened to what I wanted then…read morelisted options for me to choose from. Dan later answered additional questions I had then adjusted quote. The installer, Carlos, looked at the actual site conditions then discussed various options (like spacing of posts, how far to set posts from edge of patio cover, where to put downspouts, etc.) with me beforehand. Every day, Carlos would keep me updated as to the work being done. Their electrical, Mike, installed the lights, outlets and controller exactly where(& how) I wanted them. It was not some "cookie cutter" install off a pre-set plan. Things were installed the way my family & I wanted. Brittany in office kept me updated on permitting process, scheduling, inspection, etc. Initially had company install a pair of attached to house, solid (& insulated) patio covers (at kitchen & by living room). Family was so pleased with finished patio covers that we had Rooms come back and install a 24' x 13' standalone, solid, insulated patio covers outside bedrooms. Carlos made all 3 patio covers blend together. Mike wired all the lights (8 in the initial patio covers & 8 more in the standalone patio cover) so that all are controlled be a single dimmer switch. Needed to have some concrete work done under the patio covers and nearby. Rooms' recommended concrete people, James Austin Concrete, did excellent work and coordinated with Rooms for minimum disruption to patio installations. Initially called 6 companies (all local 4 star+ on yelp) for quotes. Rooms was 1 of 2 that was willing to go through the permitting process with the City. A 3rd wouldn't give me a quote because I wanted the patio covers to be permitted. The other 3 companies said that because the existing wood, open lattice patio covers had been permitted (in 1989), a new permit was not needed. Don't believe them. Big difference between open lattice wood patio covers and solid, Alumun patio cover. Plus requirements change over time. Turned out that the required dimensions for the posts' concrete footings almost doubled in size (in all 3 directions). Getting a permit means everything is built to meet City requirements. Only downside is long wait (13+ weeks) for City to approve each of the 2 permits. Several neighbors have already asked about Rooms. Even the city's building inspector asked for Rooms contact info. He wants a patio cover(s) for his place and was impressed by the work Rooms did for mine.

They did things professionally and had all the permits approved. The permit approval and delivery of materials took about six weeks but this was expected and was explained upfront. The results were awesome and now I just look forward hanging out in the backyard and grill. Don, Valerie, Carlos and Darren were a pleasure to work with. Thanks for making this a reality...
