Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. Recently leased a small property from 360 Properties during a transition between homes for a year…read more I am happy to 100% attest that my experience was exceptional and if I didn't find such a great deal on a new condo I would have stayed at the property indefinitely. Had a few instances with the water heater, the disposal (of course). and a toilet float which were efficiently addressed by the maintenance crew within a few short hours of calling in. Any time I would call into the office for maintenance, or questions regarding the move out requirements, etc. the staff was always attentive, friendly, & quick to respond. Moving out was easy as 360 Properties have predetermined cleaning & pest vendors who are also quick, courteous & sensible from a cost perspective. Without a doubt, Nicole & her staff put forth tremendous effort to serve the tenant while being a true advocate the owner. I would highly recommend 360 Properties and if I keep and lease my condo in Cat Hollow, I will definitely use 360 Properties!!

The fees assessed appeared excessive and disproportionate, and the property condition evaluation did not reflect a fair or reasonable distinction between normal wear and tear and actual tenant-caused damage. The overall assessment process lacked transparency and consistency. Additionally, tenants are required to use designated vendors for move-out cleaning (which quote me $500 stating price and no this is not an exaggeration), Carpet Cleaning Services, and even mandatory pest control (Originally quoted $250, then negotiated to $125), which presents a concern due to the notably high costs associated with those services. If you have pets on the property, your move out cost will be significantly higher as well. This requirement limits flexibility and places an unnecessary financial burden on tenants. Throughout the lease term, maintenance requests were not addressed in a timely manner or even addressed at all. Delays in repairs suggested a lack of responsiveness and attention to tenant needs. I am fully aware that I signed a contract but that does not mean that my experience is invalid and I refuse to have an owner of a property management company dismiss my opinions, something we are all entitled to by the way, purely because I am a tenant. I had to wait to receive the remaining balance of my security deposit before posting this review due to concerns of retaliation... something a tenant should never have to be concerned about. Based on these factors, I cannot recommend this company. Prospective tenants and property owners may wish to carefully evaluate these concerns before proceeding further with 360 Properties. Please take the time and read the other reviews that clearly outline a consistent pattern of concerns one should be interested in before entering into a formal contract with this company.

I am a home owner. My neighbor is a renter for Real Star Property Management. I have been in…read morecontact MULTIPLE times about their tenants behavior and they respond back, "as long as our tenant up keeps the property and pays his rent, there is NOTHING else can do about his behavior". My neighbor has, 3 weeks in row, hit my city garbage cans with his truck (he parks on the curb in between our two homes deliberately because his driveway and other side of driveway stay emtpy), backed into my car, has moved my city garbage cans from resting under/on his truck, and has been CT'd from my property but continues to trespass. Real Star Property Management has done nothing to stop this behavior from their tenant because he simply pays his rent. How is hitting my car not a lease violation? How is flipping my camera off not a lease violation? How is trespassing after being CT'd by Police not a violation? How are all these things appropriate behavior for Real Star Property tenants? How is a registration 8/25 parked on this property not a violation? How is my tenant parking close enough to my driveway where he is covering my concrete that starts my driveway, not a violation? If I were allowed on this website to post pictures... I have pictures of truck on garbage cans, neighbor and girlfriend (who i believe is not on the lease due to her registration being 10 months invalid) trespassing, neighbors' moving my garbage cans, and pictures of the invalid registration and neighbor flipping me off through my camera. I have videos and images that has all been shared with Susana with Real Star Property Management. She has decided it be best they do nothing because he pays his rent. He only cows his lawn two times per season. I know this because he is my neighbor and I can hear his mower and weedeater so, therefore; he does not up keep his lawn like Real Star Property thinks. His christmas tree from 2025 stayed on his lawn curb for months. I do not know how Real Star Property Management can not do anything about this being that it is on going. He was CT'd, that did not stop him. He was supposedly spoken to by Susana, that has not stopped him. Real Star Property Management, take action and tell your tenant to park on the otherside of his driveway or in his driveway. He is CT'd from my property which means, stop blocking my property with your truck and then trespassing to unload your groceries.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.

I first started out as a renter. As we rented a home from them, there were many repairs that needed to be done including a faulty kitchen light but the repair was left because he didn't deem it necessary. So for the almost 2 years we lived on their property unfortunately my kitchen light worked only about half of the time. At one point in time, A Watermain broke in the middle of the night and when we contacted our landlord which was rock properties, we were disregarded, even though we had young children the landlord didn't bother checking up the next day on whether or not the issue got fixed or if the water was still leaking. I had to call him. Needless to say again another day passed and after arguing for over 24 hours that it was a sprinkling system that was broken, (we had no sprinklers) he sent a handyman to dig a hole, to investigate because we were not believed- The handyman told him that he could not fix it. So the very next day again this is on the third day of no water for my family and young children, he finally sent a professional who found the issue. Because they were going to charge a pretty penny to fix it he almost tried to make them go home and wait another day for the handyman to come back and fix it himself!!! Also, when we first moved in I told him and sent him pictures that the bathroom had a leak coming in through the roof. He disregarded me for months and months until about a year and a half in when he could no longer ignore the damage and then he paid me or was supposed to pay me anyway $50 to paint over it with mold killing paint. I definitely doubt that the owners of the home would approve of such a cheap repair on their investment home. Then, because he kept a promise not to raise the rent we decided to try and use him as a realtor. The very first home that I went to view he insisted that I should not waste his time with viewings if I didn't want to buy the house for sure. I was questioning how I would know that I wanted to buy the house without even seeing it! At any rate, once we decided to move we had the house empty for about half a month to make necessary repairs and what not. He decided to move in another tenant even before our lease was completely over not giving us enough time to finish all of the repairs necessary (literally, spot painting of one room, as we kept the house in mint condition)!!! He then kept all but $350 or so of our money after we had given him over $3000 to live in that home. Overall, we were charged for repairs that weren't ever made, because I have talked to the current residence. And he broke the law by moving another tenant in without our permission to break the lease first. I definitely would not recommend them for renting, or for buying. The owner of this company is awful unfortunately I am sorry to say. Be careful because he will take your money and leave you without options to recover it!
