We initially used Living Water to overhaul our cabin plumbing. We were quoted a price and list of work, but the work wasn't complete and we could not get them to respond to clarify if they were coming back. We had 2 internal leaks after. We had to hire another plumber to complete the work and undo some of Living Water's work. I have hired them for a few of my projects such as a re-pipe after the big freeze and my pipes burst, a bathroom remodel, and smaller things like clearing out my shower clogs, installing a shower cartridge and more. They do it all! I have met Forest, Loren, Brad and John and they exceeded my expectation. The girls in the office, Anna and Brittany are so kind and easy to schedule with. They actually answer the phone or call you back! I called other places and they never returned my calls. I do know they made big changes this year with new staffing and better processes and so far I haven't experienced any of the below complaints. Their rates are fair for the industry and they give honest work. Plumbing issues are never fun but at least I found a plumber who 1-goes up the mountain for people like me in Welches, 2-does quality work and 3-gets my issues scheduled quicker than others. Well, there went that plumber. Looks like the quality depends on whether they want or need the job. I learned that they just bid high when they don't but won't tell you that they'd rather not take the job. What should have been a simple fix took twice the estimated time and multiple trips to fetch supplies that weren't on hand. We really don't have money to throw away these days. Scott at Living Water Plumbing came to my cabin to give me an estimate for installing a new toilet and connecting a new propane gas stove. H quoted me $150/hr, and I later confirmed with their office that they would not charge travel time. I told him I would buy the new toilet myself, but he said they get them at Home Depot and the cost would be the same for me either way, so I agreed to let them provide the toilet. I waited for a written estimate but never received it, even after scheduling the work and asking again for a quote. A plumber named Paul showed up on time and got to work on the stove. He brought a second guy, though I'm not sure why. Bottom line, everything about their quote changed - the hourly rate increased -he said because he had 2 guys (which was not necessary), the cost of the toilet was marked up almost $100 over their Home Depot cost, and the were going to charge me for travel time. When I explained to Paul that this is not what I agreed with Scott, he threatened to leave without installing my (only) toilet if I did not agree to pay what they wanted. Now, I take responsibility for not getting the quote in writing. But when every single part of the quote changes, there is something wrong. And the worst thing was that they held me hostage to the fact that I did not have any toilet installed until I wrote them a check. Paul said 3 times they would leave unless I agreed to his pricing. I spoke with Scott on the phone and he denied what he had originally told me about the cost of the toilet - so it was not a miscommunication between Scott and Paul - it was Living Water Plumbing trying to take advantage of a single female. My home warranty company contracted Living Water Plumbing to fix a water leak associated with our toilet. The plumber was in and out quickly. He stated the leak was being caused because the ring the toilet sat on had began to show signs of wear. He replaced the ring without further inspection and left. Fast forward two weeks. It turns out the leak was not repaired and there is now moderate water damage to our flooring. So once again, we have had to shut off the water to our bathroom but this time instead of just dealing with a toilet leak, we now have to deal with floor damage because Living Water's plumber failed to fix the leak the first time. read more

PASS. Dishonest, unreliable, barely competent, no follow up after payment. Comes across as shining honorable Christian, this is not the case. Scott and his company of pals are only in plumbing for your money. He installed a gas line under my house without pressure reducer on non-standard pressure line and blamed me for his error even though my gas meter has three 2-PSI stickers on it indicating it is non-standard pressure. During his first installation he stole another gas line that had already been set in place for our future range. Fortunately, I crawled under the house to inspect the installation and discovered that he and his assistant had stolen the range gas line. He stood there telling me with a straight face that he was "doing me a favor" by taking the other line and was annoyed when I insisted he install the new line that we had contracted him to do. Several months later it was discovered by Northwest Natural that the installation was done incorrectly without a pressure regulator. Latent defect by all means. Scott would not come back to correct the error without extorting us for more money. We eventually had to hire another gas expert to reinstall a new line after he stalled us for a month. Worse, he still won't reimburse us even after the Clackamas County Court ordered him to pay us for "Breach of Contract". Save yourself the headache. Call someone else. read more

Paid extra and took the boss at his word and that was an error. He agreed in writing to do certain items, then at the end said he didn't have to because he didn't include it in the contract. Kiss about over $1,000 goodbye. He also put stains on the brand new shower walls and refused to clean them. He also got resin and glue on top of a brand new shower pan and apparently chipped it and refused to clean it off, and his office said he repair the damage to the shower pan with a refinishing kit but when he got here he said he forgot it. Kiss another couple hundred dollars goodbye. Also was supposed to use the same materials as in my other shower. But didn't, and said he used what was available, without telling me. I overpaid him and he let me down and with damages. Will definately be complaining to the Oregon State Contractors Board about him. read more

Do his bills for fixtures, toilets, sinks, etc. seem excessive? Ask him to give you all receipts. We made that mistake too late and, when I finally asked for the receipts, he refused to give me any. He claimed he 'didn't have to' give me receipts, and that he, 'can charge whatever I want.' We understood too late why Scott wanted to be in charge of all the other sub-contractors with us paying Scott directly and leaving it to him to pay the others. Dare I say a catastrophic mistake? I'll leave it at that. Our electricians refused to work under his 'direction'; they suggested I might want to reconsider having Scot 'direct' other contractors and paying them through him. He up-sold us on an all-house filter. Fine. But he bought twice the length of copper pipe that was required, and took the extra pipe home. He attempted to pass on his mistakes to us. For example, it took him three attempts with three different sinks before he got one installed. That was over the course of 4 or 5 days without a kitchen sink. Here's the thing: another contractor (and me on a separate occasion) asked him if he had made sure the counter surface was level. He had not and that was the problem. Scott said he even stood on the counter and jumped on the sink to make it level (it didn't work). When it was over, he handed me a bill for $1600 for a sink and garbage disposal installation. He continually showed up at 2 in the afternoon to begin work. Once, he even had his apprentice come by to work for an hour at 7pm, without calling or notice of any sort. Scott Horsfield comes across as a personable, affable, capable person. Sadly, so do sociopaths and psychopaths. He's proud to call himself a Christian and does so frequently, and yet his actions in our home, in my opinion, were less than Christian. at first scott of living water plumming seemed like a good pick out of all the other bids, but that came to a quick end. we hired him to put in over 400 ft of water line so we could hook up to city water. He had his excavator come out a week early to trench my drive to oblivian. so we had to park at the bottom of the drive. then after he hooked us up to the city, on a friday (after several calls), he said he would finish the job on monday hooking up our outside lines. well monday came and went then tues then wed no show no call . finally got a hold of him no excuse just said the excavator would be out thurs day to fix the drive well its thursday and noone showed up very doubtfull he will show up friday and finish the job like he said. how do you stay in buisseness and do things like this. my dad was self employed he never would have lasted 40 some years doing this shit! read more

I would give a zero if I could. Don't waste your time and money with this company. Their a scam. I had called them to find and repair a leak in my garage. The lady on the phone said they charge $150/hr for labor which is not a problem at all. The maintenance guy came in, very nice person, he found the leak within minutes of been here. We asked him for a price estimate. He said $530. $450 for labor and $80 for parts and he will be able to get done in 30 minutes since he had all supplies in his van. We asked him to work per hour since that would cost us less. Then he started explaining that his company does it a little different, i.e. $530 would be a flat rate if he found anything else that needed to be changed or we can utilize a $150/hr rate and it could be more or less than $530. We decided to go with per hour because he had stated that it would take him only 30mins to change the drain. Well the real problem started then, suddenly he didn't have the plumbers putty or the parts that were needed to change. He drove away stating that he has to go get supplies and all the time that he's gone will be charged per hour basis. Really??? What kind of company is this? Do NOT do business with them! I had them out to fix a blockage in my pipes. Twice. Paid $360 first time, $160 the second time around. Had to have the city finally come out to tell me where the problem was. Called Living Water once again to come out and further investigate where the city had identified the problem. Forest came out once again, took a peek to give me an estimate... where he clearly saw the raw sewage and toilet paper coming up into my backyard. He left the premises and never called me back to give me an estimate on fixing the blockage and or replacing the pipe. I then called Forest directly and the Living Water office number and NOBODY would return my calls despite my desperate plea for help. I cannot believe the lack of professionalism that took place, especially when they knew the health hazard that was in my back yard and the fact that the toilet was out of commission as well as water backing up in the bathtub. I ended up calling Drain Dr. in Estacada and they came out immediately and fixed it for a fraction of the price! I don't do reviews on YELP much at all so please let this be a message.
