My house had major water intrusion from the January 2023 deluge, and after I had dried out the affected areas, I called Los Angeles Mold Testing to come out and do an inspection to ensure that I didn't end up with a moldy attic/crawlspace. I was fairly certain that the affected areas had dried out sufficiently, as I had a dry out company do some initial work and then I ran my own dehumidifier for about a week until it stopped pulling out much water. But I wanted to make absolutely certain. One company that I called (who originally did the mold inspection on the house when I purchased it) refused to take the job because they didn't want to send anybody into an unfinished attic space. I called LA Mold Testing, spoke to Sean and was able to make an appointment for the very next day and was quoted a very affordable rate. Sean arrived the next day, right on time, inspected the area and told me that everything looked just fine, perfectly dry, no mold, that I need not even waste my money on tests and that he would stake his professional reputation that my home is safe. Then he proceeded to spend the next half hour or so doing detective work around the house trying to solve the mystery of how the water had made its way into the affected areas. Prior to Sean, I had a contractor, as well as a waterproofing specialist company, examine the house and both were left completely puzzled as to how the water got in. While solving my water intrusion issue is a whole other story, the point of this one is that Sean went above and beyond. And at the end of it all, he charged me less than what he quoted me. I was referred to Sean from a friend when I had a bad case of mold in my lower unit apartment. I'm so glad she gave me his number! My landlords had already done testing and it came back "inconclusive" but there was clearly visible mold. I hired Sean privately to retest my space, and he eventually found black mold, which really helped my legal case against my landlords. He does much more thorough testing than the average company, and I used him about 4 times during remediation process and he would usually find MORE MOLD which means that the remediation wasn't complete yet (different company was used for the remediation!) so that means he SAVED MY HEALTH by not recommending I went back to live in a moldy and uninhabitable environment until it was remediated properly.
