I have paid my rent on time for 30 years. I am a disabled 79 year old that lives alone. I pay for my maintenance because I don't receive proper services. My payment is still by check because they need to bring me up to date like.everyone else. I have requested window issues for 2 years. In the recent rain my living room was damaged. they tried to take money from me after the building I rent was sold. they didn't know that I had already met the new building owner. these people are shady AF.! that sherri she a tough cookie over the phone but hides in her off and pretends she not in the office when you go to confront her face 2 face. you can't hang up the phone in my face when im in your face. This place used to be one of the nicer companies to lease from in the outlying LA area. It's a little inconvenient to have to physically drop your rent in Lomita every month, instead of an on-site drop box or more modern online payments but rent used to be reasonable, the office was responsive to questions and concerns, and they own some truly beautiful old buildings in the area. However after having leased from them for the better part of a decade, they've gone downhill rapidly in the last 2-3 years. Endless add-ons to the lease. Questionably legal "inspections" in spite of pandemic conditions (and the folks showing up to invade apartments were completely maskless and weren't nice about being asked to put them on before entering peoples' apartments and one of my neighbors was literally going through chemo treatments at the time). They've "lost" keys to residents' apartments meaning repairs, inspections, etc. couldn't be done while we were out or away. They're not good about judging how long utilities will be turned off when there's maintenance to be done either. Multiple times I've been at home sick or on my day off where they turned the water of "for a few hours in the morning" that turned into having no water or electricity long into the night. Several times in the last few years I had to employ my own technicians because theirs wasn't available to fix broken hot water in the middle of winter, or an electrical outage that left me with only one working outlet in the entire unit for weeks on end. Maintenance fell WAY behind in general, too. What started as just cutting corners and inconveniencing residents has turned into full blown unsafe conditions. Hand rails have come completely off of walls and were shoddily reattached with screws or nails sticking out. Sharp edges have been left on repairs to metal coverings - a neighbor's kid had to get stitches and a tetanus booster last year when they repaired the dumpster shelter but left a razor sharp edge on the tin roof over the entrance. The building's top floor flooded multiple times over 2019 and 2020's rainy seasons because the roof is flat and they only pay to have rain gutters cleaned once a year - usually AFTER something floods. The damage extends all the way down to the ground floor because it traveled down inside the walls. They just paint over the molding water damage a week before the fire marshall comes around for annual inspection and the cleaning ladies knock down the mushrooms that grow out of the walls near the entrance every so often. Our building has always had a bit of a roach problem, but keeping a trap in the corner of the kitchen was enough to keep it under control. Now there are mice and I believe I recently discovered termites- not that the owner cares. When the landscapers trim trees or bushes on the property, management refuses to schedule an extra trash pickup so our dumpster overflows and residents have to stockpile their garbage for the following week past a certain point which compounds the pest problems. In the recent heat wave that broke all standing records for both the heat level and the number of sequential days of heat, they tried to "ban" all use of air conditioning when even with AC running the temp was over 85 degrees indoors for over 12 days straight. Two people in my building were treated for heat exhaustion during that time. And now they're raising everyone's rent and eliminating included utilities with no maximum cap, no transparency into billing, and a service fee "for providing the calculations necessary to bill" us with only 30 days notice so anyone that doesn't have wiggle room in their monthly budget for an extra mystery bill has to scramble to get out ASAP. Once I move, the Health Department, and HUD are getting years worth of photos, letters from management, and other documentation. I sincerely hope the place gets shut down. read more

Every time I call they fix my issues ASAP or very close to ASAP. I rent a two story with a 3rd story roof deck in Redondo. My roof deck was leaking and they did a complete remodel - I'm sure that repair was in the thousands. My dishwasher wasn't working good enough and within a week I had a brand new dishwasher. My closet door hinge was loose, they fixed it. My downstairs toilet was clogged once and they came and fixed it the day of my call. When they came I asked them to re-calk the tub surround while they were here- they did and it looked brand spanking new! The repair team they use are so very nice. I wish M&A took payments by online methods, but aside from that, they are very responsive. I've been in a M&A property for over two years and Im grateful. I own rental property myself, and totally appreciate the turn around time here. read more

OMG where should I start. Roaches? broken windows? bad customer service? well I said the most part. When I first moved in and talk to them they seem nice, always answers the phone (with attitude sometimes but ok) answer questions. they are not willing to help. They take the request and that's it. call 4 times for someone to fix my windows. and every time I called they had no idea I requested it. They didn't clean the carpet, the wall was dirty, they were all kind of insect, and in the end they charge me by taking my security deposit. that was a month ago and I'm still mad about it. Pleas don't rent one of their unit you will regret it. M&A if you read this, little advice, put some smile on your face when you talk to a renter they pay your F******** salary!! read more

Drove mileees to view the apartment, got the application from the lady in charge at the property...,filled out the application, got the money order for application fee ,drove again more mileees from LA to their stupid office! What I get "oh that apartment is already been rented"! wtf! And on top of that ,she was Looking down on me BECAUSE I'm black. WITH her miserable,evil looking "B" *SS! No sympathy ,no apology,nothing! I feel the need to say something since most of their reviews in the past have been so bad. I just moved in and started noticing things that I didn't see when I first viewed my unit. I called their office before Christmas and sure enough the morning after Christmas, one of their handymen, Raul, called and asked if I was free to have him come by to change the lock on my garage door. He arrived on time at 11am and when my garage was fixed, I mentioned a few other things I needed to have looked at and he was glad to fix SEVEN other problems I had at my place! New mail key, new doorbell, chandelier lights work now, put in a door stopper, cut a pad lock off a storage area I have, took off both my bedroom door and hallway door and fixed the hinges so now both doors close. He was super nice, cleaned up the mess he made during all the repairs as well as touched up those areas with paint and ended up leaving close to 2pm. There's still more fixing to be done, basic and major things that should've been taken care of before I moved in, like the thermostat is broken, I still am dealing with roaches even though when I first viewed the apartment the person they had handing out applications said there were no roaches and that they treated the place, the shower was redone but the bathroom floor was left looking like crap all cracked and still VERY soiled and I feel the need to use toiletseat covers... but my place is still coming along nicely and it's cute with great potential so as long as they keep helping out in the prompt and friendly the way they have been doing, I'm still a fan. read more

Unfortunately yelp still doesn't let you rate zero stars!!!! And unfortunately I didn't look into this company before renting from them...they are garbage! Without causing this company out the nicest way I can put it is that they are complete and utter garage! M&A Management not only has horrible reviews and ratings they are also not accredited by the Better Business Bureau, and why would they? They'd lose it within the year or be investigated and shut down. They have no interest in actually helping people find nice homes or accommodating them to love comfortably. When I first moved in there was a hole in the ceiling in the garage with a leak that leaked water from the apartment above onto my belonging. It took them three months to finally fix it after their "plumber" couldn't figure it out and basically that was his solution. My dryer vent was disconnected under the apartment and blowing all the lint into the crawl space below causing a potential fire hazard...this took them two months to finally fix after their over sized "plumber couldn't fit and had to get a skinnier person to do it while he watched laying down smoking a cigarette and drinking a beer in my back patio area. My fence was broken when a police suspect ran through and jumped my fence...another three months for that to get fixed...who cares about my privacy and safety right? This place is a joke employing lazy entitled money suckers that could care less about who they rent to as long as they get that monthly rent check. If you think this may be a rant of one anger tenant after only getting $300 dollars back from his $1200 deposit after I cleaned and patched the walls myself believe me it isn't. Please feel free to take a look at some other one star reviews. If you actually read all this...please save yourself and don't ever rent from this company, I feel a little bad for the owners of these properties because they picked a disgraceful management company to represent them but at the same time they should do some follow up on who they trust their properties with. I have lived in one of there units for 12 years. I'm a model tenant,quite,never late on my rent in 12 years and I keep to myself. I live on a fixed income,with have high medical bills and can't afford to move I can't get any upgrades or repairs with out getting the city inspectors involved. you can never reach a representative on the phone when attempting to contact the office and if you are able to contact someone on the phone they are rude and unhelpful. I have been attempting to get my bathroom painted,my linoleum floor repaired, my stained vanity and ancient medicine cabinet replaced for months with no success. these repairs have been need for years and they are aware of this and refuse to address the repairs. if you exercise your rights as a tenant in the state of California they have a habit of telling new tenants " don't make contact with that tenant cause they are trouble." they only seam to be concerned if you pay your rent on time every month which they raise annually with out skipping a beat. I would not recommend this company for your rental needs! everything I have stated I can substantiate with documentation!!! read more

I am a tenant with M&A management. This is BY FAR the worst & NASTIEST people I have ever rented from. First, COCKROACHES. galore, I have had my apt. sprayed by their choice of people, not once but TWICE in the last month & every time I seem to find more & more cockroaches. They don't take me serious when I call about the bugs at all. they are still infested at the apartment. I will be moving out by the end of august because I received a " notice to terminate tenancy" & when I called to ask why they said because they seen someone coming in & out of my apartment at 4 am. Not sure why that's their business but I'm more than happy to leave this disgusting, unprofessional, roach infested apartment. whoever gets this apartment after me, be prepared to deal with bums, rude trashy neighbors & bugs. emphasis on bugs. its infested & they don't do anything about it. Have no problem with on-site manager. She does her best, but her company doesn't give her much to work with. Lived in one of their properties for over a year. Units have floors that are wood or tile with no padding. While away burying a family member, my wife and I returned home to discover M & A Management, against the advice of the on-site manager, moved a multiple family unit over our head with children. The noise is non-stop from very early in the morning until well after midnight 7 days a week. The family is extremely rude, and disrespectful when asked to be considerate, and word from the management company is they have the right to do what they want in their space. However, after a certain time at night the noise has to stop. Well, with no enforcement it doesn't stop. Knock on their door, and they ignore the knock unless it's the police, and even the police state that there isn't much they can do about it. I know because they have been out on call a few times. Family and friends that have visited have witnessed the unrestrained noise, and consistently ask how we can put up with it. We are definitely in the market to find suitable residence elsewhere. M & A Management had the audacity to tell us if we don't like the noise we can move (I have the text message). Imagine that! My experience has shown me that consistency is reality. What you do is what it is. Based on this experience I wouldn't recommend M & A Management to anyone. Not even someone I dislike, and that is very few people for reason. Normally I would not do this, but in this regard I will because I wouldn't want anyone renting the unit I will be vacating. Avoid 744 Rose Avenue, Unit 2 unless you like noise and can fall asleep with noise levels in excess of 75 dB as recorded on a General DSM8930, Digital Sound Meter. Yeah, I brought a sound meter and grapher for a Department of Health and Human Services noise complaint that will be filed shortly. I would give the manager a high rating, but this is about the management company and the absolute lack of consideration for their established tenants. I wouldn't give them a 1, but unfortunately its the lowest rating. Yelp, and a zero (0) for future reviews. read more

First of all I was told the place had been tented for termites shortly before moving in. The other residents said that was a blatant lie!! Absolutely love my place, but I moved in with a roommate I THOUGHT was ok, as some of my family had known her family. Turns out she's a COMPLETE whacko and compulsive liar. Was doing drugs and threatened to kill herself. Came home from the airport, and the place was full of police, fire trucks, and ambulances. My company got to witness the whole bizarre episode. She REFUSED to go to the hospital and instead stayed in her room with a friend being a psycho. Now they want ME to move out!! Her too, but I did NOTHING!! Just bought all New furniture and redecorated, spent a fortune to live here for 2 months! Told them I'd take over the lease myself, but no, they said she might keep bothering me! And that's why they ONLY do month to month leases. The owner had the BALLS to call ME a TERRORIST!! She's never even seen or met me. Im,a professional, educated woman who is 18 years older than this psycho little girl, and I've had to file a restraining order against her. If anyone is a terrorist, it's HER. Also the two older women in the office are rude and unprofessional, they dress very unprofessional and look unkempt. Its NOT against the law to have the police show up at your house, but it IS to this management company. Its all about taking money and moving people in and out as fast as possible. I am now in limbo as to,where to go! I have spent $8000 in the last 2 months, and Sherry the owner said"go to a women's shelter!! How RUDE was that!!!
