Terrible, terrible company on so many levels. Here's a list of why: CAT URINE/FECES is all over the complex, in the common areas. Cat urine, especially old and stagnant, that our onsite manager hasn't cleaned up is a big HEALTH HAZARD. A next door neighbor causing the issues was supposed to be evicted over a week ago, but is still around. He's the owner of the cats, he also smokes like a chimney. The combination of smoke and cat urine (both health hazards) is so strong that you cannot open the windows. There is no air conditioning and the apartment regularly hits 90s in the summer. Open windows are a necessity if you stay in the house! Said neighbor has had the cops/EMTs/fire department over 3 times in one week. Twice in the middle of the night. Management company is impossible to get ahold of. I have submitted so many paper requests for maintenance, but 1/10 is responded to, usually after at least a week. Company has entered the apartment without giving appropriate notice at least twice. You will get stuck with a ton of cleaning/painting fees upon moving out, please read the lease agreement carefully if you choose to live in a Mabry property. FLEAS! Because of said neighbor, who doesn't take care of his cats, my apartment has fleas as well! Informed management and no real solution was to be had. We tried flea powder and vacuuming and that worked for a while, but came back again. Other tenants who've lived in this apartment before us have reported the same problem. This is an issue that's been going on for over a year. TERMITES! The kitchen is infested with them, you can see they're droppings everywhere. They have wings and fly around. Management company knows about the issue and has done nothing about it in the year that we've lived there. Other tenants who've lived in this apartment before us have reported the same problem. This is another issue that's been going on for over a year. ROACHES! Constantly finding roaches in my apartment as well as the complex overall. It's gross and honestly I'm not sure if management cares enough to do anything about it. Poor Security, The front gate is often unlocked. It used to open by door code and had a panel and then they removed it in lieu of a traditional lock and key. Both systems suck as the door is rarely ever locked to begin with! Most residents don't pull the door all the way closed so often it's open and anyone can just walk in. It's definitely not a safe solution and a more practical one should be found. Our toilet broke once and flooded the bathroom. It took management at least a week to fix it! Our mailbox was somehow damaged during the time I left on vacation, I had to pay to fix it (despite it not being my fault) and was never reimbursed by the company. In addition to this Yelp review, I've reported this company to BBB, Consumer Affairs, CA State Attorney, the Dept. of Health, and I've reported my neighbor to Animal Control. I'd suggest finding another place to live, even if it's a little more expensive. read more

As a tenant in a Mabry Management Co. building I've noted that they are rude, unresponsive and unprofessional and would recommend avoiding signing a lease with this company. Also If I was a property-owner, I would avoid employing this company to manage my property as they make costly mistakes and follow them up by threatening stable paying tenants (see example below). In general, they do not return phone calls and require multiple requests before sending a repairman. Once they do send a repairman, they do not set up an appointment but send the person at a random time without notice (not understanding that most persons work during the day). Worse than their disorganization is their unprovoked rude communication as exemplified by the following specific situation that occurred: I quietly paid my rent on time and gave them no hassle for over a year as a model tenant. I received a notice one day that they would have to do construction and I would not have access to my apartment for a full day. The problem occurred when the construction crew arrived to complete construction 2 days before the notice indicated. My neighbors and I called Mabry to simply ask if they could send the crew on the day indicated on the notice so we could plan to not have access to our units. Mynor, the manager of operations, called back and initiated the conversation by saying that if we didn't give permission to go ahead with construction that day he would give us 30 day eviction notices. Essentially, they had made a large error in indicating the wrong day on the notice with costly permits and construction crew on the line. If he had initially calmly explained his predicament, we as tenants could have been accommodating. Instead Mabry took out their frustration with their own error by threatening eviction to its tenants before attempting any other form of communication. This threat was not well received as there had been no prior incidences to provoke this aggressive communication. Beyond the rude nature of that occurrence, it is just plain bad business on behalf of the property owner. Landlords lose money when there is a vacancy between tenants, as was the case when the threatened eviction was carried out. In this case, lack of attention led Mabry to a costly error on behalf of its building owner. The decision to follow that up by antagonizing paying tenants and evicting them only cost them further when the apartment was left vacant. Avoid doing business with this company. They are unable to communicate in an effective and professional manner which leads to a wide range of their problems. read more

Mabry Management is full of rude crooks!. I lived in one of their apartments for three years. I gave them no problems. They took forever to fix things, but other than that no complaints until I moved out. I moved out 5 days after the first of the month. The onsite manager said not a problem, when he did the move out walk through, I was told that I should get some of my deposit back, the apt was in good condition. HA!!! LIAR!!! I called the manager after two months to find out about my deposit and he said he cant talk to me to call MAbry. So I did, they said that I was not getting my money back, in fact I owe a hundred and something dollars. I was surprised, I asked why and told them the manager said the apartment was in good condition? The rude woman on the other end of the phone said, it does not matter what he said. I asked why nothing had been mailed to me, she said they have no address for me. So I read the three text messages to the manager where i gave him the address, she said yeah right!! So i gave her my address and asked her to read back, she refused. I told her that I will be contesting this and that I had pictures and video of the apartment and how I left it, she said whatever! Then she hung up. After a month of not receiving anything I called and left a message, no response. It has been two months now since she said she would mail me the bill. Nothing. Yesterday, I got a call from Collections. I was furious. I called MABRY MANAGEMENT and was transferred to MINOR. MINOR is a complete jerk. Minor refused to look at my account or so he says. I think that they have no record keeping, he could not give me any information. He did not know why they did not mail anything to me, but it didnt matter he said, because I am in collections now. When I pressed the issue, he hung up in my face. So when I called back he hung up on me again. SO I called and spoke to MR MABRY himself. Now he promised to call me back and tell me why I was sent to collections after only two months when they did not mail out anything. Instead he had MINOR call me back. HE said to me that I had been sent to collections and gave me their number. I asked him again why they sent me to collections without ever billing me, he ignored me and hung up on me again. This is the 3rd time Minor hung up on me and the fourth time a rep of MABRY has hung up on me, this must be company policy??? I feel that they scam you out of your deposit and from the other yelps I can see they are crooks that just want to steel your money. They will see me in court!!! RENTER BEWARE!! SLUM LORDS!!! That steel your money and are so unorganized they cant even answer your simple questions about why they are keeping your deposit and sending you to collections. So that by the time you question it, your already screwed.!!! read more

They do not return calls if you leave messages, make no effort to contact you if they are missing information (ex. forwarding address) and are very disorganized. As a first time renter, I was surprised at how much this management tries to nickel and dime you out of your deposit, stating that it cleaning fees are "necessary," whether you clean it or not. Also, I was told that a general rule for them was to wait 21 days before returning a deposit. It's 21 days that's the legal limit they can hold on to it before returning it to a former tenant... They're supposed to return it within that time frame, not wait until the last moment. They also didn't tell me there's lead paint underneath the current layer until I was signing the lease. The employees I've spoken to weren't overtly rude, but they definitely seem to lack communication with each other. When I requested certain things be fixed or installed, half the time it didn't happen or a repairman would be sent and I wouldn't be notified ahead of time when they would show up. Once, management did their scheduled inspection and I asked for the sliding closet doors to be fixed. They noted it and... I never heard back. The repairmen that get sent are so-so and most likely won't be able to fix everything that you ask (such as the grout on the bathroom wall), saying they don't have the materials to fix that. Chances are they'll do the bare minimum. The building I stayed in was old and not very well maintained on the inside. A hole was punched through the ceiling in my closet to feed cables through into the apartment and I found a shard of glass in the window track (of which I stabbed my finger on when cleaning). I don't recommend renting an apartment owned by Mabry, at the very least not one in Torrance. If you do, be absolutely sure to take photos before AND after. It'd be best if the photos taken have the date and time noted on them. You might even consider having a friend come with you as a witness. Make note of every defect before moving in with the manager present, if possible. If they won't sign a paper stating that the damages weren't your fault, write a letter, date, sign it and give them a copy. Make sure the manager does a walk through of the apartment before you move out. Two weeks prior is standard, according to the lease. Legally, they should a walkthrough, so don't believe it if the manager says it's not necessary and they'll do it after you leave. Get them to do it, have them note what could possibly be taken out of your deposit, and sign it. Then ask them to come by again after you've taken care of possible problems. Remember your checkout list. Also, be sure you read your lease carefully! If you're staying for less than a year, they are "required" to repaint the entire apartment, of which you will pay a chunk of. It shouldn't be legal, unless you damage the wall or something, but it's written in so if you sign it, you're pretty much screwed. There are plenty of apartment complexes owned by other management companies in Torrance. The location was great and the people I spoke to (manager and management employees) were pleasant enough, but the service was not. Do yourself a favor and rent with a different one. read more

We live in a Mabry managed building, and it is poorly run, and maintained even worse. They hire sub-standard repairmen who do terrible work that needs fixing over and over. The water in the taps is brown, and there are always plumbing problems. Management is over-bearing and intrusive, and the Mabry Management representative never addresses tenants directly, nor returns their calls. They treat tenants with zero respect. Do not move into one of their buildings because rents have dropped and you can find a much better place to live. read more

The manger Martha is incompetent and can hardly speak english to say the least. I kept my apartment immaculately yet I still had roaches thank to the nasty people that lived next door. My apartment had to be fumigated twice and it was still roach city. Also they claim everyone has assigned parking yet this little punk kept parking in my space and washing his car in it whenever i would leave. Just recently I had a package mailed her and it was stolen. When I spoke with the manager she said there was nothing she could do about it, but this place is suppose to have security cams. A worn out, heavily deteriorated complex built two decades ago where most, if not all units are heavily dilapidated.  Repairs conducted are mostly patch work, and damages are usually concealed with heavy paint.  Likewise, with no major updates to its infrastructure, there are no ramps for PWD and the elderly.   Due to its age, roaches and mice are commonplace with little to no pest control efforts.  Granted, the structure's old nature makes it more susceptible to infestation, but at the very least, its management should work to arrest its spread.    Security is also a major cause of concern as the apartment has seen 2 burglaries within a year's span.  Both cases were never solved as management never reported nor approached the authorities for any assistance.   Be particularly wary of complex notorious mexican managers Raul, Wendy, and Alex Padilla.  The trio is very fond of sifting through trash--which, if one is familiar, is against the law as rubbish is still considered personal property--and peer through windows and door cracks.  Wendy, in particular is notoriously known for breaking storage locks and rummage through belongings indiscriminately.  She has had several run-ins with the law, but for frightening reasons, is still under the employment of Mabry.  DO NOT, under any circumstances, engage in an argument with any of the three.  They are prone to fits of rage often almost resulting in physical harm.    Lastly, be prepared to lose any advance or down payments.  As they usually claim to have used the proceeds to cover for repairs and accrued damages.  It can be particularly difficult to account for each and every expense especially if one's stint is more than a year, but it does help to be mindful.   Should one STILL insist on making this their home, heed the following tips:  be on your guard, be mindful of your surroundings, and lock your doors AT ALL TIMES.  The neighbors might be friendly, but they all echo the same concerns about the managers.  Good luck...you will need plenty of it. read more

Marbry Managment... The worst apartment managment one can endure! First of all, when I moved into my apartment I payed $30 for a credit check that never was processed, strike one. When I confront my manager with problems he listens but never does anything, its probebly doesn't help that he can barely speak english, strike 2... The people renting around me were getting worse by the day, not to mention the boys at the end of the hall blatently smoking weed... I have no problems with weed but smoking it in front of kids... that just ain't right... Strike 3. WORST MANAGEMENT COMPANY EVER!!! We are current tenants of the building at 709 N Inglewood Ave. When we moved in, the manager told us that they do NOT have pest problems (We specifically asked). Guess what, it was a lie. Since we moved in, we had numerous neighbors warning us about the cockroach infestation in our building. Management refuses to fix the problem. We finally had to get the city involved, who is forcing them to remedy the situation, however Mabry is playing legal games and is refusing to fix the problem. They are doing the minimum possible every month to meet their legal requirements without having to actually fix the problem. Every month, they force us to completely move out of our kitchen and bathroom so that they can come in and have a guy with a tank spray our cupboards for 3 minutes. This takes us hours to empty all our cupboards every time and is a complete waste of time. It has ZERO effect on the cockroaches, and does not even put a dent in the problem. We keep begging Mabry to try something different but they refuse. We keep calling Alphred at Mabry and he is completely disrespectful to us and just keeps telling us to "Move out is you have a problem". This guy seriously needs to be fired. Every month, there is a turnover of people moving out of our building, I assume this is why. The building manager is no help, we complain to her and she just says "Put in a maintenance request, thats all I can do". We've lived here for over a year and she still refuses to put our name on the door buzzer. This company is a scam. From what others have said, they charge you an $800 deposit, collect your rent, refuse to fix the pest problems forcing you to move out, refuse to give back your deposit, and then they send you to collections. Apartment manager is great, Mabry Management is horrible. I lost my $800 deposit for added up cost and repairs but I couldn't get a hold of rep in charge to discuss disputed charges and apt manager did show up to do walk through because she was ill. So I have unexplained disputed cost at my cost. I also had a leak in our wall that we discovered because our wooden furniture fell apart and when we touched wall, it sunk in so I reported it, provided pictures along with my furniture that damaged and I almost had to pay for repairs and was told I should have had renters insurance. I have lived there for some time now and find the complex clean and well run. If I have a maintenance issue it is resolved quickly and correctly. Very unprofessional place!!!! I rented from Mabry Oct 2011 til June 2014 and let me tell you it wasn't the best experience. Other than the roaches and the rent increases it was an ok place. But whatever you do DO NOT MOVE TO 10305 Buford Ave. First off parking sucks. You'll have to park around the corner if you don't have parking on the premises. Like most of the other reviews, I'd like to steer you clear of this property management company. They've been around for decades, had a fine reputation at one time, but don't operate the efficient way the (now deceased) owner, Gene Mabry, created it. First, some of their properties may be worth considering, but all are over-priced so you know up front that you're paying salaries of a large company. Next, I hope you're up for a longer than usual waiting game because there isn't much consideration for your time and convenience. I found it difficult to cope with Mabry's rules and procedures that building and property managers must follow when renting units . If a tenant gives their 30-day notice, they advertise vacancy immediately. That means you, the prospective tenant, and several other interested parties, wait at least 30 days to see the unit because the existing tenants are occupied and as uncomfortable as the manager to show the unit. Long after you've forgotten about it and chosen another unit, there is now a laundry list of interested renters gathered to view the unit. Further, the building manager, now under extreme pressure juggling these people to give directions, show and process applications, and answer questions, is not managing the stress well. What's more everyone interested must now wait to find out what improvements, upgrade, etc. Mabry plans since they haven't approved anything yet. So, you offer up your appl, pay one more $35 credit inquiry fee and hope a lot! Got time on your hands with no constraints? Mabry properties will work for you. read more

Mabry Management Co. runs the shopping center on Hawthorne Blvd. and Sepulveda Blvd in Torrance. It's the shopping center with Tokyo Central, Daiso, Citibank, Rite Aid among many other businesses. As a good neighbor, I've contacted them regarding the trash in the back area and this is what they responded "We try to maintain the alley area clean but as you can see we have nearby tenants that probably live in the same building as you that take it upon themselves to do illegal dumping." and "Please don't park your vehicle on the property again or we will be force to towed it." Wow! Just wow! They blamed my neighbors for illegally dumping and they also threatened to tow my car? What kind of response is that? They could have done a generic response but instead falsely accused my neighbors and told me I shouldn't park on their property while others have parked overnight on their property. I would never do business or rent anything from them. Horrible customer service and if you have any concerns, they'll just blame it on you. read more

I've been living in Castellana 5 apartments @ Garnet Street for many years now. Last year they had an ugly management change, and the new managers (Lady and Husband) are just plain incompetent and rude. They talk rude, yell and even slam doors on your face if you catch them in a corner. Not to forget, they take forever to respond to simple maintenance requests, and keep finding excuses to delay them! Here is my experience. I called up their office to check their apartment that was available at 415 S Prospect Avenue, Redondo Beach, CA. The person who received the call was highly irritated that I was calling her. She asked me to call the number displayed outside of the apartment building. I told her I had - twice, yesterday and the day before, but there was no response. She then looked up the info on her computer and verified if it was infact available. I asked her if I could get an appointment to view but she rudely told me to call the number displayed outside of the apartment. I had to remind her that there was no response, at which point she told me "you have to wait, they are not available for you 24/7" and ended it there. I had to wonder - did she really think I would be willing to rent one of their apartments and thus pay for her salary? And after she basically told me to get lost? I dont think so. This was 3 months ago, yesterday I still saw the same sign that an apartment is available at 415 S Prospect. Glad that I did not lease it. read more

There should be a negative rating and i wud have given the same, given a chance to stay at half a cost when compared to outside, you can still think of else do not sign a contract with them, they are ill managed, lack of commitment once you sign the lease you are gone... if at all u dont find any other option better go for month to month and not a lease for sure.... Not only that the maintainence services are very poor it takes 4-5 days to fix anything and that too while you follow up hard... I have not seen any reviews on here about Victor Square so I will write my review based on my experience living there. I lived there for a while. On-site management has made this complex very quiet and responsive when it comes to maintenance requests. Their apartments are very spacious with lots of closet space, but did not like the balcony too much especially when living on the lower level. My negative is that the company itself is cheap. For instance, the paint instantly started chipping and peeling off the walls. The windows constantly shake when it's windy. The place was infested with silverfish and mold. With the amount of rent that was paid, it would have been great if Mabry Management would invest their money by modernizing their properties. Their office sends you a bill out of the blue from a prior maintenance request for something that you did not do. I contacted the office and they waived my bill. A call from on-site management would have been nice before receiving a bill in the mail. We do not see the on-site manager that much but do wish they he had an office rather than doing business transactions outside of his door. I guess the good thing that is that they hardly have an high turnover in occupancy. read more

There's an old saying that I like to go by: you catch more flies with honey than you do with vinegar. I can't speak for other peoples situations or interactions with Mabry management or experiences at the Dunes apartment in Inglewood where myself, my fiancée and friend lived. I can't say that to myself and the people I live with, the apartment manager was extremely kind to us and very accommodating with what we needed. None of us were expecting to stay in a five-star hotel and we knew what we were paying for. The only three negatives I have about this place are that the laundry room machines would break every so often, occasionally you have bug problems, and they do filming which makes going in and out of the apartment somewhat inconvenient. Other than that, I never had any problems with theft, crime or any of that sort. Parking can be tough, but that's Los Angeles. Overall, as long as you know what you are paying for and you treat the people who run the apartment with a lot of respect, even when it seems difficult to or you feel very inconvenienced, this is a fine place to live and gets the job done. Move out was also very accommodating as well and we got a good amount of our deposit back and we didn't feel cheated at all. read more

I rented an apartment from Mabry Mgmt for several years and as long as I never had to actually ask for anything to get done, living there was fine. The instant I asked for anything they would either take forever, do a half-assed job, or try and charge me for repairs that wasn't my fault. Want examples? -After I had been living in my old apartment for a while I heard a knock on my door at night. It was the new manager. Apparently the old manager left and no one told any of the tenants and the new guy was there to introduce himself. As part of the change, the manager asked about any repairs I needed in my place. He said that since he was new he could probably get away with making upgrades or fixes without any charges to me. Ok. I listed several problems. His answer for everything was I should fix it myself. The drain is clogged. Go to target and buy a snake to fix yourself. Insulation is bad around the front door. Go buy one of those informercial heat insulator door things yourself. This happened all the time. Drain clogged for no reason? Ok, we'll get a plumber and then charge 80 dollars for the fee. Bullcrap. -One time I came home and tried to park in my parking space but it was covered with water. At least I thought it was water, until I checked closer and saw little brown piles. Apparently a pipe had broken and now a hole in the wall was pouring out USED TOILET WATER into my parking space. Yep. A drain was literally dumping shit, toilet paper, and piss directly in to my parking spot. So I went and complained to my manager who cleaned out my space and swore to call a plumber. Another day goes by, more shit and toilet paper dumps into my spot. Another promise for a plumber and no plumber shows up. It took over 5 DAYS for the manager to get a plumber to come out and fix a pipe that was draining human waste into my parking spot. Yes, I have a huge amount of patience, but this was ridiculous. -When I finally couldn't take it anymore and decided to move out I asked for an inspection from the manager to go through my apartment and check for damages. I completed two separate walkthroughs with the manager who told me I wouldn't be charged for any damages or repairs. Great. Well, after moving out the manager withheld 400 dollars claiming damage and repairs were needed on the apartment. Bullshit! When I asked for an explanation they hemmed and hawed and couldn't give me one and just said I had damaged the apartment. "Well why was I specifically told I wouldn't be charged?" "Sorry sir, but there is damage." They would lie to me and claim they didn't have certain paperwork and shift the blame on someone else who would shift it back, and then the paperwork would magically get discovered a week later. A lot of left hand doesn't know what the right hand is doing. Cut to a month later, countless unanswered phone calls, unanswered e-mails, incorrectly sent information, and creative excuses, I had to threaten legal action before they decided to return a portion of my deposit. read more

Me and my daughter went to view and apply for an apt on Cordary Ave and was given the run around by the manager. He wasn't at all interested in renting to us what so ever. We couldn't understand half of what he said and every time we tried to return our paperwork and he kept saying "well, someone else already has paperwork in" but, "when I ask him why do you keep telling us to come and then when we get here you say someone else has paperwork in?" Then he says, "I don't know they came?" I hope its not a race thing because i did see the mailboxes were all Hispanic and we're not. VERY UNPROFESSIONAL. My elderly mom and aunt rent from a Mabry managed property. They have lived at this property for 12 years. 6 weeks ago my mother had a brain tumor removed, a surgery that last 12 1/2 hours on an already frail woman. My aunt contacted the PM and explained that my mom was going through, and asked for more time since she has been unable to walk alone, let alone pack up a 3 bedroom property they have lived in for 12 years. They offered her a couple extra days. After searching for 12 weeks to find a home suitable, the brand new PM on site was called for a reference. They gave them a bad review based on "new" rules they made up on the fly and never communicated to the tenants. Due to my mothers condition I called yesterday to ask why they would give a bad reference if they want them out of the property, Minor, the man I spoke with, yelled and screamed at me on the phone and then hung up on me. I am a working professional, and have never been treated nor would treat someone the way this man spoke to me. I am shocked they are still in business. 4 out of 12 tenants were given notice on the same day, all had lived there more than 10 years. Wanting to gouge tenants is there business. If you are looking at a property managed by Mabry, i would keep on looking and steer clear of their properties. If you are an owner looking for someone to manage your property, i would keep on looking. This company is unprofessional and allows for the mistreatment of others at the hands of so called "supervisors". Minor needs to go if you want to be successful. Zero starts in not an option......too bad, because that's what my vote would be. read more
