If I could give this appraiser -5 * I would. All the below mentioned comments especially the bad ones are accurate. I saw all these reviews before our appraisal appointment, and since we were on a tight timeframe with closing and since they are pretty old, we decided to go ahead. I kind of secretly hoped that they had changed their ways of working. !!!!!!!!!I was wrong!!!!!!!!!!! I don't like to leave bad reviews and I almost never do, because I know it is serious and very tough on a business owner. But for this Appraiser / Company I am making an exception and go the extra length. Since it caused us so much problems and stress and additional funds to close on our own new home. This indirectly also effected the seller with time delays. We are yet another victims of this company and therefore I decided to do the most extensive review I have ever done in my life in order to protect all other future homeowners or sellers. I want to warn everyone to not make the same mistake that we did, of accepting this appraiser in your (future) home or giving them the opportunity to value your home when you are selling it. Whenever you see MAC Appraisal Services Inc located at 2500 Hollywood Blvd. suite #402 Hollywood Florida, and the name Jorge Machare that is doing the appraisal, one word of advice CANCEL the appraisal and request another company. You have the right to do so within 24 hrs. with your lender or mortgage broker. Save yourself from headaches, additional money out of pocket and unnecessary delays and inaccurate appraisal reports. Summary of complaints: - Incompetent - Does not hand in his report on time (after several requests)it took him 5 days and a weekend (saturday&sunday) - Unnecessary delays which caused in closing issues such as closing date extension requests - No area expertise what so ever (Miami-Dade County) - Wrong comps such as outdated comps and in non comparable areas in different subdivisions - Used old outdated comps provided by the lender and not actual tax roll comps that were readily and publicly available and provided that were more recent - Not friendly whatsoever and able to work and communicate well with others - Cannot make accurate measurements, sq ft floorplan was provided from developer/architect and our home must have shrunk over the years? As it now is the only home in the entire community with lesser sq ft living area. - Does not account for updates and upgrades of your home - Does not know about building/construction mistaken our tile roof for shingles, overlooked our dishwasher, and laundry washing machine and dryer. Also overlooked the new A/C the New Air Handler and New Water heater. - Views of property are not considered in his valuation - Our comps based on recent sales within 6 months in the same subdivision (more than 3 properties) were 715k, the lender AVM is 705k appraiser came back to us with 660k? - Is not willing to cooperate and amend the out dated comps that he used for newer ones provided. - Did not account for the Deeded Boat Dock/Slip I have worked with several appraisers during my career but this one was by far the worst, most unprofessional and gives all other appraisers a bad name. I had to deal with this appraiser for my own home purchase, but as a licensed realtor I would not wish this upon any of my clients or any other consumer for that matter to go through. Its absolutely unheard of and not a pleasurable experience when buying your first home it shouldn't be like this. I never had problems with appraisers they are true professionals, especially when they know what they are doing. They are a delight to work with and we as realtors can even learn from them. In one word unprofessional and this appraiser should have his license revoked immediately if your asking my opinion. If you see the word MAC Appraisers on business card, t-shirt, car or lender acceptance form be warned. Cancel this appraiser, safe yourself and your home. read more

I am thoroughly disappointed with this Service, This appraisal presented is not even close to the market value of our property. If I were to put it up for sale the price they have appraised it for, I would receive Full-Price offers in less than 48 hours. His comps were chosen from properties that were even recently foreclosed and flipped. I too can find far more relevant comps. For the moment this guy has stalled my re-fi. Plenty of other appraisers out there that take their time and make intelligent evaluations. I would stay away from this one. He is rather rude and very unprofessional. I laughed when I reviewed his appraisal comps. I found plenty of better ones, instead he used bank owned properties that where falling into the ground outside the direct neighborhood. This is a joke, his appraisal came $40K less than what I paid for at the market bottom and $100K less than what the same homes are listed for. Don't waste your money, they have no idea what they are doing unless you want to lower the value. They are totally disconnected from the today market ! read more
