All units in the building have a similar floor plan with a beachfront lanai. The unit we rented had two bedrooms, 2 bathrooms and a fully stocked kitchen and shared living space. The grounds include a grassy area, shared barbecues, pool, lounge chairs and a sandy beach. An added bonus was an assigned parking space at no additional cost. Security staff and staff at the 808 general store are the reason we keep returning we feel like family. We generally book through private owners or vrbo but the staff at Mana Kai are what set it apart. Mana Kai is in my opinion the best higher-end condo complex in Maui. Great location right in front of a prime south beach, nice pool, on-site convenience store and also kayak / boogie board / SUP / beach supplies rental. Cannot stress this enough however - rent a unit via VRBO or AirBnb and do your research! Each unit is different - all have ocean views, but some have been remodeled, others are dated. Each condo is the exact same size & layout. I would not recommend renting a partial unit (each condo can be rented as 2 separate units - one with ocean view, full kitchen & living area, the second is just a bedroom & bathroom with no ocean view). read more

This has been my third time visiting this property but I want to leave a CURRENT review for anyone planning to visit in 2023. Let's start with the negatives; there's construction on two condos and below the former restaurant. The fitness center and business center are impacted as is the restaurant/bar. My family was really looking forward to our usual breakfast and maybe a parents night cap while grandma stayed with the sleeping kids, but obviously couldn't happen. Construction started early in the morning and seemed to shake the whole building. Our condos tv had three remotes and only one barely half worked (you could turn the volume down but never up) so my toddler just watched his iPad when needed. And, like with much of this tropical island, there can be ants/bugs so you need to close up and put away food. Honestly with everything going on this place deserves less stars BUT it should still be on your radar. Now for the pros, and why I still think it's a great place to stay: the views, the private beach with great snorkeling right out front. I LOVE that you don't have to cross a road to get to the beach. I love that there's the option of grass or sand to lounge on. The pool is great, warm showers (or, not icy), clean facilities. There's the resort cat who my kids lives to watch. The location is close enough to restaurants but not too downtown. A perfect spot for couples and little families. I'm hoping to update my review in another year or so when we go for our next trip. Hopefully the restaurant and bar are back open and there's no more construction. read more

We loved the our stay at the Mana Kai in August 2023 (We arrived just before the terrible fires around the island and in Lahaina). Unit #412 was wonderful. The building was exactly as it appears in pictures. Location, beach and pool all wonderful. You can enjoy the day right on property or drive 5 minutes south to Wailea Beach or a few more minutes to Big Beach... all amazing... Kihei town a few minutes up the road for surfing lessons, restaurants or food trucks, etc.... Boating and snorkeling excursions leave from Kihei Marina next door as well... such a wonderful place. We would go back in minute especially when the renovations are completed and the on-site restaurant is open again. read more

Love the keyless access to the rooms, a bit annoying that the pool/restroom code change daily but got used to it. Love having the general store on site. The staff was nice and prices were great. They had everything from food, medicines, clothes, etc. There's a shop that rents out beach equipment. Prices are good as well but it's free to use the lawn chairs on the grass and it's definitely close enough to the water. The area of the beach that the resort is on is pretty rocky so that's just something to be mindful of. The heated saltwater pool is amazing though. Wish the on site restaurant would have been open. During the stay there was a day when the water was out which was a bit of a drag, and the tv only worked for half the trip, and the wifi never did. Everyone on site was nice though, and great proximity to lots of shops and restaurants. As long as you have a rental car! read more

For starters DECEPTION - the hotel room has No Lanai , the once awesome restaurant has been closed for years and will continue to be - why advertise it as an amenity ? same w fake Lanai pictures for 204 B. all b's are broom closets. for 3 days our refrigerator did not work , they replaced it though and they should have !!! the Keruig coffee maker did not work - there were way way to many appliances jammed onto a single outlet. Hello owners spend some money and add an outlet for heaven sakes. No ice for any units on all floors which sucks also the refrigerator replacement could not keep it frozen. no towel service either. I've been coming here for 50 years never again unless I know that Merriman's is there and never a broom closet B unit. read more

I was very pleased with my 2 week stay here! The resort is clean inside and of course has amazing views outside! Check in was very easy, parking and overall stay was fantastic! Went during covid and was here over New Year's.. there were a few weddings that took place on the property, once you see the environment you will know why they chose this place! The high end mall with Prada and LV, etc.. are very close by too, as well as convenient shops and tons of restaurants. We tried to stick to local places just to have something new. I would imagine this place was even better pre-covid and hopefully post. I would recommend! read more

The good: The location is beautiful and the snorkeling is great. The pool is nice. The store on ground level has some great food, beer, etc. Note that the grass lawn and beach in front of the hotel is public, so you can make lovely use of that without staying at the hotel - you just can't use the chaise lounge chair. The room was highly overpriced for what we got. It was a "b" room which means its a separate room that could be attached to what is probably a nice condo. They call it a condo but it's just a small room with large windows exposed to the walkway so you kinda have to keep the curtains closed. There's a mini fridge and a few dishes that you have to wash in the bathroom sink. It's overall outdated and shabby, but the bed is comfortable. For $150 per night I would have been happy, but for more than $300 per night in a "condo" this felt like a bait and switch. Look out for the "b" rooms. The front desk staff was not particularly friendly or helpful, and we're usually absorbed in their phones and resentful of intrusion. Most questions were responded to with "we don't manage that room, contact Vacasa." Great location, but a ripoff at this price. read more

We booked a room for 4 days of our trip the hotel is in a great area with a beautiful beach. The room was small and needed a little upgrading. We did not get to eat at the restaurant even thought they give you 20 percent off the reviews did not give us the want to eat there. I loved that we had a laundry room in every floor and there they had trash bins to sort out recycling and so on. The though you need to buy the tokens to use the laundry machines and each token is 3 dollars. So I did think it was a little pricy on that part but hey if you need it, it's convenient. The staff is only there until 5:30 I believe after that you only see a security guard by the pool. The whole place was clean and orderly they eve have an area where Tracy is and she can help find some tours she was great! read more

Love this place. Been coming here for years. Just got back and already making reservations for next year. We stayed in one the 1 bedroom with kitchen suites/condo. The view is fantastic, the beach is so convenient. If you are looking for an escape, especially from large beehive type place. This is it. The best quality of the Mana Kai is the people. Staff are so kind and have been there for years. The restaurant is not open yet, but it will be in the future. I am only mentioning that, because some people were disappointed it wasn't. A perfect island vacation includes: *ocean views *beach front property *sleeping with the screen door open and listening to the sound of the ocean waves as I drift off to sleep These are all things that I experienced during my wonderful week at the Mana Kai. I have been very fortunate to have stayed at some really beautiful 5 star resorts on Maui. While the Mana Kai is not a 5 star resort, it is definitely worth a stay. The resort is located in the very southern end of Kihei. There are only two other places to stay (both of which are quite small) between the Mana Kai and beautiful Wailea (which is where my family and I love to dine and shop). The resort features three types of accommodations: hotel room (bed, bathroom, a/c, mini fridge, most do not have ocean views), condo (kitchen, dining area, living room, king size bed, dressing area, bathroom and lanai with amazing ocean views), condo + hotel room option for larger parties. We had the third option. The view was TDF. I loved sitting on the lanai in the morning to have my breakfast of fresh pineapple or papaya and some yummy guava juice. Leaving the screen doors open all day and night (we were on the 8th floor) felt so luxurious. Listening to the waves and feeling the cool breezes at night made for the best sleep ever. There was also a pool (no hot tub though) which was never crowded and plenty of lounge chairs near the pool and on the grassy grounds, perfect for sunbathing. As a previous review indicated, the beach is literally just off the grassy area. The location of the Mana Kai was perfect. Some of the rooms are a little 70's-esque (I read in a guide book), but our condo was nicely remodeled. It is definitely not fancy, but it is quite comfortable and the views make this a worthy resort for your Maui vacation. read more

My in laws have been coming here for over 16 years. This was my second time coming with my husband and in laws. Here's the deal, all of these condos are different for the most part. There are different tiers of basically "upgraded-ness" That will determine the cost. There are two types of rooms. Suite A is a 1 bedroom suite with a full but small kitchen and a balcony with an ocean view. Suite B is a standard 1 bedroom tiny room with no view really. If you choose to stay in Suite B the hallway you share with A can be loud and yes it can sound like someone is entering your room a bit when they enter A. You're in Hawaii though, are you really going to spend time in your room? I have stayed in multiple B suites and they're just blah but I don't care. Theres 6 of us when we go so my in-laws get an A and B suite and close the main hallway door and keep the A & B doors open so it turns into a 2 bedroom suite. Then we have an extra B room because theres too many of us for just 1 A and B. We love the Mana Kai, it is not some fancy schmancy resort. there is a nice pool that you can hang out at. Then there is a large grassy area with lawn chairs. Then there is the beach. There is snorkeling right off the beach. You are guaranteed to see a turtle or more, sometimes they come up to the really shallow waters. We have seen many colorful fish, sea turtles and eels! You can rent paddle boards, snorkel gear etc. Concierge will set you up with activities. They were extremely helpful they got us set up with a photographer for family pictures, a luau with reserved seats and a kayak/snorkel activity. The water gets pretty rough for water activities at about lunch time. We didn't have a problem with finding lawn chairs for the 6 of us. Mana Kai provides pool towels. It is a public beach area so locals will come. However, the chairs are for Mana Kai guests/residents only. We love walking the beach, and usually walk down to Grand Wailea. This is a quieter area of the island so you won't have the hustle/bustle of Kannapali area and its a 40-over an hour long drive depending on traffic. The grassy area is the best spot to watch the sunset. People gather before dinner with their drinks and sit and watch the sun go down. It's beautiful. read more

We loved our stay at the Mana Kai. We stayed on the 5th floor and had both an A and B unit (so the whole space). The ocean view was amazing, the sounds of the waves singing you to sleep every night. I found this resort to be great for the price. Keawakapu beach seemed to be the best of all the beaches we visited on our trip. The staff take excellent care of the property. The pool was warm and not crowded. Nice to have lawn chairs on an actual lawn if you don't want to live in the sand all week. Saw 100 turtles, they LOVE the spot right outside the resort. Once the restaurant opens and you can get lunch or a drink at the pool, there'd be no reason to leave all day. I also found the location to be perfect, as it was 1/2 way between Wailea (for tennis, golf, shops, nice beaches) and Kihei (food trucks, quick bites). I would absolutely stay here again. The building itself is a bit outdated, but that seems to be Hawaii. But the room we stayed in was great and had everything we could need (we did book through airbnb). Enjoy! read more

I've stayed at this hotel two summers in a row and must say I love it here! The hotel is right on the beach. What's great about this special hotel is you can have alcoholic beverages right out on the beach. Some locals shared with me that it's the only spot left that it's still okay to have open alcoholic beverages. They also have Zack's convenience store next to the lobby that is stocked with everything! No need to drive anywhere! This years trip was extra special because my dad was getting married on the beach in Maui! The staff at the Mana Kai maui really made our whole family feel special with accommodating us above and beyond! We had a gorgeous ocean view room with an awesome balcony! The rooms come with a full kitchen which was nice to make breakfast in the mornings and enjoy it on the balcony. The rooms are spacious, cozy, and very clean! It was so nice to go to bed and wake up to the sound of the waves crashing, very relaxing! This hotel is also close to some local bars and restaurants so if you did want to grab some cocktails and go dancing... It's right down the road! We spent most of our time lounging out in front of the hotel at the beach... This hotel was perfect for our stay and next summer I'll be staying here too :) read more

Great location! Beach is literally 30 feet from the hotel. They have a lovely pool, with a fabulous grassy area next to the beach (if you don't like getting sand all over you). Rooms are nice, without being too flashy. Decor is beachy and rattan-y. I mean, really. Do you want to stay in an uber nice hotel if you're going to be frolicking in the sand? I say no. Beds are incredibly soft, so be forewarned. Cable tv and high speed internet is available in all rooms. Suites do not have air conditioning (ceiling fans), however the smaller rooms have window units. All suites also have pull out couches, and trundle beds are available upon request. Maintenance and cleaning staff is wonderful! Front desk staff is not so helpful. Example: Someone comes running to the front desk, saying that there is a person in the water that needs help, and would they please call 911. Front desk clerk responds, "I'm a little too busy right now." Bad move. Overall, I would stay here again in a heartbeat. Staff keeps this from being a 5 star review. read more

Daily room service is acceptable and the staff are nice :) Our neighbors had the condo w/ kitchen, so we got to sniff and hear the sizzling cooking... mmm... next time! Each floor has trash chute, recycling, and laundry facilities (use prohibited btwn 10pm-8am); just don't forget to get the laundry tokens at front desk. Mail drop-off box and an informal "library" of books are conveniently located across the elevator in the Basement. Other Pluses on the ground floor: * pool * beach access * Tracy at the Activities Desk (879-6704); ask her about her rodeo days! * the chili over rice at Zack's Gourmet Deli & General Store Prices probably vary. It was the best deal for us through Condominium Rentals Hawaii, so I'd recommend it if it's w/in your price range. We have stayed at the Mana Kai several times now and we are day 4 in (out of 7) and have been harassed by the front desk lady every day thus far. For lack of a better name, let's just call her "Karen". Karen thinks she is the Mana Kai police. She is very disrespectful to everyone except the "older couples" that stay at the Mana Kai. She blames it on covid times and the other guests being disrespectful however she needs to take responsibility for her own negative attitude and poor customer service skills. If I were the Mana Kai, I would be embarrassed to have such a woman working the front desk at my establishment. The Mana Kai has some of the most beautiful views that Maui has to offer. The rooms are decent and the amenities are swell. The mere steps to the beach would make it all worth it if I didn't have to walk by "Karen" and be given the stare of death for no reason. All in all, the Mana Kai has been our go to stay when in Maui, but we way have to rethink our accommodations for the next trip if "Karen" can't get her act together. This was our first time staying at Mana Kai. While not a 5 star resort, the location and the customer service warrant a 5 star review. We stayed in a B unit, which is a hotel room that doesn't include a kitchen or balcony and over looks the parking lot. Pros King size bed Air conditioner Decent, clean pool Coffee maker, microwave and mini fridge Resort is on the beach - walk outside to sand and the ocean! Daily room service Staff is very friendly and accommodating Cons Hotel room is very small (this is disclosed on their website). Two people maximum. Noisy - can hear people walking by, people/cars in the parking lot and neighbors opening/closing their doors. We will definitely stay here again. Aloha! read more

Location, location, location - the only place on this side of the island to eat/drink on the water. We come to the public beach then visit the bar for the bloody marys and mai tais, and the calamari strips which are the best we have ever had - so moist and the cocktail sauce is very good (the lobster-crab wontons aren't so good). Happy Hour is 3-7 which keeps the bill down. The restaurant is pricey but tasty and quite romantic. The resort also has reasonable prices to rent stand up paddle boards ($25/hr) and other gear - and you don't have to stay at the resort to take advantage of this! read more

So here's the deal: The Mana Kai has a great grassy area just a step from the beach and it's a cool place to chill. I've never stayed at the resort, this review is solely based on an experience we had last night (7/18/18) on the front lawn just before sunset. A group of about 10 local mothers made plans to have a little sunset picnic at the beach. We've been here plenty of times before: the parking is awesome, the grass is nice and the views are beautiful. The kiddos can run and play on the grass or the sand. So we met and set up our chairs and threw down blankets and laid out our light snackage. It was so awesome. The kids were having a blast playing with my 16 year old daughter who was keeping an eye on them along side of us. The place was pretty quiet when we got there and more people trickled out as the sun dropped. There was a security guard: older gentleman with grayish hair and a very not friendly demeanor who kept crusing by and giving us the stink eye. It was so weird. We weren't doing anything wrong. A few minutes later he approached my daughter and told her to keep the kids off the dirt spots on the grass as they had recently put down grass seed. Okay fine. We told the kids to stay off. A few minutes later he came back over and tried telling one of the moms that our kids were the ones who had torn up these 2 ft by 2 ft dirt spots. Wait what? He again mentioned keeping the kids off the dirt and one mom said "Maybe you could rope it off?" with which he retorted: "well maybe you should just keep an eye on your kids." RUDE. We were all watching the kids. They were being kids and doing what kids tend to do, you know, run, cartwheel, jump, laugh, roll, run, spin, roll, wrestle and laugh. He came by more times to just look at us and what we were doing, and then broke out his iPhone and started taking photos of these dirt spots. Then I saw him talking to another guest and it was clearly about us. So crazy. I should have gotten his name, but I think I was busy shaking my head so many times due to his cranky, crabby mean attitude. Listen, I'm not heartless. I've put down grass seed in my own yard in the past and I know what a big job it is to wait for those little sprouts of grass. Yes, the kids should stay out. But maybe, you have something around it, as a signal that it's NOT to be touched? It would be helpful for everyone is all I'm saying. (Yes I did see ADULTS walk right through the dirt patch because, this is a resort in Hawaii. People don't really aren't in the mind frame that: the resort is working on patching the grass. Yeah? Yeah.) It was just really rude and I decided I needed to say something. There are many other places to go for a sunset sesh and I'm guessing we will stick to those and not recommend the Mana Kai to others. Hey Mr. Security guard, you are working outside, with many people in Maui Hawaii. Please oh please, work on those smiling skills! MAHALO :) The view was spectacular. I booked 3 nights at the Mana Kai Maui as an extension of a another trip with my girlfriend. My terrible experience started the day prior to my arrival when I called the hotel the day prior to see about upgrading to an ocean view room. I was met with the rudest front desk attendant Paula who talked in circles to tell me she didn't know and she couldn't tell me til the following day. So when she texted me the following day with the door code I again inquired and she said "she couldn't because she was leaving at 5:30." It was 5 and I said I'd be over in 20 min- maybe she could take credit card info over the phone. She answered with "no because I need my manager to show me the new system and nope sorry not tonight." LITERALLY no effort to accommodate or TAKE MY MONEY. Then we get to the hotel where you call to check in because NOBODY WORKS ON PROPERTY AFTER 5pm and she answers (hiding behind the closed desk window) saying well maybeeeeee I can call Winston the manager and maybe he'll call you back maybe he won't. And she also said she couldn't do it because she "had a lot of things to do." --again talking in circles. Do you want my money or not?! Winston never called. So we found his number on the directory and left a message never heard from him. Checked in the next day with the desk who "had note of this" but couldn't upgrade us without moving us each night. Which made TOTAL sense- not sure why Paula couldn't articulate this from the beginning. Then fast forward to our last night when we got home to COCKROACHES in our room and all windows and doors had been closed. We tried to call the front desk for a new room, help with killing it- idk anything but again. EVERYONE leaves the property at 5:30. Also of note the restaurant there does not serve breakfast or lunch so plan to have a car. Apparently there are also plan to remodel it in two weeks so I imagine that won't be entirely peaceful. Which is disappointing as their food was pretty good. The general store next to it is stocked 1/3 full and the woman that works there is almost more rude than the staff at Mana Kai who power wash the lobby EVERY morning and yell at you to go around (I'm not joking) There is a rental place next to hotel chairs $10 a day but no umbrellas so buy your own at the ABC store. We have stayed at the Mana Kai at least 5 times over the last 10 years. It is by far our favorite place to stay in Maui. The beach is awesome and not crowded at all. Most of the mile long beach is lined by single family homes so you walk about 100 yards from the Mana Kai and you will have a spot by yourself. The units are nice, but not as large as what you will find in some of the condo's that are not on the water. But if you are like us, trading some space for an unbeatable view of the ocean and great access to one of the best beaches is a no brainer. There is a store and a very nice restaurant in the building, so you really have everything you need. Don't be concerned about the lack of air conditioning in the main units. There is always a breeze and they have ceiling fans to keep you comfortable. We always rent direct with the owners when we stay here, rather than renting through the front desk. You don't get daily maid service, but you can save a lot of money. Do a search of the web for Mana Kai and you will find plenty of options. Enjoy!!! read more

We upgraded from a standard room to a suite with a full kitchen and walk in closet and a view of the ocean and beautiful pool. The standard room was okay but was definatly a cost saver, no view, tiny and a bit cramped. It was fine but nothing compared to the larger units. We paid an additional $100 a day for the upgrade and it was absolutely worth it. They are renovating many of the room. Definatly specify that you want a renovated unit because they are gorgeous!!!! Brand new everything, beautiful tile work in the bathroom, new bed, clean new carpet and a great kitchen. Stainless appliances, granite counters and everything works great. The full wall of windows looking over the ocean when you wake up is amazing! read more

We love the view of this place ! We stayed in 406B it was small . Didn't like how you could hear the neighbors coming and going . The shower head pressure was bad and the toilet and sink stopped up all the time . Other than that this place is beautiful !! One night when setting out on beach next door was having live music and a firework show ! It was amazing ! read more

Everything was absolutely amazing, from the best room and view in the entire hotel. The only disappointment was the staff. (My colleague said the same thing.) They just don't have the Aloha spirit as I've experienced before at other resort/ hotels. Everyone's very unfriendly to say the least. Though they have a "front desk" connection, they never answer it. There's a nice restaurant, but no room service. A plus is that you can rent bikes and boats, and that's easy access. The beach and lawn was a very pleasant experience. Whale watching all day from any view. The aloha, friendly and welcoming spirit is important all times of the day. read more

My favorite place to stay on Maui! If you haven't been here for a few years, take note, they've redone all of the common areas. I stayed here last in 2003 and was amazed by the difference. The Mana Kai is on Keawakapu Beach, and is angled in a way that every room has a killer view. The sunsets here are to die for. RATES - Yes, it can be a little pricy. We booked thru VRBO.com, which I highly recommend. You can select your room and often negotiate rates! We paid $200/night (total, which included cleaning, tax, etc) which I definitely felt was reasonable. This included parking and wi-fi. ROOMS - There are "A" rooms and "B" rooms. The B rooms have NO view (they look at the hallway and parking lot) and are really not desirable. The A rooms all have amazing views and every one has a large deck! These are condos and from what I know, most, if not all have full kitchens. It was really nice to be able to use the fridge for drinks and save some money and cook dinner in a few nights. We cooked breakfast every morning and sat out on the deck enjoying the incredible view. We stayed on the 2nd floor and the view was still unbelievable. BEACH - In my opinion, South Maui (Kihei, Wailea, Makena) have the best snorkeling AND beaches in all of Maui. And the beach right in front of the Mana Kai is amazing! The snorkeling is also incredible directly in front of the hotel with beautiful coral reefs and tons of fish... we even saw giant sea turtles. Great waves for boogie boarding too. We stayed in Kaanapali for part of this trip and I thought the snorkeling in front of the Mana Kai was far superior to the snorkeling at Black Rock in Kaanapali, which you always hear people raving about. CONDO GROUNDS - The pool is nice and lounge chairs are always available. The lawn is expansive and chairs are ALSO always available. No need to try and get there early and throw your towel on a chair! The entire place is really clean and security is always around so you'll feel safe leaving your stuff on a chair to jump in the ocean. I also love that Zack's (the general store) is on the main level because we often bought beer and snacks there! Surprisingly, it was really well-priced, too! DINING - The Five Palms restaurant is located here. The view is unrivaled and yes, the food is expensive. You can cook dinner in your room which has the exact same view, or I recommend hitting the bar at the Five Palms for happy hour from 3pm-7pm! Apps (sushi, spring rolls, edamame) are half off and there are some decent drink specials. Definitely enough to make a meal out of and save a little bit of cash. And if you want to splurge, try the restaurant! We did eat at the Five Palms and although pricy, the food was REALLY good. You really can't beat eating dinner outside in the warm Hawaiian air... All in all, I highly recommend the Mana Kai! We can't wait to go back. read more
