So sad-YELP remove this--claiming it didn't portray my stay, it most certainly did-- Unit #115!--Disappointed! We have been coming here for years and took a break for a few. We came back Oct 1st 2025- and was so disappointed to see how this place has gone down. There was no wi-fi available for this room. Had to go on deck since no service in room. poorly managed, amenities are not accurately depicted in the pictures posted online. Condo does not address repairs -AC filter was filthy and the AC would not cool until the filter was removed. None of my concerns were ever addressed after many text messages and calls. I spent my time calling and text messaging OWNER. Upon entering the room, we were immediately confronted with the following unsanitary and unacceptable conditions:-Heavy dust accumulation on multiple surfaces, indicating a lack of routine cleaning-What we didn't know the unit smelled musty/moldy, None of this shows on pictures. This is not the first negative review of this complex. They date back to 2012. This is an ongoing issue and all they care about is renting regardless of the condition of the units. read more

Wanting to share our recent experience which was disheartening with a VRBO rental, Sugar Beach Resort, Maui unit 134, managed by Vacasa My husband and myself recently spent a month at Sugar Beach Resort. My family has stayed in different units always at Sugar Beach Resort many times, 28 to be exact over the years. We had our first unpleasant experience on this beautiful Island at our favorite resort. Unit # 134 was well equipped, the community bar b q grills were well kept, cleaned daily and we used them frequently and the miles of white sandy beach to walk daily is why we have always stayed there. We booked while we were in Maui last year through Vacasa/ VRBO. While we love the location and the beautiful beach in front and being ground level is amazing, the condo itself had a few issues. The screen door that leads to the ocean was broken laying off the tracks when we arrived, there was 3 areas of the living room ceiling that had paint peeling and handing down, also had cracks running through the ceiling from side to side, the patio door curtains to the beach were extremely filthy, the dryer put so much lint into the shower even with the vent running as per the instructions you had to wash down the wall before showering, and the bathroom sink was clogged leaving it unusable most of the time. We made 3 phone calls to Vacasa's help/ support desk, 3 visits to the office at Sugar Beach where the ladies were shocked each time for lack of reply. The Sugar beach office asked us for pictures in an email which we did. During our 30 days we were there, not a phone call or visit from anyone at Vacasa to help with the issues. Most of the issues could have been resolved in a day. We understand it is expensive to rent in Maui and that Sugar Beach is an older complex, that doesn't excuse the lack of response from Vacasa. 3 weeks have passed since we came home and still not response from Vacasa. I have also not found our review of our trip posted as of yet, warning others of the issues. Please know we love Maui, but the experience was not as we had expected during our month stay at Sugar Beach Resort. Mahalo! read more

Stayed here for a week. Very nice location and not crowded. Just 10 mins from a lot of places to eat. Did not see bugs or rodents at all. The grounds were always clean too. While we were there we saw that they cleaned the pool area daily. The only bad thing is when we got to the condo on our 1st day the whole building lost power. It was not the fault of the condo but learned later it was a big power outtage that occurred due to an accident down the road. Definitely a place to return to. read more

I came for Christmas but ended up staying in Maui, moving to Hawaii unfortunately without my husband though we've stayed great friends. I go back to California for work/business but sugar beach is really great for anyone looking for amazing weather, terrific people and a feeling of the island that if you love? You may find leaving? Difficult. The management of the overall property I've nothing great to say anything about however, but luckily I really didn't have to see them often if at all i booked through Vrbo so...bonus! Each condo is different depending on owner, I recommend Airbnb or Vrbo and read reviews. When power went out last Christmas for over a day we were fine and had everything we could want but others were not as fortunate. That's rare btw, but it happens. Batteries, a lantern are a must in that case however. Only other place I tend to go back to mainland wise is Michigan so since that's rarely, I can't say enough about Hawai as flights truly are not expensive, and sugar beach resort is a great place to stay for families or couples. If you're looking for less tourist type lodging, this doesn't suck. read more

Unit 321 is updated and has amazing views! This is a superior oceanfront view. The cal king in the bedroom is very comfortable. The kitchen is fully stocked. Easy Beach access with a perfect sunset view, they have a pool, and their own parking garage. They also offer rentals for all sorts of beach activities by the pool. They have an elevator so it's convenient to bring big luggages. The check in was smooth and fast. Oh and the sandwich shop downstairs is a bar!! We had an enjoyable stay for one week. The view was amazing! We were in an oceanfront condo on the 5th floor. The sound of crashing waves lulled us to sleep at night. The condo had everything we needed and the comfiest bed EVER. There were quite a few people at the resort, but lounge chairs were always available on the pool deck and surf side. This complex seems to cater to large families - probably since it is affordable for Maui and it sits on one of the sandiest beaches. The other condo complexes along Sugar Beach seemed to have less people, which I might try next time. But, you really don't have to twist my arm to stay here again. North Kihei is much better than South Kihei in my opinion. read more

Unit 501 is our new home away from Home, it felt so much like home to us the whole family was immediately comfortable. We have stayed here three times now and love it more each time! The condos are very clean, welcoming, and affordable. There are tons of amenities, we can do our own meals/cooking, the view is incredible from any condo, and the grounds/pool/law area are ALWAYS spotless and well maintained. Parking is free and never an issue and It's quiet (with the exception of the highway right outside but you hardly hear it). Also, how can you argue with falling asleep to the waves crashing on the shore? The beach right out front is always wonderful too-but watch out for coral We will return here as much as we can! Very nice condos located right on the beach. My wife and I vacationed for a week at this resort and were pleasantly surprised with the beauty of the location. The condo that we rented had a balcony facing the beach and the ocean views were spectacular. The only negative and it was a major negative, was that we had no car. This resort is a car necessity location as we had to either walk or take the city bus. When we went at the beginning of the summer and there were no cars available for rent. If you are able to rent a car then this is a great and affordable way to be right on the beach. read more

Love this quiet resort with a private beach. The pool area is wonderful and it's only 10 feet away from the beach which is great. Next to the pool they have a huge BBQ area with six grills and some tables. The rooms are great they have huge lanai's to sit out on watch the beautiful sunsets and listen to the waves crash. Each room is facing the ocean and you are literally on the beach. There is a great little restaurant in the court yard called Dina's Sandwitch. They have great food and drinks and it's fun to sit and talk to the locals and the people staying in the resort. Next to Dina's there is a little shop that you can rent snorkeling equipment to use right out in front of the resort. It was a lot of fun to go snorkeling and see the reefs, the tropical fish and see the sea turtles and swim with them. Great experience. I can't wait to come back here with my wife for an anniversary to have a relaxing stress and child free vacation. read more

Your experience here depends a lot on which condo unit you stay in, so I will just talk about the resort itself. The grounds are well kept and very enjoyable. There is a nice sized pool, gift shop, rental and excursions office, and a sandwich shop on the premises making it all very convenient for people staying here. I love that there is a large grassy area where you can relax on lounge chairs, but I also love how there is direct beach access right from the resort. It's never crowded because it's not one of those "must see" beaches on the island. My husband and I walked up and down this beach several times during our stay to watch the sunset. It holds sentimental value for us because we got engaged on Sugar Beach 10 years ago. If you get an oceanfront condo like we did, the view is gorgeous during the day. We loved sleeping to the sound of the waves at night too. The waves are loud enough that you can hear them even with the windows closed. The only negative is that when there is no wind there will be mosquitoes coming into the unit because the doors are set up in such a way that bugs can congregate near the doors of each unit and come in once the door opens. We did not seem to have this problem with other condo complexes in Maui. We bought some bug spray and used it for the duration of our stay. That seemed to help a lot. We were on the second floor, so maybe there isn't a mosquito problem on higher floors. When we visit Maui we always opt to stay in a condo because it's quieter, less crowded, less of a touristy feel, and you can get a direct oceanfront unit, which is hard with big resorts, not to mention expensive. I would definitely consider staying at Sugar Beach again. read more

Sugar Beach Resort isn't like your typical resort since the units are individually owned and the property is actually all condos. When I go to Hawaii I like renting a condo since it works best for my vacation style. Personally I like having access to a kitchen and not having to go out for every meal. Members of my family have been staying at Sugar Beach Resort since it opened up in the late 1970s and the first time I stayed here was in 1996. I've been here over a dozen times since 1996 and the property really feels like home. I love Sugar Beach since it isn't a hotel with your typical hotel amenities (like daily maid service or a 24-hour front desk). Even without your typical hotel amenities, the complex doesn't feel like a residency since most people at Sugar Beach are on vacation. The property has a large pool, hot tub, a mini-golf area, a restaurant, and a sightseeing office that can help you book tours or provide info on the island. The best part of the complex is that it is right on the beach with easy access. The condos and pool now have key code access, which makes it convenient to come and go as you please (plus no worries about losing the key). There also is a grill area near the pool with views of the ocean. The grills are cleaned daily and seem to be well maintained, though the occasional one may not heat as well as the rest. Over the years we have rented various condos through either the direct owners or a rental agency in Maui. The property has both one and two-bedroom units, though mainly the property is comprised of one-bedrooms. Now the one downfall of the property is some units are not as well maintained/updated as others, which unfortunately is why I can't give the property 5 stars. Some owners have really remodeled their units with nice features, while some still feel like they are in a time capsule. This time we luckily rented one of the nicest 2-bedroom units onsite (PH14), which has really been remodeled. I looked at all the 2-bedroom units available for rent and none even come close to the open feel this unit has or the updated features. The kitchen is probably the highlight of this unit with a huge granite island. All the appliances are stainless and seem relatively new. The washer and dryer also are the new front loading ones. On top of this the unit has nice tile throughout, while the bedroom areas are carpeted. This is probably my favorite unit I've stayed in at Sugar Beach and I would stay here again instantly. If you plan on staying at Sugar Beach, I recommend doing some research about the unit you are renting before you go. This way you won't have any disappointments upon arrival. I highly recommend the property though and the unit I stayed in. read more

Literally no piece of furniture was comfortable or modern in my condo. I'm quite certain the furniture was sourced by traveling back to 1988 and bringing back a, "couch" and a concrete slab to serve as a bed. The dishwasher smelled like a bucket of buttholes and the fridge barely kept food cool. It had a cute 24" tv (might not be entirely accurate on the size), and an, "entertainment" center from the same era as guns and roses. Furthermore, the resort charges a cleaning fee, but expects all of the cleaning to be done by the occupants... yeah right! Renting paddle boards and boogie boards was easy and reasonably priced, plus it was right on the beach with a decent pool, but no other aspect of this resort was worth the price. read more

Bad experience overall. we stayed in apartment #505. Here is our take: 1. Check in was complicated and didn't let us in until 315pm; 2. As soon as we got to apartment I smelled some terrible smell in bathroom. Smelled really strange, like mouldy or something. Looked up and vent was just gross. Almost threw up. It was someone's hair and tons of freeze and dirt. And that's what I had to breathe which fan was on. Called agent and he "fixed" it but exactly the same when I came back to condo; 3. WiFi is completely useless. Slowest internet I've ever experienced since early 2000's and constant loss of signal; 4. First time I saw when renter is requesting dishes to be washed and linen to be washed, pretty weird. And you find out about it after you Check in; 5. Literally EVERYWHERE is the sign to check out before 11am. Like they really truly don't want you here. 6. NO Shampoo or Conditioner and only 1 tiny soap bar. When we called front desk, they said that's all they provide; 7. TV is from early 2000's and barely working. Overall, terrible experience. Wouldn't recommend to anyone! read more

Let's be real, it's not a five star resort, but I give five stars for moderate perfection. It reminds me of home. Our condo was one bedroom/one bath. It had all the amenities we needed, towels, beach towels, beach chairs, an umbrella to use, everything you need to cook, washer/dryer, tvs, charming decor. This resort offers an on site concierge who was very helpful. You can rent snorkel gear and boards at a great rate $-$$ for a week. There are outside bbqs, pool, sauna, hot tub! Everyone is so friendly and welcoming. I like the fact the condos are individually owned and the owners make the condo feel less hotel and more at home. Honestly, overall a good experience. I expected worse considering some of the reviews on here. But I guess it varies from apt to apt since they are all privately owned. We stayed in PH06 (605) and the place was very clean and well equipped! We did not use any of the items since it was just the two of us and easier to eat out daily. Tile flooring in the living room and kitchen are tiled and carpet only in bedroom. The balcony has an amazing ocean view. Upon entering the unit, the AC was on and island music was playing, which was a very nice touch. Also I was so thirsty and sure enough there were two bottles of water in the fridge waiting for us. They do not offer daily housekeeping nor do they have any restaurants on site, except for a sandwich place downstairs which we did not dine at so can not speak on that. The only complaint I have is the wifi in the unit was very spotty and kept switching on and off, not sure if this is an everyday thing or just on our visit from April 13-19. I'm sorry I did not take any pictures although I wished more people did before our arrival. opps. But I can tell you that the unit has a La-Z-Boy couch recliner set which was super comfy and seems very brand new. The Kitchen was clean and updated. Washer and Dryer worked great, only thing is the dryer spits out lint through the fan in shower, not a big deal. Kena was the owner of this unit and she knows the importance of comfort considering the place had everything we needed and also extra towels in the storage along with beach towels. Small bugs visited our unit day to day but you're in Hawaii, you're bound to see a few bugs here and there. We were not too concerned. One pointer for Sugar Beach Resort would be to get a small food station by the pool for drinks and snacks like nachos and such. Simple, yet makes a big difference for the hungry swimmers. Happy camper here, and will visit sugar beach again and hope to get one of Kena's units again :) read more

Owner needs to update their website. Cost quoted was more than the top rate their website stated. Not really a problem as things change and it wasn't a big difference but then when I sent in my booking request based on their calendar of availability, the reply was that the unit wasn't available and that they only do weekly rentals. My request was for the 5 day minimum that their site stated...no where on their site including the reservation and policy guides did it state that there was a week minimum. Just saying that accurate information is helpful when people are looking to make reservations for their vacations. read more

This review will cover the Sugar Beach Resort overall and then a section specifically on ROOM 511 Sugar Beach Resort: Quality condo resort overall, not a lot of bells and whistles but what you would want in a condo complex on the beach. There is a central pool with an attached small kid pool and jacuzzi. There are 6 propane grills that are cleaned every day and had no problem getting one any night we needed one (cleaning brushes provided down there) along with a few tables if you wanted to eat down there. There were numerous lounge chairs available (could always get one) overlooking the beach and ocean, a great spot if you didn't want to go to the beach specifically. The beach in front of the resort is on the smaller side, but not crowded at all so that's not an issue. The sand is very fine (hence the sugar name) and there is a little coral or rock out about 10 feet but it gets deep enough you can swim over it if you go out which a lot of people do. The only negatives were that the lanscapers decided to trim the hedges for an hour or two on both Christmas eve and Christmas day! Location of the resort is great, especially if you have never been to Maui, right in the middle of the island. You are at most 10 min (5 really) from all the restaurants, beaches, and everything for the South Coast. Only a 20 or so min drive up to the West Coast for more great restaurants, beaches, and activities. If you go out snorkeling, you are only about 5 min from the main docks as well. CONDO 511 This is an END unit facing the ocean, 5th floor on a 6 story building. The complex has two building that are fully front facing and then two units at a 35 degree angle or so to the others. This unit is on the end of those units but condo #511 is on the ocean end of those angled buildings so GREAT view and spot without having to pay more for the same view. Perfect condo for 2 couples or a small group. There is a queen size bed in one room, a king in the other, and 2 full bathrooms. The kitchen was recently redone with nice wood cabinets, has an electric stove, coffee maker, even a blender to make some nice fruit frozen drinks! Full size refrigerator as well as all the glasses, plates, cookware, and utensils you need, along with a separate washer and dryer. The only negative really was that one of the showers wasn't draining very well and ended up with an inch or two by the end of the shower. There is a full dining room along with a full living room consisting of 3 comfortable chairs and a small coach. Being a double unit it has a double balcony that has a gorgeous view of the ocean with a bunch of chairs and a table outside. The unit also has a few chairs, boogie boards, multiple beach towels, and some other beach accessories. Having stayed over Christmas we also found a fake tree in the closet to put up! Great stay and when we get back to Maui I would stay in this unit again without question! read more

My wife and I planned a vacation and a week and a half prior she was in an accident which lead to us being unable to travel, they just took our money and told us there was nothing they could do about it non refundable. I didn't even ask for a refund just to move dates. They replied very rude and wouldn't even change dates or accommodate. We stayed here on our honeymoon. Wish we had done more research in regards to the area, it's far from downtown, about a 10 minute uber ride, and so, so, SO windy. I don't know if it was the time of the year or what but the wind NEVER stopped, we couldn't even enjoy the beautiful beach out front without getting pelted with sand. Also, it was advertised that there was a restaurant/bar onsite - it was a deli... I will say that they were accommodating with switching our rooms after we arrived & weren't in the original room we had thought we had booked. Probably just had bad luck w/our room, but it hasn't been updated in decades, it wasn't very clean (dirty/stained linens including pillow cases and beach towels) and they had to turn our water off due to construction above our unit. Construction that they started early in the morning while we were still sleeping. Didn't try the pool, but nice access to the beach and good location overall for the activities we did in Maui. When we went to check out, we arrived a few minutes before they were technically supposed to open and the person inside sat there and watched us shiver in the rainy cold instead of letting us in for the 2 seconds it took to check us out. We are in our mud 20's but on our honeymoon so we wanted easy access to nightlife and peace & quiet and this was it! We will def come back here!!! read more

We stayed here during our stay in Maui and we loved every minute of it. Our unit is penthouse # 605. No keys or key cards, just a code to unlock the door. The unit is well-kept and it is complete with everything you'll need in the home. When we got inside, the a/c was turned-on and island music was playing on the radio. Very nice indeed. You can save a lot of money by preparing breakfast or dinner here. And the grocery or farmers market is quite near. The swimming pool is maintained very well. We even managed to grill our dinner at the gas grills located on the property. This is close to Iao Needle and it's easy to go to Lahaina or Wailea. We would definitely be back here. read more

I love unit 420 at Sugar Beach. We have stayed there 7 times in the last 13 years. Its location is second to none. You are right on the water with 5 miles of glorious beach to walk on. The unit has a king bed in its own bedroom with a nice pull out sofa in the front room. The unit includes a kitchen with dishwasher and laundry. Lots of pots and pans plus masks and water toys in the closet. Its got beautiful grounds, a big pool, hot tub and 6 huge bbq's for your use. Beautiful views and not as crowded as most places. Calm waters on the beach behind the complex. Located fairly close to Wailea and Lahaina for events and shopping. We got super lucky getting a condo last minute. I was worried with the price that it would be a dump, but it's lovely. The condo (502) is clean, the property well-maintained, and the view fantastic. I was disappointed our luxury spa plans fell through unexpectedly, only until I walked through the door and then I was pleasantly and happily surprised. What seemed a bit tragic was a huge blessing! My husband and I stayed here for 8 nights for our honeymoon and this place was just what we were looking for. We were assigned Unit 222 upon check-in and it was a beautiful unit. The kitchen looked like it was newly remodeled, and the rest of the condo had a quaint/homely feel to it. We weren't really interested in a resort-style vacation, so staying in a condo was perfect for us...we went to the local grocery store and stocked up on snacks/food and cooked our own meals some of the nights. There is no housekeeping, which was also alright with us, the condo was fully stocked with towels (shower and beach) and had a washer/dryer if they got dirty. There was also free wifi provided, as well as a long list of cable channels to watch on TV. The condo was also right on the beach and we were able to enjoy the sunsets every night. The Sugar Beach staff were so nice and helpful right from the get-go. The pool area was nice and clean, as well as the BBQ area. Kihei was a great town to stay in...there was plenty of stores, restaurants, shops close by and it was a nice middle ground between Lahaina, Kahului and Upcountry Maui. Do not stay in room 317!!!! This is not a room you want featured for your resort. We enjoyed the view, beach access and pool but the room was terrible and seriously outdated. Smelled like mold, the bed is very very uncomfortable, the bedding is outdated and worn and the carpet is crunchy. We learned our lesson on "you get what you pay for". We will never skimp on room price again. read more
