Manny's Pest Control is not looking to force you into anything. They are an honest company that does their job. I called them in the morning and they told me they had a morning appointment and a late afternoon appointment. I took the 1100-1200. The owner of the company showed up and got right to work after the normal formalities. He found some dry rot and termites. I needed this inspection for a VA refinance and wanted to get ti done as quickly as possible. He actually told me how to repair the dry rot as an option to save money. I am handy and this gave me the option to lower my bill.　There may be lower priced termite companies out there. I have had termite work done once before and all the estimates seem to be pretty close in price. read more

Manny and his helper just repaired some dry rot and treated several outdoor areas for us. He came out right away to give us an estimate and arrived on time, was fair in his pricing and complete in his scope of work. He patiently answered all of our questions, send us his Certificates of Insurance in advance of the job and did the job on time and per the estimate. When he had questions, he asked. Manny answers his own phone and promptly returns phone calls. He and his helper worked safely and cleaned up after the work was completed. The 1 star is for nice. Roach problem in May 2015. They originally sprayed for ants(what? Who said ants?). They came back out and sprayed again for roaches, not ants to make it right. Yes, they are nice, hence the lone star. Moms house is still infested with roaches. Do not recommend this for roaches at all. Very disappointed. Mannys assistant gave us heads up to keep house clean. We hired housekeeper, painted, and have did our part. read more

I cant say enough good things about these guys. I started with them about 30 months ago in a rental cause the deal was " I would take care of the house for the lower rent". Manny gave me a good deal because of that. Then when we bought our home he came by and did a full treatment of the whole house and gave me a lot of help to get the situation under control. He"s been steady ever since. If a problem pops up in between his scheduled treatment date he's there as soon as he can . Which is always a day at the most. His pricing is fair and he works with you and your budget. I know there is a lot of good people out there and some not so good. Manny's Termite and Pest Control was recommended to us and we were not disappointed in the services he and his assistant provided. He was very cordial and professional when describing all of the services he provided. Additionally, he clearly articulated what the total cost would be for work performed as it related to the inspection, (demolition/replacement) of wood affected areas by termites and the subsequent eradication via (tenting/fumigation). Upon completion he ensured that a finalized receipt was provided along with removing all of the debris from the old wood. Furthermore, I referred him to a friend in which he provided a spot treatment for his home. Pursuant to a VA mortgage refinance, I was required to have a termite inspection of my home in Carlsbad. The first company contacted sent out a sales manager to do the inspection This individual did a perfunctory inspection of the garage, probed the fascia of the home, and did a brief visual scan of the crawlspace. He found only one area of termite activity, on a corner of the fascia. He saw nothing anywhere else, including the crawlspace. He told me the fascia did not lead to the inaccessible areas of the home, and could be treated locally. However, he said that "state regulations" and "policy" required that his primary recommendation be to tent and fumigate the home. I wasn't happy with this at all. I told this gentleman that I had strenuous objections to tenting: one has to vacate the house for three days; there is typically damage to the roof tiles; plants adjacent to the home would die; arbor gates would have to be dismantled and moved; food would have to be bagged even though the chemicals used are purportedly harmless. It seemed like a drastic response to one local problem area that did not lead to the inaccessible portions of the home and that was standing between me and a mortgage refinance. Indeed, my initial question was why not treat and repair the one minor local area, then reinspect and show a clean bill of health. I called Manny's Pest Control to get a second opinion, even though it would cost me another $75.00. It was the best decision I could have made. Manny owns his own business. He answers his cell phone immediately and responds to email promptly. He came out to personally do the inspection. His inspection was far more thorough than the one performed by the first individual. Manny thoroughly checked the garage and the entire interior of the house. Where the first representative had found one infested area on the fascia, Manny found four separate infested areas on the fascia of the home, including the one noted by the first individual. I told Manny that the other representative hadn't seen any evidence of termites in the crawl space. When Manny looked in the crawl space, he asked "Are you sure that guy looked up here?" Manny proceeded to point out to me dead termites and some termite wings in the insulation. It wasn't a lot, but once they were pointed out to me it was obvious, and it certainly should have been obvious to any professional inspector. I told Manny that I wanted to tent and fumigate only as a last resort: if it was the only way to effectively address the termite issue or if it was a mandatory requirement. I told him that the first representative had said that there was some state regulation that required that he recommend tenting and fumigation if he saw "even one termite wing". Manny said that this is not the case. Manny recommended that they locally treat and repair the four areas on the fascia, and heat treat the crawl space. The latter involved forcing hot air into the crawl space via a large duct from a heater outside of the house and heating the wood to a temperature that kills the termites within it. This process was accomplished while we were home and took about six hours. The fascia was treated and repaired on a second day. Manny showed up with two crew members and personally supervised the work, which was done quickly. The damaged areas were repaired such that you can't even tell they were ever damaged. Bottom line: the first company sent a sales manager to do what turned out to be an inadequate inspection, generated a report that diverged in its findings from what was told to me on site, and recommended tenting and fumigation while offering no alternatives thereto. Manny did a far more thorough inspection, observed four areas of termite infestation-- including the crawl space--that the first representative missed, accomplished the treatment in a far more benign and discrete manner for a similar price, and satisfied all the requirements of the VA for the refinance. Manny is competent, responsive, and reliable. He's a straight shooter: no double-talk, no shortcuts, no inconsistencies between what he tells you and what he puts in a report. He is a former Marine who owns and runs his own business and who personally supervises his company's work. As a former Army Infantry officer myself, I appreciate those qualities. read more
