***THINK TWICE BEFORE LEASING WITH MAP*** Completely in disbelief with how this company handled our experience. We found a property and Laurie scheduled a meeting with the owners- We met with them, discussed tenancy at the property & fell in love with them (they were so genuine and extremely responsible in the manner they kept their place up) so we felt this was a great fit. A few days later, we get an email from Laurie at MAP that we were approved for the place, please come and make your deposits. I showed up and was given the form to sign, paid everything- it all looked good. They then proceed to tell us we need to obtain rental insurance to obtain keys. Great, not a problem at all- However, all of the rental listings we saw for this particular property did not have any mention of this being a requisite, which is something we obviously need to have known as we are taking all expenses into consideration... Maybe I missed it, wasn't mentioned but ok-Move in date is the NEXT day, so I am now scrambling to call several places and get reasonable quotes and tally up my property (which isnt easy when everything is in storage) not a big deal, but would have been nice to know with time. About 30 mins later, get a call & email telling me they "forgot" to mention there is a pet deposit for $750 FOR EACH ANIMAL. Now, I have no issues paying this, my dogs are super old and have a gold medal is sleeping so I don't see anything wrong here- Except for, again- NONE of the listings posted asked or mentioned a Pet deposit. This threw up a red flag and honestly upset me because I felt like this was a "hidden fee" scenario, especially since we only looked into pet friendly places and eliminated several other rentals we had already put time and money (applications/tours) into based on what was told to us. We had several email communications and this wasn't ever mentioned- Until moving day. Patty, the lady who was assisting with paperwork (she was very sweet & was just doing her job) said she needed the info back that same day. I told her to please give me until the next day (we had a meeting 5/1 @ noon, move in day) to get them an answer as I had to throw this new charge into my books and figure it out. She mentioned we could do payments, but I still needed to discuss this with my husband. A few hours later, we get an email saying they're willing to wave the fees. Ok GREAT- We got that email, now to finish what was asked of us. I now can refocus on the insurance quotes and transferring utilities, which was asked of us. They also mentioned we had to create a profile on their tenant portal, which I filled out and sent. We them get an email from Laurie, stating its in the best interest for us to just come get our 5400 deposit back since everything was on hold at my request. Excuse me? Not only was there important information excluded throughout our communications regarding deposits and requisites for this property- But you gave us less than 24 hours to obtain and provide these requisites, and somehow, we end up screwed? I am 7 months pregnant. Do you realize how long & how much effort we put into selecting a home for our family? The information provided was incomplete, we still went through with obtaining what was requested and having staff "being out sick" doesn't make up for information being omitted, especially when it played a huge factor in having chosen that property to begin with. The way Laurie handled this was extremely unprofessional, she had us running around for 24 hours getting everything ready and did not care about how this sudden choice to terminate our rental agreement affected us. After contacting her, she simply said "Talk to your husband" then said they both agreed to cancel the rental, which was false. She had sent us BOTH and email stating they changed their minds. Thankfully, we will not be using such a unprofessional, ridiculous excuse for a property manager as she clearly has no regard for her tenants. I only hope the owners of the property see this an choose to protect their investment with a decent company with better business etiquette. Not listing complete information on rental postings only to have fees and deposits come back seems like a dishonest practice- they should refund our credit application fee, since we applied without having complete info. We could have applied somewhere else that provided everything UPFRONT & PROFESSIONALLY instead of wasting our time and money with this joke of a company. read more

Was living on a MAP property for five years when we had to move due to a loss of family member. We packed and cleaned in a timely manner. They operate a professional business yet the owner of the house felt the need to renovate and update the property on our expense. It wasn't enough the we went out of our way to properly clean the house but our full deposit was taken along with MAP asking for more ... Unfair in many ways .We are so glad we left when we did ,due to misfortune but we bought and now own our own property.we definelty could have contested for a pro-rated amount on what they felt was needed but we were content just letting it be. I lived in one of their properties for a year and a half and it was quite an enjoyable stay. The application process was quick and easy, I was able to move in in no time. The staff were always very welcoming when I walked into their office. There were some confusions about getting the correct key to the main gate in the beginning--I had to go to their office couple times and still ended up with the wrong key. I ended up just borrowing the neighbor's and made a copy for myself. After that, however, I've had very minimal issues with the apartment. The management (I mostly dealt with Patty and Russel, whom I think no longer works there) was always very quick to respond to any maintenance requests I had. Anything broken was fixed within a day or two. The unit that I rented was on Roosevelt Ave in Montebello. It's a small apartment complex with only 5 units in total. The apartment was very quiet and clean. I hadn't had much bugs problem other than a small spider or two popping up once in a while. A lot of ants came in a few times (usually after the rain), and Patty said they spray for most bugs but ant wasn't one of them. It wasn't a big deal because they just went away after a few days. There is a laundry room on site but I do wish there were more than just one washer and dryer. I moved out because I needed to be closer to work, otherwise I would have loved to live in the apartment longer. Prior to moving out I had a walk-thru with someone from the management to make sure everything was in their desired conditions so I could get all my deposit back. I was told that there were no major issues---just some very basic cleaning in places, which I did on my last day. I see that there are quite a few people here who have had issues with getting their deposits back, I will update as soon as I receive mine! *updates* I received the deposit back without any problems, only a small amount was deducted for cleaning. read more

Everyone there is super nice and you can feel that they care more about the actual people as renters than just what's typed on paper about them. My application was denied without them verifying employment or running credit. I emailed with Patty and she seemed to have my information mixed up and when I called to verify she was very rude and immediately cut me off saying my application was denied and I have to wait in the mail for a letter of explanation. UPDATE 7/12/17 : I received the letter stating it was length of employment which being that we just moved from AZ is understandable, but it is unethical for this company to keep our money although by just looking at an application it was denied without them doing anything else. read more

I first met the team at MAP when I moved into Uptown Whittier in 2012 (I believe). Had the cutest apartment ever and it was so peaceful. We left after a year when I had to move for work BUT when I found myself in a position to move back into the area MAP was there to welcome me back. I fell in love with the place immediately and loved being able to plant myself in Orange County. We have been here a little over seven years and I really couldn't see myself any where else. This past week, I found that anything that could go wrong in my life actually did. From the flood in my mudroom, to a broken washer, to no hot water to a broken water heater. All the things that broke or happened did so because of the age of the items; BUT MAP was on it! I made the call on Monday morning and Plumber was here within the hour installing a new water heater and by Thursday morning I was happily washing again. As a single mom and grandma, it is not often that I can afford to be stalled in life and MAP always comes through for me and my family and for that we are forever grateful. read more

I have rented from a few property management companies in my life time of renting and MAP's Property Management is by far the best I've come across! They have a great, friendly team (especially Patty) and the owner Laurie Perschbacher doesn't sit back she is involved, she was the one who meet us at the rental house to show us the inside and we had great conversation with her before we even rented from her. As a tenant for almost 5 years we never had to wait more then 24 hours if we needed to get something repaired or replaced they were on it! I moved out of an apartment managed by MAP Property Management a year ago, after living there for three or four years. My experience with MAP was consistently poor, notably regarding maintenance: My unit's water heater broke. Despite regular complaints to MAP Property Management, and being told repeatedly that they would soon fix it, nothing was fixed. I was WITHOUT HOT WATER FOR SIX MONTHS. That meant I couldn't take a hot shower or wash my dishes well for almost half a year. MAP Property Management only fixed this after I complained to the LA County Dept. of Public Health. MAP told me that they would offer some kind of financial remedy, and never did. The unit also suffered from routine flooding. Their first attempt to fix this left a 12"+ hole in my bedroom ceiling. That hole was never fixed over the next several years that I lived there. After several bouts of flooding (the contents of my neighbors' sinks and dishwashers would pour *up* from my kitchen and bathroom sinks), MAP finally resolved to fix it. They decimated the bathroom and jackhammered a 4-foot hole in the bathroom floor, leaving cement dust all over the apartment. Then they disappeared, leaving the hole. For the next month or two, we didn't have half of a bathroom. What was supposed to be a week-long project stretched out for weeks. Eventually they installed a new bathroom vanity and carpeting, but it took months. In the meantime, I had to deal with carpets strewn in sewage and a bathroom that looked like it had been hit by the meteor that killed off the dinosaurs. After I finally moved out to a LIVABLE apartment, MAP Property Management took their sweet time to return our deposit. They didn't bother following the law, taking out large sums for "cleaning" (without , as required by law, annotating what, exactly, needed to be cleaned.) When I visited a neighbor there several months later, I peeked into the apartment -- it seemed to me that *nothing* had been cleaned or moved. Yet they felt free to tally up a sum and take it out of my deposit. In sum: sketchy, non-responsive to tenant complaints, and makes promises they don't follow through on. *BEWARE* *CROOKED, TRIES TO RUIN YOUR RENTAL HISTORY* *ROACH INFESTED UNITS* *BED BUGS* *RUDE, HORRIBLE STAFF* -YOU'VE BEEN WARNED-!!! Turn around and don't look back. Don't even consider renting from this horrible Mgmt company. Their units are WAY over-priced for what you get. Every month I had to pack up my kitchen, empty all cupboards and closets throughout unit and bag up all my food so exterminators could come and spray for the roach infestation that MAP said they got rid of. The unit was the most disgusting place over ever had the misfortune of living in. Right when we moved in my son and I were being bit by bugs, even if we slept in the living room! MAP tried to hide that there had been bed bugs in the unit, but their exterminators told me that they treated the units for them. They obviously didn't treat them properly. Of they tell you that they treated for roaches and that your unit is free of them, they're lying!!! When places are as infested as MAP properties, the roaches will ALWAYS be in your unit. Ask and you'll see that 99% of their properties DON'T have air conditioning. They were always complaining because I smoked outside, on the property, but always outside. The problem is that all but one tenant smoked, so why were they just sending me notices? Three units had people who smoked marijuana, and the smell was horrific when I walked out of my unit. Other residents' played music so loud that my windows would shake and rattle, all day and night. I reported them once, but MAP didn't care, so the music played on. My friends, who also lived at the same MAP property, found a nice house and tried to move. They had the house, the owner loved them, and all was perfect until the home owner contacted MAP. MAP lied and said they were horrible tenants, always paying rent late, not taking care of MAPs roach infested unit, and a whole laundry list of terrible reviews. My friends' didn't get the house. Turns out MAP didn't want to lose them as tenants, and they still live at MAP property and HATE it. I had a year lease, but they sent me a 30 day notice to move because I smoked outside. I didn't care, I wanted to leave. Thank God I have many years of great rental history, and was only at MAP for 6 mo's, they weren't able to black ball me. I got a great house with a front and back yard, air conditioning and NO ROACHES, for only $100 more than the dump property with MAP. And even though I was only at their property for 6 terrible mo's, they're trying to keep all my deposit! Pray you never have an emergency and pay your rent after 4:30 on the first, they'll charge you a $75 late fee if your rent comes in after 4:30 on the 1st. Pray you never need to contact them to repair their broken property, they'll charge you like you own the dang place! Pray you never have to talk to Patty, Michelle, Rochelle or Linda for anything! All are a bunch of catty, rude women that act like children. Pray you never have to move and need them as a reference, they'll black ball you. Just STAY AWAY from MAP and you'll never have to deal with any of the above problems. Find yourself a nice unit, without roaches, bed bugs or an over priced dump. Do not rent from MAP This company took all of my deposit , for steam cleaning the floor. I left the place spotless. My unit didn't need the new blinds that they said they had to replace. I have been apartment/house hunting for a month straight now and nothing has worked out. I came across the perfect little back house in Whittier( my desired area) and I had emailed to schedule a viewing. I received a text from Patty right away and she was very nice but when I got to my appointment I waited 30 minutes for Cameron but had gotten stood up. I called and left a message as well as sent a text, and I heard NOTHING back. I receive a text days later not addressing me getting stood but an opportunity to view the unit again. Although MAP was unprofessional in my opinion I really wanted the place so I took Patty up on the offer and rescheduled the viewing. I then receive a text hours later saying the showing had been canceled because it's already rented out. Like I said Patty was nice, but overall MAP was unprofessional. My experience with MAP property management was nothing but positive. Patty, Raquel, and the rest of the people there were so helpful and kind throughout the application process, living in the apartment, and move out. They were very understanding to my situation being a college student with other roommates and I had no problems being one of their tenants. They were very prompt with responses regarding any issues we had during our time living in one of their properties. I'd definitely recommend renting from them. The people that work for MAP including the owner are very rude. They have no sense of urgency and don't care about the tenants they manage. The owner might be nice to owners and landlords ( her clients) but behind the scenes she is rude and doesn't treat their property/ tenants with quality care. I am in the real estate industry and renting for a short period of time...I would never dream of treating people the way they've treated me! Been with MAP for about 2 1/2 years now. Im not going to lie the little back house I'm renting from them has been quite the experience. At first this back house wasn't ideal for me but i knew there was potential. After settling in, a year later my home started to become more of a home than just a back house. I've soon requested MAP to remove the old carpet the house came with to flooring. Their response took about a week because I'm sure they're busy taking care of other tenants. But once we got to business they took care of it FAST. They just didn't replace the carpet to basic flooring they actually used grey wood flooring that made the place look outstanding , bigger, fresh, and modern. Which totally made me happy. And just recently i requested to get my backyard cleaned up. because when i moved in, the backyard was a mess! The following day they came in and swept everything out of the way. Also because i like their team ive actually helped them clean up as well thank you for being consistent with me MAP. This goes to everyone in the company. read more

Wow! I'm leaving this review and I do not live at any of there properties. Again I do not live on ANY of their properties and I'm doing this review on this property management company because wow what kind of operation are they running there and LAUREN YOU SHOULD BE ASHAMED AT YOURSELF!!!. To begin my girlfriend and I did fill out an application each to rent a 2 bedroom apartment in Whittier on Pickering street. We even got a chance to see it and yes it was nice. The property manager Ed did show us around and was very gracious and kind and we spoke about ourselves. Just to put it out there at the current moment I AM HOMELESS. I LIVE IN MY CAR. I HAVE BAD CREDIT. BUT NO EVICTIONS. Just to put that out there because I told the manager Ed the same thing. Now! BY LAW since I paid $35.00 each for a credit report for my gf and I so that means since I paid WE can by law get a copy of those credit reports because there OURS! WE PAID FOR THEM! So I called Ed the manager and he said " Can't you guys get one free on CREDITREPORT.COM?" I was like "Yeah we could but I paid $70 dollars so I would like a our copies please." So then he sent a text that said someone that was in charge by the name of Laurie wasn't going to be able to talk to me because of an ALL-DAY CONFERENCE CALL??? What? Check my picture. So then I called the MAP PROPERTY MANAGEMENT OFFICE AND GOT LAUREN... wow what kind of operation are they running down there? I asked Lauren for a copy of the credit reports and she said "It says on our website we do not refund for the money we charged and we can't print out a credit report." I said "ITS THE LAW THAT YOU HAVE TO GIVE US A CREDIT REPORT SINCE I PAID FOR THEM AND THEY ARE VALID FOR 30 DAYS!" Lauren changed up right then and there! I have an appointment to get my credit reports the next day because for some reason they cannot do it today! For some crazy reason they cannot print them out today even tho I paid $70 dollars and they can view them whenever!!! And I don't even live there. This place is running the biggest Scam on rental properties, I honestly don't even know if it's legal and if it is...it needs to be changed!!! I contacted this company after seeing a listing on Craigslist for one of their properties, I was informed that they were working on repairs and we're not showing the property but that they would contact me as soon as they were showing the property. Long story short, the apartment was rented without me receiving a call. This happened on two separate occasions, till finally I walked into the office to found out how the properties were being rented if you couldn't even view them. I was informed by Patty that I needed to go online and fill out an application, if I'm interested in a property and IF my application was accepted I could view the property??!!! Ummm...what??!!!! So I have to pay a $35 application fee to just see an apartment?!!!! What if I don't like it??? Oh well, you loose your $35 application fee. What if someone turns in a better application??? Oh well, your still out $35!!! So, technically you could be interested in severally properties in a month, but either not like the properties once you see them or loose the credit score game and you could easily be out $100+ AND still not have a place to live!!! Avoid this company at all costs, any repairs they have done are done by a company they own and cost roughly 3 times as much as Home Depot or lowes quotes. Furthermore if tenants damage your property they will charge you to repair it and wait for collections to reimburse you which so far still hasn't happened. I been leaving here for 8 years. They refuse to change carpet. Paint, and do repairs. I have always ,been puntual with my rent. Except for one COVID month (which I paid) they refuse to arguments. Tenants always have parties. Loud parties. Always a mess , no one goes and checks on property. My car has been Vandalize, Numerous times. There are always homeless people around. Since it's a bad area. And none gated. U can even be safe throwing the trash. There's always Suspicious activities, Whn I Discuss this issue with Patty. Management urge me to call police. Bottom line. No one cares enough to do nothing. People have their furniture out side. Building Appearance is very depressing. Definitely not a good place to live. I have told management about this. She ask to to call the cops. Which I'm that area they don't care. I'm even scare to tell the homeless something. So yes. I have told Patty. In regards to repair. U painted the bathroom because it was filled with mold. That's the only repair done in 8 years. No painting. No Repairs. I have send emails to Patty asking her to plz repair and paint. Change carpet and nothing. Out of Courtesy I won't post the very poor conditions the apt is. Neighbors bring banda and throw parties in there. Loud parties. Btw. At least 6 times a year. Loud music , dirty place. No one cares to stop by and to randomly check out how things are. One more thing. Since there's no patrolling. Even though management says. Theirs is. Homeless people park in our alley close to the parking and hang in there as well to drink. Ad do drugs. I my self had to pick up feces , and throw up , many times. Because if we as tenant don't do it. It will be there for months. Not ones living there I seen no one from management putting order. I don't have ur number. But however I have discuss it to ur team. Its with great sadness that I am writing this review. I rented a townhouse, I complied with all rules and regulations even after the fact that MAP properties did not keep there agreement by repairing damages instead using bulling tactics turning blame to me. Then over charging and not returning moneies. They still contine to harassed myself by continually sending me corespondance when we no longer have anything to do with each other. I informed them to stop and dissest there actions however the harrassment and corespondance continues thus leaving me no other alternative but to post ths so no others will fall into there abusive web of deceit. read more

This place is a joke! Please do not rent from them. The staff members are rude and unprofessional!!! They will not return your deposit and if they do, it will never be the full amount you gave them. They will take more than a month to return your money. They charge you triple the amount for repairs and maintenance needs. They rent you apartments in neighborhoods infested with meth addicts and homeless people. The apartments are also infested with bugs, roaches, and bed bugs!! bed bugs never go away people!!!! Homeless people will sleep in your car-ports, laundry rooms, and even use the water hose to wash themselves right in front of you. Then MAP will send you a notice that you're using too much water??? Lol! You will never get treated with respect when you call in. Patty will speak over you and she is one of the rudest & unprofessional people there. Pray she doesn't answer the phone! She is unhelpful and always gossips! She starts her sentences with "Don't say that i told you but...." How can Laurie (the owner) trust someone in her office that speaks behind her back? Patty tells you personal inside information about her office and other tenants. She will release your private information to other tenants. She is a really insecure and unhappy person. Sometimes their office will call you to find out the "gossip" on your neighbors and will often drive by to see if you have friends or family over. then they send you an "eviction warning". the bottom line is, they are not suitable to be in this business. The la dept of heath has been notified about them. My neighbors and I were really unhappy. They break many laws and it's illegal to falsify documents. They force the inspectors to make up repairs and cracks so they can subtract money from your deposit. It's unfair and illegal. You've been warned. Biggest scam and worst experience ever!!!
