I fully understand that most reviewers…read morewould only go on Yelp to review a building management company if they had a specific complaint, but my experience with EVERY EMPLOYEE at Brodsky has been nothing but overwhelmingly positive and that starts with the District Manager, Adam Crisci who has been pleasant, professional and 100% transparent from our first conversation along with Zayna Wahhab who is responsible for my building Having lived in luxury condo buildings for the previous 10 years, I was a bit hesitant to move to a rental, but to my surprise, this building is actually run better than any condo I have lived in and the building is very well maintained. They have been fantastic thru the entire Covid crisis and have gone thru great lengths to make sure the tenants feel safe and comfortable. In summary, getting honesty and transparency from anyone in real estate can be challenging at times, which makes me all the more appreciative of Brodsky, and I look forward to living in their buildings as long as I am in NYC Thanks again to Adam and his great team !!!!!!!

    NEVER EVER MOVE HERE- the leasing office is beyond rude and incompetent. They were under…read moreconstruction for the whole two years we lived there and didn't give any compensation / notice when we were moving in. We tried to file a lease assignment and they delayed it by 11 days in which we were calling heavily - the new girls moving in had no place to live for 11 days, all their packages were sent away, and the leasing office didn't even pick up the phone for half of those days. When the legal paperwork finally came in (after I threatened calling a tenant attorney), they said we had to pay $6,200 in outstanding payments (which is more than our rent amount) to sign it - then when I asked again they changed it to $2,000. Their accounting team is also terrible by the way. After this whole 2 month debacle, they upped the new tenants rent by 17 PERCENT for a one year re-sign. They also refused to cover the June 1-11 rent and made us pay it - even though they caused the delays

Every morning we wake up to drilling noises that shake our apartment walls and make it impossible to take work meetings from home. Management has no definite timeline for when this construction will be finished and it's been going on for months or even longer according to other reviews. We reached out to management regarding rent rebates until the construction is finished but they refused and said the construction is required by law. They also did not specify that the gym in the building is not included in the rent and is additional $100 per person. For what we're paying we expected so much more out of our experience and I'm writing this review to warn others to look elsewhere if they want to preserve their sanity.

It was sorta upper West side and not though and sorta Hells Kitchen, but not really. This building was just situated at the perfect place to be a combination of all of those 3 areas combined together. That's what made it so special. I had a wonderful time here. The windows are soundproof so I never had issues except when I opened it for some fresh air. You'll hear horns honking then, which is expected. The materials are top notch and I never heard noises from any of my neighbors. I'm pretty sure the walls are soundproof since I never heard any noises. I was there before the new renovations started so I cannot comment on the 1 star reviews, but I can relate to construction noises being an issue. I've seen photos of the remodeled units and they look spectacular. I am jealous of everyone. It's utterly immaculate. The prices are not exactly price friendly and that is why I moved. It was very challenging saving money and many times, I just felt economically challenged. There was no way for me to continue staying unless I was a CEO's mistress (joking). Loved my short commute. I almost walked to work everyday and didn't need to buy a Metrocard. The staff here are so friendly and the building is just beyond spectacular. I do wish i got to interact with my neighbors more, but everyone was so busy with their 9 to 5 jobs, there was no real time to stop and enjoy life. Yes, you can tell if someone got a unit through the ELLA, 421a tax abatement and 80/20 program. Corn rolls, head scarf, vaseline lips grey sweatpants, and a stank booty walk are straight up hardcore giveaway signifiers (allegedly). Anyone can spot that a mile away. I miss this place a lot. Good memories overall. Never had an issue. If the pandemic impacts unit pricing to drop by 50% in price, I'd move back in a heartbeat. Brief and fleeting, but it was nice to feel like Carrie Bradshaw and Samantha Jones for a little bit.

A fantastic…read moreneighborhood with a variety of the best restaurants, quick and easy access to a variety of subway lines, not to mention Central and Riverside Parks! Proximity to Trader Joe's and Duane Reade is super helpful as well. The building staff is incredible: helpful, knowledgeable and just plain friendly. Many of the doormen and lobby staff have worked here for far longer than I've been around. The live-in super is always available and generous with his time and assistance (and also very friendly). You're sure to have passing encounters with your neighbors (who are 95% very pleasant), but it's a very quiet building. Street noise from Broadway is minimal (as low as the third floor even with windows open). The occasional garbage truck or ambulance will pass by and you'll notice, but that's about it! I've never seen any pests aside from the occasional dead roach in the basement (where the huge/beautiful laundry room is). During the summer, this is unavoidable in any large building in the city. Never in the hallways, lobby, or my unit. Keep your apartment clean and your food organized in plastic storage containers and you'll never have a pest problem. The building has had some trouble with plumbing in the past. The galvanized pipes (common in buildings before 1960) began to corrode in 2018. Since then, the co-op, management company, and building staff worked very hard to replace the old pipes with copper to never have the problem again! At Lincoln Spencer, you'll get the charm of an exquisitely kept 100+ year old building in the best neighborhood in Manhattan and surrounded by people that make you feel at home.

I've had plenty of experience with StreetEasy showings in the past - usually you show up, the leasing agent opens a door, tells you the price and how much you'll owe them for their "opened a front door" broker fee, then you leave. Greg was the opposite. He took us through each apartment and pointed out tons of details (both good *and* bad things), talked us through options w/r/t fees, move-in dates, rent negotiation, etc. He had good relationships with the landlords at each building and was able to talk to us about their preferences, the vibe of the building, everything we could've wanted. He also worked hard to: 1) negotiate a great deal 2) give us several options 3) get everything taken care of quickly to secure our spot 4) make sure we knew exactly what we were agreeing to in every part of the lease *Plus* he followed up with us later to see how everything was going and connect us with our new neighbors (who he already knew). My point is: Greg is really an awesome guy and you'd be lucky to have him help find your next place.

If either one is listed as the agent for an apartment listing, you would be wise to look somewhere else. They are rude, entitled, promise they'll have paperwork in your hands "tomorrow" and then ignore you for weeks, they will lie about lease terms to get you into a signing and then change the goalposts when the lease is at the signing stage. We eventually had to block their phone numbers because the lies and lack of professionalism were too frustrating to deal with. I have lived in Manhattan for 10+ years and in multiple apartments. I've never had such a problem with anyone in New York, real estate or otherwise, then I have with these two sorry excuses for agents. They should be ashamed and embarrassed to be two grown adults acting like children. I would not recommend using Corcoran agents to rent, sell, or buy.

The intention is to describe, objectively, what my partner and I experienced during our recent lease term in Park Towers South from April 2019 to August 2020. Note that this was a newly renovated unit. We have lived in NYC for over 5 years and this was by far the worst experience we have had. Here's a list of what we experienced: May 2019 - dishwasher was inoperable and required over a week to order and install a replacement July 2019 - Living room floors buckled due to pipe condensation and prior construction debris that was left inside of the wall. Required 2 days of construction to stop further damage, but floors remained ruined and would have required a larger repair and significant disruption August to November 2019 - Daily construction noise directly above us due to apartment renovations (including on several weekends, which was explicitly prohibited) August 2019 - Apartment entrance light removed and took over a month to replace September 2019 - 3 days of access and 1 day of demolition in our bathroom due to issues with the renovations taking place in the unit above us November 2019 - Kitchen sink plumbing issue due to renovations taking place above us. Sink and dishwasher were inoperable for 2 days November 2019 to August 2020 - Daily construction noise throughout the building, including regular, unbearable noise starting at 9am that prevented us from working or spending time in our unit (including the weeks of December 23 and 30, with the exception only of Christmas Day) -- This significantly increased when the pandemic started with more and more units becoming vacant and undergoing renovations -- There was zero concern or willingness to provide relief to those tenants working and quarantining from their apartments Management would not entertain temporarily extending our lease at the end of the term without an increase in rate (note that this was in April of the pandemic), which we agreed to due to lack of other options at the time -- This process was one of the worst experiences I have ever had with any business -- Zero willingness to work through a mutually beneficial solution, no care or attention paid to us whatsoever The construction noise became so bad that our apartment was uninhabitable and we made the choice to find an additional housing option for the majority of our time from April to August To top it off, Goldfarb withheld $350 from our security deposit for "cleaning fees." This was nothing more than a grab for more money When requested, they provided "evidence pictures" (two weeks later) which confirmed nothing beyond minimal wear and tear I feel terrible for current and future tenants that are working from home and/or raising families in the building, because the construction noise and management's unwillingness to help make for an unlivable situation. The common theme here is a lack of care or concern for us as tenants once we were bound by a lease agreement. The experience could not have been further from a "luxury building" or "luxury service." We noticed that a representative of Park Towers is commenting on several recent reviews that have been posted. Despite what sounds like a helpful tone in those comments, I would note that we never felt that management was willing to help or alleviate our concerns while we were tenants. 10/26 Update: As an update, Chris Miller from leasing reached out to hear more about our experience and to return what was withheld from our security deposit. Will give credit where credit is due - the conversations with Chris were definitely a bright spot here. He was understanding and took action. Had our other interactions over the lease term been more like this one, the experience could have been a whole lot better. It's a team effort that's required, but it seems like Chris is one person doing a great job to try and get it right.

No matter if you try to email or call them, no response for days or even weeks. Just to be clear, doormans are super nice, but not the management. Construction noises have been going for months. Sometimes even strong smell of paint. Dusts became a lot more since the constructions have became more and more. You might not have an issue with management until you have some issues with your apt, but that's where the nightmare starts. We had an issue with our ceiling that just started to drip water and we asked them to fix it, they did some construction but not properly so the issue was not fixed, and another construction and another but nothing fixed. They even blaimed us for not turning on AC frequently enough and claimed "this is very normal". They only actually fixed it until we brought up to have DOB inspected. Even after they fixed that side, there's still some other corners in the apt that's cracking (see attachment). Another issue when we tried to cancel our gym membership, they suddenly brought up that if we cancel it, we'll also lose the in-home package delivery service or we'll have to pay $30/month for that. We had the in-home delivery service for free since we moved in which was even earlier than we had the gym membership and we've never informed that it started to charge a fee. We don't want to pay and we asked for a proof before we cancel the service but no response. We also made it very clear that we didn't want that service and of course don't want to pay for that during the conversation but we felt weird to be forced to cancel something without knowing the details. When we asked for the evidence, instead of giving it to us, they just kept asking us to sign the cancellation form and said "we'll try to find it". They finally gave us the "proof" (a pdf without any details about the relationship between the in-home delivery service fee and the gym membership fee. It also required signatures to accept.). They couldn't provide details on when this pdf was sent out and how it was sent out. We signed the cancellation form just to stop dealing with this drama then they refused to refund us the charge for the month while we were waiting for their response. I asked them to refund us and they responded after 2 weeks saying "what are you looking to be refunded? You signed the form in the end of the month". Yes, we signed it the end of the month but only because management couldn't provide a proof for over 2 months. We're moving out from this building once our lease is up and I highly do NOT recommend this building and it's management to anyone!
