This is horrible service here! I've been trying to reach Shawn Holzer at this company since April 30th. I applied to a lotto for an apartment with them, sent in my application and $75 Money order back in April. I receive another letter for the lotto offer almost like they didn't receive my packet, however the money order I got was through Chase Bank and they could track that it was indeed cashed by Lincoln Amsterdam House. I've called Shawn Holzer on 5/1, 5/5, 5/7, 5/8 and today leaving voice messages. Why is my call not being returned? I can see now by this Yelp that this is bad management company. I will definitely be contacting the Mayor's office on this. Seems like a scam to me. read more

Once again, one must turn to yelp for help with the quality of life issues in our apartment building. Board Members have said we should complain to Management. Management does not respond, or tell you they take direction from the Board. THERE ARE basic laws here with in NYC, for instance: No personal property should be left in the common areas (i.e.common hallways). It is not only a fire hazard, but if ANYONE should trip, or fall, or even cut/scratch themselves on anything in the hall, individuals/the building/management etc would be held responsible. Our upper floors have carriages, strollers, bicycles lined up in our halls, and these things "live" there on a regular basis. We DO care about our neighbors who find it inconvenient to use basement storage. HOWEVER, this is a prewar building with very large apartment rooms (if one compares this to more modern dwellings). Their items can be brought into their apartments. WE have done this, not only here, but in our past residences, respectively. NOT because we were told it was illegal, but because we did not feel it was fair to force neighbors/visitors view our personal belongings. As children in prewar buildings,,we watched our parents bring our bicycle, and the carriage/stroller of our younger siblings INTO our apartment's front hall, foyer,,or livingroom. Shopping carts were placed in closets, and,,it necessary, a full sized bicycle was hung high on the wall! UNHEARD OF? TOO INCONVENIENT? Ever watch SEINFELD? Jerry has his bike hanging high on HIS WALL in the hall outside his bathroom! This is NEW YORK, and that is what CONSIDERATE New Yorkers do! Responsible Management Companies ENFORCE the the fire code, NY LAWS, and CARE about the quality of life issues of the tenants/shareholders. It is truly depressing to look out into the hall, and see these things lined up in the common hall on every upper floor. Everything the owners of these items do not want to look at in their own personal space, they put out in the hall for everybody else to look at? FAIR? JUST? LEGAL? CONSIDERATE? SAFE? - please make note, this problem started when Maxwell Kate's took over, and every year it has gotten worse and worse, despite complaints from more "sane" shareholders. read more

The most godawful incompetent management company I have ever seen. Every single maintenance request myself or any of my neighbors has put in took days to weeks of excruciating repeated emails and calls (neither of which they ever answer) to get addressed, even when the issue was an emergency. They horrifically mismanage building funds - undercharging, overcharging, nickel-and-diming for routine services, miscalculating payments, placing money in incorrect accounts, improper accounting, literally losing funds. Apartment sales take several months or even years due to delays on their part. Employees are seemingly overworked, underpaid, and openly despise the residents of the buildings they manage when they are not outright ignoring them. read more

I had the pleasure of interacting with Jenna R. today. I was instantly blown away by her kindness and professionalism. Not only did she answer my call on her lunch hour (which would not have been expected), but even though she wasn't the Assistant Property Manager that I needed to speak with for our building, she promised to find out who that person was and to call me back. Jenna called me back quickly to give me the information, and I was able to resolve the situation that I called about initially in an expedient manner. As someone who truly values excellent customer service, I wanted to take the time to recognize Jenna's efforts. Most people send emails to complain when things don't go well, but they rarely take the time to acknowledge when someone goes out of their way to provide an excellent experience. Jenna didn't have to go the extra mile, but she did. She could have simply told me that she doesn't manage our building and directed me to call the main number. Jenna is an asset to your team at Maxwell-Kates, and from just a short conversation with her over the phone I could tell that she's an amazing person as well. Maxwell Kates manages my co-op building and their incompetence would be comical if it didn't actively interfere in my life. In addition to frequent misinformation being sent out to residents and little to no warning given for major maintenance and repair work, they will ignore your requests, emails, complaints, etc but always find time to relay threats and (often unfounded) complaints of their own. It took them 2 months to get back to me about renting one of our many vacant basement storage units, and 8 days to respond to an urgent situation involving carbon monoxide, whereupon they placed the blame on me because 'it is likely my windows were left open' (they were not). I don't have the time or energy to get into how they so grossly mismanaged our co-op funds and so wildly underestimated the cost of required work that the result has been a sudden 30% increase in our maintenance fees. Suffice to say, under no circumstances should you ever use this company. read more

Hi There! Constant turn over, incompetent employees which has led to countless errors. They hid fees, overcharged, and when you figure it out on your own, they don't even take the time to correct the situation. Our sublet left 9 months ago and they have continued to charge us fees on top of the regular maintenance. This has resulted in us paying them an additional $12,000 over the last 9 months which they have yet to address. I have to close my automated debiting account for them to even start to pay attention. My wife is a lawyer so she figured this out. THey are ruthless but spineless hacks. They should be ashamed of themselves but of course they are not. They are ABSOLUTE TRASH. They fit right in with the rest of the trash the city produces. They are just another tired, terrible corporation. I wonder if you have to sell your soul to work there. Maybe the turnover has to do with a need to acquire more souls to be dragged down to the underworld. I'm sure corporate headquarters is somewhere near the gates of hell. read more

We hired this Company for our condo building about a year ago. Unfortunately the experience I have with the people being assigned to us ( Dania and Donny) is really bad. They are not responsive to questions and they don't respect customers. If you choose to work with this company please make sure those 2 employees are not assigned to your account. Like the other reviews have already covered, this management company is absolute garbage. While I was on the board, they would not share the board minutes for months on end and occasionally lost them. On my monthly statement, I would receive a different maintenance amount every other month and for a while, they sent me another unit's statements for 2 years. Despite emailing them for months about these errors, they are still not fixed. I would send emails to their team and they reply back at a rate of 20%, usually with a 1-sentence response that has nothing to do with the original email and never solving what was requested. Truly terrible company with incompetent and careless employees. I would not trust them to run a lemonade stand. I certainly would not recommend any coop to use their services. read more

on Oct 14th 20025, I had notified maintenance of a leak in my bathroom at my apt 392 Maryland Ave, Staten Island,N.Y. Unforuntley, Maxwell-Kates has a history of employing sub-par workers in the maintenance dept. Not only couldn't the super handle a severe leak, after expressing my concerns. It took Maxwell-Kates 12 day to inspect the problem. this person is Maria who sit on the board of chateau villa. she had been beyond difficult to resolve the major leak. Upon inspection it had determined the leak was behind the wall and falls under Management to fix. Since the start of the leak- I've been bullied and blamed by the super and management that it was in fact my fault, which was not the case. further damage has been cause due the the main leak and Managment wants to charge resident for the repair. I find this totally unprofessional and highly disrespectful, as this leak caused daily life difficulties! This leak started to cause damage to my 2nd floor neighbor and this is the only reason Management took any part of responsibility. Otherwise, the kept throwing the responsibility on me over and over. I hired a master plumber who specially said "leak is behind the wall" and I immediately gave that feedback to Management. I will not tolerate this intimating language or behavior exhibited by Management. I will be contacting the better business bureau and local congressmen about property management about the harsh treatment. I have experienced a leak in my bedroom 2 years about I bought, and that was a nightmare to deal with, a totally different staff was employed Chateau Villa at this time and they also did not have the experience for that position. I have no doubt other problems or leaks will continue and management will take the same route as always and place the blame on resident. read more

My company entered into a contract with this company. My company has a signed contract to maintain their elevator at 255 Bowery Street. They refuse to pay the outstanding balance and claim that we never did the work, that there is no contract and that we're liars and frauds. There were many attempts to collect the outstanding balance but emails and phone calls went unanswered. We, in fact, maintained the elevator monthly, there is a signed contract and we are not a fraudulent business. They threatened our Tech with trespassing and arrest. ANY BUILDING OWNER THINKING OF USING THIS MANAGEMENT COMPANY MIGHT WANT TO LOOK FOR A BETTER ALTERNATIVE. They will take your money and look for excuses to not pay the vendors, then pocket the money for themselves. read more

The vast in-house expertise of Maxwell-Kates proved itself spectacularly this week. A huge city water main broke open right next to the outer wall of our 1908 building, sending a powerful jet of water crashing through our wall, flooding our gigantic, half-block long basement to a height of 18-feet, and leaving our 120 families suddenly without heat, water, toilets, elevators - and hope. We thought we would all have to evacuate and probably face months of work and possibly litigation before anyone could come back. But no: Like generals directing a war, MKI leadership, on-site in seconds, in the freezing cold, instantly marshalled an army of building infrastructure, insurance, legal, and permitting specialists to save us. As men arrived to dig-up the street (on-site in 30-minutes with massive Caterpillars), pump-out 550,000 gallons of water, install a mobile boiler in the street to save us from sub-zero cold, find and install replacement equipment, all under the eyes of permitting inspectors, it became clear that Maxwell-Kates was incredibly READY to confront such a challenge as this unimaginable and multifarious disaster. The value of MKI's decades of experience in dealing with this type of immensely complex challenge left the entire board and building humbled and immensely grateful at the excellence of our building's management company. I just recently bought a unit that is under Maxwell Kates management. Commutation has been horrible. At the beginning they were okay - spotty. But now they just don't even respond back to me. I wanted to do some renovations so I sent it in with all the details. With an application fee. I had to wait 30 days to default per my building bylaws that if I don't get a response I can go ahead. They just recently cashed my application fee after weeks of asking them my status. So I paid for nothing? I have yet to get my deposit back for my move in. I recall seeing another review saying it took them 2 years to get their security deposit back. I now set my expectations for a 2 year to get any deposit back. I went to the office in my building to talk to management at 4:03 and couldn't even give me the time of day was told the following week on a Tuesday from 12-4pm. Which I can't do as I work in the office in Manhattan from 9-6pm. Their hours are unreasonable with my work. I don't usually leave a negative review I just keep it moving. Unprofessional and incompetent. After taking over management of my building, they falsely claimed on three statements in a row that I had not paid my monthly maintenance. They refused to admit their error or correct the record when shown legitimate proof of payment. This required spending my own time during business hours gathering evidence that my payments were valid. Once proven, Maxwell Kates made no admission of wrong-doing nor pledged to do better. Representatives on their email sent mocking responses proving they had been aware all along despite silence. Part of Maxwell Kates' great service includes the responsiveness of the "back office", and specifically getting documents to meet a deadline for a closing. This was a special situation, in that MK just took on a new co-op client. Not all the info had been transferred over from the former management company for this building, making the document preparation difficult. But when they were informed of the closing deadline, they went into overdrive to get the information they needed to get the paperwork for this sale to be able to close. Maxwell-Kates manages the co-op portion of my building. There are several rental apartments as well. We have cable services....with Spectrum. Everything bundled into one deal. Cable, internet, and cell service. It is necessary to mail in one part of this arrangement....to their office. I mail in my check every month on time. And for the third time this year, my check seems to have vanished into the Twilight Zone. When I called last time to trace my check, I was treated as if I was incapable of mailing in my payment....very condescending. Three times this year....so far. Did I address it correctly...am I sure I sent it. It makes it necessary to send yet another check. The missing checks never make it to the bank, and are never returned by the Post Office. Why? MK has managed my CO-OP building in Manhattan for a few years and I am surprised by many of the other reviews on Yelp. In my experience, they have always been very responsive. We use them as a resource not only for legal purposes but to make sure we are always in compliance and up to date with the Local Laws in Manhattan. They have even made some great suggestions on how to save our building money each year that we were not aware of and since implemented. (lowering some operating cost by 15-25%) I can tell our property manager takes pride in managing our building and does a great job of keeping my board on track during our monthly meetings. I would recommend MK to other CO-OPs if you are looking for a management company. read more

I cannot find the review I wrote of this managing agent but I was asked if I could amend it by the agency. I will say that the issue was minimally resolved and at that a year after the first letter I wrote concerning my issue. I still cannot give them anymore than two stars. The addition of a star is based of the semi-resolution to the problem I am having. I had the help of someone in the agency that contacted me because of the damming nature of my Yelp review. He was helpful. (The first I have found in the agency of Maxwell-Kates Management agency). I cannot remove the previous review because the only reason this person contacted me was because of the interview. We have worked with Maxwell Kates now as condo owners in Midtown Manhattan. Traditionally, all condos in Manhattan outsource their property management not because of convenience, but because the condo boards don't want the legal liability or headache of dealing with individual condo owners. The big firms include AKAM, Douglas Elliman, First Service Residential, and others. In our experience, MK has been very slow in handling the administrative requirements of managing our building. Their account executives have been slow in processing new residential tenant leases, renovation projects and billing. Their staff is NON-existent as they do not return phone calls or even take phone calls. It is really so awful and it seems like their staff doesn't care about doing their job at all. As an example, we gave to MK a tenant complete condo lease application about a MONTH before the lease was to begin. It took MK 15 days to simply PROCESS and submit the completed board package to the board. The kicker is they didn't follow-up with the board to get approval and subsequently asked us to re-submit the condo package with additional checks even though they originally PROCESSED the original checks. Not once did they offer an explanation and we pushed the problem up to management but even MK management was non-responsive. As i mentioned, condo boards use property managers because they do not want the hassle to work with individual properties. But compared to all the other large property management firms, Maxwell Kates has been by far the least professional, most unresponsive, and least competent management company we have worked with. read more

I have never written a negative review on Yelp or Google Reviews. Until now. After living in a building managed by Maxwell Kates for three years, it took me two years to get back my security deposit. The building manager, Daniel Bekteshi, had the audacity to tell me that the company had no record of my security deposit even after I forwarded him an email where the receipt of my security deposit was verified. I had to spend hours on the phone with my bank, to find a copy of the cashiers check that was used for the security deposit. I have heard similar stories about this company trying to steal security deposits from other former renters in this building. I grew up in NYC rentals and I have rented in NYC for more than 20 years as an adult. I have never had this kind of problem retrieving a security deposit. Positively shameful. read more

Horrendous (just as others on Yelp have said). MKI has very little control over the doormen and the cleaning staff. The building is slowly getting worse and worse, and we have 640 apartments. Not only is MKI not responsive, but they make excuses to not handle a situation or even to talk about it. Small problems mount up until they become major problems, and MKI cares less, perhaps because the manager of our facility is directly related to the owner of MKI. MKI is quick to invoke their lawyers on non-legal matters, however the lawyers are black holes of information and do not fix situations. And the lawyers promised to call back the next day or respond in writing and weeks later have not. MKI's on-site manager does not follow up on items-- including a commitment to our open condo-wide meeting to look into the situation raised then by the local fire department about types of walls (single, double or other for stopping fires). There is an asbestos problem with the floors, and that the matter was not told to the owners. A request about asbestos in the ducts was improperly closed by a doorman (!) instead of by the live-in super. read more

Building staff out of control, Maxwell Kates doesn't care and pretends like they haven't received feedback about the problems before (they have, from talking to other residents). Reserved an elevator weeks in advance only to be told last minute it cannot be reserved and someone else is getting furniture delivery at the same time but "it should work out" (it didn't). Update: upon reading this review or our Google review, not sure which, they reached out and, continuing to ignore problems with the staff they manage, made no efforts to resolve any issues, and told us that our "nasty" review was "completely uncalled for" and pointed out that it's a family-run business. I'm not sure why that's relevant; perhaps they don't feel obliged to do a diligent job because it's family-run? read more

Maxwell Kates has recently started managing the condo building in Manhattan. Andy Marks is their representative and our experience with the firm and Andy has been fantastic. Always responsive always follows through and always one step ahead. We are pleased and satisfied that when it comes to the challenges of managing a residential property Andy and his firm has our backs. I of course read the other yelp reviews and don't dispute the experience others had with MK. I can only say that in dealing with Andy, I would be hard pressed to find an individual that exceeds our expectations. read more

I am not sure how this agency retains or even has tenants to begin with. Rude, dismissive, and privileged behavior when potential clients have questions. Apparently only person in the entire company can speak to someone on the telephone, and they refused to come to the telephone. My company needed a building's Certificate of Insurance requirements for a delivery. That building's agent was Nael Hamad, who was very available and responsive. He sent out the information that I needed within 1 minute after speaking with him. I wish all management agents were as good as Nael. read more
