I am sharing my experience with the construction team for this Servpro franchise to help others…read moremake informed decisions. This review reflects my personal interactions and concerns and is not directed at Servpro Corporate or other franchise locations. After a water-damage incident, this franchise handled both mitigation and the beginning of a rebuild of my only bathroom. Mitigation took about three weeks. Although it initially appeared satisfactory, I have since been informed by my insurance provider and other professionals that moisture may have been left in the crawlspace, which has contributed to buckling in my hardwood floors. The floors are now raised and uneven, and this has caused structural issues in our hallway--including doors that no longer open and close properly following mitigation and the new subfloor installation. For the rebuild, my insurance approved the estimate on October 1st, and the franchise accepted an 80% deposit on October 7th. In writing, I was told that work would begin within one week of payment and that the bathroom would be completed in approximately 4-5 days. I have emails and messages documenting this timeline. Because this is my only bathroom, this commitment was essential. Despite these assurances, the project did not start on schedule, and the delays that followed were significant. Work that appears to require a permit under my city's regulations was performed without one. When I first asked about the permit, I was told it wasn't needed; after confirming with the city that a permit was required, I repeatedly requested that the franchise submit the application. Although they stated several times--verbally and in writing--that they would file it, the city confirmed on every check-in that no permit application had ever been submitted. After I requested permit and insurance information, the team stopped returning to complete the work. This occurred around week 7 of us living in a hotel due to delays and halted work. At this point, I have been without a functioning bathroom for more than 10 weeks and was displaced from our home for a total of 8 weeks. The bathroom remains incomplete, with only a toilet installed. I also have photos and message threads showing that the toilet I ordered through them was replaced with a completely different model than the one we discussed. I also included emails documenting the timeline they provided, which we now know they did not meet. It is almost December, and we still do not have a completed bathroom. I raised these concerns with the project superintendent and then escalated them to his supervisor, who asked for additional time to resolve the situation and "make it right." More than three weeks passed with no action, and the permit issue remained unaddressed. They sent an email saying they would file the permit and copied us on it, but the city confirmed that no application was ever submitted during that time. Daniel Baier has repeatedly been difficult to work with during this frustrating process. He has repeatedly made false promises that he won't deliver. We filed a complaint to his boss George Foster- who pleaded with us to let them "make it right". That was over 3 weeks ago and again, no progress has been made. They still have not filed for a permit in my city after multiple request and email reminders. We have no bathroom in our home after 3 months of working with this Servpro. I have called the city every day to check the status of the permit, which I am told there is no permit pending. Dan continues to tell us that he will do it right away when I remind him. 3 weeks later and multiple emails in between about it, still nothing. Newest update: They eventually agreed to terminate our contract after repeated requests to do so, demands for reimbursement, demands to address the floor damage, and after we filed corporate-level complaints. We did not reach a resolution on our concerns. Our contract ended around week 10 of the project. After 10 weeks, we still do not have a fully functioning bathroom. Had we known they would fail to perform within the timeline they provided, we would have hired another contractor for the rebuild from the beginning. As of November 27th, still no refund on any of our deposit.

When I first called, I spoke to a woman who assured me "100% guarantee" that there would be no…read moreglass and that the pool would be safe for the party with the kids.  Andres came out and reviewed the job.   He informed me that for $600 he would shop vac, power wash, and sweep the glass.   He ensured me that all the glass would be gone.   He told me he had to go back to the office to write up a contract. After I signed the contract, they sent out two young men with a new plan.   Now since I had paid, they had decided not to power wash and instead just to vacuum and sweep.   After the young completed they informed me that they were about to leave.   I picked up a piece of glass and showed it to them.   He said he'll call the office.   He called the office and then they changed the plan again and decided to power wash.   The young man informed us that he had never actually dealt with a situation like this. Upon completion there was still glass and dirt.   Here I am days later trying to do the job myself.   I now have cuts all over my hands and am spending hours trying to fix this myself. If they couldn't do the job they should have just told me.   They shouldn't have "guaranteed" that they could handle this.    Having failed miserably they should, in the least, give us a refund.     No supervisor was sent.   No one experienced to handle this situation was sent.   No one followed up to ensure the work was done correctly...and it wasn't. WE are disappointed and feel taken advantage of.   The party is Saturday and I'm still trying to fix the situation.

Insurance sent check to Leads Construction in April…read more After a few requests by me for project status update (it seemed they forgot), start date pushed back several times. I was instructed to pick materials and then due to delays, my choices we no longer available. Finally on August 9, supposed project start date, I asked if they checked into permit requirement. They assumed they didn't need one (I sent them the city brochure) but after my question, they realized in my town they needed a permit. On the day they were to start my project - after a 4 month delay- they had to register with the city and apply for a permit. Another 2 week minimum delay. I was done. Cancelled work for poor communication and lack of foresight.

Unfortunately, after being ignored for weeks, I've given up hope that they will. They came to our unit to perform mitigation work after water damage caused by an upstairs neighbor. When they finished and left, we discovered that the cover for our ceiling fan junction box and one of our light fixtures were missing. I contacted them within an hour of them leaving, and initially they were responsive. However, they repeatedly sent me photos of an entirely different light fixture in a different room of our home (our kitchen instead of our living room) and insisted they hadn't removed anything. I explained multiple times that they were looking at the wrong room, and I even sent my own photos, but they continued to insist they were correct. Eventually, communication stopped. The supervisor, Aldo, called me once, but I wasn't able to answer immediately. I returned his call and sent a text within an hour, but I never received a response. Despite promising that the light would be replaced, I've been completely ignored ever since. We are now left without a light fixture and have to purchase a replacement ourselves and pay someone to install it. The lack of accountability and follow-through has been extremely disappointing. I understand mistakes happen, but ignoring a customer instead of resolving the issue is unacceptable.

They contacted me promptly, sent a crew quickly. The crew explained their recommended approach in detail, and the schedulers followed up with me while the job was in process. We were kept in the loop the whole time. Easy and well-coordinated followup visits to check the progress of drying things out, and retrieve their equipment. Some minor snafus with post-project email communication- sounded like a system email problem- but it was resolved in time, and didn't impact the quality of the work. Strong recommend.

Coming back in the house after lunch work for about less then hour and then head back to Barrington because of traffic delays. Keep away from this company. Billing !!! they will attempt to bill your insurance and if the insurance denies them they will go after you. Without even provide a billing of what they actually did. They will damage your belongings more so than any natural damages such as a fire in a home. If you value your home than there is no value to this restoration company.

I hired this business located at 924 Ogden Ave. Lisle, IL 60532 and I am very unhappy with the…read moreresults and when the man in charge started yelling at me on the phone, I hung up. First, I was told he would be at my condo at a certain time to give me estimate and when he didn't show up, I called and when he called me back he said he didn't know anything about it. He finally came out and we went over what I wanted done and I asked him to email me the estimate. After a week of not receiving anything, we called him and he said there was a problem with the email, but he gave us a quote over the phone. $3700 to clean a 1 bedroom condo and seal the floors. We never did get a copy of the estimate. We needed it done right away and did not have time to look for other estimates so we hired him. On the morning they showed up to clean, we went over what I wanted done again. He did not even do most of it and what he did do was not done properly. Further more, 2 recliners and a coffee table were just piled on top of my sofa and a kitchen table was put on top of my desk. I had to get help putting them back where they belong. A necklace is missing. Things were unplugged and furniture put back against the walls so I had to pull out the furniture just to plug things back in. For $3700 this place should have been spotless but instead all they did was as little as possible in my opinion. The arrived at 8:50am and left at 4:50pm, exactly 8 hours. While talking to who I think is the owner, Bill, about getting some of our money back, he started yelling so I hung up. I don't want to go to court over this and I do not want him coming back to redo the job because of the major inconvenience and having to leave my house for 3 days because of the odor from whatever they did, plus his attitude. Below is a partial list of the issues in addition to the ones stated above. 1. Seal the sub floor. I can still see stains because it was put on so thin. Instead of scraping off leftover carpet padding like I was told they would do, they just sealed right over it. What they did do is already chipping off. 2. Carpet strips. Some were removed, some were just sealed over. 3. Windows not even touched. 4. Other areas completely ignored, including mold issues. 5. Ceiling wasn't even touched. 6. I was charged, according to a detailed bill we asked for, to clean inside cabinets. Not even touched. 7. Bathroom closet had things moved around, but it does not look like they cleaned anything. At the very least, they may have cleaned the front part of a few shelves. 8. Shower curtain and other items removed without my knowledge or consent. 9. Inside of stove cleaned despite me telling him not to because I was going to throw it out. 10. Microwave has some kind of grey stuff in it. It's dirtier than before they came in. Etc.
