We discovered our new townhome via Zillow and immediately scheduled a tour. We then met Aman, who was gracious enough to wait for us while we got out of our meetings. Just got notification that owner posted comment on my review from 7 years ago - claiming he took us to court and we were about to be evicted. Will explain what actually happened as indicative of how sleazy and incompetent these people are. We paid rent - $ left our account as always on the 1st. 3 days later an LLC we didn't recognize put same $ back in our account. They filed eviction notice based on our failure to pay rent. We sent letter from our bank explaining what had occurred to the owner - along with email stating eviction notice hadn't been filled in properly and was invalid. We agreed with owner would vacate in 3 months to bring nightmare to end. read more

Figuratively speaking I am on the other side of the equation. I am a property owner who did business with this company for renting my property. The experience was so bitter that I decided not to list the property for rent anymore. This company does not check the condition of the property when tenants move out, thus all defects, repairs etc. become the responsibility of the owner. So what happens with the renter's deposit that is supposed to cover repairs? Well, who knows (shrug). I can assure you that as an owner, I never got any money to repair damages done by tenants. For example, I had to replace the stove and refrigerator because the last tenants left them in such deplorable condition that they were not worth the effort to clean them up (my first time seeing a colony of frozen ants in the freezer- no BS). The agent's favorite response for any damage is "wear and tear" (not even sure how wear and tear apply to carpets chewed and smelling like dog pee when it was clear in the contract that there were no pets allowed in the unit). Yet the agent told me that the carpet had been professionally cleaned (really?) and they did not know about the tenant(s) having pets. Obviously, they do not use checklists or do regular/move out inspections either, to judge by the fact that they did not notice the pets, the smell, the damage to the carpets, and the poor condition of the unit. Anyway, now I find myself in the hook for appliances, new carpet, wall-to-wall paint (even doors), and all repairs to bring the house back up to a rentable condition or to sell it. To conclude, it appears as though renters and owners alike are not getting from this company what is expected in terms of service. I suppose that explains the poor rating. IMO the rating is still too high for what you get. And I should care, my rental income depends on the quality of the renters' experiences with this company. If the renters are not satisfied, then my house will sit empty waiting for a tenant. read more

These people are absolutely unprofessional and ridiculous. They cancelled my tour (which they confirmed that afternoon) when I was already on my way there, after I'd adjusted my schedule to accommodate the time and commute. I'm always ready to show Grace because life happens. But these people just sent a cancellation notice with no explanation, no rescheduling options, and NO APOLOGY. They knew, given the late notice, that they were inconveniencing me. You don't even bother to build an apology into your form message? They don't have to worry about me. There is no way that I'd rent a property being managed by them. Owners beware: find a different company to manage your property. Update: They sent a crazy text - after I'd already withdrawn my interest in the unit - saying that they offered me an earlier time slot, so I guess they didn't think they needed to provide an explanation, note about rescheduling, or an apology? Not sure how that computes other than them being deeply incompetent. They offered two times to view the apartment. I chose one. The problem is not that I didn't choose an earlier one or that others put in applications for the unit. The problem is that they canceled last minute with no explanation or apology. And that earlier showing was hours ago; so again, what does that have to do with anything? These people never learn that the initial mistake isn't what gets them; it's their sloppy, unprofessional, deeply stupid handling of it. But now that I see these low ratings across Google and Yelp, I already know this was divine intervention to save me from years of dealing with this mess and having to coach them on how to do their jobs. read more

We had a very bitter experience in dealing with Mission property. We rented a unit in Fremont. All the appliances in the house were very old. When it's cold the refrigerator literally dozen work and they don't bother to fix it. The dryer 20years old consumers hell lot of electricity and it takes 3 rounds of 60 minutes to dry one lot of clothes. Few days before our exit they had sent one of their team member to do the inspection she told us very clearly after inspection that they will deduct $570 under the name of cleaning we agreed to it but they cheated on us by deducting $1400 from our security. Upon reviewing they had charged us for backyard cleaning which was not our headache as we got backyard and sideyard in a dirty condition when we moved. Even after several reminders they did not bothered to clean. For kitchen they charges us for cabinet polishing which doesn't fall under cleaning it's their personal choice whatever work they want to do in the house after we move out yet they charged us which is totally unfair. Many other miscellaneous charges were seen upon bifurcation which should not be charged to tenants pocket. Till now they have not returned the full amount of excess deduction it's been 6 months now. They don't even reply to the email. Worst management services. Their only aim is to deduct the security amount which will never match to what they say they will deduct vs what they actually deduct. Whosoever moves in the unit handled by mission. property management please keep in mind: 1. Keep the move in checklist with you intact till the day you receive your security back. (they do inspection without the checklist which makes absolutely no sense) 2. Keep on reminding them whatever issues you see while you are living there. 3. Make sure to make a video and click pictures as you move in and as you move out. Remember Karma is a boomerang. read more

The person was very professional and submitted a request for service. I received a call this morning before 10:00 am and was scheduled for repair by noon. My goodness I just called today (4-8-20 at 1:30 pm) to speak with somebody about renting a home in the Fremont area, the "lady" that answered the phone was completely rude and anal. I guess she doesn't understand proper customer service when dealing with potential new customers. My husband and I filled out applications for a house we looked at - spent the 70.00 to get the applications and attached all the paperwork needed. We were so excited about this place- never got a response. My husband left a voicemail. nothing. I texted and was told that I would get a status update Friday afternoon. It's now the next Wednesday and nothing- I guess they don't want to make money, which is weird given it's a business. I think we dodged a bullet though. If the lack of communication is awful before you even get into a place, I can't imagine how awful it would be if you needed to contact them for a repair or something. Will never look at another property from this company- have told several friends in the East Bay the same. Maybe other people there are better at responding but Maria Gonzalez sure is not- the Receptionist is SUPER rude and unprofessional. I have no idea how these people have jobs with the public. UPDATE- After a few more attempts at reaching out, we got a response and we got a refund- which is great. I adjusted my rating accordingly. This was such a monumentally terrible experience that I feel so compelled to document this and warn others. This is a long post, but the main point is that Maria Gonzalez is very unprofessional and unresponsive . If you want details, feel free to read on. I was a renter with them for one year. I would give zero stars if I could! Due to Covid- we did the initial walkthrough without anyone present- which was not a big deal, though it would have cut out the back and forth. So when we did the final walkthrough before move in, we hoped to go through the house to point out anything that was not working so we would not be at fault for it when moving out. Renters - please check your Mission Property lease with a lawyer or the Fremont tenant office . The lease we were presented didn't comply with CA rental laws. We were asked to vacate the home in 30 days in June when eviction moratorium was in effect. It caused us so much distress when my husband suffers from Asthma. Later a lawyer confirmed, that the eviction notice was illegal. We always paid our rent before time. Why were we charged for adjusting doors and wheels on closet doors? $160 I have not broken anything and this is a false charge since the doors were not damaged and they were sticky to begin with. Why should we be charged for replacing smoke detector and combo? This is unfair, we replaced batteries on it before moving out. I was charged $168 I replaced all the bulbs before moving out and I got three bulbs in one bathroom and three in another when I moved in. They didn't even look at the move in inspection sheet where I clearly wrote everything. Why was I charged $75 for bulbs? We got the house in bad condition when we moved in during Covid. Bathroom floors and tubs were dirty, no one bothered to do a move in inspection before we got the keys. Even when we reported with pics, no action was taken. I am amazed how $753 has been deducted from my deposit. I reached out to them twice asking about pre move out inspection but again no response from the company. All they said is that they will send out all the move out instructions and details. The one good thing about this experience is that it has pushed us to look into buying a home and not deal with a horrible management company like Mission Property Management. He made our qualification experience so simple and processed all of the paperwork so efficiently and promptly. He had our keys right away and has always been available. I was so pleasantly surprised to arrive at our new home and find a beautiful handwritten card and a plant to warm up our new spot. I had spoken to Mike over the phone and his voice carried a smile, so when I met him in person that smile showed up right away! I felt like I had known him for years. He has been so responsive to a small window lock that had to be fixed. We had a repair scheduled right away and he always checked in on us to get a status update on the small repair. This place SUCKS. I can't think of one good thing to say about them!! I was a tenant in a condominium managed by Mission Property Management for a year and a half. There was NO follow up on any concerns I had throughout my time living at this property. The staff is cold, rude, and unresponsive. Every time I called them I was given the impression that I was bothering them. Last year the carbon monoxide detector law came into effect and I was contacted by Mission Property Management to schedule someone to come install one. I figured, great, and made sure my roommate would be home at the scheduled time. At the end of the day, I came to find out no one ever showed up and no one called to reschedule. I called them the next day and told them what happened. They said they'd look into it and call me back. I never received that call. I called them again two days later and they said they'd call me back. Again, I never received a return phone call! This was so frustrating and we never did get that carbon monoxide detector installed. When we decided to move out, I sent them a letter via e-mail and received no response. Two days later I received a letter in the mail (these people are old school. Why couldn't they just respond to my e-mail?) Their move-out requirements are not tailored at all to each specific property, they have one standard letter. They REQUIRE that you have the carpets PROFESSIONALLY cleaned and that you provide a receipt. I cringed at this since I could have borrowed my parents' carpet cleaner and done it on my own, but opted to hire a professional cleaning company to clean the entire condo to avoid any deductions from my deposit. This cost us $250.00. When we moved in, there was a can of paint in the laundry room closet. We filled the holes in the walls and touched up the paint using this paint. When I received my deposit refund in the mail, it showed that they deducted nearly $300 because the paint did not match, as well as an additional $80 for a broken light cover in the bathroom, which they could not (or would not) provided photo evidence of. I was OUTRAGED. I called their office and told them that this was unacceptable and that I wanted to speak with someone and get some back up for the claims they were making. Why would they provide non-matching paint!? Of course, they said someone would have to call me back. This time, I did receive a call back, from their lawyer!! This is a matter that could have been easily handled directly between myself and Mission Property Management, but instead of confrontation, they opted to outsource this issue. It probably cost them $300 for their lawyer to call me. Anyway, in closing, Mission Property Management is a horrible management company. The staff is rude, and they are thieves. So, if you are thinking about using them, I'd think twice. read more

Horrible. ..they ask for all your personal Information take a $30. Process fee then say the landlord didn't accept your application. No other explanation. The home has been on the market for over a month, how many others have they taken this fee from? I went back to retrieve all my personal information and the gal tells me she has to scan it all in before returning it to me.....What the heck, these people had All my personal information for over a week and haven't scanned it in? And they denied my application why would they STILL need my personal information? Also, I asked for a copy of the credit report and they flat out said "we don't provide that" and the gal went on to tell me to go online and get it myself. read more

While trying to find a townhome to rent I ran into this company. I have to recommend staying far away. There is no sense of urgency, no sense of professionalism, no pride in work parts of the staff and I was just trying to get an application in! I fear what may have happened if I actually lived in one of there many properties. The biggest issue I had was that to verifiy employment, they would not go through my HR. They wanted to call my direct supervisors (which are Board members). I told them, NO, they MUST go through my HR. They were to lazy to just call them, didn't lift a finger to get any forms to my HR and whats worse, the HR department here wasted a whole day of their PAID time to try and deal with mission (not their jobs)! Second, they needed to verify my rental history by contacting my current rental managment company. Perfectly normal, except they only called once and AGAIN, my property manager ended up taking three days to try and follow up with them. He doesnt even work for them and he took his PAID time to help them to no avail. All the while the clock is ticking. More then one week later I finally get a call from Carl (Owner). Carl seems professional and had that pride in work and ownership that should be standard in buisness. He did address all the concerns and did a great job of getting through the issues and concerns. In addition one of the maintenance girls was fantastic in raising the issue to Carl directly. So perhaps it is only a few that were lazy, rude, and had zero sense of urgency, but this reflects on Mission Property to the point I asked they not process my application. I will never do buisness with them again and would recommend anyone else to stay away! read more

Maria was very helpful in showing us current and future rentals. She was very flexible with our schedule and we felt no pressure at all. when I call to talk to them about anything they never call me back. When I email, I don't get a reply, or if I do it's an "I'll call you" and then he reaches out to my roommate. My lease is up in nearly a month and I have no clue what actions I need to take. Every time I call, the property manager is conveniently away from his desk or gone for the day. Not sure what they are managing, seems they are only avoiding...by far the worst rental experience in the 20 yrs I've been renting. Update***So glad I'm out of that mess. Now I just need to get ahold of my security deposit. This is the most unprofessional property management on the planet. The dumbest most unprofessional receptionist ever!! We have been in our unit for over a month, paid the rent and we STILL have a lock box on the front door and only have ONE key. I called and asked if someone can come out to take the key out so my husband can have a key to the house and the dumb receptionist says VERBATIM "You can literally go to Lowes and get a copy made yourself and it only costs a few dollars" WTF am I paying a property management company if I have to go pay to get keys made when their lazy selves can do their job!! Do not contract with this company EVER! Oh let's not forget that we moved in without having a lease signed and had no idea where to pay the rent AFTER I emailed and called asking how to pay the rent and we didn't hear from them until a month later saying they're working on it because one of their agents quite unexpectedly. Seriously what type of circus is this?! read more

We were tenants for 3 and a half years at one of the properties that Mission Property Management managed. Overall, there are very few good things to say about this place. Here is our detailed feedback for prospective tenants: Move In: There were two closets that had doors missing. MPM promised to have them installed well before our move in date, so we proceeded with signing the lease. On the date we moved in, the doors were still not there. In spite of giving it in writing (move in checklist) that they'll be installed within a week of our move in, it took 6weeks and repeated nudging from us for the doors to finally be installed. The quality of the materials used was really bad too (the doors were so thin we feared they could break anytime and we would be billed for that !) Service requests: The first two years of our stay (2010-12), every time we requested repairs, we felt very unwelcome. The folks who took our calls were simply ill mannered to say the least - that is on the few occasions when we finally managed to talk to someone. Typically, we had to leave voice mails every other day for about a week or so before they took notice. Things seem to have improved from around early 2013 not sure how long that'll last. Three specific instances: (a) The shower head at one of the bathrooms started leaking. After about a month of repeated calling, they sent in someone who inspected and said we'll need to replace something -- this person never came back. Another month passes by (by then we had started avoiding that shower) another guy comes in, seemed genuine and he let the cat out: the entire plumbing must be replaced and it would cost a good amount of money. MPM never completely repaired this -- every time we called them up, they sent in a different person who did something that would temporarily stop the leak. (b) The tenants who lived in the unit above us had left their bathtub running and the water seeped through the floors and into our kitchen roof (thats right, the kitchen roof leaked). The water from this flooded the kitchen lighting (thankfully it was day time so the lights were switched off) causing the light covers to crack. MPM ignored the problem completely and during move out billed us for the light covers. Apparently, their records showed them we never brought this problem to their attention -- i mean, honestly why wouldn't any tenant inform their landlords if the roof is leaking? (c) The dish washer broke down two weeks before thanks giving. The same hide/seek game (leave voicemails, a new guy comes in, inspects and goes back). This time I called up Mr. Carl Fox (the proprietor) directly and in spite of specifically calling out the thanks giving weekend, we went three weeks without a dish washer including the thanks giving weekend. With a few visiting friends and family, it was quite an ordeal. Their strategy is simple: For low cost items, get it fixed if the tenant is making too much noise. For big ticket items (dishwasher replacement), stone-wall and delay as much as possible in the hopes that the problem resolves itself or the tenant gives up. People: Rude would be a polite way of describing some of the folks at this place. Christina and Judy are very rude to the extent of coming through as being racist (I'm glad to find mention of Judy by other reviewers here). Misty, Tania were good but they are no longer with MPM. Renee, the current manager is quite reasonable - hopefully she sticks around. Move Out: MPM billed us a hefty $505 of our security deposit on top of the $200 we spent on professional cleaners (MPM was up front that they'll bill us cleaning costs unless we used professionals that they picked). Some of this is reasonable, but a good chunk of it is not.We are a small family of 3 with decent wages and maintained the aging property quite well -- we are now working with the small claims court to get a refund. Overall, we have very good personal memories from this place (our daughter was born here and my wife completed her Masters when we lived here), but our interactions with MPM left much to be desired. read more

I requested a pen to fill out the items that she had mention, and when I tried to turn it in on the same day of the viewing, she insisted the I was too late.
