That alone says so much about how much we love living here. I truly feel safe and secure in this community, which is such an important thing for me. The staff is incredibly kind and helpful. They always greet you with a smile and are patient whenever you have questions (or call them multiple times like me.) The office gals, Leah, Allison, and Jackie (and I know there is another floater but I can't recall her name right now) are especially sweet and understanding, which makes such a difference in my experience here. They take the time to plan different events for us as residents to help build community and I love and appreciate that so much! Maintenance is also amazing..always timely, professional, and so helpful. We absolutely love Gus!! He's the best and always makes sure everything is taken care of quickly and with care. Paloma really feels like home to us. We're so happy we chose to stay and upgrade instead of leaving. Highly recommend living here!

The manager is never there and the call box doesn't work a lot of the time, so it's near impossible to get something delivered. If you're not going to be there to open the gate, a new solution needs to be made. Leave the gate open, fix the box and ease of access, connect the phone line to a phone you'll actually answer. Also, the recycling bin is now locked if you don't have a key from the never-present manager you have to stop recycling here and dumpster all of it.

The resident in Unit 54 appears to have made it her full-time hobby to watch other people's lives instead of minding her own business. Rather than focusing on improving the community, she spends her time monitoring residents and looking for opportunities to hand out violations. What I've witnessed is an embarrassing display of inconsistent enforcement. I personally watched the resident in Unit 54 stand outside chatting with another resident, complimenting her dog, laughing, and saying, "I'll see you later." That resident then left her vehicle parked in guest parking for approximately two days without receiving a single violation sticker. No warning. No citation. No adhesive plastered all over her windows. Then there's me. I parked my newly purchased commuter vehicle in guest parking for one day while still having all 120 hours of authorized guest parking available. Somehow that justified slapping two violation stickers on my vehicle--one on my driver's side window and another directly on my windshield--forcing me to waste my own time scraping adhesive off my car. Apparently the rules change depending on whose car you're looking at. Even more interesting is the fact that my vehicle was parked directly in front of Unit 54, beneath a camera overlooking the guest parking stalls. None of her own vehicles use those spaces--they stay tucked safely inside her garage. It certainly gives the impression that watching everyone else's vehicles has become more important than applying the rules consistently. Let's call this what it looks like: selective enforcement. An HOA board member is supposed to enforce the rules equally--not play favorites, not target the people they don't like, and certainly not turn the neighborhood into their own personal surveillance project. If the governing documents only matter when it's convenient, then they aren't being enforced--they're being weaponized. I didn't buy a home here to feel like I'm living under the watch of someone who seems more interested in catching neighbors doing something wrong than actually making this community a better place. That's not leadership. That's petty. As the owner of Unit 58, I'm asking for a straightforward answer. Why was my vehicle cited immediately despite having all 120 hours of guest parking available, while another resident occupied guest parking for approximately two days without any apparent enforcement? Either there's a legitimate explanation, or the rules are not being applied equally. This HOA cannot expect homeowners to respect its authority when its enforcement appears arbitrary and inconsistent. Respect is earned through fairness--not through intimidation, selective enforcement, or someone acting like they're the self-appointed ruler of the parking lot. Watch how the resident of Unit 54 arrives home. The first thing she does isn't mind her own business--it's focus on my vehicle. She repeatedly looks at it, bottlenecks around the area several times, and only after satisfying her curiosity does she finally head back to her residence. To me, she looks visibly irritated that my car is parked in an otherwise empty guest parking space. I moved my vehicle shortly afterward because I was loading luggage. That's exactly what guest parking is for. I had all 120 hours of my authorized guest parking available, and there were plenty of open spaces. There was absolutely no legitimate reason for my vehicle to attract that level of attention. This behavior is exactly why so many residents feel uncomfortable around her. Instead of creating a friendly neighborhood, she projects negativity and constantly inserts herself into everyone else's business. She acts less like a neighbor and more like someone whose entire purpose is to monitor what everyone else is doing. Frankly, if she spent half as much time minding her own life as she spends watching everyone else's, this community would be a much better place to live.

Chris first attempted to sell us a house that we believed to be overpriced. My husband and I passed on the property and then asked the agent / developer if he had any additional properties for sale, and he said "No". But it wasn't long before we came across an even better property that was newly built and for a lot less. Then to our surprise, the 2-story house was also owned by Chris. After our offer was accepted, my husband and I contacted Chris and asked him why he didn't inform us about the new house that was available. Chris said in an irritated tone, "It slipped my mind". Seemingly embarrassed, Chris became angrier due to being confronted or caught. Despite how polite my husband talked to him, Chris was disrespectful and continued raising his voice and speaking over him. Chris told us that he would call us the next day, but he didn't. Though he accepted our offer for his house, he would end up not keeping his word. I am not in a hurry to buy a home and have nothing personal against Chris. I just wanted to tell our story because I believe it is a cautionary tale for others. Good luck!

    There is still water temperature problems despite HOA trying to fix it. It's gotten better but…read morestill problematic. The water is constantly getting shut off hours at a time to fix something. Its seems this happens every month. The positive side of things, water and trash is included for renters which helps save a little on overall expenses. Not sure about owners. Plus, the club house is pretty cool, it has a pool table, 2 large TVs, full kitchen, sofas, chairs, party table and chairs for events included, and a play room for kids. It fits approx 50 people for under $300 for the full day. You get the key the day before for a Sat or Sunday reservation giving you a full day to set up prior to the event. I had my daughter's sweet 16 and family Thanksgiving. When I move, I will miss the clubhouse the most. Also, maintenance is pretty good at responding with any issues. HOA is very strict, you can't hang anything from your balcony, not even plants, even if they hang inside your balcony. Lastly, there is a spy, someone on the property is always keeping an eye out and taking pictures of your balcony or anything if something is off. If your guest stays over night, and parked their car outside without a permit, it will get towed in the middle of the night. No warnings. There are spies here with no mercy. When I first moved in, my car was getting towed. The alarm went off and when I ran outside to yell at the tow person, he realized he was taking the wrong car and apologized and re-parked it. I was pretty livid because it woke up my daughter and scared her to death when she looked out the window to see our car getting taken. So it has it's ups and downs/perks and flaws. Just depends on what your willing to put up with.

How unbelievable is that ?! Everything people say is true about water / plumbing issues. A friend of mine just paid 1800 because we were told that having a plumber come out and swap out some valve in the shower would address the issue, well it didn't and now she's out 1800. This is utterly ridiculous! Please beware before buying a condo here

The first was when I initially moved into my home. There were some loose wires that needed to be taken care of because they were dangling. They reached out and gave me ample time to fix the issue. They also provided me with materials to complete the work. The second time I had to deal with them was for roof repair. They had someone come out the very next day to fix the damage. The other times were for architectural approvals. They were always very responsive and pleasant in communication. My assigned Association Manager is Brenda. She is very helpful and attentive. Last summer they painted the condos and took down the lights in the driveway and still haven't replaced them with new ones. Also they took down the addresses and a painter painted an address on a piece of wood and stuck it in the ground in the front area. It's good that no one has called the fire department or police because they would have a hard seeing in the dark. I complained to Yvonne Neighbor of CMS Managememt and it upset her and she sent me a letter saying I had ten days to paint my patio trim or I would be fined until I got it done. Felt this was harassment on her part because she sent a picture of the patio and it wasn't even my patio. This was about two months ago and still no progress on their side. A board member is testing out the lights they want, and that was about 3-4 weeks ago, so she can say her driveway is lit up but no one else's lit up.
