Prior to my tour, I was in contact with Teja who was very helpful. When it came to the day of the tour, I guess there was a mix up in agents, but Janaka ended up showing up to the building, to give me a tour of the place. He was super friendly and very knowledgeable! :) During the application process, the application is very old school. It took us a few days to get everything together. We had to print and scan a bunch of documents then submit it via email. From what I know of family who work in the industry, most applications are done online and you can submit information as well as link bank accounts electronically lol. I wasn't comfortable submitting all of our personal information via email, so I asked for them to call me for additional information that I'd be able to provide over the phone. Although the application process was odd, the service was pretty great. The only reason I deducted a star was because like other reviews have said, they don't get back to you after your application. I had to keep reaching out to them to get answers. I also didn't like that they assume instead of verify. My husband and I rent an ADU in Commerce, but they said "currently listed address in application doesn't seem to be a rental". My husband has been here a few years and I just moved in last year. His driver's license and some bills reflect our current address, but we were never asked for additional information to verify. We also make well over the standard 2.5-3x income. I am pretty chill so I'm okay with not being selected for the unit as it is privately owned, but I didn't appreciate having to wait and keep asking for updates on why we weren't selected lol. Anyways, great people! It's just the communication that could be better and more clear. I would still recommend Perch Properties based on my interactions, because they still respond if you reach out to them :)

North hills. It comes under Modern Property Management. This property is not getting taken care of properly. Management either can't help or don't wanna help. Because you don't get any help from them anyway. First, you can't reach them until they call you themselves. They're Slow to response or solve problems. Owner of this building may be doesn't wanna spend money, so most of the things he comes and fix himself at your door. Crazy right ? On 4th day i called owner and then he said 'ok i'll call the guy and let you know'. what ? we were surviving in those 3 days, my wife was pregnant. the weather was unbearable. And the cherry on cake was, owner said "it's weekend so you will have to wait till monday". and later when i asked managment about this then they reply was 'our job is to forward your request to the owner'. amazing !

I want to be clear that I am a tenant/applicant with a documented disability under both federal and California law. I have Stage IV metastatic breast cancer and am currently undergoing ongoing treatment. Despite this, I continue to work, maintain income, and support my family. My concern is that during the application and screening process, I did not feel that my situation was handled with appropriate respect for privacy or in compliance with fair housing protections under the Fair Housing Act (FHA) and California Fair Employment and Housing Act (FEHA). These laws require housing providers to avoid discrimination based on disability and to engage in a fair, individualized review when disability-related financial circumstances are involved. Instead, I felt that my application was evaluated primarily through credit history without meaningful consideration of the medical context behind that history. My past financial hardship was directly caused by extended disability leave and cancer treatment--not irresponsibility. I also felt that my privacy was not fully respected when it came to requests for financial documentation beyond what is reasonably necessary for income verification. I offered to provide direct proof of income through deposit records, which is standard and sufficient for verifying ability to pay rent. However, I was uncomfortable with requests that appeared to go beyond income verification into personal financial activity, which I do not believe is relevant to tenancy qualification. I am not asking for special treatment. I am asking for fair treatment, privacy, and compliance with disability and housing laws that are designed to ensure equal access to housing opportunities. Housing decisions should consider the full picture of an applicant, including stable current income, rental history, and the context of any credit issues when they are directly related to a documented disability. I hope this feedback is taken seriously so that future applicants with disabilities are treated with greater care, respect, and adherence to fair housing standards.

However when I did finally get a question in regarding why their maintenance scheduling system is inaccurate, she couldn't answer me then stated she's canceling my requests and hung up in my face. Her name is Frances, and she's the only staff at RPM I seem to have issues with. She's very unprofessional with her lack of customer skills and etiquette and this makes the organization/company/owner look bad. She also allowed their vendor to come through our gate to do work on another unit and they moved our child's trampoline which knocked the leg off and now they're denying they moved it, even after I provided photos and a video. I try to make things simple as I believe in being fair and expect the same in return, but I do know how to complicate things when necessary. I'm hoping I don't have to choose that option. How sad is this, so much for the customer is always right "Frances Torres commented on "tub/shower is leaking" Meld. "Cynthia the vendor didn't touch your trampoline the vendor who has been in business for over 25 years & very honest so they will not be returning to fix or correct anything they didn't touch the job was completed in one day and they didn't return. .... handyman service doesn't work 4-6pm. She had been our HOA's property manager at another company for nearly 9 years and receives our highest endorsement and trust. Over that time all of our management and financial requirements were met with professionalism and efficiency by Ms. Campbell. With Antina no longer at the former management company, its service and competence that we were relegated to was abysmal. So we left to join Antina at Grand Horizon. Ms. Campbell assisted our HOA with the transition from the uncooperative former company with precision, determination and organization. She was proactive in assembling the necessary structure for our management and was creative in gathering information and financial data that was not forthcoming from our bitter former agent. Now, fully invested in Grand Horizon, the Board of Directors of our HOA is thrilled with the capable and productive handling of our needs. The style of management is very thorough and precise and we are often surprised with positive additions that we hadn't contemplated. Our HOA has favorable history with Ms. Campbell, so our risk assessment in joining Grand Horizon was essentially nonexistent. Transitioning management is an intimidating prospect. To start with doing business with her is extremely unorganized with almost zero transparency. Her prices may seem to be cheap because she claims to not charge for changing tenants. I assure you she is making her money back and WAY more in other more nefarious methods. Do not be fooled to think your monthly fee will cover day to day costs. They will not. There will be all sorts of costs no other property management company word charge and they will be added at a rate she chooses. She even charges to create your 1099 at the end of the year! NOW HERE IS THE IMPORTANT PART: She does all the house improvements. She decides what to charge you. By the end of a year having to pay exorbitant prices, and kidding myself that the river of cash would finally stop. I told her we'd have to part ways. A few weeks before I transitioned to my new agent she urged me to get a fence extension fixed immediately. Her price : 12000 dollars. I told her I'd have my new agent look at it. My new agent price: 4295 dollars ... and it was fixed beautifully. She is NOT who she seems. She is running a business and she is not up front with how she makes her money. I urge other property owners who are currently working with her to take notice! This is not the experience you want!

I've thought about this for over a year now. And the only thing I see that is unfair is that this business has a 4.5 star rating. That is a head-scratcher. It's taken me a year of thinking about how much of the problem was due to malicious intent versus incompetence and I don't think there is much malicious intent. But, wow, do you not want this company on your team. So much work that she wants you to do to your property! And, at first, you think, "How great! Karen wants your property to get top dollar and to stay in good shape". Well, after working with her for over a year, you start to see the pattern of how much this work is costing you and how much work is being done by incompetent and over-priced vendors. (But I will add that she works quite a bit with a contractor named Steve who is a nice guy and a competent contractor... but you are never quite sure whether Steve is working to make you happy or Karen happy and you start to understand that he gets a lot more work from Karen than from you.) And let's not forget that Karen is also owner of a company (Benlaur) that does "construction and maintenance". Anyone else see a potential conflict of interest there? I realized that to protect my parents (they are in their 90's and own several properties... I manage the property managers, if that makes sense), I should get additional estimates from vendors that I am familiar with rather than just take Karen's estimates at face value. Well, there was plenty of money saved. But the bottom line is that I don't WANT to have to get other estimates. I just want a property manager that is acting in my family's best interest and I don't think that is Karen/Benco. Wait until you get her on the phone and you hear her classic, "I only have a second. I'm going into a meeting"... (almost every phone call). Wait until you start looking at your statements and scratching your head. You will think back to this review and know you were warned. Look, property management companies are a tricky game. The more properties they have, the less time they have to care for yours and the less time they have to be overseeing the details concerning vendors... whether for gardening services, regular maintenance, painting or whatever. But I have worked with many property managers in my quest to find a competent and honest one that takes the time to do right by both the tenant and homeowner... and Benco is at the bottom of my list. I hope I'm not being TOO direct here. I'd hate to wind up with all the other one-star reviews in the "not currently recommended" section.
