Michelle has consistently been caring, responsive, and professional. Whenever I've had a question or needed assistance, she has been quick to get back to me and always takes the time to make sure everything is handled. It's clear that she genuinely cares about the tenants she works with. I wouldn't hesitate to recommend Royal Realty to anyone.

Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

Sean and his team were so efficient and thankfully they were able to help us find a renter. Anytime something comes up, the HI Roots Realty team is so quick to communicate with both the tenant and us. They are always on it right away!! Sean and his team are so knowledgeable and experienced, so we trust that they have our best interests in mind. We have had nothing but a great experience with them. Definitely would recommend them to anyone who is looking for a reliable, knowledgeable, and trustworthy property manager.

And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

Very fairly priced, extremely quick response time to any issues, and even went above and beyond for some problems. Then...we moved out. We decided to break the lease early due to an unexpected time in a move. I was told to find renters for the remainder of the lease. For almost 3 months I searched, then I found someone. They were accepted, signed the lease, and paid the deposit. The new renter was a friend of ours. We had two dogs on the property that were approved and in the lease. Initially when my friend went to sign the lease they were told they were unsure they would allow pets, even though I had two. This was odd, but then they decided to let them have the dog. I was leaving before my husband. They did not want to speak with him and insisted on contacting me even though I was no longer on island and he was. This is the start of the trouble. We had lived there for four years and on move out we had professional cleaning done. I emailed a list with the items listed for possible inspection (which was a grand total of 4-5 items) Some of which was rusted items from Hawaii weather. One such item was a small not even dime size hole in the back of the tub where the PAINT on the tub was connected to the wall. It was away from the shower head and there had never been any leak that I was aware of. The liner connecting the two had aged and had peeled away causing this. My husband did move out and was told that it was in great shape and we should get back our deposit. The realtor had seen water near the tub and asked if there was a leak, to our knowledge there had never been a leak, I had a rug down next to the tub that we would step out on to, but had not ever noticed water on the floor or the rug being wet aside from a wet foot print. I received a message the next day saying she had texted my husband and said the tub was leaking and he responded "I know". My husband never received a text. I responded back saying there was never a leak to my knowledge and said the same thing as in this review. The following day my friend texted me saying the lease fell through due to this mysterious leak that suddenly happened. Also they were told that there was a "huge" hole in the tub. This was THREE days before moving in. She had already given notice to her landlord. Also with us they were suddenly sketchy about the deposit. However, if the walkthrough was in great shape why say so? Also when my husband called, she was exceptionally rude and condescending and stated we didn't tell her about the leaky tub and made it our fault and she denied having texted me that statement. Oh and they also demanded I have a satellite dish removed that was there way before I ever even moved in. So beware. They are a bunch of liars.

He did this because he was selling my unit and probably told buyers the average rent for the building was way higher than it really is. He likely told this to get the way overpriced deal done on my unit. It is all about greed and nothing about caring for people. People like this are contributing to the homeless problem in Hawaii and all over the country. I cannot say the whole company is bad however this agent lied in the performance of his licensed position as a real estate agent.

We wanted our property listed and sold by the end of the year. Bitsy did not have a lot of time to work with to get it done, but she stayed on top of EVERYONE to make sure that everything was done on time, and as it should be! She was able to secure an offer and close within 21 days. Her attention to detail was stellar. Excellent job! I would highly recommend Bitsy on two counts, her real estate knowledge/skills and her ethics.

Laura came highly recommended by our property manager, who had managed our home for several years--and now we know why. Please check out my review for Hawaii Pacific Property in Kapolei if you are looking for a good team to manage your home. From the start Laura was professional, organized, and extremely thorough. What stood out most about Laura was her empathy. She never pushed us to sell but truly listened and supported us through the process. Although we had exhausted all the options to make it work, I still had hope that somehow someway we could keep our beloved home. When we finally decided to sell she made a great personable presentation. Her presentation included clear charts, graphs, and market comparisons that made the process easy to understand and gave us full confidence in her strategy. Costs were upfront from the beginning. We were also in the process of purchasing another home on the mainland and had interviewed several realtors--and no one matched the caliber of Laura and her team. Their professionalism, communication, and genuine care set them apart. The communication was outstanding. We were notified every time someone viewed our home, and we received weekly email updates on how many times our listing had been viewed online, what homes sold in the area, . Laura personally called my husband or me every Monday with updates, and her team sent weekly seller reports with clear next steps. Everything was seamless, using DocuSign, Zoom, and other digital tools that made the entire process smooth and stress-free, even while we were on the mainland. We are so grateful to Laura and her team for guiding us step by step and making this sale such a positive experience. Highly recommend if you want a team who is professional, compassionate, and reliable!

I initially contacted Team Lally because Chat told me about their Guaranteed Sale Program, which…read moretheir website promotes as a way to sell your home quickly -- or they'll buy it. The website makes it sound straightforward and gives the impression that you can confidently move forward with purchasing another home. I mentioned this directly to Alesia Borja (MRP, SRES, PSA) before our Zoom meeting. As a listing partner with those credentials, I expected her to understand the program and explain how it works. Instead, the meeting turned into a long one-hour listing presentation, and the Guaranteed Sale Program was not discussed at all, even though that was the main reason I contacted them. Her follow-up response was that she would "connect me with the broker for clarity" and that the program is not designed for sellers who want a home sold in 30 days. That felt like my question was sidestepped rather than answered. Adding to the confusion, my husband listens to Adrienne Lally and Attilio Leonardi on their Saturday morning radio show, where they consistently say that "if they cannot sell your home, they will buy it." That messaging is very clear, yet the explanation I received suggested the reality may be much more limited. Because of that, the Guaranteed Sale Program felt more like a marketing hook to draw people in rather than something clearly explained upfront. Pros: Organized general listing presentation. Cons: The Guaranteed Sale Program, heavily promoted on their website and radio show, is not what it appears to be. Despite this being the main reason I contacted them, the program was not discussed at all during the meeting. Adrienne knew I already have a realtor, who would facilitate my purchase while Team Lally would sell my home, yet the program was still sidestepped. No follow-up has been received.
