Dawn Koopman, not responsive. Apparently it was something wrong with their emails prior, but now even with direct text, and phone calls, no response. After all that, I'd be very cautious moving forward with any rental listed. Something seems off putting, and starting any rental process with someone uncommunicative sounds like a complete disaster waiting to happen. The property is owned by Kamehameha Schools, so maybe she doesnt get any type of compensation for finding a renter for such properties that benefit the school, who knows. What I do know though, is that the property had been sitting vacant for 90+days. Oh well, going with my gut feeling, moving onto a property well shown, and responsive. read more

My experience first hand review primarily on rental properties through Dawn Koopman. #1 She never returns a call. EVER if you are a property owner listing with her to rent your property is going to sit vacant for a long long time because she cannot be bothered to deal with renters and call them back. I have called, my husband has called, my friends have called. ZERO response #2 Since no one returns your calls you walk in to talk to someone and apparently everything your seeing on CL, Trulia, & Zillow is "already rented". I do not know if they just hate locals or don't give a you know what but I feel like its probably a combination of both. read more

Think twice, maybe even three times, about renting from these guys. They put on a nice face and know how to talk the talk to get you into a place. Once you're there, you'll discover any number of problems, from illegal wiring to sagging structures to constant water problems. And then you'll try to leave, eventually. That's when the fun really begins with these guys. I asked Roberto to come over a week before we were leaving, to do a spot check and let me know if he saw any problems we needed to address before leaving. Keep in mind we are a working professional, respectable, quiet, clean couple. He said he didn't see anything. And he barely looked. Certainly not to the degree he looked a week later, which I'll get to. I then asked him to recommend a cleaning person, preferably the person he had clean the houses before we moved in. (By the way, not clean at all when we moved in! fresh termite droppings, cobwebs and spiders galore, i could go on.) Amazingly, she was "out of town". He gave me a second number, and that person was busy, so I had to go with her referral. Two girls came by and did a great job. Windows, termite droppings, everything was cleaner than we received it. When he came to inspect it, he spoke about dust on top of the fridge (?!?!) and a couple other super minor blemishes that i could have taken care of on the SPOT before we walked out the door. Instead, he charged me for the cleaner to come again. Wtf? He then proceeded to charge me for removal of an A/C that was installed by the maintenance guy on premises for free, and it was said to us upon signing the lease that the A/C would be no problem, this guy could take care of it. Wtf again? Lastly, we had to break our lease (only a couple months early) to leave for the mainland for a medical procedure. I don't think I have to say that twice. Our landlord where we had to move to was understanding and helpful - he didn't charge us every last penny, didn't make it extremely difficult for us to relocate 6000 miles away with only one able bodied person, unlike Roberto. Short version of it: Don't expect your security deposit back from these guys. And don't expect a safe house to live in. And don't expect any sort of 'aloha' or otherwise friendly understanding. Expect to pay more than fair market value for your rent. Unreal. read more

I have lived on the north shore for eight years and had team real estate for two of the four places i have rented, one in waialua where i lived almost two years and another in haleiwa for four years. In both cases Roberto was my agent. Not only was he a consummate professional but in both cases i had no trouble getting my deposit back (i cleaned it well and filled in the nail holes in the wall, and removed a carpet stain i had made, etc.). I would positively rent from them again and would contact Roberto straightaway if I should have to move from my present location. read more

AWFUL Experience ! BEDBUGS !! We stayed one of the vacation rentals (they posted beautiful pictures). The house is all infested (bedbugs, roaches, etc) and very dirty. We stayed one night (2/21/2018) at their house on Kamehameha Highway and needed to leave right away because we got 205 bedbug bites. It is a scam that they charge $275 for cleaning per each stay but the place looks like they never cleaned. Do not believe the good reviews on their website and stay away from their vacation rental. It is not only the house we stayed (#501), they treat all the houses unattended. They will ruin your vacation. PS- We still managed our vacation as pleasant as possible by moving to a wonderful resort at Turtle bay ! The Block family read more

Ever wonder how a real estate agency can stay open without working on the weekends? Simple, they steal. These are the laziest and most dishonest real estate agents I have ever worked with. We has one of Roberto's henchmen come through before our move out and say that overall the house looked good, but just needed a few touches. $1800 they returned our deposit. Don't rent from them and don't let them manage your property. It took me 3 weeks of calling to rent the place because they were too lazy to return calls or make an appointment. Then again they don't really care after how much they steal from tenants. To break it down, they charges 942 for cleaning, which would be 45 hours at a extremely high rate of 20 an hour. I could have smeared feces on the wall and a handicap midget could clean it faster. read more

I don't understand how some people can write a review based on looking around the building and without experiencing this company first hand. Personally, I have had the pleasure to stay at one of Team Real Estate's vacation rentals in the North Shore during April of this year. It was, least to say, INCREDIBLE. Imagine a beach front Hawaiian style home with gorgeous views of the sunset over the water every night, and beach combing/tide pooling/swimming during the day. The house itself was beautiful, immaculate and could tell that it was well taken care of. Every person I spoke with at Team Real Estate was friendly, knowledgeable and professional. Teresa Abella was a pleasure to work with, as she responded to all our questions and even suggested local nearby events and places to check out during our stay, such as the Makaha Farmer's Market. Team Real Estate was absolutely instrumental in helping us find and provide a great vacation rental. I highly recommend Team Real Estate to first timers to O'ahu or otherwise. I had a great experience renting a vacation rental with Team Real Estate and Roberto. He and his team were super helpful and honest people to do business with. We stayed in a condo at Kuilima Estates for our wedding at Turtle Bay Resort and we could not be more pleased with the condition of the property or the location. Even better was the price. Based these reviews I was concerned about them returning my security deposit, but was delighted when they refunded me promptly in full as promised without any hassle at all. DO NOT DO BUSINESS WITH TEAM REAL ESTATE!!! I was sent by the corporate office to check out potential office space for lease in Makaha and so I took the long drive out to the Makaha Marketplace formerly known as "The Old Cornets" The drive out is absolutely gorgeous with miles and miles of beaches, once I arrived I immediately noticed the place really looked run down and filthy since the last time I was in Makaha which was roughly four years ago. I parked in front of the "Team Real Estate" office and took a minute to read over their listings which had been placed in the office window. I knocked on the front door as it was locked and noticed a woman inside sitting at her desk talking on the phone. After a few minutes she finally noticed I was at the door and motioned me to leave without even attempting to open the door. (red flag #!) Feeling a little insulted I decide to do a little looking around myself and get a feel for the property and how our interest would fit into the picture, if at all. I could not help but notice how filthy the place is, the sidewalks are covered in stains, blood, vomit and urine. Certain portions of the mall smelled of urine, inside and out of the building. The place looks as if it hadn't been painted in years and there is damage and graffiti scribbled all over the place. Open electrical wires, potholes all over the parking lot, and broken beer bottles here and there. (Red flag #2) There was a mentally I'll homeless man sitting in front of the market yelling and a dozen other homeless individuals hanging out on the corner drinking beer and god only knows what else. (Redflag #3) As I walked around getting a feel for the location I decided to ask some questions of the local tenants and employees. What I heard shocked me, stories about slumlords and unfair treatment, horrible ethical violations, discrimination by the property manager, unsafe conditions and business practices that were 3rd world. (Redflag#4) I had heard enough and as I left the property a fight broke out on the corner and I waited a moment before driving off. Nobody did anything, two men brutally beat another man knocking him to the ground and kicking him repeatedly. I called the police and drove away absolutely unnerved about what a utter disgusting place I just left. This place has great potential but the owners,(TeamReal Estate) and property management, (Teresa "Maria" Abella), clearly have no problems with running it like a ghetto slum. Too bad. We rented a house on the north shore of Oahu from this company. The view was spectacular and the area was close to many other places to experience. The only trouble during our two week stay was out of control of the owners. There was a few burglaries that took place in homes close to ours. However, the tenants did not use the safe or the alarm at night. We did not have any issues, as we followed instructions. Regardless, the owners immediately upgraded the alarm system, put in a fenced gate, and hired security to patrol overnight. We couldn't have asked for a better reaction to an issue. We will definitely come back to this company should we visit Oahu again. read more

I booked a rental house. They immediately charged me the deposit. Less than 24 hours later I called to cancel, since my party then decided they couldn't make it. I was credited the deposit, less $50. I never read or signed a contract (They had sent it, but it happened so fast I hadn't read it yet) I emailed asking for the $50 to also be credited. She said she had to ask the manager (standard response). Never heard another thing. I would shy away from this agency because of that. They obviously don't care about the business I could have brought to them later. read more

I was very surprised to see so many negative reviews of Team Real Estate. Having only had good experiences with them I felt I should Yelp! Team Real Estate is one of the oldest property management and sales offices on the North Shore. I am born and raised in Sunset Beach and have rented a property with Team for over 8 years. Whenever we have had any issues ( all of which were minor fixes) at our rental they have handled the problem immediately. There was a comment about the properties they manage being over priced that I wanted to address. A large amount of new owners on the North Shore have for the last 10 years been turning their houses into Illegal vacation rentals, which of course makes a heck of a lot more money than renting to resident. Sure, it isn't the $250 a month for a 3 bedroom like the old days but complaining about rental prices on the North Shore really is silly. I have to say thank you to Team for being one of the only management companies that has LEGAL vacation rentals in their rental pool. We have had family friends stay at Teams vacation rentals that they manage and have never heard any complaints. Finally I have also bought and sold successful investment properties on the Westside and North Shore with the help of Lucky, Doug and Roberto. Their honesty and expertise in the market, 1031 exchanges and real estate transactions helped us navigate the unfamiliar world of Real Estate. I rented a beachfront property from Team Real Estate for 6 years. As you could imagine things rust and decay much faster on the oceanfront and there would be some minor things to fix all the time and we agreed in the beginning not to sweat little maintenance stuff. Roberto, my agent took photos documenting all the imperfections and it came very handy at the end of the lease . All our interractions with Roberto were cordial and professional. Big maintenance issues like broken water heater or problem with dishwasher were taken care of promptly . When we moved out we followed lease agreement and cleaned carpet professionally but had to do our own move out cleaning( not by choice but since our scheduled " professional " cleaner did not show up). Yes , move out cleaning is a pain and you have to clean under fridge, vacuum tops of the cabinet and get blinds washed... House was clean , we got all our deposit back and parted with Team Real Estate and Roberto on very good terms. read more

Lived in an apartment for 2 years. Moved in to it dirty. Had an inspection done prior to check out and was told we kept it in great condition, that it looked better than before, and that there was NOTHING noted to be cleaned or repaired and that there was nothing that should prevent us from receiving our full deposit back(we cleaned prior to inspection/check out.) He also proceeded to tell us that the place was in foreclosure (yes we received weekly posts on our door as well so we were aware of this), they cant get in touch with the owner, and that they werent going to rent the unit again. Roberto did not check us in to this apartment and did not check us out 2 years later, but when it came time to receive my security deposit there was 160 deducted for cleaning "to put unit in as clean a condition at end of tenancy as it was at start" yes, a nice line stated right from the tenant code, but complete BS as the agent who inspected said it looked BETTER than when moving in. When I expressed my disagreement with Roberto, he said that he had been very fair to us living there when there were problems with the unit...uhhhh an electrical outlet sparked turning on a light...a toilet overflowed with feces in to our entire unit because of a failed plumbing system in an old building (both deemed by the repairmen to not be of our fault, oh but Roberto tried to stick us there too, but thankfully the repairmen had written that clearly in their notes which we had to point out!)....he was not fair, he did what he is required to do according to HRS landlord tenant code. He then went on to say that his trained assistant should not have told us that we would receive our full deposit back upon checkout...thats not my problem buddy, its yours! That being said, this guy is a salesman and will work it when he needs to and lie straight to your face as well. As a resident of the North Shore community for 28 years, I will never rent from them again or recommend them to anyone...160 dollars may be pocket change to some, but the sheer wrong doing and principal of it makes me sick. read more
