The grounds are well maintained, the staff is friendly and knowledgeable, and quick to respond. The structure of Shadow Brook is a non profit and the apartments are leased for ranges, based on your income (though it IS NOT section 8 housing). They offer efficiencies on up, and are usually on a wait list. They only show apartments on Fridays and do not always have one to show each Friday, though they do have a photograph album of model apartments and floor plans. Initially I was nervous to rent an apartment without seeing the unit first, but I couldn't be happier. With the option I chose (the loft style 1 bedroom) I have plenty of space and am able to live on my own affordably ($490 a month rent). Many of my friends and classmates pay nearly double to live, in many cases, a worse complex. When I moved to Arlington and told people I live at Shadow Brook I usually got an odd look, and some informed me that it used to be bad, but that was before Foundation Communities bought it a couple of years ago. Today, I have never felt unsafe nor have I worried about being ripped off or felt like my neighbors were shady. Upon my renewal they cleaned my carpet for free, they offer residual pest control and special request pest control visits each Wednesday (at no additional charge, without limits) and they use ABC Pest and Lawn. In the back of the complex is a boys and girls club and at tax season United Way sets up and helps you file your taxes for free. At least once a month they have a "produce day" where fresh produce can be bought at a good cost in the front of the building. Its close to UTA (actually a shorter bike ride for me than a drive due to the traffic on Cooper) and well located. I will renew again next year if it continues to be the wonderful property I have enjoyed.

I had health issues that began about a month into my time living there. I did a mold test and detected mold, and had to pester them for months to address it, and their response was to refer to the 'mold addendum' they make you sign when you move in, basically stating mold is a part of every day life, who's to say if it causes any medical issues, and you can prevent mold by cleaning properly. Never mind the repeated flooding, the evidence of black mold which I know they did not properly remediate (I have photos), and the lab test that showed current mold. They finally got a mold inspector out to my unit after legal pressure, and falsely claimed there was no mold, when the report they provided shows that there was mold. My duplex neighbor detected mold in their unit and developed health issues as well. Other neighbors have told me about mold impacting health in their units, major foundation issues, A/C issues not getting properly fixed, and gas ovens turning on spontaneously. Maintenance is completely incompetent, and the leasing office is petty and unprofessional. Don't let the outward appearance fool you. I loved my neighbors and the quiet neighborhood, but the impact to my health and well being was not worth it. *Updating review with pictures of black mold from previous tenant.

I no longer needed to remain inside the school district, but I wanted to stay close enough that she could easily see her friends when she comes home for holidays and breaks. After looking at other options, Preston Tower won me over for four reasons: location, views, service and architecture. The downtown view was the biggest draw. My windows look across the treetops of Highland Park, which hide most of the homes below, toward the Dallas skyline. It reminds me of looking across Central Park toward Manhattan: a broad, peaceful canopy of green with tall buildings rising in the distance. The view changes throughout the day, and it is genuinely calming. The location is hard to beat. Preston Center is directly across the street, with Hillstone, R+D Kitchen, Frenchie, il Bracco, Tom Thumb and many other restaurants and services within walking distance. NorthPark Center, Central Market and Whole Foods are only minutes away. Preston Tower itself has two commercial floors with a barbershop, shoe shine, several hair salons, a tailor, travel agency, coffee shop and Bernie's, a neighborhood bar and bistro. It is possible to accomplish a surprising amount without getting into the car. The architecture is what makes Preston Tower truly special. The building opened in 1966, three years before Apollo 11 landed on the moon and near the height of the Midcentury Modern movement. Designed by Dallas modernist Jacob Anderson for developer Hal Anderson, the 29-story tower was conceived as a vertical neighborhood, with residences above and shopping, dining and personal services below. Its sculptural crescent shape, sweeping balconies, walls of glass, monumental columns, resort-style courtyard and distinctive entrance canopy could only have come from an era that believed architecture should express optimism about the future. The "Birds in Flight" sculpture and fountain outside complete the composition and have become Northwest Highway landmarks in their own right. Midcentury Modern design is enjoying a deserved revival nationally and in Dallas, but authentic examples are becoming increasingly difficult to find. Across the Park Cities and North Dallas, valuable lots have encouraged owners to demolish architecturally significant midcentury homes and replace them with much larger, more conventional houses. Preston Tower has survived that teardown culture, preserving an entire 1966 architectural composition rather than a few isolated decorative features. It is more than a condominium building. It is a remarkably intact time capsule of Dallas modernism. For years, buildings like Preston Tower were dismissed as dated rather than appreciated as historic, which helps explain why the purchase prices and rents can still seem remarkably low for this location, level of service and architectural pedigree. My home was originally two units and is now a recently renovated three-bedroom, three-bath residence. Younger couples can purchase a smaller unit and renovate it over time, or rent a renovated property as I did. Either way, Preston Tower offers an opportunity to live in authentic MCM architecture at a fraction of what a preserved freestanding Midcentury Modern home in Preston Hollow or the Park Cities might cost. The value goes well beyond the price of the unit. Electricity, water, central heating and cooling, and AT&T fiber internet at 300 Mbps are included. The front desk is staffed 24/7, controls access and confirms visitors before sending them upstairs. Garage attendants are also present around the clock and accept Amazon and other deliveries. On-site handymen are available for work inside the units, building staff replace filters regularly, common areas and hallways are vacuumed daily, and trash is collected from every floor each day. There is even a car-wash and detailing bay inside the garage. The building also offers a pool courtyard with a firepit, tennis and pickleball, an exercise room and a club room. Preston Tower lives like a substantially more expensive property. I read the harsh older reviews before moving in. Most were written between 2022 and 2025, and the reviewers appear to have little visible history on Yelp. That does not mean their experiences did not occur, but it does mean those reviews should be treated as individual snapshots rather than the final word on the building today. I cannot personally speak to every leak, construction dispute or maintenance incident alleged before I arrived. I can say that the neglected, dorm-like and barely functioning property they describe is not the Preston Tower I have experienced.

Utilities: We pay over $200 a month for water for just two people because of their "average occupancy" billing that assumes more than five people live here. Electric runs about $250 a month due to ancient HVAC units and poor insulation--you can literally see daylight around the doors. Between water and electric, we spend over $500 monthly, which makes the "affordable rent" meaningless. Maintenance and Cleanliness: Roaches are everywhere--even in the shower. Pest control visits change nothing. It took over a month to replace a broken window in the middle of summer, and some windows still don't open. Screens are missing, porch light never worked, and maintenance tickets are marked "resolved" without anyone showing up. We had to replace the AC filters ourselves after seven months. The pool is condemned but still advertised as an amenity. Trash piles up, the single dumpster is surrounded by glass and nails, and the grounds are filthy. Safety and Conditions: Loose stair railings, peeling paint, missing screws, and recurring water shutoffs are routine. The gates have never worked. We didn't get access codes for eight months, and even now, only the exit gate closes. Covered parking costs extra, but several structures have collapsed. There's no guest parking, and theft is common--my Amazon package was stolen within two hours of delivery. Noise and Environment: Constant loud music, cars racing through the lot, and neighbors banging on walls so hard that art has fallen off ours. Kids scream and ride bikes into people. When I got locked out one night, the responding officer knew the complex immediately--that says enough about its reputation. Bottom Line: Bel Air Oaks sells itself as affordable, but between utilities, poor maintenance, and unsafe conditions, you'll pay more here for far less. Avoid this place. You and your sanity deserve better.

Our daughter lives in a sister property and she took pictures of the property and was very pleased with all the amenities, pool, gym, pool room, TV room, game room, etc. Th property is beautiful and the apartments have a lot of amenities too. We love the Frisco Square area with all the restaurants, bars, library, Cinamark, Frisco museums, soccer field! Just to name a few. We love it here and highly recommend the Remy apartments!

Where to even start with this horribly run, awful complex. I suppose let's start with the staff. Here we go. I want to preface this with the property manager has remained the same since the property opened in April 2024, (I moved in May 2024) yet the remainder of the staff has had HIGH turnover. Stacey the property manager is rude, condescending, evades all accountability and will blame you for things you have nothing to do with. Stacey accused me of having a man living with me and ran with this narrative for 8 months and counting because I used a man's name for my doordash orders for safety reasons. I explained this to both she and the staff and I was still accused of this. She CONTINUED to blame me for this until I moved out too. It was the wildest thing I had ever experienced at any apartment. It wasn't framed as a concern either. It was a direct attack, a random email on a random Tuesday that read, and I quote, "is the man living with you gone?" Which this is a lease violation by the way so she was trying to get me for a lease violation. Mind you, I lived here for a year and a half with no complaints made against me. All the good reviews written about Hira are from her friends and family. I had a really horrible experience with her sharing my personal info with the neighbor beneath me. I had complained about the neighbor beneath me's smoking as they would smoke nightly and it would come up into my room while I was trying to sleep. She Called me 3 days later and said "yeah I told the neighbor beneath you that you complained and he was talking about you". WHAT?!??? I never met this neighbor nor did I have any idea who they were at all. She told them my personal information which is a fair housing law violation and they could've retaliated against me which I addressed to her and she rudely responded denying it. Stacey the manager backed her on this. I didn't have any negative experiences with Tammara or CanDase as I never met Tammara and CanDase I only interacted with twice. It was Stacey and Hira I had negative experiences with. CanDase is sweet but she seems to be afraid to stand up to Stacey. Maintenance - I have truly never met a more incompetent, lazy maintenance staff in my entire life. My washer leaked every single time I used it from the time I moved in until I moved out. There was never a time it didn't leak throughout my entire tenancy here. When I first moved in, maintnence was in my unit 3-4x per week "fixing it" but it was never fixed. I was initially told it was a drain line issue the first time they came to fix it (which it was). Ironically, as I began to speak up about why they had been in my unit 3-4x per week with no solution of it being fixed, maintenance began blaming me stating it was a leaking because I "used too much detergent." This was false as I had used the washer in a vacant unit at one point since mine never worked, I used the same amount of detergent and ran 3 loads, and no leaks. They continued to blame me and never fixed it. There was one time my washer had leaked all the way into my bedroom. For reference, the washer is located at the front of each apartment as soon as you walk in. I told Kurt the maintenance guy and he said he didn't believe me since I had cleaned up the water prior to him arriving. The water had leaked into the laundry room door and baseboards and Kurts response was "this wood doesn't mold due to the materials its made of" which I thought was a really strange thing to say as I've never heard of this ever as this isn't physically possible. Both he and the Whirlpool tech told me that for future leaks to not worry about them because the water will evaporate. Yeah, well my entire laundry closet and door ended up molding. BAD. Due to their incompetence. Photos attached. Mind you, I made the entire leasing office very aware of my mold allergy upon move in and even sent them a letter from my doctor stating my allergy to it. The lack of urgency with fixing leaks prior to molding was really insane. They're now charging me for this and won't return my security deposit although I complained about this as soon as it happened and it was never properly fixed by Kurt in maintenance.
