I was explicitly told that each unit and lease would be handled independently from a financial perspective. Based on that communication, I was informed I would receive a $3,600 refund from my previous unit. I am now being told that the accounts are "even," without any clear or detailed breakdown showing how the finances were reconciled or combined. This reflects a lack of clear communication and proactive follow-through. Based on past experience, I anticipate having to make multiple requests before receiving a transparent and itemized explanation.

Having had subpar experiences with several different management companies in San Diego, Xila was extremely refreshing. Roxanne was very responsive and the maintenance team is unmatched. If I made a service call early in the morning it was likely someone would swing by that day or at the very least the next afternoon. Everyone on the Xila team was personable and professional--always treated me like family. It is also worth mentioning most of the tenants I met had been with Xila for years and had no plans on leaving. I recommend Xila highly and miss having them as our property management!

Why are the mops used to clean the restrooms grey and dirty looking? And cleaning supplies seem non existent. 6. Why is there a lock on the trash?

The worst part was the yard, completely unsafe for move-in with rotten 2x4s, an old dog house, grass growing through the concreted and a huge hole in the fence. And this is just what I could see in 20 mins!!! As a dog owner, I knew I couldn't bring my pet to this place without significant repairs to the yard, which was supposed to be the selling point of the apartment. When I voiced that I would need to be reassured that these clear issues would be addressed, and put into writing, I kept getting texts from Christine and Alyssa that "these things" could be taken care of, but never would they write in an email about what would be done by my move in date. Of course, they still had the time to email me about my current landlord and other minor things, lol. It's so unethical that they'd send me a lease and tell me I needed to complete my move-in paperwork and can't even list what repairs this apartment needed. They attempt to charge fees that appear to be unlawful under California tenant protection laws, and there's absolutely no sense of urgency when it comes to critical habitability issues--like being without hot water. After reporting the issue, one plumber came out and claimed a part was needed but never returned. Rather than escalating or sending a different plumber to resolve the issue, nothing was done. I had to reach out multiple times just to get an update. Eventually, I was told the problem was a full water heater replacement--but this wasn't acted on with the urgency required by law. Even more concerning: when I asked why additional help wasn't sent sooner, I was told by someone named Buzz that I didn't know what I was talking about. He literally hung up on me. His dismissive tone and refusal to accept reasonable questions is exactly what's wrong with this company. As a property manager myself, I can confidently say this is not how urgent maintenance or legal compliance should be handled. This wasn't the only issue. It took four separate visits to fix a porch light, with different workers coming each time--none of whom seemed qualified. One even installed a sensor light on a unit that wasn't wired for it. Shore Management is a liability waiting to happen. Their poor hiring standards, lack of professionalism, and disregard for tenant rights make them a terrible choice for both tenants and owners. Buzz, in particular, should not be overseeing any work orders--his attitude and lack of accountability are a major part of the problem.

I truly recommend this company to everyone. Because of the Covid-19 situation everything was done by email and text but I got a email 2 days before moving in and it was Carmen offering a video chat just to answer all my questions about the lease and to go over the house. There is nothing on the addendum restricting use of the turf. This apartment had a torn screen on a window, a mini blind with broken straps which I was informed after I left was brand new when I moved in. Not true ! I have several pictures with dates that show the condition of several items that needed attention prior to my occupancy. I am a senior citizen being treated by my healthcare team for both my shoulders needing upcoming surgery. I have increased clinical depression and anxiety from the stress I have lived with from Management Soultions not being willing to inform me of the courtyard restriction. Ms Gunning believes it was my responsibility to ask if my dog was able to relieve herself on the turf. I believe it was Management Soultions, (Robin Gunning a licensed realtor) responsibility to inform me of the restriction using the courtyard turf. I would never have signed the lease had Management Soultions been professional with their necessary responsibility. They have not returned my $1800. deposit within the allowed time. Dave, Josh, Helen, and Alexandra take care of everything so my parents never have to worry about their properties. Alexandra and Helen do a fine job with the bookkeeping and monthly reports. Dave and Joshua are great about checking our properties and making sure everything is running smoothly. Oliver Tyson is the leasing agent and rents out our units within 1-2 days, sometimes within hours!!! Lastly, they have low management fees and they personalize my parents accounts the way my they like it. Completely recommend J&D Management.

That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. He said his name is Keith but I'm not sure if that's true. Stay as far away from this company as possible!
