So we have lived at 309 Currie Ave in Killeen TX for 6 yrs and never was late always on time with rent. Every time we had an issue, Morris Real Estate always seemed to have an excuse. Everything from AC is not cooling our bedroom, no exhaust fan in the bathroom, master bedroom bathroom fan not working foundation issues, etc. They had the nerve to charge us every time when drain in kitchen backed up. Saying we were dumping this down it. Amy Millsap, with her know it all mentality, would not listen for I I am a hvac professional myself and told her there was a drain problem well. Things finally came and slapped her in the face because drain collapsed under the house, so here I am, leaving my experience. Bailey Scoggins was very rude to me on the phone when I was trying to figure out a resolution to get our application approved since we have been staying with roomates for the last few years, so we don't really have any current rental history to provide but we have everything else they asked for. I had heard they would work with you and possibly charge you a higher deposit and when I asked that she told me that they couldn't on that particular property. So when I asked about the possibility of another property she cut me off and rudely blurted out "ma'am at this time we can't do anything for you!" In a tone that really sounded like I was just an annoyance who was wasting her time. They are not trying to work with anyone. They just want your application fee. read more

Lets Jump right on into it because Stephanie got me messed up I called today September 30 2023 and asked how often are we allowed to have the carpets professionally cleaned through them and STEPHANIE distasteful ass immediately started jumping down my throat and telling me how they don't do that they not going to etc and I say well hold up because that's not true when I moved in I consulted with AMY , and sent video and picture evidence of how nasty the carpets are later that week or following week someone was sent out to shampoo the carpets and STEPHANIE is still on the phone talking about no we don't do that it wasn't us She's literally just speaking out the side of her neck without the facts because yes I consulted with Amy around March 4 sending videos and pictures of how nasty the carpets are I tired to explain Stephanie when the man came out I did not feel the carpets ever got as clean as they could have been because instead of using an old-school shampooer, to agitate the dirt out of the carpet he used just a pressure cleaner which did not fully clean it the man was a very nice man however I was placed on the spot when he asked for a review right than and there and I felt uncomfortable to tell him the truth so instead of basing my review on the carpets I placed it based on my experience with him like I said he was nice but I feel as though the carpets were clean to the bare minimum keep in mind, I have my own personal carpet shampooer and I shampoo my carpets every other weekend be logical here I moved in February 23 carpets are cleaned early March professionally yes I have been here.almost 8 months but the only people that live in my apartment is myself and my three year old son if I'm shampooing my carpet every other weekend and I'm doing 6 to 8 passes over one area why is still pulling up black muck ? my son and I are not capable of producing that in 8months be serious that shows that the dirt and grim is embedded deep within the carpet after 3 passes over one spot baby that's no longer surface dirty that's embedded filth but never the less I will be reporting the rental company to who so ever I have to and not because I was told no by Stephanie but because of how rude and disgusting she was on the phone like this is your job girl why are you acting like that and I mean I ended up cussing her ass out because she was so rude baby a simple im not sure Mrs.Curtis submit a work order and I will see if the owners are willing to do that again would have been just fine instead she had to speak out her neck and as an adult I can admit we were both out of pocket because I should not have scooped to your level I could understand if I was a tenant who was always complaining calling the office and behind on rent but I'm not have a little more respect for tenants who pay their rent on time and take care of the properties they are renting because honestly I would be a bad tenant to not try and have the carpets cleaned again that would say more about me and how I live I admit I should have reported how I felt about the carpet service to the rental company from the jump but I didn't and now that reached out to inquire if it could be done again I get disrespected uncalled for also note that man that came to clean the carper reported to his boss and the rental company that the carpets were damaged extremely dirty and had burn and bleach spots as well as exposed wood and nails in one area of the house I even previously submitted a work order regarding my toilet seat replacement which was done however the man who came to replace them a while back Admitted to me that the last tenants destroyed the place prior to my move in he said he patched up so many holes and had to fix so much ..... so the audacity for Stephanie to get on the phone and say I did it without putting logic behind her words or not listening to what I had to say she was too busy giving lip instead of a listening and assuming Below are some pictures of the carpets that was not replaced nor fixed when I got here and all I asked for was a shampooing read more

I kept calling for updates don't bother they don't help you. They send emails and even if you submit everything including your DNA they don't take accountability. I'm glad I didn't rent from them. Moved into 1707 Old FM rd unit 3 In APRIL 2022 , let the property know of a MOLD like smell and they did NOTHING . Now here comes August the smell got so bad I mentioned it again . Long story short morris property hired people to cover up the smell, and my apartment was drenched in bleach , along with unit 4 next to me after the people next door moved out . Pest control was supposed to be out to spray the place without me knowing and I get a call from ALICIA from Morris who said "are you incompetent, of answering your phone because pest control has tried calling " . When PEST CONTROL DID NOT CALL me once ! Code enforcement is ACTIVELY working on getting this building to code enforcement standards but with the cheap and unprofessional people working being hired and working in the office , it's just going to be covered up . MOLD smell AND mildew smell is so bad health problems are showing in my cat as well as me . Definitely understand why this place is only $600 , you get what you pay for and that's SICK ! Not ONLY is morris a horrible property management BUT ALSO the owners of the building being to cheap and KNOWING the ongoing problems NOTHING is going to change until it's too late . I live in Killeen, and this is a terrible company; I have called in many times about the issues that have been going on in my apartment and NOTHING! they always have excuses about everything that they don't want to repair or replace. They had the audacity to say they were going to charge us for a person to come in and check out the issues, because they had sent two other people and they had reported nothing was wrong. Then Pest control came, and they did nothing, they told us we were responsible and that we should contact a person to come check the apartment and have them write a report, and maybe THEN something could be done. These people are sick, they dont live in these conditions so all they can do is talk, I hope more complaints are filed so there can be help. The service is awful, I also knew people who didn't have ac working for a long time, and before moving out they left the apartment spotless, they cleaned eveything and they didnt get their deposit back. Morris Real Estate has been managing 7 properties for us for the last couple years and they have been the best we've used so far. Overall, my biggest complaint with property managers in general is that they have such low, incredible low standards for things like communication, quality turn-over work, Tenant placement, screening, etc. We had to fire a couple other PM before we found Morris. The thing that I appreciate most about Morris is their communication. I love the fact that when there's an issue or a question I can call or email and someone such as Leah responds quickly. Why is that so hard for other property managers? It's pretty funny how easy it is to satisfy most people by just being decent folks. And that is why I believe Morris Real Estate is a good company. They are just decent, ordinary people trying to do right for their landlords and tenants. No, they're not perfect like the rest of us but they will treat you right and try to do their best for you. read more

If I could give this a zero, I would. If you are in the military, they take advantage of it - over $700 in bogus fines and $300 in bills because they refused to fix maintenance issues. Go away to the field for a week and they slap you with a $160 fine and citation from the city because the neighbor next door, who is friends with the owner, complains and they take his word without Validation. They charged a $300 fine because a relative that had 2 dogs stayed for a week over Thanksgiving last year, one of them is a therapy dog. They asked us to provide the relative's medical records, which violates Hippa laws and fair housing laws and refused to accept the animals papers/license. We have in no way been bad tenants, I have managed properties myself in the past. They cannot be reasoned with at all. We have kept up the property and even had to make repairs ourselves because they refused to fix issues (some were big issues, including plumbing) with the house, even noted in the move-in inspection. We knew it was going to be a nightmare on day one of moving in and the water company said that there was something leaking major water. They couldn't find the source. Turned out that there used to be a pool in the back yard and the little shed had a toilet in it that was perpetually running. We were stuck with a water bill in excess of $300 and they refused to take responsibility. They came in the house unannounced with the owner one day and walked the house saying they were going to renovate while we are living in it and then terminate our lease and charge $500 more in rent to the next tenant...a real pattern of not just shady business practices. If you are military, stay far away from Morris Real Estate. Military clause is not accurate (my husband has been active duty 12 yrs and we NEVER had a problem and have been stationed at Fort Hood twice). My husband receives his orders this week and we still have to pay rent next month because a sufficient 30 day notice wasn't given. Spoke to them 2 weeks ago and if they would of said that, I would of came in and given notice but we didn't get orders until this week. We can not control if my husband would of passed school or not and is very anti American to do such a thing to a military family. I have lived at this residence since October 27, 2006. In September around the 14th -16th 2008. Morris Real Estate (you) took over the property management. In doing so there Has been an Ongoing problem of keeping up the grounds, fixing repairs in a timely manner, and lack of speaking to someone who knows what's going on . Several times I have called and asked for simple repairs to be done. I have to usually call more than once and even call more than two to three times. When finally getting someone to get the repairs done they are done in an unprofessional manner and are left a complete mess for the tenant to clean up. It took My air vent in the bathroom two days to complete, during which the first day he just left and said he would be back after waiting till 8pm we figured he wasn't coming back and we had to clean the mess of dust on the floor, counters, Bath tub, and the wall! I called and complained about this in the month of December 08. It took Months to get my dishwasher fixed because it kept filling up on its own. Again you sent unqualified persons to get the job done. Finally after the 4th attempt someone finally got it right and fixed a problem that went on for more than 2 months. I told the gentleman that the water had leaked and caused some of the tiles to come loose and come up. This was fixed with different tiles and not fixed correctly. Calling Morris Real Estate today and speaking with Angie I addressed that My air filter had not been Changed and she said that they don't do those, I asked why wasn't I notified? I should have been. She asked for my address and I gave it to her and she continue to say they were on back order or that they had to order them. It left me confused because only a few minutes before she said it wasn't there Job anymore. Which one is it? I also brought Up the fact Our hand rail leading upstairs is still not fixed and is broke and the light being out outside the doors. She began to explain they have 600 other properties they have to deal with and all they do is call someone that they don't know how things don't get fixed unless the tenant calls again about it!! Another Problem Is I had lost my keys to the mailbox, I called before today and have been Patient about waiting and not hearing anything else about it. When I asked what was going on with that . She again said they had to order new ones and that I would have to wait. I am unable to check my mail and all I keep hearing Is its been ordered. I am frustrated at how Unprofessional this company has been. In all 3 years here I have never seen so many people unhappy and moving. My neighbors whom Lived in the same apartment for 7 years moved. In speaking with Angie she said that people move because the price of rent went up. I find that people wouldn't mind pay an extra hundred dollars to live were they are happy and things are taken care of. We rented from Morris Real Estate for almost two years. For the most part we enjoyed the house and didn't have issues from them. We had one issue with the home, that was not our fault and they insisted on charging us a $60 fee. The garbage disposal quit working and I stood there with the maintenance man while he fixed it. After he fixed it he said. Well "I have to charge you since there was plastic in there." He NEVER pulled ANYTHING from the disposal. I am not blind or stupid. We disputed it with the rental agency who remained adamant we had to pay for it. This is blatant dishonesty and Lying. They ended up taking the $60 out of our deposit. They also took out money for an air filter that we replaced right before we moved out. We passed the walk through inspection and always took care of the home, yet they shorted our deposit refund. This is unnaceptable and dishonest. I would look somewhere else, as we always paid our rent on time and took care of the rental property, and they couldn't take care of us in return.
