There are also some decent restaurants, fast food places, CVS, etc. nearby. There is also a DART station right around the corner, a 2 minute walk or less from the hotel front door. DART makes it easy and cheap to get around without a car. Only $6 for an all day pass. The hotel itself is very comfortable. Everything is well kept, nothing is run down. This is a higher end hotel. The staff is friendly and helpful. My room, a single king, was great. It had plenty of room, a couch, a 55" TV, desk, roomy closet, nice bathroom. It has a fridge but no in-room microwave. There is one down by the front desk available 24/7. There is a hair dryer and hair shampoo, conditioner, and body wash dispensers in the shower. it has nice cubby spaces in the lobby to gather as friends. Very nice. I would stay here again. 5* = A top favorite. Mind-blowing good. I will definitely return and I will go out of my way to go here. Worth every dime of my money. 4* = Outstanding. Top-tier. Some elements not quite as good as it gets, but it still is worthy of my regular business. 3* = Good experience. I might do repeat business if it is convenient, the only option, the only one in its category, or on a whim, but would not be among the first thing to come to mind. Would definitely recommend you trying it to get your own take on it. 2* = Not so good. Would not recommend at all. Waste of money. 1* = How are they still in business? Stay away at all costs!

This was the first time I had used the venue and it was for a charity event, raising money for scholarships. It was successful in every way. When it was evident that a lot of folks were RSVPing at the last minute, David kept a cool head and got more chairs through a reliable contact of his (and I'm talking on ultra-short notice). Temp adjustments to the venue? No prob. Rearrange this or that last-minute. No prob. Coordinate with caterer? Easy. We went back and forth leading up to the event, working out details, and it all came together perfectly. I would definitely recommend Royal Affairs Ballroom and will keep them on my short list of venues. Spacious, classy, versatile, good AV equipment, great staff... It was a great experience! And a lot of attendees commented on it - it was clearly a popular event site for the crowd. No complaints.

We've had 2 weddings at this location and David and his staff were beyond stellar. From our first meetings, until the night of the event, David and the staff stayed in contact with us. We really never had to worry about anything. If we asked David for something special - example, daughter loves Dr. Pepper - it was there. I wish I had taken a picture of the Dr. Pepper bottles on the bar. Still makes me smile when I think about it. Our last wedding was on December 14, 2024. I was nervous about this time frame due to private parties and other weddings. With this date, and other special events happening at Royal Affairs, I was concerned with setup time as I, mother of the bride, was the setup team. David worked with the schedule of other parties, as well as our availability, and made it possible for us to setup before the wedding rehearsal. We got the much-needed rehearsal, and my daughter got a first look at the decorated venue. She was very VERY happy. The day of the event, everything was perfect when we walked in. We were able to get into the Ballroom early for dressing, pictures, etc. Timing was never an issue as, we spoke with David beforehand and he made everything come together for us. Both of our weddings were beyond special and we have David and the Royal Affairs Ballroom to thank. I HIGHLY recommend them. Thank you, David and Royal Affairs.     **This review is based on a three night stay in May 2026.**…read more With the Sheraton Dallas Hotel, you have to take the bitter with the sweet, because there is plenty of both. THE SWEET: The folks at the desk were phenomenal (a little more on that later). Check-in was a breeze. Our room was nice -- two comfortable queens, a beverage cooler and a nicely sized desk, from which I am writing this review. The internet service here is fine. The location of this property is exceptional, as it is close to pretty much everything downtown, and access to major roads is right outside the door. There are also plenty of nooks and crannies (chairs and coffee tables) scattered throughout. My wife and I always bring our cribbage board and used one of those crannies on a Saturday night to play a few matches (we're dorky old people). THE BITTER: Imagine this scenario... You're sitting at your desk in your hotel room, and someone keys themselves into your space. I was sort of in shock, as was he. He issued an apology and told me that the front desk assigned him the room (this was on my second day in the room). It certainly wasn't his fault. Within three minutes of him going on his way, my phone rings. When I answered, a lady on the other end asks "What is your first and last name?" I responded to her "Excuse me?" She came back again and asked "What is your first and last name?" at which point I blasted her. First, how about a greeting and an explanation? Secondly, you just gave a dude a key to my room and put both of us in an awkward situation, and now you want me to ID myself? I let her know that I had been a Marriott Rewards member since the late 1990s and that I had never experienced this -- including at no-tell motels off the interstate highways. I then gave her my first and last name and told her that this was totally unprofessional. THE SWEET: The lady at the desk, at that point was very apologetic and explained to me that someone didn't check a box somewhere. I let her know that such things happen, and we worked things out. Customer service is huge, and I am hopeful that her experience helps her in the future. Instead of calling and asking "What is your first and last name?" how about calling and saying "Look, there's been a screw-up down here...etc." MORE SWEET: Because of the embarrassing mishap, these folks added points to my Marriott Rewards and also gave me a nice credit at the bars and restaurants. I didn't use the credit, because it just didn't feel right. But I was very glad that they did everything in their power to make things right. A LITTLE MORE BITTER: On our first night, the AC just quit working. I woke up at 2 a.m. sweating profusely. I turned the AC back on, and everything was fine for the rest of the weekend. -- The elevators in the parking garage here are garbage. Despite that you hear a ding every two seconds, I'm convinced that they are just piping in the sound, because we had to take stairs multiple times after giving up. Not only was it irritating, it was also not ADA compliant. Not cool. At all. -- It's not the end of the world, but it deserves to be noted that the housekeeping crew took cash and change that I'd left on the TV stand. I suppose they believed that it was their gratuity. I leave gratuities on the last day of my stay, but perhaps they didn't know. Note to self: Use the room safe. BOTTOM LINE: Like I said, there is plenty of good and plenty of bad. I think the management is attempting to make this a more highly regarded property, but there is obviously some work to do.

    The issues started immediately upon checking into my room. I walked into a room with visible…read morepre-existing damage, including a damaged TV stand and a cracked porcelain sink. To be clear, cosmetic imperfections in a hotel room do not bother me at all. What bothered me was having to stop everything I was doing to document the damage and report it downstairs because I did not want to risk being held responsible for something that was already there. To the front desk's credit, they handled the report professionally and mentioned they would send someone to inspect the sink because of the possibility that the crack could worsen or leak. Since I always keep my privacy sign on the door, I specifically went back upstairs to remove it after giving permission for staff to enter. I waited in the room for someone to come inspect the issue, but nobody ever showed up. The room itself continued to present problems. The television signal went out for a period of time. The light near the entry door flickers constantly whether it is switched on or off, which means the room never gets fully dark. Thankfully, it is not directly visible from the bed, but it is still distracting and feels like something that should have been fixed long ago. The air conditioning unit also struggled with consistency. I found myself constantly adjusting it because it never seemed to maintain the set temperature. Then there were the smaller interactions that added to the frustration. On the first afternoon, I attempted to eat at Open Palette, the hotel's main restaurant, and got the impression that the two employees at the front simply did not want me dining there. The interaction felt awkward enough that I decided to wait for Draft Sports Bar to open instead. I ended up grabbing pizza slices later from Open Mkt because I received inconsistent times (3pm vs 5pm) from staff regarding when the bar would open, which honestly turned out to be the best decision of the night because pizza rarely disappoints. On the second day, the elevators began malfunctioning. The issue was especially noticeable when selecting upper floors. I was on the sixth floor, and multiple times the button would illuminate after being pressed, then suddenly clear itself as though nobody had selected the floor at all. Multiple guests noticed the same thing and had to repeatedly press their floor buttons. I have genuinely never seen an elevator behave that way before. Oddly enough, the elevators were perfectly fine earlier in the stay. The final straw came later. Back at Open Palette, after waiting an unusually long time for service after being seated in the solarium area, the server approached both me and another guest and essentially asked us to determine who had arrived first so they could decide who to serve. I honestly could not believe the situation. That should not be placed on guests to sort out, especially when neither person is tracking who sat down first. It created an awkward and uncomfortable moment that could have easily been avoided. Rather than deal with something so ridiculous, I simply let the other guest go ahead and left without eating there. I then went over to the sports bar instead, where the experience was noticeably better overall. One thing I did notice, however, was an inconsistency in how billing procedures were handled. Earlier, I was asked for either my room number or credit card before dining, yet during this visit nobody requested anything until afterward. Again, not a major issue by itself, but when combined with everything else, it added to the sense of disorganization. What keeps this from being a one-star review is the front desk staff and the conference areas associated with the event I attended. Those aspects of the hotel were very good. The ballrooms were cold, but attendees were warned about that in advance, so I cannot really hold that against anyone. Overall, the stay felt like one issue after another. None of these things individually would have ruined the experience, but together they created a level of frustration that led me to write this review.
