Salesman wrote Contract & it was signed & scheduled (5 Figure Contract). 2.) Installation Crew worked 2 full days on my House Project. Compliments to the Crew - They worked hard, and were professional. 3.) Negatives : It has been 2 1/2 months since the job was finished. a.) Being new to DFW in the Frisco area, we were completely unprepared for the complicated foundation and drainage issues that seem to plague the area. We noticed that our gutter drains were clogged and as a result, significantly flooding the areas near the house. Having just had foundation work less than a year prior, we were immediately concerned that the flooding was going to cause more foundation issues. A frantic google search led me to Olshan. Based on many positive reviews, we decided to give them a call. They had us scheduled for an on site evaluation within 2 days. Cory came out to assess the issue and provide all the information we needed. He had permitting information pulled on the spot and within minutes, we had a fully detailed plan and estimate. Their pricing is very reasonable and you could immediately tell that they value quality and efficiency. We were able to send the plan to our HOA immediately and had the work scheduled within a few weeks. I was very dissaponted by services conducted by Olshan at my residence. They did work on pavement right outside my Sun Room. For a month and half the pavement stayed straight but after that it sagged and rain water started flowing into Sun Room. The work came with one year warranty. Called Olshan, they sent out someone who inspected and said the sagging is not covered under warranty. Instead asked me that a water channel is needed and it will cost 2500 dollars. I feel like sagging should be covered under warranty. Also they left mud to hide their work and the person who came to inspect said he will send someone to take care of the mud. Had work done in North Dallas and was VERY EXPENSIVE for the results. Was told work needed to be done immediately but they left a tunnel under the house that the city said had to be filled. Why say something needs to be done and then leave a tunnel under house? Just not the standard of work that you would expect from a large company. This is a legitimate compliant against your work as you left a tunnel under our house in which the city had to issue a warning to fill or risk a fine. That is an exact detail as to what happened. That in its self is why the one star review is legitimate. We asked Olshan for an assessment of our foundation. Gerard was prompt, on time, friendly and professional and did a thorough evaluation. The whole appimtment took 2 hours and was FREE.The estimate for repairs was sensible and affordable. He said the job could be completed in one day. Just $700 deposit to pull permits. He even bid to level the leaning pillar in the courtyard. I would easily recommend Olshan for any suspected foundation assessment or repairs needed. TIP. If you're seeing any signs that may be of concern its best to addeess.them earlier than later and definitely before you list a property for sale. Olshan destroyed my plants of 18 years while working on my foundation repair in Murphy, Texas. They never once warned me that my plants will be uprooted from the ground,but instead they cut the stems and covered the plants with soil for a day leaving all my plants to die. I hired Olshan to fix some drainage issues in our backyard. From the first call to cleanup, the team did a fantastic job, [[HIGHLIGHT]]John came out to do the analysis and design, then Jose and his team showed up a few days later to do the work.[[ENDHIGHLIGHT]] They were done in record time. The installed the drainage work, checked all of the sprinklers to ensure everything was still working and cleaned up with barely a trace of their work left over. If I could give a negative star to Olshan, I would. Here are the highlights: They killed three of my cats. They destroyed my heating and air-conditioning system, doing work I specifically told them not to do. They left human feces in my home. They destroyed my plumbing. They ended up costing me about $100,000. I have witnesses to all of this. [[HIGHLIGHT]]The crew they sent out spoke limited English, so communication was spotty.[[ENDHIGHLIGHT]] I watched them walk around and sort of guess where to dig for the foundation, eyeballing it instead of having an actual plan. [[HIGHLIGHT]]When I pointed out the underground ducting for the heating and air-conditioning they shrugged and walked off.[[ENDHIGHLIGHT]] [[HIGHLIGHT]]When they did eventually break the ducting under the house, I told them not to fill in the holes as I had to have it repaired before the holes were filled in. The response was "We haven't heard anything about that."[[ENDHIGHLIGHT]] Ok.. I'm telling you not to fill them in. Unfortunately, I had to leave for work and when I came home, every hole was filled in and concreted over. They also poured concrete when it was below freezing. Now I am without heating and air-conditioning because no company wants to mess with a foundation repair that went wrong. My only option is to tunnel under the house, something I can't afford to do after fixing the plumbing they destroyed. They used the toilet upstairs several times, something they had no business doing as there are two bathrooms downstairs and they left human feces in the toilet, never flushing it. It was the guest bathroom, so I didn't know it was there for days. That was a plumbing disaster. Finally, when they went around the home to test the doors, they left most of them unlocked. There are 9 doors to the outside in my house, so I didn't notice this until I realized that one was open and three of my cats were missing. I had remarked to a friend the night before that there were coyotes in the area, which is likely how the cats died. [[HIGHLIGHT]]When I reached out to the company they said that the manager had tried to contact me but that has not been the case.[[ENDHIGHLIGHT]] Now they are threatening to put a lien on my home because I am refusing to pay the other half of the payment until they tell me how much they are going to pay me for the damage done. My own experience revealed that The biggest mistake one could Make is trusting Olshan foundation Because I had two small cracks developing in the wall' sheetrock inside the house, I called Olshan Foundation Repair of Dallas, the so-called 90 years old company which I later discovered from Official public records that it was formed on Sep/09/2004 in Dells, and on12/31/1996 in Houston. Clearly the alleged 90 years history seems not to add up. WELL, I did sign a strange locking contract and waited for the day in which the repair to be done... I wish I didn't! Olshan - sent me a bunch of hardworking, ground-digging people who are recently hailed from El Salvador. Perhaps they are very nice bunch of strong guys who can did holes in the ground fast; however, they are surely neither educated in engineering, nor in foundation repair, nor were they equipped with engineering drawing, instructions, nor were they supervised by a professional. OLSHAN charged me $650 dollar for alleged engineering, that is FRAUD - There was no engineering blueprints, no engineer to supervise, no engineering guidance or written instructions to the workers, and certainly no one to coordinate the random guessing each of the workers had to do on his own as to how much to jack-up the house, where, and how the foundation should be moved - it was a profound negligence and absence of coordination. THE RESULT WAS A COMPLETE DISASTER, as walls became separated from ceilings, doors came stuck jammed-in could not be open, and floors caved with the two small cracks for which the foundation repair was called turning into 39 huge cracks inside the house, and 11 cracks developing in the break walls outside. In addition to the structural damages, Olshan's destructive unprofessional and unsupervised workers caused damages to the plumbing of the house which initial repair estimate is in exccess of $22,000 The complete chaos by the uneducated, unlicensed, and uninsured contractor hired by Olshan to handle hundreds of thousands if not millions worth of real estate resulted in almost full destruction of my house. The good-ole crew gathered by the greed-driven Olshan were instructed to finish the job in about six-hours... Well, Olshan needed to profiteer from doing the biggest number of contract regardless shady work. I met the salesman and he referred me to a structural engineer. That engineer determined I needed 40 piers to fix my issue. That is a lot of piers and a lot of money. However, I followed the engineers plan and hired Olshan to repair the foundation. After they dug out 40 holes for the new piers they began leveling the house. The work was only partially completed and when I asked them about the other half of the house and they said they were finished. They said they could not level the house, only stabilize it. About 20 of the piers did nothing to fix the problem but they refused to accept any responsibility. They said they followed the engineer report and blamed him even though they referred me to him in the first place. read more

Asked Olshan to come out do a quote for doing all lift of a concrete deck and more concrete work on pool deck and driveway. Martin came out. He quoted the price on the lift 4K but said he wasn't the guy to quote the other concrete work. Said he would get his concrete specialist out to continue the quote. And then he disappeared and never returned any communications. When he gave me the quote I felt that if I didn't agree right then, he really didn't care about take the job. Wasted my time. I would not suggest reaching it to them. Reply to comment. Interesting. I have no voice messages from anyone from Olshan. She called me today after I posted to set it up an appointment. She said that she has spoken to someone in the back office about it but didn't know what had happened after that. read more

I srarted out wanting to give Olshan a 5 star review. The Olshan people are friendly, the work was exactly what I wanted. Robert Wise came out to do the measurements and explain what needed to be done. I highly recommend him, he answered all my questions and never judged if they seemed dumb since this was my first time dealing with foundation issues. All the Olshan people were courteous and a pleasure to deal with. I am very pleased with the work quality, and would recommend Olshan, just warn people they are not perfect. They lost a star because when I came home there was dried urine all over my toilet, trash, used masks in my yard and bedroom laundry basket, scrapes and damage to my walls from where their equipment had banged up against it and tools left in my yard. They lost another star because the plumber they promised would come out to run hydraulic tests and sign off on the foundation repair essentially ghosted me and the Olshan people did not seem to care. I called Olshan 4 times and emailed them 3 times to let them know and I never got a response. They emailed the plumber after I called, copied me on it so I was able to google the plumber for a phone number. I called the plumber directly and never got a call back. I asked Olshan for another plumber and never got a response. I ended up hiring my own plumber, but Olshan either needs to tell people to hire a plumber for the test or honor their word and get a reliable plumber. read more

The sales rep told me to have my plumbing done prior to Olshan doing the foundation. Olshan totally screwed up the 12k worth of plumbing I did and is now saying they don't cover plumbing. I spent 75k with Olshan and now have to spend another 7k that Olshan broken when the were doing their piers/tunneling. Do not use this company. Buyer beware! read more

Wouldn't even give them one star but you cant do Zero, change the name to Old Scam Interviewed them as well as 6 other companies For foundation work. When they showed up they asked if the house had foundation work previously, I said yes and done by their company - here is a copy of our warranty. Representative says that wasn't our company however they sent our address to their home office and brought up the full job! Next they told us they wouldn't quote Unless I signed a hold harmless agreement not covering the previous work. Why would that matter if the previous work wasn't done by their company? I said flat out no and they told me they would price the job but it would be contingent on me signing the document Their price was the highest, recommending 30 piers - twice the amount of the rest of the competition. About that Lifetime Warranty: Our local franchise went out of business before we noticed problems. I called the headquarters several times. No one ever answered my calls or returned them. I emailed them multiple times without ever getting a response. I called the franchises closest to my house which told me they couldn´t help (in their defense, each of them are 4 hours away and not responsible for the original work). I saw on Olshan´s website that they advertised a 4+ star rating from a company I had never heard of. I went there and told my story... and my review was pulled because Olshan disputed it! After not answering/returning my calls and emails, they had the NERVE to dispute my review. After a back and forth with that rating company where I had to provide multiple pieces of evidence that I was a real customer with a real issue, my review got restored to that site. The whole experience left me thinking that they are not honorable. I would advise others to seek help elsewhere. read more

These folks suck! I had an appointment for a month and a half to repair our driveway and my neighbors driveway. They called to confirm a week or so out so I took an earned PTO day to stay home for the repairs. Called mid morning to check on a time and was tld we were on the schedule at noon but the machine was broken and they were trying to repair it. Called at 2pm to see what was going on and told the machine was still not working (a borrowed machine because theirs was damaged in a wreck) so wanted to reschedule after I wasted a PTO day. Horribly unprofessional, non-communicative company. Nolan Ryan would be well served to remove his endorsement of these clowns. read more

Olshan claims to offer a lifetime warranty which will always be honored by other Cable Lock companies. However, I had my foundation repaired by another Cable Lock company that Olshan bought, and they refuse to honor that warranty. They say that they're not really a "Cable Lock" company anymore, they're a "Cable Lock ST Plus" company (they still use the same logo), as if that were an acceptable reason to renege on a lifetime warranty agreement. I have no idea if there are other, more reputable companies who offer more reliable lifetime warranties, but it might be worth checking around before you commit to Olshan. A lifetime warranty on a foundation repair can be a valuable asset when you go to sell your house, and it's disturbing to learn that I no longer have one. read more

Rip off. When I hired the company to add 4 new beams and repair all the other existing beams, I was told it would take 2 days. So I agreed to the price. They came out and were done in 3-1/2 hrs. No discount on the price. If I had been told the work would be completed in 4 hrs I would not have agreed to the price. read more

My home was built in 2004 and is on a slope. Erosion caused my foundation to drop, causing cracks in the supporting blocks. Jody came out to submit my job for a quote. The quote I received was reasonable and prompt. My job was scheduled and payment options were very accommodating. The crew arrived as scheduled - the job was completed in one day and Darryl was excellent! He explained everything that they were going to do, the lifetime warranty and would contact me if any "surprises" appeared. Upon completion he explained the process of what was done, and was very considerate not to track red clay into my home when taking measurement readings. I found the office staff very friendly and provided wonderful customer service. I am not sure what transpired with the other customers, but for service in Ringgold GA - they were awesome. read more

Olshan gave me a quote for some work that was over double (nearly triple) what 3 other reputable companies gave me. When I asked why the price was so high, they didn't have an answer. I spoke with the sales manager a few days later who quoted me more than 10% less than the prior olshan rep. When I asked the rep why the price was so high compared to others (and even within his own company), he told me he didn't know and that the other quote with olshan must have just been a discount. Olshan's warranty also basically states that if the issues persist, even after their work is completed, they can't be held liable. It also took several calls for them to explain their warranty and any financing options since they do not return calls in a timely manner. They like to hide multiple additional fees (hidden in the fine print) that aren't included in their estimates, which will drive up their price even higher so be sure to thoroughlyread any contract with them prior to signing. I can not stress enough that you should shop around before being upcharged by this company. read more

I have a large stone patio that over 17 years had started to settle on the backside. Mack came out and gave me a fair quote and thoroughly explained the process. On the day the work was scheduled to be done, they showed up exactly when they said they would. Thought the work guys did a great job and went over and above to put things back together when it was finished. Mr Don E arrived on time which was very much appreciated. He walked the house inside and out and then gave us his professional opinion. This is my mother's house and she is 82. He told my mother that the house had the normal settling for a house it's age, assured her that the house was not going to fall down and no repairs needed. I had Olshan to come out and look @ my foundation. the person that came out was very nice polite and respectful I was told that my kitchen was going down hill and my foundation had to be repaired I asked if they needed to dig inside would they repair the floor I was told that they did not dig inside. when i agree to let them do the work i was asked to initial where they were not going to dig in my house the guy that came out said i did not want them to dig inside now the whole side of the house that Olshan did is coming apart now they tell me if they did it i would have to pay they just could not do it for free I am still paying for what they half did $9000. my advice never trust Olshan they find ways to cheat you please there should be a star zero giving them one star is untrue read more

$9000 down the drain! We got in touch with olshan last year after we had rainwater flood our home. They showed up and seemed to have a solid solution to the problem. A drainage system with a pump was installed, even their employees (mid installation) doubted the size and the ability of the system. We expressed our concern to the survey man, and he ASSURED US that it would function and be able to handle any rain or standing water we would have. Fast forward later that year and it did not, I had to be out in the rain with a backup pump and unclogging drain inserts to keep the water out of my home. We got in touch with them and they told me they would be unable to help us without installing another pump and charging me more money. We came to an agreement and they made a backup option for the water to flow. 2 weeks ago I was out in the hail fighting the water because we came to the same issue. They're crew lead came and said they would do a swell and make this situation right for us. He also agreed that the system was not sufficient in the first place. So he called me this morning and said that they would not have a solution for me without more money on my part, and that the system should in fact be plenty to manage my water but the debris on my property is preventing the drains from working properly, and that it is on me to prevent mud and tree droppings from clogging the system during. Fun fact I clean and service this system before every storm. So I spent roughly $9000 for a system that does not do the job and I am still expected to be out in the storm to babysit the issue. This is unacceptable and I hope this aids them in realizing it, and whoever happens to be reading be aware. read more
