Set up an appointment to see a house on the same day. Went to the house, got the access code for the key box, and got the key. House was occupied! People said they moved in yesterday! It is completely irresponsible of this company to not know if a home has been rented. I have been renting from a wonderful owner who hired OnQ Property Management to help manage their properties. I was just provided the fastest maintenance service I have ever had! My AC started blowing hot air and it was 94 degrees in my home before I knew it while being 105 outside earlier. I placed a work order through the OnQ portal and within mins I received confirmation that the order was received. I emailed Alyssa A. to make sure that someone would be able to service my family and I today. Within 1 hour of me contacting her, a serviceman was here and the air was fixed. That was incredible to me and I was truly grateful that Alyssa was able to get them over so quickly! I was also glad that she commutated with me and even provided me the AC company's phone number! read more

I never leave reviews for company (good or bad), but this company is awful! We rented a house in Phoenix, they never gave us the community gate code, the code to our garage or front door, never gave us the code to our back gate, or which mailbox was ours. We had to contact them to get all of this information. They never gave us information on how to retrieve our access to the community center/pool. The house that was a new build had a leaky roof and took several weeks for them to send someone out to fix it. Once it was fixed they still never patched/painted the roof where it was falling through. The late fees are understandable but then they add on additional fees such as a "5 day notice $100 fee" even though they add it on the 4th day and not to mention if you are late you have to drive it out to Gilbert, which is an hour one way from the house I was renting. They never respond in a timely manner and the communication is awful. One representative would tell me one thing and then another would tell my husband the opposite. I would not recommend working with this company. They also sent us a "past due notice" 2 months after we moved out even though we never received a notice about any amount being due. We paid our last month of rent, and they said we have 10 days to pay $4,700 for the "disbursement of our security deposit and any additional costs incurred to restore the property to the condition expected." Mind you our house was left very clean (I am OCD) and had normal wear and tear. read more

**Do you homework before signing (Spoke to agent to ask questions)** Spoke to a leasing agent named Tara to clarify some doubts we had about reviews we read from others that have worked with On Q property management but Tara was very dismissive and rude. Tara confirmed and is living proof of all the negative reviews, interaction and experiences people claim to have online. The home we toured was beautiful and had a lot of potential considering it is a new build but has been previously occupied through On Q tenants and has some severe wall damage such as holes, wall panels coming off, peeled paint and significant amount of stains too high to reach even on your own. When we asked Tara if these damages would be repaired she stated they would not, that all the damage "repairs" done to the home are the home owners responsibility and all the repairs done have been completed and the rest was our responsibility. This said "responsibility" includes anything that breaks down while you live in the home, yes, you are responsible for those damages. Tara stated they will send someone to assess the situation or whatever broke down to use their personal opinion to decide if you broke it or not. We did ask for a breakdown of where all additional monthly cost go, if they are not going towards repairs and she stated they are just "administrative fees", I'm not sure why On Q feels the need to keep 25% of your deposit if they don't plan to help fix the home. Before I get a generic response, I suggest you consider creating actual responses to concerns from your tenants or just not respond to this at all. read more

He was here exactly when he said he would be and was extremely pleasant to converse with as well while he completed his walk through. Do NOT trust OnQ to manage or find tenants for your properties! There is ZERO level of accountability from the property managers or sales folks here. We've tried to list a property with On Q and Nathan delivered a perfect sales pitch, "we'll advise you on best practices to help you fill your property asap" "we'll be there every step of the way" etc. That has not been our experience as landlords working with On Q. The property has been ready for move-in for two months with literally no interest and one applicant. The excuses the property manager has for why it's been sitting vacant are endless. They refused our suggestion to decrease the security deposit to try and generate interest from applicants. They refused to put a for rent sign on our property. They refused to correct an issue with duplicate postings at different price points on the same website. I found out recently that left the thermostat running at 76 degrees the entire time the property has sat vacant! It's tempting to work with them when you see the price point and chat with Nathan, but don't fall into the trap we did with them. We are out 2 months of mortgage payments and AC bills with no end in sight. Do not work with them as a landlord! And I would caution any tenants from renting with them. On q property management has been a wreck since the first day I started renting from them, They charged me for over $1,000 in water bills due to an underground water leak. (Had nothing to do with me) They messed up my ledger by thousands of dollars and I was told that they would fix it. It's been over 30 days so now it got sent to collections and I got over 40 points. Knocked off of my credit score because of on cues miscommunication and problems on their end. Sydney always says that she will get things figured out and does the absolute opposite . If I could give 0 zero stars I would. This is by far the worst rental/property management company I have ever worked with. The house had its issues when we moved in which were fully documented. (Dead grass both front and back yard) garbage disposal broken, electrical outlets not properly working, ceiling fans bot working. It was absolutely not safe or move in ready but we let them do their thing and give it their best shot to get those things fixed. I knew they would take my security deposit because we're not able to get everything moved out in time or pull the weeds on the side of the house. 3 out of thr 4 bedrooms that had carpet were brand new upon move-in. We move out and On Q insists on billing us for dead grass (hey you get it back the same way we got it) of course its going to die in the AZ heat if no one is physically there to water it between us moving out and your inspector going out there. The. They hit me with a bill, which is comical especially after sucking my entire security deposit dry. They send us a bill for items and the only 2 I didn't agree with is carpet replacement in thr master bedroom which didn't need replacing maybe just a treatment for light spots. But they decided to add that carpet charge for just the room and the pictures they provided me even show the carpet is not in a need to replace condition. I even had two carpet companies confirm the carpet could be cleaned and it would be just fine. So now as a result of this ridiculous they are charging me an additional 430.00 because they weren't just happy with the security deposit. I'm a single Mom of 3 and I take care of my parents, I work hard for what money I do have. I didn't even get pictures of this carpet needing to be replaced on the initial inspection report but they were happy to provide photos for everything else. I had to ask for photos. I also find out they are replacing the brand new carpet in the other bedrooms (but not to worry because I'm not being charged for it). That even goes to show they are having unnecessary work done. The first 2 pictures are what was sent to me for the room they are charging me carpet replacement for. I also included pictures of that same carpet while we were living there, and pictures to show what condition it was in upon move in. I wonder if Taylor Tenney is aware how many unhappy complaints there are or if the homeowner knows that On Q is likely charging them for carpet replacement in bedrooms that already had brand new carpet. If you do happen to rent through this company, DOCUMENT EVERYTHING. Before you move in take a video of every crevice of your space and report anything you see wrong immediately. The move out process is a literal scam. Expecting a $1500 security deposit back, and I was BAFFLED when I received an invoice that I would not receive my deposit back and had to pay them an additional $300 for "maintenance". They will steal your money!!!!! Thankfully I documented some of the unit prior to move in and was able to contest some charges. One example: charged $500 for screen doors that were not even at my rental upon our arrival. I also had to contact their office multiple times via phone and email over the course of 3 months to only get my security deposit after physically driving to their office twice. Finally, my security deposit was wrong and when I voiced my concerns of wanting to double check these charges I had to speak with 5 different people before someone finally listened. If Heather Scott is your property manager, expect to be waiting forever as she is conveniently always "busy" and will never return a voicemail. And expect to do her work for her. I had to consistently ask her to review my dispute and consistently had to ask for my deposit back. I also had to correct her math on my deposit. Heather lied twice that she would send the payment out and I only got her attention after requesting to speak to her manager. Moral of the story is document everything. This is just a business and they are only here to take your money. It's sad that the people who work here, who also most likely rent, take advantage of renters. Recently had to renew my lease with this company after my current landlord decided to retire. On q had no idea that the owner of my home lived in another country and told me they didnt know why they couldnt get a hold of him. Shouldnt you be aware for repairs. After being told my rent would not go up I am hit with 200 for extra fees that I did not agree to, they tried to push me into signing the new lease within min before reading or seeing the lease. No communication has been made to me about repairs that need done, when they take over my lease. My lease was in the portal then taken off then readded with fees I didnt agree to. On top of that they sent me an email l stating my rent would not go up then hours later respond with a new statement saying my rent is going up 200. That did not go over with me so I called and said I will flat out not be paying these fees that were not mentioned to me. So far this experience renewing my lease with your company has been a nightmare with hidden fees and no communication. I am VERY, VERY displeased in the short time Ive been transitioning to your management team. Part of me is thinking of reaching out to the owner and letting him know of these practices because my last landlord mentioned this to the owner and he was not made aware of these extra charges they are charging the tenant. We've been working with Elissa Krause and she never responds, not helpful, and does not even notify us of extra charges in rent. On our last month (scheduled to move out before the end of the month) we are being charged DOUBLE the rent??? Stay away from this, we got our rental house super dirty despite following all requirements. Dirty carpets, dirty kitchen and lots of maintenance issue, not working appliances and after reporting those issue to ONQ their response was the owner is not willing to take action as it is old appliances and no parts in market. The ceiling fan in master bedroom was turning on when we turn on light in highest speed and we can't turn it off as all strings were missing which is very inconvenient. We reported those several time and there was no any action. Broken blinds were reported during move in inspection, and they want to charge us when we left. OnQ took monthly commission from us but they are always on landlords side and they don't care about tenants. IT IS A NIGHTMARE STAY AWAY FROM THIS THEM they even don't deserve the 1 star read more

As a tenant, I've had issues with everything such as roof rats at the time of move in, a leaky and moldy pool, and the house being flooded due to a faulty washing machine. Now, a large portion of the house has been in disrepair since January from the flood. I saw these reviews when I moved in, yet my experience has been poor. I'd say the state of the rental, lack of communication, and poor experience borderlines "slum lord" status. Might I add the house is in the historical North Encanto neighborhood, meaning houses are valued higher since it is a central part of Phoenix. Update: I was allowed to get out of the lease after posting this review. Unless the rental posting says Major renovations have been completed, stay away. I hired On Q to manage my property- everything is fine when there is nothing to manage and take your money but when you actually have a problem and need them to manage it, they practically make you manage it yourself. My condo toilet was leaking into the downstairs unit. I gave Chelbi C. (my assigned manager) the phone number to the neighbors downstairs and my own contractor (the mammoth company they use will up charge for every). Days later I get a call from neighbor asking me what's going on and that she hasn't heard from Chelbi or anyone to set up a time. I then took it upon myself to call the contractor to coordinate a date and time for contractor to come. I messaged Chelbi to let her know that I set up an appointment with the contractor and requested to her take over the communication with contractor and neighbor because up until then I have done everything. The day comes and contractor calls me and said no one is at the neighbors home and he can't get in. I called my neighbor and she said she did not get any communication from Chelbi and no one contacted her and she can't get home right away. Contractor leaves and I contacted Chelbi for her to tell me she dropped the ball and asked me how I would like to proceed. I said I want her to communicate and do her job and she had an attitude that I said that. I also asked her to look into several charges on my invoice that had double charges and she never got back to me. Literally ghosted me. I have a few months left with them and will not be renewing. Oh and they charge the tenant to clean when they move out but they will also charge the landlord clean up fees. read more

I would rate a 0 if possible. The most difficult "management company" to deal with. Does not matter what day you pay rent (only able to pay from the 29th-4th of each month) you will still get a heart dropping late notice letter in the mail. OR they have misplaced your checks but magically find them 2hrs after sending an email stating they never received them. You will without a doubt spend hours stressing about if you'll have to pay an extra fee of an astronomical amount or have they finally found your check. If that doesn't give you enough stress and grey hairs, they will schedule repairs/maintenance or general property checks WITHOUT confirming your availability. Then you'll be met with constant phone calls about "rescheduling" visits. But don't worry, you'll never have to talk to them because email is their only known way of communicating. read more
