    Thank god the line (inside 99 ranch) was only maybe 3-4 people ahead of us today Saturday 8/22 at 5:30 pm. Once we ordered at the kiosk, we waited maybe 20 minutes to get our drinks. The interior of the space is like a greenhouse since it's all glass and the sun is heating the interior so much that the AC can't do much to cool it down. I feel for the people working here. Dark roasted oolong milk tea, 10% sugar, golden pearl. I specifically ordered dark roasted since I heard from friends that light roasted wasn't tea-forward enough. Unfortunately, dark roasted oolong also tastes quite watered down. ALSO, they were out of regular boba so we had to get the golden boba. No complaints about golden boba, nice texture, but again... I thought this place was all about oolong tea. Where is the oolong tea in my drink?! We also got the green plum spring oolong tea with 10% sugar and tea jelly. This is SALTY. I wasn't expecting it. As others have pointed out, the tea jelly isn't distributed in the drink well, so you only get a few weak pieces that dissolve instantly. Again, I did not taste the oolong tea. My family is from Taiwan and I go back to Taiwan almost every year, and had always heard good things about 得正, so this experience was a big disappointment!

    Not sure how I actually feel about this place. I think I just got captured by their lovely cups instead of their drinks. The Oolong Tea Project is located in the same plaza as where 99 Ranch market is. Was it necessary for the wait? For me, no. In order to get inside, you will need to join the line that's form inside of the 99 ranch market. When ready to enter, a staff will let you in and you can order your drinks at the Kiosk. Once your drink is ordered, you wait on the side until your number is called. There is an area where you can watch them prepare the drinks and boba. We ordered: Dark roasted oolong milk tea with boba - I couldn't really taste the dark roast and i love strong tea but they definitely hooked it up with the boba Spring orange oolong tea with boba - a very summery drink, light on the oolong tea, but it was citrusy indeed. Worth a drive to try? Not really in my opinion.

    3.8/5 -- A Popular Boba Brand From Taiwan Location & Parking This boba shop is located in the 99 Ranch Market plaza in Rowland Heights, at the northwest corner of Nogales St. and Gale Ave. The storefront is right next to the west-side entrance of 99 Ranch Market and beside Jinsol Gukbap. Parking is pretty convenient. There are plenty of spaces available throughout the plaza, shared between 99 Ranch Market and the surrounding businesses. The Hype & Wait Time The store has only been open for about three weeks, and I've already heard plenty of stories about the crazy lines. Apparently, ordering and waiting for your drinks can sometimes take an hour or more. HECK NO. I'm not waiting an hour for boba. No boba shop is worth that kind of wait, even if it's supposedly the best. I visited a couple of times on separate weekday afternoons, assuming most people were still at work. Luckily, there was basically no line to order, and my drinks took about 15-20 minutes, which was much more reasonable. ‍ Service & Ordering The staff and servers were friendly and nice during both of my visits. They have two self-order kiosks, and the ordering process is simple and easy to follow. There is also a dine-in/seating area if you want to sit, enjoy your drinks, and chat with friends. First Visit -- Really Good My first order included: * Dark Roasted Oolong Milk Tea with Boba * 3 Spring Mountain Oolong Teas -- 2 Orange and 1 Grapefruit Everything was fresh and flavorful. The drinks weren't overly sweet, and I could actually taste plenty of tea, which is a big plus for me. That tells me this place is a legit BOBA TEA shop, not just a sugary drink shop pretending to serve tea. Second Visit -- Hojicha Missed the Mark On my second visit, I ordered the Hojicha Milk Tea with Boba. Unfortunately, this one wasn't as good for me. The flavor was too dark and rich, and it became slightly bitter. The stronger roasted flavor ended up overpowering the actual tea taste. I've had Hojicha milk tea from other boba shops that I enjoyed much more compared to the version here. Overall -- 3.8/5 Overall, I'd still come back from time to time and try some of their other drinks. My first visit was very good, while the second one didn't quite meet my expectations. I originally felt this place was around a 4-star experience, but after my second visit, I'd lower my overall rating slightly to about 3.8/5. Friendly staff Easy kiosk ordering Plenty of parking Strong, noticeable tea flavor Fresh drinks Can have extremely long waits when busy Hojicha Milk Tea was too rich/bitter for my taste Worth trying -- just avoid the crazy opening hype lines!

    Stopped by oolong Tea Project and ended up waiting around 30 minutes for our drinks. They have 2 self-ordering kiosks, which is convenient, although the kiosk was a little glitchy during our visit and wouldn't accept Apple Pay for some reason. Hopefully that was just a temporary issue! The shop itself has a nice, clean, and modern interior, with a good amount of seating available while you wait for your drinks. I ordered the Dark Roasted Oolong Milk Tea at 30% sweetness, and I really enjoyed it! The oolong tea was fragrant and had a nice, strong roasted tea flavor that came through even with the milk. The sweetness level was perfect for me, and not overly sweet and had that tea flavor I like. We all really enjoyed our drinks, and everything we tried was tasty and well-balanced. Although the wait was a little long and we had some issues with the kiosk, the drinks definitely made up for it. I'd come back again to try some of their other drinks!

    I tried Oolong Tea Project, and wow, there were so many people waiting in line! We ended up waiting almost 50 minutes for our drinks. We ordered Green Plum Spring Oolong Tea, Orange Spring Oolong Tea, two Hojicha Milk Teas, Green Tea, and Spring Oolong Tea. The total came to roughly $40. Is it worthwhile to spend $40 on drinks, or would it be better spent on a good meal? The drinks are on the costly side, particularly when ordering for the entire family. My particular favorite was Orange Spring Oolong Tea. I enjoyed the pleasant orange flavor blended with the oolong tea--that was the highlight drink for me. My family thought the other drinks were acceptable but not particularly special. Overall, the drinks were nice, but given the 50-minute wait and the $40 price tag, I doubt I'd wait that long again. If you enjoy specialized tea and want to try something new, it may be worth trying once. I'd probably come back for the Orange Spring Oolong Tea.

    This is my favorite chain in Taiwan and I was soooo excited to drive up and try the first one in CA! The cheese milk foam dark roasted oolong tea is SO GOOD. Their oolong tea is just so dang yummy and I feel like they pile on the cheese foam enough that it tastes like a lighter version of milk tea when mixing it altogether. Also the tea jelly is a great addition to the drink, but I think their boba is still the way to go because their boba is perfectly chewy and so so good. The only thing is that the wait is quite long right now, but I'm sure it will die down once the store is open for longer! We waited for about an hour and 15 mins before actually ordering and getting our drinks. Definitely recommend any of their oolong teas here!

    Great service and honestly pretty timely. Went on a Sunday afternoon and it was busy. To my surprise though, I really didn't wait more than 30 min in line and then another 15-20 min for the drink. They're obviously very busy as they just opened and they're the only oolong tea project, so I don't think it's fair to hold the wait against them this early on. The drinks themselves were 10/10 and I really enjoyed them! The other nice thing is the line doesn't ever wait outside, it goes inside the building. Overall they're doing a great job and I'd def recommend trying it if you're in the area!

    I've heard Oolong Tea Project is a popular tea spot from Taiwan and that the line can get pretty long, so I was curious to try it. I stopped by on a weekday around 4 PM and there were only a few people ahead of me. Tip: The line starts from the Ranch 99 plaza side, which is better if you want to stay in the shade. The staff will let you enter once the customers ahead of you finish ordering at the two self-ordering machines. The wait can be longer if someone takes a while deciding what to order. I ordered: - Cheese Foam Dark Roasted Oolong Tea - Orange Spring Oolong Both were 30% sugar + less ice, and I added tea jelly (+$0.75) to both. I immediately regretted ordering less ice because the ice melted pretty quickly once I got my drinks and walked out of the store. The Dark Roasted Oolong wasn't really my favorite. I didn't expect the dark roast to have a slightly bitter taste. But everyone has different preferences when it comes to tea flavor profiles! The Orange Spring Oolong, though, I really liked! It was refreshing with a strong oolong tea flavor, and the orange added a nice brightness without overpowering the tea. As for the tea jelly, I honestly could barely find it in my drink. The pieces were very small and there wasn't much of it. I even wondered if some of it had melted. I probably wouldn't add it next time. The shop itself is clean and modern, with around 20 seats and small tables if you want to sit and enjoy your drink. Total wait: About 25 minutes from getting in line to receiving my drinks, which honestly wasn't too bad for a popular tea shop on a weekday late afternoon.

    I came on a Saturday around 3pm and the wait in line was about 20 minutes but luckily they have an indoor line inside the 99 Ranch Market building. When it's your turn you order on their kiosk which was very convenient. We waited about 45 minutes for our drinks which we expected but probably will not be coming back anytime soon until the hype dies down. They did have a good amount of seating in the store while we waited for drinks so that was nice. I got the Sugarcane Spring Oolong Tea with 50% sugar and Golden Pearls and a Spring Oolong Tea with 50% sugar. I would recommend 50% sweet - it's about the equivalent of 70% sweetness at other boba shops. If you get boba, the sweetness from that also helps supplement the sweetness as well. Sugarcane Spring Oolong Tea (3.5/5) - The sugarcane flavor was pretty artificial tasting and definitely overpowered the spring oolong tea. It tasted a little sour(?) and didn't pair really well with the golden pearls. I would just get the spring oolong tea by itself next time. The golden pearls were perfectly cooked and were pretty good. Spring Oolong Tea (5/5) - This was a really refreshing drink by itself especially on a hot day. It was perfectly sweet and tasted light and floral. Would recommend this!

    I went on the last day of the soft opening so it was super busy. I waited a few minutes before getting inside to order and it was a while to get the drink due to its business but it's okay for their trial period. I got the cheese foam oolong tea and it was so good. Make sure to get it with the tea jelly. The seating area was nice. I could see myself coming back to study or do some work.

    Came on a Tuesday afternoon and the wait wasn't too bad. We ordered the light-roasted oolong latte and dark-roasted oolong milk tea, but unfortunately, neither drink had much tea flavor. Both tasted more like watered-down milk with sugar than oolong tea. I was pretty disappointed because I'd seen a lot of social media posts hyping up Oolong Tea Project, especially since it's a popular chain from Taiwan. I was expecting a much stronger tea flavor, but neither drinks stood out to me. Overall, I wouldn't recommend waiting in line for this, and I don't think I'll be coming back. Hopefully the drinks improve as they settle in.

    Came during the grand opening on 8/2 around 2pm. The line was wrapped around inside the supermarket, and it was around a 30 minute wait. I got in and ordered on the kiosk. Interior is very nice and clean. There is a big waiting area and a nice place to sit and talk. I asked the worker if I could come back to get my order and he said yes. He told me to scan the QR code on the tv and I could check the place of my order. I went to the supermarket, and it was around a 30 minute wait for the drinks as well. I got 6 drinks for my family to try: 1. dark roasted oolong tea 2. light roasted oolong tea 3. spring oolong tea 4. dark roasted oolong milk tea 5. hojicha milk tea 6. golden pearl green milk tea + boba All of them were really good. The boba is also very chewy and not too hard/soft either. I really liked it.

    Came here right before their soft opening was over. Still have no idea when their grand opening is, but I will say there is a bit of a wait even if you come at odd times. I got the Dark Roasted Oolong Milk Tea with golden pearl, but golden pearl ran out and I was substituted with the tea jelly, but then we also tried the Green Plum Spring Oolong Tea with tea jelly. so I highly recommend the Dark Roasted Oolong Milk Tea WITH tea jelly. So I guess it was a blessing in disguise. It had a very strong tea forward flavor with a lot of umami notes and earthy flavors, which I really enjoyed. And for the Green Plum Spring Oolong Tea, it was very unique, and was lighter flavor but the sourness from the plum really stood out. And on the bottom there is actually 2 plums, so they use actual fruit. The decorations and aesthetic of the store was very nice. Very modern and lots of seating as well. For service, I would say because it was a soft opening, I could tell some employees were a little flustered and maybe weren't as efficient as much as seasoned baristas, but they had a very positive attitude and were helpful whenever it went up up to ask about my drink.

The interior of the shop is quite clean and well furnished! There were many people sitting and enjoying their time there. We were serviced by a very sweet, patient, and kind barista. They took our order: banana caramel latte, a yuzu tonic, and a warmed up plain croffle. We took a seat to wait for our items, which didn't take too long. Their banana caramel latte was okay; I probably wouldn't get it again. There was a lot of milk in mind and a fading coffee taste. The drink tasted similar to artificial banana and I didn't like that. The yuzu tonic was heavy in yuzu and not much coffee. The highlight would definitely be the delicious croffle! It was warmed up, flaky, and quite chewy. We regret not ordering two! The Outpost Coffee had fantastic service, ambiance, and croffles. Sadly, we didn't like their drinks, but wouldn't mind coming back to try something else! Especially since the pumpkin season is coming back!

    I wanted some coffee this morning so I checked Yelp for a new place to try and Cotti Coffee came…read moreup. It's located in Diamond Plaza and shares a space with Duke Bakery and Hey Chicken! They currently have a special for a 0.99 cent drink if you download their app and order online, along with 4 additional coupons for 30% off (which I should've checked before I added a second drink to my order at regular price). There were so many options to choose from and they all looked so good! They have fruit teas and frappes too! I decided on the Coco Cotti (recommended by the employee) and the Cloud Mousse Blue Coco Latte (both hot). The Blue Coco Latte was delicious and tasty, I really liked the mousse foam on top. The employee said the blue color of the latte comes from the sugar they use. Unfortunately the Coco Cotti was disappointing. All I could taste was a faint hint of the coconut milk, barely any coffee flavor. I already suspected that the drink would be milked down when I opened the lid and saw how pale the drink was. I went home and pulled a shot of espresso and added it to my cup and luckily that improved the drink. The next time I stop by I'll be trying the Toffee Hazelnut series - that looks good!

I went at 2PM on Thursday to give the Pampas Blue Coconut Coffee a try ($4.99). You can choose between full and half sweet. The full sweet was perfect, and the coffee/coconut flavor was balanced. The price is quite reasonable for a ~16oz drink as well. However there is no seating and there isn't really anywhere to hangout around in the plaza either.
