Update to my review of Pacific City Properties. 2014: Previously an in 2014 when I was in the Pacific City office, I rated them 5 stars. 2019: I rated them 2 stars due to their poor customer service and response to maintenance and urgent repairs requests. Dec. 2022: Pacific City has proven their poor customer service. They are being rated 1 star. This office has not properly addressed a safety risk to the tenant, in fact has ignored the safety risk for years. The staff are rude when you call them, making you feel you are a burden and are wasting their time and bothering them. We were yelled at recently in a call to Sylvia (or Silvana) a staff member of this office: "You are listing too many issues?! what else? you must wait at least one week before we return your call". We are done with this office. Future tenants who look for an apartment in Pasadena area, beware! you were warned. for your info, a few issues that the office is aware and I am hoping they fix soon: Roof is not in a good shape. ceiling leaks. Plumbing in the laundry room leaks from time to time and never addressed properly. with every drop of rain, ceiling leaks, rainwater penetrates to the parking area and makes the storage area useless. The parking gate is never reliable it will surprise you one morning and locks you in. The termite infestation is apparent. Gates are not secure, therefore cars and storages were broken into multiple times (The office did not install any security camera despite multiple requests.) (This company moved to Irvine early 2023) By contract, they are to inform and obtain approval from homeowners for any repairs exceeding $500 before proceeding. At the end of December 2022, I was shocked $1480 was deducted from my account without my knowledge. Reine does not manage all the properties, she delegates them to her assistants and, unfortunately, the person managing my property was Dana. She had the audacity to proceed with 3 faucet replacements without my approval. This calculated to each faucet replacement $400+ each, when average was $250-300 at the time. When I questioned Dana, she further claimed that she was not aware that it would cost so much so she had the repairmen proceed. I further escalated this issue to Reine, who also initially claimed that she had no idea what happened. I pay this company HUNDREDS a month to manage ONE property, and they seem to act clueless when they don't follow the contract, when money is deducted, and when the repair is overcharged. Since the first day that I met Reine, she keeps claiming and reassuring me that her company does not up-charge her clients or take commission from her vendors like other management companies would do. On the day that I ended the contract with Pacific City, Reine stated that she will continue to ask her vendor to refund me some discount since I felt overcharged and, again, she reiterated "I'm not that kind of company." We worked with Garrett Briggs, a family member of this Family owned and operated business for over two years regarding the sale of an estate property. We were taken-in by the story of the family legacy and principals passed-on by the father. After signing the latest listing agreement we thought that the property was listed and that Pacific City Properties were working to move the property. Instead, Garret stopped answering his cell phone and declined to take our calls to the office. His client is a legally blind, single parent that placed a lot of faith in Pacific City Properties. Today, well over two years later, we learned that the listing agreement had expired, the property was never listed, and they were not interested in providing any services. First off Owner is absolutely the unprofessional! Called over to get the spare key to my garage as we needed it. I was told I could take it to make copies and return it. Upon arrival the owner asked to keep my ID or Credit card over the weekend until Monday as it is a Friday and they won't be open. I told her I needed both over the weekend. After pleading for a key she told me to write a letter stating I'd bring the key back. I commented I hope she doesn't treat all her tenants this way and she took the key and told me to find my own way in!!! Not only do I pay rent, they have all my information on file including my banking info. How on earth are they worried I'm making out with their spare key. As a matter of fact I would owe it to myself to return it as this could easily happen again. The absolute lack of empathy coupled with a vindictive personality running the place I would be careful doing business with this company. I'm not surprised they have 2 star rating anyway. The staff are short with their customers and aren't friendly. When I ended my lease they tried to charge me for items that were not my responsibility and over charge me for the items. I was entitled to receive my entire security deposit but instead someone forged the check and I did not receive my deposit back. I'm writing this review after reading so many negative ones. I inquired about a property listed and went in to apply with my family. Let me start by saying I see some comments referencing skin "color". Me and my family are interracial; black and asian and not once was it made apparent we weren't welcomed. First interaction was with Karen. She was welcoming and polite. Invited us into the office and we went over our applications. When finished, she advised us to call back in two business days. The next day I received a call from Deb advising we'd been approved and when we'd like to complete the paperwork and drop the money. We proceeded to do such today and was again helped by Deb. She was again polite and welcoming and thoroughly went over our paperwork and if we had any questions. We finished up and went about our way. I guess the impression you can take away is that they are a no nonsense type of property management and have no time to waste time. Any responsible company who cares about service would get back to an inquiry sooner that what i'm experiencing. So, I went to my trusty Yelp and looked them up. I'm so happy that they have not engaged with me because I'm going to avoid them like the plague. These reviews are horrific! The property management company lacks customer service skills, the staff is incredibly short and gives the impression that you are bothering them when you call. Also, upon calling for an update on my application, Reine indicated that "we did not have the credit that the owner was looking for", A. there was no credit check run, I do not see an inquiry on my credit history which leads me to believe that we did not have the "skin color" that the property management company was looking for. B. That response is completely generic and vague. I honestly believe that I was just ripped off for $50 dollars. I would advise anyone looking to rent a property listed on this companies site to save your money and time. Also, the apartment was deemed "ready to move in" and it had the following issues: The bathroom tub and cabinets were disgustingly dirty. The ceiling fan in the master bathroom only had two blades, the other two were missing. The AC units in the bedrooms were completely outdated and look like they could fall out of place at any moment. There were broken pieces of tile on the floor in the kitchen. The closet doors in the bedrooms were off track and broken. Hopefully there is an intervention with this company. read more

I am a current renter. I had no intention of leaving any review but noticed the poor rating and figured they were all left by applicants and not actual renters or landlords. I am mostly correct. They are strict and can come off as stern, because they have to put up with crap all the time i'm sure. My property manager is Karen. She's mostly available when I call and responsive when she isn't in the office. All my repairs and maintenance are performed quickly, and everyone has been friendly and quick when they come for repairs. Thanks, Karen. There was confusion about the who owns the utilities in the beginning, but it is what it is, and people make mistakes. Huntington Beach is incredibly competitive when it comes to renting, so i am sure they have turned away people that feel they have good credit or whatever. read more

I was treated like shit upon calling, first impression is everything and this place made me RUN! Property owners : DO NOT let this place run your property! I liked one of the properties and was about to drop off my paperwork and I called their # 714-378-1355 before they closed around 4:50 pm, spoke to a Viviana (or so she said that was her name) I was asking her questions about all documents/ fees needed to ensure I had everything they needed to lock in the apartment and she was so rude, not helpful what so ever. Very short answers, tried rushing me off the phone, after each question she kept rudely asking if that was it or if I had any more questions. It was 4:55 and I asked her if she was in a rush and asked what time they closed she said " yeah we're already closed" i told her she still had 5 more minutes of work and she said "no we're closed and it's Friday". I let her know how i felt in hopes she would be a little mire helpful (because again I was about to drop off my application) She went on to say she basically didn't care how i felt because they have so many applicants. In mid- March, my family and I made an appointment to deliver our applications and were rejected by the way we looked. My father makes 6,500 dollars a month after taxes and has a Fair credit. The rent for the condo on Farquhar in Los Alamitos was $1650/month. Our family income covers that rent over three times. We were not even considered for this condo due to the way we looked. We are a very polite Hispanic family who is middle class. My Dad had come straight from work (from Gardena) in is truck driver uniform and my mom and I were presentable but all the main woman in the office saw was our race and assumed that we were poor, ghetto hispanics. She was a tall, elderly woman with short white/grey hair who weighed about 160-170 lbs. As soon as we walked in we were told that the place had been offered to someone else and that they would move in by April. This was a huge lie, due to the fact that we called an hour before to let them know we were on our way to turn on our papers because they clearly state that everyone who is on the lease must be seen in person before they can rent a property to you. It's pretty obvious what this company is looking for. Also, we traveled over 40 miles to have this transaction done and were out in less than 10 minutes. This agency is horrible and is violating various labor laws! This woman did not even run our credit and bluntly told us that she would shred our information within minutes of walking in. She wasted our valuable time and caused some strong pain. It is very painful to be racially profiled and discriminated against when you have been an American citizen your entire life. What a slap in the face! The secretary was the rudest young brown haired woman we had ever encountered as well. This agency is not trustworthy. Great reviews may be left but if this action was done so quickly and the entire office allowed it then I doubt we were the only family who had this experience. PACIFIC CITY PROPERTIES IS A DISCRIMINATIVE COMPANY AND SHOULD NOT HAVE THE ALLOWANCE OF BEING ABLE TO RENT OUT PROPERTIES TO PEOPLE BECAUSE THEY CLEARLY RACIALLY PROFILE THEIR CANDIDATES. I called Karen and left her a voicemail about two houses they had listed on their website. The awesome thing about these rentals was that I was able to see them at my convenience, with viewing availability from 9am-7pm. Karen called back and I clearly stated the name of both homes and she clearly stated they were both available to see. When I arrived to the second house, it was occupied! The current occupant confirmed that the house will be rented, but not for another month. Embarrassed as I was, I quickly apologized for imposing and contacted Karen through messaging, asking when the home would be available. The next evening Karen phones me completely irate over the incident. Her attitude was appalling. I wouldn't want to work with her again because she did not take responsibility in anything. She should have been apologizing to both her current tenant and myself for any miscommunication, because that is of the professional nature. We met with Karen Wighton to put in an application for a rental. She was not very pleasant or respectful in her treatment of me. We paid $60 for the application and had our credit scores run only to find out they rented it to someone else. She asked us why we were renting so I was honest with her about we are building a new home and needed the rental for 1 yr. she said "you know this is a one year lease." I had to clarify that I understood that a 1 yr lease meant we would be responsible for 1 year of rent. I'm sure that's why she took our money but had no intention of renting to us. She claims it was due to our credit scores. That sound bogus considering our credit scores are both excellent. We even offered to pay the entire year of rent up front. She informed me that credit score was more important than our income and ability to pay. But for "some reason" she felt we weren't good enough. I can't imagine what she advised to to the owner. Our first year lease just ended and I can't complain a bit. They replaced the dishwasher AFTER we moved in when I let them know it wasn't working very well. No issues there. I told them about an enormous wasp nest right outside our window and they had someone there the next day to handle it. We added someone to our lease and had zero issues with that as well. As far as a credit check goes, they rented my wife and I a 3 bed 2.5 bath by ourselves and only one of us had good credit...the other was actually pretty bad. We gave a hefty security deposit, but they still had no problem renting to us. What all the 1 stars need to remember is that this is a PROPERTY MANAGEMENT COMPANY. They deal with all kinds of crap, constantly. Believe it or not there are a ton of people out there who are very rude and inconsiderate of others. What I've found is that YOU WILL GET BACK WHAT YOU PUT OUT. I've been nothing but nice to them and they have returned the same to me. Lived for five years in a building managed by Reine. The property was consistently well-maintained and all of my requests were dealt with quickly and professionally. When I notified her that the screens in my apartment were beginning to show wear she immediately had a vendor out to measure and install new ones. Had a problem with an outlet not working and an electrician was there the next day to make repairs and upgrades. I reported that the dishwasher was not cleaning well so she had a brand new one installed within a week. Landscaping was manicured weekly with skill and efficiency. Rent was reasonable and payable by several convenient options. I left the building to relocate and definitely miss the place and her high standards... I plan to check back with them for my future housing needs. My experience was unfailingly positive. read more

I have rented from Pacific City Properties for almost a year now. Reine has been a wonderful landlord and the staff at Pacific City Properties has always been courteous and professional. We love our apt! It was extremely well kept and the property is always taken good care of. I appreciate that with units being so close Reine has done a great job of picking qualified perons to live in her units, ensuring we have wonderful neighbors. Upon moving in Reine and her staff were quick to fix any minor repairs and have always been insistent that we feel free to call with any issue or concern. I'm happy to be living in one of her rentals and feel fortunate to have a considerate and fair landlord. I don't feel that many of the below reviews are an accurate or fair portrayal of Reine or PCC. If you are qualified, reasonable, mature adult I see no reason to ever have an issue. I would happily recommend them. read more
