I feel a great honor to thank Gene Roque for his excellent service. I first met Gene in 2019 while searching for a mobile home for my mother to purchase for herself. Gene's level of professionalism and patience were outstanding during that successful experience. In the wake of 2023, my mother had been given a terrible diagnosis, which was followed by instructions from her doctor to move into a care facility. We knew we'd have to move quickly and get her home sold. Without a moment of questioning who we should contact, we called Gene. Through this process, Gene far exceeded the expectations that my brother and I had ever imagined. We anticipated receiving the same amazing service he had provided in the purchase, but the experience we encountered in the sale absolutely blew our minds! I originally had no idea how much work he puts into preparing a home prior to a sale. Gene's response time was nearly immediate with every interaction, and he never skipped a question or concern that we had. His trusted guidance was delivered tenderly and so we followed suit in his suggestions. He recommended strategies for our timelines, he was prepared with paperwork, he was clear with his answers and instructions, he advocated for specific repairs to be done and met them with reasonable time frames, with our permission he introduced us to people experienced in home repairs and remodels and fulfilled the promise of reasonable price ranges for them, he encouraged a fair selling price, and he lined up the buyer immediately after we gave him that green light to do so. With Gene knowing that time was already against us at the beginning of this, he somehow made miracles happen, and that house sold in a heart beat and in the nic-of-time. When Gene noticed a flaw in the flooring of the home due to San Diego's quick weather change, he instantly gathered a team together, collected the materials they needed and he fixed those repairs before we even knew the issue existed. With my brother handling the finances from out of state, and my busy schedule nearby, Gene coordinated, scheduled and supervised the construction projects as they were being facilitated. Gene was also instrumental in orchestrating the contracts and payment arrangements for those projects. Many times he himself shopped for necessary items and purchased quality options at discounted rates, which he was immediately reimbursed for, provided the receipt for and shared photos of as soon as those items had been installed. We never asked him to do that. My brother has bought and sold several homes through his adult life, as his family would move from one city to another, so he's had a decent history in working with realtors. We went with pacific homes based on their reviews at the time, we pay for that. At first the relationship went well until you give them money and sign the contract. Our agent was Tom Paget. Tom is a smooth talking salesman that seems to know what he is talking about. Well that knowledge quickly ran out. We found out that that Tom's strong suit is talking and really does not know much about the industry, codes, how to use a phone or respond to emails. During this process Tom would quote building codes on what size ADU we could get. Our main house is 800 sqft and we wanted to build a 1200 sqft ADU. Tom said he contacted his inspector and they said we could not build an ADU bigger than our main house. I advised Tom that I have a contact at the city and advised him he was wrong and I could build it as long as it did not go over 1200 sqft. Tom dug in and said I was wrong and they could not build it. I advised Tom we would be firing pacific homes and going with another contractor and if he wanted our business he needed to find an inspector that knew what they were taking about. Low and behold Tom called back a couple days later apologizing for the wrong information. We then went with pacific homes and ordered a 1200 sqft ADU. Once it was ordered the communication really came to a halt. We would have to call Tom regularly for updates and he would always have to say let me pull your file and then he would update us on the house several days later. When we sat down with Tom and went over what finishes and upgrades we wanted we advised Tom that this was going to be an electric house. Tom said that the houses comes with a 100 amp panel so we upgraded to a 200 amp panel and elec appliances. The house comes naturally with gas appliances. Tom then advised us that by code you have to have a propane tank or natural gas as a back up for code, believing Tom on that one we said ok and add it in case we wanted to covert to gas later on. Fast forward a couple month we have construction starting and the ADU is being delivered. Once the ADU was paid for pacific homes will deliver but your stuck with what they delivered since they already had their money. They also don't inform you at the time of purchase that you have to pay delivery cost (it is on small print on the paper). We noticed right away the stove, water heater and ac were gas. I called Tom and asked him why we had had gas appliances. Tom said we upgraded the panel so we could have elec, Tom said he would call me back. Tom called back a couple hours later and said I signed the contract for gas appliances and showed me the original contract. I asked Tom why did I upgrade to a 200 amp panel if we're going to keep it as a gas house. Tom said that by code SDGE would not hook up a 100 amp panel so we had to upgrade anyways. I asked Tom if pacific homes knows a house won't pass inspection as initially sold why wouldn't they change the model to include what's need to pass inspection in the beginning. Tom did not have an answer. I then advised Tom that I recently found out that a home owner does not need to add a propane tank for code. Tom said he does not talk about codes with clients. I advised Tom that he just talked about codes with the elec a couple minutes ago. Tom then told me to have a nice day and hung up. I called the owner Sean feeney and left a voicemail several times but have yet to receive a call back (8 months). Now the home is coming to completion. You would think the incompetence would stop there but oh no they had to put candles on this cake. I started receiving harassing phone calls from several people in the office which was followed up by certified mail and multiple emails to me and my wife. One would think OMG what did we do wrong. We paid them cash for the ADU, we paid off all our loans and the house was almost complete. So all this harassment was because Tom Paget did not inform us at the time of purchase what we were responsible for and what they were responsible for. Pacific homes wanted us to sign 10 pages of legal disclosures saying they were not responsible for any damages and we could not come back on them for anything. I asked the finance manger if this was common practice that if the homes is paid off that clients have to sign additional legal disclosures as not to hold pacific homes accountable. She said no and that Tom Paget was supposed to inform us of this before purchase. I advised pacific homes that I would not sign anything after they already closed escrow. I then called Sean feeney once again and left him a message expressing my dissatisfaction with Tom Paget and pacific homes and I would like to discuss these disclaimers. As of this date we have not received a phone call back from Sean feeney. Long story short is I would avoid this company. But if you like shady salesman, little communication, bold face lies and not up to date information then this is the company for you. read more

This company and the agent Priscilla are the absolute worst. I am currently sitting in my mobile home that should have closed August 25. She has not contacted me in days. She claims she has no idea what is going on ever. I have spent money that I really shouldn't have because who knows if it's EVER going to close. I have sold two condos in the past and both my agents were on top of it all and fully involved in all aspects of the sale. I have had to cancel the carpet cleaners, house cleaner, handyman and donation trucks. My house is almost all packed. The exterior is not quite done because I can't spend anymore money until I know what is happened. She claims they have a coordinator of some sort who handles the paperwork and she is just waiting. I count over 10 times of her saying via text that she's waiting. Omg this is a disaster. All I have to say is read the other review if a buyer who is going through the same thing. read more

A sales agent from a local mobile home company (Pacific Manufactured Homes) had taken our mobile home off market, yet refuses to cancel the contract, effectively forcing my hand to submit such complaints online, here, on Yelp, in addition to many other relevant websites, so that others might not face the same frustrating disappointment stemming from that company's willful neglecting of the implied covenant of good faith and fair dealing. The undeniable failure to perform the duties of the contract, coupled by instead callously shifting the blame off themselves, by refusing to actually, actively market the mobile home in question (by listing the property, in the spirit of such good faith, so that potential buyers might know about it!), or, at a minimum, attempt to coordinate with those who can show properties otherwise apparently unavailable to be shown by such sales agents, who, I must stress, are not realtors! -- must therefore warrant an immediate cancellation of the contract, given that it has been nearly a whole entire year, with no meaningful results. The idea that having the property listed for sale over such an extended period of time might make that company look bad, is certainly no reason to deny the legitimate request for terminating this essentially toothless contract. As it now stands, I am being, by default, forced to let the clock run down on the contract, until it expires, since no one from this company appears willing to do the right thing, and cancel the contract, in the interest of ending matters amicably. Thus, this is what I am forced to do, as a last resort, given, unfortunately enough, no other amenable option, by the aforementioned company. read more

There is absolutely nothing I can say about our interaction with Tom Reynosa from the Santee office, that will ever be sufficient enough praise to let anyone know how grateful and happy we were with our entire home selling event. I apologize to Tom and his entire office for taking so long to write this review, I honestly thought I had already done it. If YOU are thinking of doing business with this company and would like a personal reference or recommendation, please contact me directly and I will share my thoughts with you. Do not hesitate. Our story is too long and too complicated to write down and quite honestly, I would like to forget the whole thing, but suffice to say, when it came down to picking someone to help us sell our house, we picked Tom and that's when all the fun started. For some weird, crazy, universe thing, our names had never been put on the title, because, as Tom explained to us, a manufactured home is personal property, NOT regular real estate. Most real estate agents are unaware of this fact, as are the title companies. Tom is extremely knowledgeable in this arena, but we didn't buy our house from him, or we might have never had this experience. Anyhow, we lived in a great community, so with Tom's help on social media and his contacts, we had well over 30 inquiries within a couple of weeks. Once we had someone who qualified to buy the house, the waiting game began. It became so complicated that we had to hire a lawyer to help us navigate the paperwork and such, and even he and his paralegal could not do what Tom and his team did on their own. Quite honestly, if I were Tom, I might have thrown my hands up in the air and called it a loss. But he never did. He never gave up on us or the potential buyers. He persevered and kept at it, trying this and trying that until FINALLY, he and the marvelous people at this office made it happen. We found out later that we were not the only ones this happened to at the park, but we were the only ones who had Tom Reynosa, I imagine the other folks are still living their tangled, paperwork nightmare. Tom was unfailingly professional, positive, kind, friendly and accessible. If we were still in SoCal, I would not hesitate to buy a home from him. On a side note, my husband is a very skeptical man, he thinks everyone has a scam or ulterior motive. And he has always regretted buying a manufactured home because, in his old school mind, it wasn't 'real house." After our initial conversation with Tom, my husband not only understood why buying a manufactured had been a good move on our part, he came to realize that Tom Reynosa was the real thing. He supposedly had it on the market for 6 months and could not sell it for some reason or another.
