Steve Pollacks mission statement is "we treat your property as if it's our own". I can attest that Steve allows his dog to pee everywhere including on the baseboards making the paint peel off. That his house wreaks of dog urine. That he has bug feces (as confirmed by a professor of entomology) on the walls of the kitchen , dining room, and living room, and inside the baseboards caused by extreme cooking with grease. His stove has old grease drips all around the stove and his burners. The bathroom hardware is all rusted due to too many showers. There were only suppose to 4 people living in the 2 bed condo. In reality there was up to 7 or 8. I asked Becky over and over to check the property. My neighbors were telling me that she had dogs in the condo with people coming and going. That they were breeding dogs. Becky would report back that the tenant told her she didn't have any dogs and Becky believed her. I complained to Steve about Becky and requested for help. Come to find out he and Becky are a couple. He took her side. I asked Harvey, the second owner for help. He would never respond. The tenants couldn't pass the financial qualification so Becky had them get a co-signer. I never knew about this until I needed to get back my losses. Come to find out the co-signer does not live in California although on their website they say that all co-signers must live in California. So, I had zero recourse except to take the tenants to small claims where they are on a payment plan of $150/month. It will be years and years until I'm paid in full. 10K-12K loss to repair my condo. Lastly, I asked 6 or more times as to where the security deposit was used. She would never answer. All I know, she could have kept some for herself. read more

charged for water not used! fraudulent company. I wanted to tell this story form several years back, long ago. I moved into a 3 bedroom 3 bathroom condo. it was 3 people for the unit. one month later we were billed 2,000$$$$ for the last peoples water bill that was unpaid. we said, no we moved in less than 4 weeks ago and you billed us for water for two years, for the tenants prior to us who already moved out. they said they would kick us out if not gone in 30 days. we stayed and rented one year. we found out later what had occurred. the girl who moved out never billed water to the unit bc her sister worked for pacific rim property management. the woman was Sabrina and the sistwr was the girl who's room I moved into. they (two sisters) one renting a room in a condo that the older sister was her work that was renting the whole condo to the 3 tenants. when Sabrina little sister moved out that's when we got a water bill not for us! we had threats but ultimately we didn't pay anyone's water we didn't use and they never did anything. bad company stay away. this was years back read more

We had a difficult time finding a place after the pandemic and she worked with the owner to get us into a great condo. The maintenance was hit and miss with a few contractors, and there were some rough moments with a few other employees. But I would have Becky manage any property of mine! I called this place ten times over two weeks, left voicemails with my number, and left my number with their secretary. I also sent emails inquiring about a property I was very interested in and they never got back. I even went as far as submitting an application for the unit on their website because I was so desperate for that location. The way they operate is extremely unprofessional. They purposely do not pick up phone calls and this is what current tenants experience from them as well. It's a shame the owner of the property decided to choose pacific rim property management because they are not trying to rent out the place, they are ignoring calls and emails so don't even try renting here you'll regret it. I wish I could contact the actual property owner and rent directly because it was the perfect location relative to my work and I would even offer to pay more rent for that location. I have never had a real estate management not contact me back and shun me like this. It goes to show what a crap business they run. I am currently a tenant and I have never been so appalled by how unprofessional this leasing company is. I have been trying to contact Becky Granger for some time now and have been getting ignored. Another tenant on our property put in her 30 days notice a month ago, and Pacific Rim chose to not send a notification to any of us about it. No emails, no phone calls, not anything. Apparently the new tenant is already on the lease, and I was not given an opportunity to read the new lease or sign approval of the new tenant moving in. She continues to ignore my messages asking to view and sign the new lease. Very illegal. read more

I am writing as a tenant, so I am not sure the experience as an owner. The owner of our rental condo stayed with PRPM for the entire time we were renting, so he must have been happy. I have rented from PRPM for 5 years. Over the course of that time, they have been fine in answering service calls when needed. They do not bother you as a tenant, as long as you take care of business with rent and everything else you are supposed to do. As a tenant, my worst memories are of owners and managers who come by unannounced and let themselves in or just snoop around. Its so invasive! I remember one summer when they did go the extra mile for sure - our AC broke in the middle of hot as hell August, and even though every service company in SD had a wait list, we had someone out within 2 days. The rent stayed fairly stable over the course of time and we did not have any crazy or unexpected hikes that would force us to move out. They have an online portal for payments, and for requesting service. They were very kind and accommodating on our move out date, as we had just purchased our first home and needed a flexible move out date. I just moved out and think I will be treated fairly for disposition of my deposit. Additionally, Becky is going above and beyond by picking up any stray mail that may have been delivered there still and allowing me to pick it up at the office. This place is GARBAGE!!! Have had so many issues! Not to mention they leased us a place without a working heater (illegal!) and it took 7 days for them to even send someone out to look at it! House was not cleaned properly when we moved in, still had a broken window and toilets that didn't work. It is extremely difficult to get in touch with anyone. If I could give this company a zero star I would. THE WORST experience I've ever had as a tenant was dealing with this incompetent management company and their property managers. On day 26 of my vacancy, I still had not received my security deposit back or an itemized statement. Per the contract, both items were to be released to me within 21 days of vacancy. Pacific rim, specifically Rebecca Granger, claimed the check was sent and lost in the mail. On day 26, I personally went to their office and demanded my Check in person (which I was given, but still 5 days past contract) . This company was terrible at returning phone calls and emails, specifically Rebecca Granger, amd I would NEVER trust them or use them with my real estate needs. Do not enter Into a contract with this company or trust them if you are a tenant and they are your management company. They claimed to have lost other tenant's security deposits via mail as well. Additionally, I was canceled on more than one occasion by the other property manager, Danielle Flowers, in regards to my move out Inspection. My Inspection was scheduled for 1130 am on my move out date. At 1130 am exactly, Danielle sent me a text message that she was running late amd to leave all keys and remotes behind at the residence (this was her request without even going through the property with me). This management company is THE WORST company when it comes to managing rentals. I've had a personal experience with them and they DO NOT represent the client well. They don't fix things after several calls, they do not return deposit checks within the 21 day statute that they are bound by law to do (which puts the homeowner at risk who doesn't know what is even going on), they do not give you a final walkthrough sign off (putting the tenant at risk), they don't return calls, they are ABSOLUTELY HORRIBLE and you should use a better company out there. The tenant will be going to the county to put a lien on the home for the deposit since they did not receive it in a timely manner and will also be filing a civil suit against the owner. I wish there were an option for giving ZERO star for this company. I leased a property through this company for more than 3 years, and the property had mold problem in the bathroom repeatedly. Every time they would send a guy over to paint the wall, however, this was only a temporary solution. The biggest trouble came after we moved out. They kept all of our security deposit $1350 plus charges for cleaning the wall. What is even worse is they did not provide me with any invoice/receipt to back up the charges. Some of the charges were just ridiculous: $300 for cleaning the wall to prepare for paining (4 hours labor with the insane hourly rate $75/hr) - (Given the fact that I lived in the property for more than 3 years, I should not be charged for wall cleaning any more!) $75 for replacing the microwave handle (what's the price for a BRAND-NEW microwave nowadays?) - they never sent me receipt for this replacement. $30 for towel bar plus $45 labor (I don't think it could take even 2 minutes to replace a broken towel bar!) I had to file a law suit against PRPM at the small claims court in San Diego. The judge was lopsided to my disadvantage, because I was not able to attend the hearing - I called in for the court hearing. Finally I was able to get some of my security deposit money back. PRPM is a joke, and the service is subpar. What is even worse is their business registration has been forfeited on the California dept of Business website, I don't even know how the company is still in operation!!! DO NOT RENT FROM PRPM! During the stay, there weren't issues. However, a few days after giving my 30 day notice, the property half-flooded, not due to any fault of my own. The entire situation was incredibly stressful and PPM was difficult to reach during the time. They also removed obscene amounts from the deposit. PRPM has been my HOA's management company for many years. Jocelyn and Steve are great to work with, are proactive and go the extra mile to keep our property in great shape. When there was a irrigation issue, Jocelyn didn't just call the landscape guy, but came to the site to help us get the water off. I have not experienced any of the issues the other reviewers have brought up. But based on their comments, I think they are placing the blame on the management rather than their own board members who actually make the decisions, policies and rules. I had the worst experience with this company. I moved into a house with 3 other roommates in Escondido, CA. Our realtor was BECKY GRANGER. She was very very unorganized, did not respond to any of our calls, texts or emails and was never helpful. Heres a few examples of how she gave us poor service and did not accommodate our living needs. First, we had a flood coming into our front door from a broken sprinkler. We immediately noticed it and turned the water off, and called Becky so the wood floors inside the house did not get damaged. She did not reply to any of her emails or calls for days and when she did, she was not helpful. I ended up having to call the Pacific Rim Property Management office and another women realtor, who was very nice, offered to facetime me to show me where are the pipes were for the sprinklers and water to prevent the flood from happening again. She was VERY helpful and helped us in a matter of minutes and she wasn't even our realtor. The second example, we were coming up on our 1-year lease so we were getting ready to start packing and moving out. All 4 of us tenants had very busy schedules, and Becky started making appointments for people to come see the open house. Of course, during these appointments, all of us had to be out of the house so we had to go around our schedule to accommodate her appointments. The first appointment she made, we left the house for an hour and came home with the people, planning on viewing our house, standing on the driveway waiting for Becky. They informed us that they drove a long ways to see the house and had been waiting for Becky for 45 minutes, so I gladly walked the couple through the house to give them a tour myself. We thought maybe Becky just misread her schedule so when we informed her what had happened, she disregarded our message and just sent us back a message of when the next house viewing appointments were. The next TWO appointments after the first no-show, she didn't show up to either. She missed THREE appointments in a row and left these people sitting around our house waiting for her. This was stressful because it wasted our time in our days with school and work, to be out of the house. Last example (I have much more, but if I said them all, this post would be way too long), when we finally moved out, we only got back $400 of our $2600 security deposit. She said $700 of it was for a scratch on the wood floors which we think might have already been there prior to moving in, and was the size of a nickel (should have been $100 or less!!) The rest of the money was for carpet, wall touch-ups, and for "breaking the lease of the house." We NEVER told her we wanted to break the lease, we said that if she found someone who wanted to move into the house then we could move out early, but if not then we would stay until the end of our lease. We called, emailed and texted her complaining that it was astonishing how little of money we received back from our security deposit for things that shouldn't have been taken out. It has now been months later, and she has still never paid us our money back. Becky Granger has been the worst realtor I have ever met and would not wish this experience upon anyone. read more

As a former tenant I can tell you that they don't follow proper renters law requirements. For example I would get no notice when the owner plan to come out, one time he even just showed up on our doorstep expecting to be let into the propertyWhen I told the office that we'd had no notice they said they emailed me, but when I checked my email the email was sent that morning half an hour before they showed up to our front door not sufficient time under renters Regulations. The office staff don't reply and are very rude. While their handyman were great people, they are told to do everything on the cheap. For example the home we rented was being painted outside, and the painter actually came and apologized to us and said that what he had been asked to do was not up to his usual sent standard of service.Now as a current homeowner, I would never consider letting this company manage my property. They put the cheapest solutions in place, I'm sure they are just to maximize their profit and don't care for the long term care of the property. I would not trust them with my home, and I certainly would never refe someone to rent from them. read more

Twenty years ago, when I bought my condo, we had green grass, we had working sprinklers, we had a 12 months a year heated pool, and the staff who worked at the PACIFIC RIM PROPERTY MANAGEMENT could make a relatively one or two relevant sentences!!!!! then, our HOAs was $129.00 a month. now our grass is completely yellow, the sprinklers don't work, there is no pool service never mind heated pool ( it was turned off). The HOA forgets to pay the water bill for 20 years and us the home owners end up paying it AGAIN! The staff at the management office do not post payments till after their due date! ( I have a ck that was cashed before due date but they posted it in their computer after the due date),, thus I had to pay a penalty or waste my time for their lack of competence! what a nightmare........................................ THE ICING ON THE CAKE IS THAT NOW WE PAY JUST SHY OF $500.00 A MONTH FOR OUR HOA. .....................................THE WORST SERVICE EVER! read more
