The location is great--right across from a small plaza and within about 10 minutes to Downtown and Citrus Plaza. There is a direct bus line to downtown too. Had a very interesting experience here. I am a conservator and caregiver for my adult intellectually disabled brother who is a dependent and has a mind of a 6 year old. Anyway these people ran my credit it said to accept with standard deposit. When they ran my brother's credit it obviously was going to Come back with no credit history because he will never be able to establish credit history due to his disability. I was then told I would have a higher deposit to which I said to them that they should probably consult with their attorney because this is discrimination and they can't give my brother a disadvantage due to his disability. Well conveniently they came back to say they were not going to consider his credit but due to my lack of rental history the deposit would be higher. The sequence of events were suspicious they had not said that was an issue before it only became an issue once they realized they would not discriminate against my brother. In total they wanted $5600 to move into an apartment. I found a better place where the staff were trained on ADA. Go somewhere else this place has shady practices and they obviously do not understand disability rights. read more

I currently reside here, almost leaving as my lease is almost up. Where to start? I think the major problem here is lack of awareness and consideration from other people. We pay rent here, which isn't cheap. We get random people coming to our community pool/barbeque area. (Mind you they only limit 2 guests per resident) Starting from Spring until Fall - even late Fall. Parking is very limited and there's a lot of cars. When I come home after 5pm from work, there's times where I have to park in front of the office, outside from the residential complex. So I don't know if anything will happen to my car overnight. There are parties at the pool EVERY weekend, so 99% of the time if you come home late, you're going to park outside the gate. People who don't live here also use our pool by using our gate code. It's pretty ridiculous. Parking is a nightmare here. And I wouldn't live here again. The office people are nice though. Maintenance is on point. But pretty expensive for a place you don't know if your car is safe. The bathroom tubs are literally falling apart. I guess they paint over it? But it gets bad. I've lived here for 3 years, and happy to say, I'm finally leaving this complex! read more

Update: avoid this complex.. Things have really taken a turn here. We have had constant problems with office no getting back to us and taking care of maintenance problems. Apparently we didn't turn in our renters insurance when we weren't asked for it. Was told "we expect our tenants to be adults" and should have known we needed to turn it in without being asked. We have had a crack bathtub for months that needed to be fixed. THREE we have had people come out to fix it, first time no one showed and office wasn't aware of it. Second time it was just painted or reglossed over with no repair. Third repaired then reglossed and the cracks came back worse. I'm getting the sneaky Suspicion they just keep painting over the same thing and waiting for tenants to move and then selling it as "brand new". Was told they can't replace it at the time cuz it was going to be too expensive. Called to have tub replaced completely replaced this time and talked to Robert from the office. Maintenance didn't come out until 5 days from phone call, and now it's been almost two weeks and still haven't heard from the office. read more

Do not rent here without getting the maintenance and pest reports for the unit. Stay away from building 10 and 37. Parkview Terrace buildings are infested with termites and ants. My daughter and me both had to move. Under the rug in my upstairs bedroom, when it was pulled up, the termite inspector saw that PVT maintenance had covered over the termite nest with plywood and the termites had borrowed through the plywood and were swarming. The termites were emerging up through the plywood and then up through the carpet. They were flying into my closet and drawers of socks and underwear, on my bed, and crawling around on the floor. It was frightening. When I took over a container of termites to the office to show then what I was living with, they responded, they had them too crawling up their walls too and it was not a big deal. It was a big deal to me. Their solution was to calk around the edges of the 3x8 foot board so they couldn't escape, since the termite inspector could not return for another 2 weeks to treat and use poison to kill them underneath my master bedroom rug. I don't want to live on top of a termite nest or slow-release poison, my lease did not state I would be cohabitating with pests and pesticides. I broke my lease due to uninhabitability, and PVT sent me a letter saying I owe them $12,000 for moving out. They will be hearing from my attorney, as well as, then County Health Inspector. They have broken California law and are liable. My daughter's apartment was on the second floor was infested with ants that they sprayed weekly but could not get rid of them trailing up and across the shower. She could not use her second bathroom. The neighbor downstairs also has ants and as we were moving out, he was angry that the ants had just invaded his computer room and were climbing all over his wires and desk. read more

Like all apartments, the rent is too high. Too many residents let their dogs poop on the grass without picking up their mess. The buildings are 50 years old. Valet trash pickup is mandatory at a cost but I never used it. Many people don't. It's only a 13 gallon trash can. Late fee is excessive. Breaking the lease will put you in the poor house. When the office is closed so is the theatre room. Hope you like watching movies only in your the daytime. The grounds look shabby. Grass, bushes, trees. The only good thing worth mentioning is that maintenance is responsive and friendly. read more

Mgmt staff is horrible and has changed ownership and staff many times. Overheard staff complain about tenants being picky. Water has been shutdown many times for repairs for an entire day and sometimes they only send an EMAIL or let you know the day before! Gates always broken and open. You see sketchy people and homeless people coming in. Gates are left open during the day because mgmt said Amazon, fedex, and maintenance needs to comes in. Don't claim it's a safe and gated secured apartment community with security and up charge the rent when safety amenities are not provided. Not a gated luxury apartment. Security is nonexistent. Tried calling the security number, no one picks up. Gated doors were broken too where random people could come in and solicit. There was a murder in the past and they tried hiding that fact in an old post and got mad about that it was posted. The gate was open at night when the assailant committed the crime. Neighbors found a guy peeing in the front lawn. Luckily neighbors shooed him away. They hid the fact that they rented out to recovering drug addicts in a drug abuse program, talk about trying to make a Buck! There's been many times tenants park in your reserved spot or ram into the parking pillar causing the entire carport to collapse due to DUI or recklessness. Caught the security guy sleeping in the car behind the dumpster wall. Another neighbor had her parked car crashed by a drunken driver in the parking lot! You're charged for pest control and valet trash monthly. Trash was not picked up many times and mgmt said you have to call the vendor yourself to complain and said it's not their responsibility!!??! There's no opt out choice for trash and pest control services and it is not always provided. Mailboxes were vandalized and stolen during the start of Covid pandemic. Post office said mgmt didn't want to pay for the regulated mailboxes, so that got delayed for many many months and you had to go to the post office to get your mail. It's been getting shadier with mgmt it's frustrating. Seems like a high staff turnover so they never really know what they are doing. read more

I lived at this complex for 2 years. It was a great amount of square footage for the price. My unit even had a wood burning fire place, large balcony, and a car ports. Unfortunately, my unit did have a roach problem. There were very large roaches that kept coming in from outside. (Large roaches come from outside and aren't an infestation and so they only way to stop them is to try to prevent them from coming in. They are also called "water bugs"). Maintenance was always willing to work with me to seal up all the possible entry points. The roaches came from the ceiling lamp, behind the stove, and from the drains. In the end, they were able to significantly reduce my problem but it was always an issue. If you live here, definitely consider living on the second floor. I believe they have less of an issue. If you do have a roach problem, buy glue traps online and place them in a few different places so you can try to see where they are coming from. Once you get an idea then maintenance can work with you to find where there may be a small hole in the wall. Additionally, there was something wrong with the bathtub glazing. I never used a bathmat or anything with suction on the bottom that would peel the glaze. It stated peeling with regular use of the shower. I notified maintenance multiple times and they stated that they did not re-glaze tubs in occupied units. I had to live with a very gross bathtub for 2 years. I wasn't charged for the damage on move out at least. The water shutoffs are a real thing and yes it means you have no running water at all. You can't even flush the toilet. This was really frustrating to deal with and we had about 5 water shutoffs each year. Each one usually lasted an entire day. The only really terrible experience I had in my apartment was that the water heater from the unit above me starting leaking into the ceiling of my unit. The entire section of the wall had to be replaced. The apartment would not provide me with another unit or hotel to live in while it was being fixed. I worked night shift and could not sleep in my apartment during the day with 5 maintenance men constantly working on my unit all day for 4 days. The fumes were also pretty strong. I had to sleep in my car. Funny enough, the next year, my water heater started leaking too. It's like no one is checking on them until they leak. Definitely take a peak at your water heater from time to time if you live here. Another thing to consider is that when you email someone from the office, you are writing to a general inbox. When people reply to that email, almost no one uses an email signature. So if you want to email someone from the office specifically then make sure to address that in the email. Different people know different things and have more or less experience, so it is important to try to keep talking to the same person. In addition, there are many temps working in the office. If you have a very serious question, such as who do I make my money order out to, make sure you are speaking to an office manager. Some of the temps are not the most reliable. However, the one of the managers, Corina, is lovely and excellent to work with. In the end, I was treated fairly (aside from the water heater incident) and I liked my unit overall. It's a really practical location. Upon move out, the charges to my security deposit were standard charges for cleaning the unit and carpet. All charges were told to me in advance. I got the return on my deposit that I was expecting. I would recommend living here if you have a backup place to go to in case there is a water shutoff or an incident with a water heater. read more

Lived here end of 2019 to the end of 2020. Moved in just before the pandemic. At the time my wife and I were excited to use all the nice amenities offered. During the pandemic everything was closed down until the day we moved out. After we moved out we received a bill for "damages" to the apartment after we left. We paid 100% of our rent on time every month while we lived here. Today, I spoke to the manager about having that charge removed or reduced. She refused. Gave me the old "if I do that for you I'd have to do it for everyone that asked". It wasn't a massive charge, but still very annoying considering how much money I paid for rent when none of the amenities were available. I'm talking even the small dog park was chained closed. This is the most charming complex in Redlands by far!! It's a gorgeous community that is surrounding a massive park which tenants have exclusive access to. There is plenty of parking and enormous balconies to enjoy indoor outdoor living. I loved being here for the year I did the office staff is so friendly and helpful especially Margie she's incredible!! They offer fun activities for holidays and wonderful community facilities. Where to start between an upstairs neighbor that throws dog poop onto my patio or into my bushes , floors that are constantly peeling , trash dumpsters that look like goodwill drop off bins. I feel like i am living in San Bernardino but paying south Redlands rent! Security is never here basketball is being played at 11pm having to listen to a ball bounce is the worse thing ever ! Management is horrible , i have been left without appliances for more then 2 days when repairs were being done to my floors , i was left in a pickle when my lease was up with no where to go they increased my rent more then 100 dollars , and gave me less than 2 weeks notice in doing so ! COVID has done this complex dirty , since living here over a year i haven't been able to use not one amenity but management has not once offered to cut it from rent , they still charge you for it all . read more

Bad: Caught office in a LIE. I signed a new lease & they did not raise my rent. Office realized they made mistake & delete the online copy & told me they did not know what happened. They then sent me a new lease with the raised rent. Well guess what, I download a copy of lease that we both signed and had email that saying it was complete. Make sure you download lease, don't just leave online. It is not a secure building. The gates are always broken. They have been open for months at a time. There has been a murder, stabbing and someone blew up apt building just when I live there! Also you will have to be a heavy sleeper because you are in a parking lot. My reviews of the management at Parkview have always been neutral/below average. They have their problems, such as, the pools constantly being closed off, at least 3 machines always being broken at the gym (looks great in photos unless you live here and know they are broken), the unnecessary trash service that they require everyone to pay ($15 every month for them to bring your trash from your door step to the dumpster, which we do on our own because when we would leave it out, it was always a 60/40 chance they would get it), etc. (I could list more)... I never felt the need to leave a review until this last incident which was the straw that broke the camels back. A small group of dog owners go to the dog park (as advertised) everyday. I'm sure you can imagine it can be difficult on dogs who live in SMALL apartments to get the EXERCISE they NEED. Recently one of the maintenance guys informed us that they are locking the dog park down due to the complaint of another tenant who lives by the park. None of the dogs excessively bark so the noise shouldn't be the issue. Why should one person's opinion control whether the park is open or not? Why is that tenant's opinion more important than all of the other paying tenants who visit the park everyday for the little ones (doggos) to get exercise? Nonetheless, we are all extremely disappointed management believes closing the park was the right decision based on one unhappy individual's complaint. Hope locking the dog park down to make only one person's life a bit better was worth it to management.. It's sad it was at the cost of the dogs who love and miss their best buds and their play time. read more

I lived here for 2 years. Prime location in Redlands. Being so close to all the necessary amenities as well as Brookside park was wonderful. I left only because I needed more than a 2bdrm home. The apartments are not new, they were built in 1986. You can see wear and tear inside the units. But maintenance was wonderful and always came out to fix things as they occurred, with great service and to very good customer satisfaction. The office staff was very friendly and nice. The club house was great - free Wi-Fi and printing, movie theatre, free Starbucks coffee machine and spacious area with pool table and TV. The gym was recently renovated. Mixed experience, overall not very good. Lots of maintenance negligence, and I have lived in many cheaper places than this. I would look elsewhere if you're split between complexes. It's livable and fine overall, looks good on the surface, but I had tons of issues with the actual unit they 100% should have addressed before move in. They'll try to fix stuff by doing the absolute bare minimum, providing a poor experience for the tenant. Lower level management is nice, but there is a lack of accountability and oversight, they obviously did not do a good pre-move in inspection 1. Parking spot is like 250 yards from the apartment, and they will not change our spot. They'll give you a distant parking spot, despite there being open spots closer, because those are reserved for still-vacant apartments, which doesn't prioritize current tenants. Weird 2. Gross carpets - They emergency cleaned the carpets the day I moved in, delaying getting me the keys, then upon the carpet drying, it reeked of urine. I dont know why it wasn't replaced in the first place. Moving furniture back out so they could replace the carpet was a hassle, and the carpet installer left a huge mess on the carpet after, that took time to clean 3. Old, damaged, broken appliances. Who wants to move into their $2500+ place, to see the fridge is covered in dents? not me... - dishwasher broke two times times, and they keep fixing it, despite the worker who fixed it admitting it was filthy inside. Could have easily been ran to check for functionality before moving in - Fridge is COVERED in dents, looks awful, leaks cold air out of the bottom due to old, broken rubber seals. Fridge door has a broken hinge, so it flings open quickly and hits the cabinet. This appliance should be replaced. - Similarly, the oven door seals are damaged, letting hot air out - Uneven laminate floor in the kitchen, you can feel the floor dip down on your feet 4. Broken Water Heater - I had hot water for a month or so, then it stopped. I checked the heater, and the exhaust pipe was DISCONNECTED, tilting downward. Luckily the pilot went out, or else it could have been bad. This should have easily been checked before someone moves in 5. Broken sliding doors upon move in, could have been checked beforehand. Washing machine drum is loose, shakes the machine when in use, could have been preventively repaired beforehand. They could easily do some preventive maintenance before people move in, do thorough checks, and replace damaged appliances beforehand, but I guess not. read more

Don't let this new page fool you! I lived at Parkview terrace for over a year and I've never in my life had such a bad living experience. My air conditioning broke at least 4 times in that year during the summer heat and it took weeks for them to fix it. I was pregnant with 2 small children and they had no sense of urgency to fix it at all, and basically acted annoyed with me when I would keep calling to find out the status. I then posted a yelp review of how I was being treated and the manager Danielle called me and yelled if I didn't like living there I could "get out". She said she would get my ac fixed if I took the bad review down. Funny how when I took it down they finally sent someone to fix it. I always promised myself when I moved out I would share my experience there. They do not care about their tenants!! 1. Gate is always broken and every morning I would have homeless people digging in the dumpster outside my apt. 2. The rudest most unprofessional staff I have ever dealt with. You better pray that nothing goes wrong with your unit because they won't get back to you for weeks. 3. Parking is terrible, and I always had people parking in my spot. Management did nothing. 4. The bbq's at the pool never work, and the pools were never cleaned out. Spa was filled with dirt! 5. Dog poop and trash overflowing! The yards were rarely maintained. I moved in in Summer 2019. The day before move-in, I stopped by the office and confirmed that everything was set. All I needed to do was show up and pick up a key. The following day, I picked up the moving truck I had reserved and showed up to the office at the appointed time. My friends who had volunteered to help me had to wait over an hour with me as the office looked for the maintenance guy who apparently was the only one with the key to my apartment. When we were finally able to access my unit, it was evident that it had never been cleaned and prepped for a new tenant. It was filthy. The vents were caked with dust and cobwebs, covers were missing on light switches and outlets, the sink disposal was broken, paint on doors were chipped and peeling. The kitchen and bathroom cabinets/drawers had laminate veneer falling off at corners and had hair and dust inside. There were lightbulbs out and some flickering. I made a list at move-in so I could go on, but you get the point. The reason I'm harping on the move-in condition will make sense when I talk about security deposit. Frustrated, but at the verbal promise all would be fixed up, I moved in. Things started falling apart almost as fast as the maintenance would pick up repair requests. Laundry machine broke, I had to live without AC for a week (yes, first world problems but I had a pet I didn't want to lose to heatstroke), and the balcony door slid off the rails... I got a lemon of an apartment but with my work schedule, I felt like the only realistic option was to stay out the length of the lease. Fast forward to move-out. I made sure to give my 60-day notice and followed move-out protocol to a tee. June 2020. With COVID in full swing, I swept, swiffered, and used Clorox wipes after moving my things out as a precaution. I return the keys and leave a forwarding mailing address at the office and leave the state for a new career opportunity. Weeks go by and the security deposit check hasn't reached me yet. I called to follow up to find that it was sent to the wrong address. I get them to issue a new check and when I finally get my security deposit I see that I was charged over $400 for a cleaning and painting fee. Parkview Terrace decided to use my security deposit to improve the place to a condition above and beyond what was at move-in. I corresponded with the office sending pictures of the apartment at move-in trying to make my case. Why should I be fined to restore the apartment to a condition above and beyond what I ever got to stay in? I pester the management enough where they offer a $100 "good-faith" refund. I pushed back saying I still do not think I should be paying a cleaning and painting fee when that's what my rent money should be going for. Security deposit should cover any damage that is more severe than your average wear-and-tear according to California tenant rights. The office offers $25 more to just drop my tirade. In hindsight, I probably should have just taken the extra money, but in my in blinding rage for justice I blurted: I am calling corporate. I was wished "good luck" and hung up on. (I think I left half a dozen emails and voicemails and I have yet to receive a call back.) Conclusion: Obviously due to personal experience, I won't recommend living here. But if you do, I think you should go into it knowing that this place runs a "security deposit" scam to upgrade their units on the tenants exit using the SD fund. Also, you'll be charged a cleaning fee regardless of how clean you leave your apartment or what the condition of move-in was. ***Those pictures were taken the day I moved in, 6/30/2019. read more

I made a list at move-in so I could go on, but you get the point. The reason I'm harping on the move-in condition will make sense when I talk about security deposit. Frustrated, but at the verbal promise all would be fixed up, I moved in. Things started falling apart almost as fast as the maintenance would pick up repair requests. Laundry machine broke, I had to live without AC for a week (yes, first world problems but I had a pet I didn't want to lose to heatstroke), and the balcony door slid off the rails... I got a lemon of an apartment but with my work schedule, I felt like the only realistic option was to stay out the length of the lease. Fast forward to move-out. I made sure to give my 60-day notice and followed move-out protocol to a tee. June 2020. With COVID in full swing, I swept, swiffered, and used Clorox wipes after moving my things out as a precaution. I return the keys and leave a forwarding mailing address at the office and leave the state for a new career opportunity. Weeks go by and the security deposit check hasn't reached me yet. I called to follow up to find that it was sent to the wrong address. I get them to issue a new check and when I finally get my security deposit I see that I was charged over $400 for a cleaning and painting fee. Parkview Terrace decided to use my security deposit to improve the place to a condition above and beyond what was at move-in.  I corresponded with the office sending pictures of the apartment at move-in trying to make my case. Why should I be fined to restore the apartment to a condition above and beyond what I ever got to stay in? I pester the management enough where they offer a $100 "good-faith" refund. I pushed back saying I still do not think I should be paying a cleaning and painting fee when that's what my rent money should be going for. Security deposit should cover any damage that is more severe than your average wear-and-tear according to California tenant rights. The office offers $25 more to just drop my tirade. In hindsight, I probably should have just taken the extra money, but in my in blinding rage for justice I blurted: I am calling corporate. I was wished "good luck" and hung up on. (I think I left half a dozen emails and voicemails and I have yet to receive a call back.) Conclusion: Obviously due to personal experience, I won't recommend living here. But if you do, I think you should go into it knowing that this place runs a "security deposit" scam to upgrade their units on the tenants exit using the SD fund. Also, you'll be charged a cleaning fee regardless of how clean you leave your apartment or what the condition of move-in was. read more
