Was recently in hear one morning for Breakfast!! There is so much to say about the outside of this place to the inside. When I walked in. I was told sit anywere. I was welcomed by a nice server. Who poored me a nice cup of coffee. And even given a water knowing most places stop that I ordered the pumpkin Pancakes and home fries, everything was good. But wish I didn't get the home fries. They certainly made the most use of a tiny space for a dining room. Tables are very close and my daughter and I could not hear each other talk without raising our voices to compete with the crowd. Server was very nice and checked on us regularly. Neat mom & pop restaurant within walking distance. Young girl greeted us quickly and was very nice. My daughter loved her bacon, very crispy and rest of our meal was good, just smallest egg portions we have had at a breakfast place. Not a fan of the coffee brand, but service and greeter were definitely the best of our first experience here. Food overall was good though. Will definitely be back (except for the coffee). Overall very good experience. I had 2 eggs with bacon pork roll and potatoes. My only issues were that my potatoes were a little under done, but they were still good enough. My bacon was perfect as I asked for extra crispy and that's exactly how they came. There was a minor mistake when I asked for butter on the side but it came on the bread. Not a major issue. I still devoured my meal which was very very good. I loved the decor especially the curio collection. I'm a collector of curios myself and enjoy buying and collecting various trinklets from around the world. The place is very charming both on the outside and inside. It is also conveniently located as well. I feel I can have a 5 star experience here and am certainly willing to come back as the food was very good. read more

Don't understand why this place is so crowded all the time. The food is average at best, and the service/space truly leaves something to be desired. I will say Pat's knows their way around eggs, the omelettes have decent filling combinations. Their pancakes are also above par, especially the chocolate chip and apple varieties. Finally, the strawberry jam tastes fresh without being too sweet. I'm pretty sure it's a health code violation to leave the jam jars open on the tables, but I digress. The good things about Pat's end there. Do not get the french toast; the thin pieces of flavorless bread barely tasting of eggy batter are consistently spongy. The fact that they serve their sweet stuff with Aunt Jemima syrup adds insult to injury. Their fruits usually aren't ripe. Sausage tastes similar to microwaved Jimmy Dean patties. Those food gaffes don't warrant a two star rating themselves, but the service and prices knock off another star. When you ask for another minute or two with the menu you are heckled after 30 seconds. The fact that the space is excessively cramped further detracts from the experience, you will get bumped into frequently. Though the food isn't expensive, it's still a couple bucks more pricey than need be, especially given that most of it isn't great. This 2-star rating is the culmination of multiple lackluster experiences at Pat's. There are better, cheaper, more welcoming places to brunch, I suggest Hogeland's in Richboro or D&W in Feasterville. Won't be coming back any time soon. read more

When ordering my food, I asked to hv my bagel gutted out, waitress replied immediately and not very nicely nor apologetic, "they won't do that here". Breakfast worth getting up for! That's my best description for this place. I LOVE breakfast! I like sleeping in. I'd get up for breakfast at this place any day! It's very small and cozy. The decor is shabby chic with mis-matched plates. Our waitress was kind, attentive, and made recommendations that felt sincere versus upwelling. I took hers and went with strawberry granola pancakes. I would not have typically tried these but they were slamming! The granola was mixed with the batter and they were the perfect texture! My friend had fresh fruit and waffles. The bread was full of lots off eggy deliciousness and there were so many kinds of fruit! Seating is tight. If space is an issue for you this might not be your place. Normally I enjoy the food here, but this afternoon my mom and I visited after a doctor's appointment and were greeted by 1) a second instance of polarizing attitudes, and 2) a rather high bill. First, I give a lot of credit to them after moving past their cash only policy and now welcoming the use of credit cards. Still, the diner has to use cash for the tip which is a much more understandable policy. Second, the service is always very quick, so go here if you're pressed for time. To address the "polarizing attitudes": The staff that has been here longest has always been very welcoming. However, the younger additions to the staff really need to reconsider how they treat diners who walk in and take him/her away from Facebook/texting/Snapchat/whatever. The one day my mom and I asked not to be seated at the table in the corner behind the register. The "greeter" (if you can call him that) scowled at us. Sorry that this bothered you so much, but we didn't think a simple question would warrant such a reaction especially with all of the available seating that wouldn't subject us to having someone constantly needing to use the register. We ended up just taking the table since it clearly made the guy upset. Then today with our waitress. She was just absolutely rude. Okay, you came back twice. Excuse us for needing a few extra minutes. By the time we finished eating a fruit cup, a full stack of chocolate chip pancakes, one coffee (the last time I had the mint tea here it was stale, so I stick with water), and one side of bacon, our bill was $21 and change. It made my mom and I wonder if the prices had gone up or our bill was padded by our waitress with a sour attitude. If it's the latter, at least post a sign about the price increases of certain items. This is by far my favorite brunch joint in Newtown! My girlfriends and I love enjoying coffee and a delightful meal as we catch up. I love the cosy atmosphere and how cute the place is decorated! We stayed at the Homewood Suites Hotel and saw that this place was 5mins away after looking for a place to eat besides getting the food in the hotel. What can I about Pat's....their food and their staff/owners have been nothing but wonderful to me for the last 10-12 YEARS. I used to go religiously every Sunday when I lived in the area. They knew my favorite table and favorite meal. I wouldn't even have to ask. They became like family.....inviting me to their Christmas parties and even had a shirt printed with their logo for me. The owners are some of the sweetest people I know....and their food has always been incredibly delicious. The atmosphere is cosy, quaint and inviting. Ate here after a night shift, food was relatively decent. Reason for 3 stars comes from a few aspects of this establishment: space and food to be more specific. To start, the space itself is very cramped. I went with 2 other people, making a party of 3, which felt so incredibly cramped in the small eating areas. My chair was inches from a different tables chairs who were blocking me in. The food itself came out so fast and was decent for breakfast. Their home fries (potatoes diced) were a little undercooked, and the turkey sausage is just sausage patties, not links. seemed a little artificial compared to the links but was still good. My husband wanted Eggs Benedict, so I called to make sure they had them on the menu. 15 minutes later we waited for a table (only 15 minutes) in a very crowded waiting area, got to our table, were asked if we wanted coffee (yes!), were handed menus, & ordered 2 eggs benedict with well-done home fries, & were told they "did have eggs benedict, but they ran out of English Muffins!"! We were stunned! That was all we has in mind & on our tastebuds! I told her I had just called to check & was told they had them... Blah blah blah...& the waitress again said they DID have them, just no muffins. My husband ordered his on rye toast, & I, begrudgingly, ordered them on white toast. They weren't worth the discussion! A flavorless thickened egg sauce over a poached egg & slice of tough overcooked slice of pork roll, sitting on a soggy slice if white toast. I believe they were soggy from putting the coddled egg, dripping with water, directly on the toast. The home fries were well done, but had NO flavor other than burn. I don't know what they do to rate 2-1/2 stars, but we won't be going back! Very disappointed. Next time we'll try State Street Kitchen even if they don't have Eggs Benedict! Maybe some people really like the pumpkin pancakes, but I'm not sure I would try them out again! read more

I've lived in Newtown my entire life, and Pat's Colonial Kitchen has always been the best breakfast place to go. From Sunday mornings with the girls, or a nice breakfast before school (back in the high school days), it's the best. It's a small home turned into a breakfast place. It's homey, all the mugs for coffee are different as if taken from the kitchen of a home, the menu is broad and delicious, it's well-priced, etc. You won't leave disappointed. The service is fast and friendly and everyone is happy, even if you're there are 7am. Highly recommended. It's the kind of place you set your alarm early to get out of bed and go. read more

I went here for brunch with a friend. Based on reviews we'd both seen on Yelp, we both ended up ordering the pumpkin pancakes. They were tasty, but nothing particularly special. For a breakfast spot I was really surprised they don't actually have real maple syrup. The dinning rooms are both extremely cramped. When we were seated, and when the table behind me left, we ended up bumping in to the other guests as there wasn't enough room to pull your seat back from the table without hitting the chair of neighboring guests. Pat's Kitchen never fails to satisfy my desire for a filling breakfast. My favorite are the pumpkin pancakes (when is season). Service is fast and friendly, though not as fast when it is crowded. And it does get crowded, especially in the weekend mid morning hours (we had to wait 30 minutes). On the bright side, a coffee or hot chocolate from Starbucks just down the street will make the time pass quickly. The seating is very cramped, and it can get quite cozy when the place is at it's capacity. Prices are in general a little steep and about average for being in Newtown.
