Mobile orders are great. Came in today to order directly but I noticed the cashier gave me attitude but treated the rest of the customers after me better. I wonder if she's racist since we're the only Asians here. Ordered a matcha coconut and an extra water but the water never came out. People should do their jobs properly without racial bias

This Peet's location could be one of the best. It is located in a wonderful place with a lot of free parking. The area is very nice. They also do coffee pretty well and there are no long lines in the rush hours. There is room for improvement though. The employees are mostly bored with their jobs, the NEVER ask names of their customers (at least in my case the never do). If the management could take care of that small issue, like I said, this location could be one of the beast in the whole East Bay. Hopefully, the management will see my feedback.

ambience is ok and staff who took my order is nice but then very disappointed with the frappe ~ just like drinking ice coffee instead of frappe and where is the caramel and chocolate swirls??? check with staff and she said i mixed them all and blend it??? well if it should be put all over the cup then i expect to have like that just like the picture on the app. i am sorry for giving one star...

Very pleasant environment to hang out a bit.

First time at this location is a positive one. I am normally a Starbucks person, but this Peet's is close to who I am visiting and eating dinner close by for. Banana Walnut Bread is big and has a great taste to it. Fresh and bananay. I forget that Peet's has a pretty good snack options and the size is larger than Starbucks. Nice to have something else for a change. There is only one restroom but it was clear and taken care of. Seems to be plenty of staff. My barista was helpful in what some of the snacks. The music is just the right volume to be heard and still casually talk. The signage outside is best seen driving so something for those of us waking around, it might be good to get something on the north east side of the building. Good size for seating without crowding out those ordering.

I ordered a large caramel macchiato and for $6.25 this was a really expensive cup of milk. My drink is so light and I cannot taste any coffee. I used to like peets more than Starbucks because their drinks taste better and was stronger coffee but I will not be coming back. For this price, the caramel macchiato is only a few shots of coffee, milk and some caramel syrup.

Flies all over their pastries, live and actively crawling!!!! They need a closed pastry case like Starbucks for heaven's sake.

The location is easy to get to, with lots of parking behind in a lot, and it's very clean, with lots of chairs and tables; yet all were filled this Saturday evening, which is a good sign. There are too many pastries, treats, and drinks to even cover, and we spent a few minutes trying to find our choices, which you mainly pick from cabinets using a self-serve tray and tongs. For drinks and cake (whole or sliced), you order those at the counter. We decided on some pastries, some cake slices, and a drink. And S'mores was the predominant theme today. We ordered a raspberry fruit bite, 2 chocolate supreme croissants, 2 S'mores Belgian waffles, a sugar mochi donut, a coffee donut croissant, 2 slices of S'mores chocolate marshmallow cake, and a slice of rainbow cake. We also got the cream cheese puff and the crème brûlée bombolone ... quite the name! And, of course, a S'mores frappe! The server helping us at the register was polite and efficient, but there was only one register open and a long line. As such, other folks were helping gather the goodies from the cake case, and as we were taking these to go, we did not realize until we were home that the rainbow cake was not a rainbow cake, but a THIRD slice of S'mores cake. Ugh. That one was chosen by the 8-year-old, who was understandably not happy, and the additional insult of paying extra (above the cost of the S'mores) for a cake we didn't get made ME unhappy too! Paid $8.29, got a $6.99 cake slice. The pastries are generally good, with some very good and some more of a "meh." Among the best were the raspberry fruit bite and the coffee donut croissant. That coffee one was a surprise, as it had a soft liquid filling we didn't realize when buying, and the taste was very coffee, which I loved. Will get that again for sure. The S'mores chocolate supreme croissant was also popular. The crème brûlée bombolone was different, with a light pastry and a filling different from what I usually find in crème puffs, and it was tasty. The waffles were not a light and airy as we would have liked, but the flavor was good. The mochi donut was a bit dry as well, not up to true Japanese bakery standards, and the cream cheese puff was all puff and short on the cream cheese (see photos). And the S'more cake was good for flavor, very rich and S'morey, but the presentation really is lacking. Not that I normally compare one chain to another, but for example, when we get Crumbl, the product is very close to the advertising. Not so with the S'more cake, and I am not even sure all the layers were there and in the proper order or proportion; check out the photos and see what I mean. However, the flavor was spot on, and that is the ultimate goal, although the "eyes eat first," as we Yelpers know! And the highlight was not a pastry or cake, but the S'more frappe. It was layered beautifully, fresh-tasting, and very S'morey (yes, a new word I now love!). We even got a second, as we had to eat this there so it could be shared by the group, and it was calling us! Definitely hope it is available next visit, and Starbucks could take a lesson in quality versus price point. Some of the pastries here are really not worth the cost for the product (would skip the cream cheese puff, for example, and the mochi donut), but everything else was very good. Other than an error in fulfilling the order correctly and a couple a poor pastries (quality), it was a good first visit, and we all would come back when near a location.

Grabbed a few pastries-- all were flaky and delicious. Probably even better if it were warm. I was in a time crunch so didn't ask for it. This was my first time visiting them again since the ownership change so it's been a minute. What I see here now is just depressing, not just because the place was empty, but it's now devoid of anything that felt like a spot someone would want to hangout at. No music, when I got in there was one person waiting for their food and nobody was even at the front counter for minutes before somebody finally came out from the back. Ordering is just through the kiosk now, which isn't a bad thing. The part that was really rough was the reason why I even came here; the boba. I got a regular milk tea which now they only have a single size. I miss the extra large size they used to have, but oh well. The next issue comes with how much the boba actually costs. They may have gotten rid of the extra large cup sizes, but they're still charging the almost the same amount for it in a much smaller cup. What a deal, right? And we get to the actual drink. When the person making the drink after receiving your order finishes within a minute of making it, it's never a good sign. Why is that? Well, they had premade jug of milk tea ready to pour out for your tasting pleasure. When you have a premade jug of milk tea, it's never a good sign. While I've had them at other places that have done this before, and it's ranged from bad to mediocre, the one here at Milk Tea Lab, now, was in a word, rancid. It was incredibly gross with absolutely no redeeming qualities to it. I generally try not to be so harsh, but this was really not it and I couldn't even finish the boba because of how bad the milk tea was. It's sad to see how big of a dropoff this spot has become compared to what it used to be. This isn't like when they first opened where there were only 2-3 boba spots right next to them. Now there's at least a handful of options within a few minutes away, and dozens of spots within a mile or two, and this is what they're pushing out? It's a shame but this Milk Tea Lab which was their starter store is no longer a place I would ever go back to for boba. It's time is now past with this new ownership.

She must've misheard me when I said, oat milk, cause she started using whole milk after I ordered. I told her I have dairy sensitivities. And she said that is the only milk that she had. But this was after I paid for the drink... i've never had a problem at other locations with no other dairy options. ...there was also barely any Boba and half the drink was red bean. Very disappointed. I must've been fourth in line after a family, and three other customers were served before me. If you have dairy sensitivity, DO NOT come here. I do not recommend it. Probably not coming back here again.

From the moment we walked up to the counter, the attitude was cold, irritated, and downright unfriendly. Ordering felt more like an inconvenience than a customer interaction. When we opened one of the boxes, it looked like our food had lost a fight with a tumble dryer. The presentation was so rough that we genuinely laughed because we couldn't believe it was being served that way. Good coffee and food can be forgiven for an occasional mistake, but poor customer service is much harder to overlook. Hopefully this was just an off day, because a little friendliness and a lot less attitude would go a long way.
