He texted me back and asked for clearer photos to confirm the manufacturing date. I called him right away, and even though I currently have no issues with my water heater, he generously spent time explaining everything in detail. He told me that Bradford White is a very reliable water heater and that this model generally does not require routine tank draining for maintenance. He also gave me valuable advice for the future, recommending that when I eventually replace the unit, I should install it on a metal drain pan with moisture detection for leak protection. Portland Water Bureau said it wasn't their problem. So I called Sutherland Plumbing randomly, and we did some trouble shooting over the phone. It looked like it may be a VERY expensive issue in the pipe between the house and the street. Ti Sutherland found a time to come by, since this was kind of an emergency since we couldn't shower, and he found the problem in just a couple of minutes. Turned out it was only the HOT water that was being stopped, and it was a janky flood prevention device that had been installed with the water heater. The batteries died and it shut off the flow. Replaced the batteries, and boom! We're all fixed. Ti actually got a big kick out of the whole process. Solving problems is his bag. Highly recommend.

Original review: Our family chose 7 Pines based on their high ratings to replace a warranty water heater for our elderly mother, but the experience was a disaster. If you have a split system (combined furnace/water heater), I strongly recommend looking elsewhere. The issues: Technical Negligence: They installed a new water heater without turning off the furnace. Multiple secondary experts confirmed this likely damaged the heat exchange or resulted in an incorrect hookup. We now have lukewarm water and a compromised system. Lack of knowledge: Despite clear evidence, the owner denied it was a split system, even though we are currently receiving bids to separate the two units due to the damage caused. Failed communication: We were repeatedly told someone would come to fix the issues. On several occasions (including a promised Friday visit), no one showed up and no one called. I had to initiate every follow-up. Warranty refusal: Even though the hot water stopped working immediately following their installation, they refused to honor their work warranty or provide a refund for the service work that they not only failed to adequately perform, but also caused damage to another system.
