If u don't agree with what seems his endless CONTRACT STEERING, you'll be up against an angry RED-FACED Watson & his ego, or the target of an email from him targeting you of some blatant wrongdoing to the board to get you voted off. He calls himself "DRHOA." A joke - he's neither a "dr" or an "atty" (yet he loves to boast his "advice" is as good as an attys-not good when it comes to your real estate); he's non-professional, threatens parties, doesn't seem to like board members that dare "question" his non-atty / non-doctor "expertise." (He even involves himself in PROMOTING homeowners to the board to fill vacant board seats; the suggestions are always weak personality types who'd never stand a chance in executive going up against - for what seems to be a main target: the i) "management" of the Board Agenda. Without it, PMP's/Brad's preferences can't become "law" unless it gets on the Agenda first and is voted on. Call me paranoid, it seems to be a pattern. Once the minutes are signed next meeting (usually under 30 seconds, no questions asked), the "manager" - in our case PMP/Brad - is golden/off the hook for any liability by the volunteer unsuspecting board members. Realize under the law, the "manager" has NO fiduciary duty to the homeowners - ONLY the board. Have a problem at the property? You'll hear "Check w/the board, they voted _____ in!" Or some other well-worded baloney. YOU WERE WARNED.
LOL seems Brad's MARKETING again: multiple 5 star "great!" reviews from boardmembers. Really?? Guess what - YOUR REP HAS BEEN OUT OF THE BAG FOR YEARS. Boards TALK even w/your threats of a libel lawsuit.

TO "DRHOA" - Spare me your glitzy dazzling lip service. We're losing money on our RE. I'll pass on calling your "co." I know from you directly Mr. Watson first hand. Your "co" ignores director/homeowner requests, will not schedule owners w/fire sprinkler vendorsI,etc. (that duty falls to the owners - we are to have our property "available" the day of/w. threats of a fine - really?; this won't come up in contract negotiations until after you sign), you and your staff refuse my document requests as a director, you/your staff brazenly ignore idr ADR requests which under the law you/your staff are not to ignore putting that burden on homeowners (is that an abuse of power?), you have personally handled many "brilliant presentations" in executive for your latest affiliate you push/direct us to sign up (your #1 priority it seems), you have shouted at me / seemed to even threaten me in a closed executive session when I "questioned" you, your co. won't perform monthly/weekly walk-throughs/is never around to "manage" a project when something is happening at the property, the owners/directors are unhappy with your style of not really answering the simplest of questions, and never being responsible for any problems be it lack of compliance with annual fire sprinkler testing, elevators - strangely, it is usually a homeowner/director's fault. I could go on for quite a bit. Our property looks like a messy apt. structure now; expect zero lack of CC&R enforcement on obvious stuff like keeping common area hallways clear of trash left in front of doorways, boxes, ridiculous stuff like that, that will continue for months. We will get rid of your Co; can't wait to go to meeting w/o a knot in my stomach worried you might come. You claim to be a property manager? You are anything but that. You seem like a "professional" marketer to get contracts signed in an unregulated industry. Aren't we lucky? How about perform as promised?? Right. Can't wait to sell - thanks for the needed "education" "DRHOA" on the ease at which the association structure can be so easily worked around.
SAY NO TO PMP. CA HOA OWNERS/BOARD MEMBERS need more federal protections from seemingly ROGUE OWNERS / "companies" in an UN-REGULATED INDUSTRY where HOAs are treated like CASH when it comes to actions taken in the CLOSED EXECUTIVE SESSION. read more
