PMP is by far the worst property management company I have ever dealt with. I live in Valencia West Creek, Aria and unfortunately PMP is our HOA management company. When I learned PMP was our management company, I became sick to my stomach. I had awful experiences with PMP when I lived in Valencia Creekside. They basically ran that community into the ground. The basic philosophy when it comes to PMP management is that they do everything opposite of what NORMAL people would consider common sense. They focus on enforcing stupid rules, instead of making our community better. For example, they have a rule that we CANNOT park in front of our homes. Can you believe that? We pay for our homes, taxes and for PMP but we ARE NOT allowed to park on our street!! What is with that? They even have security guards coming in the dead of the night to put fake citations on our cars threatening to tow our vehicles if they are parked on the street. You may be thinking PMP must place signs all over the street informing everyone of the stupid rules, right?? Wrong, no signs whatsoever. They just figure they can bury a weird rule into their giant, mindless manual and enforce it as they see fit. Not fair at all. They should be working for us since we are paying for them right? So wrong. Now let's talk about customer service. In order to speak with someone that has anything to do with your property, you must call ten times, leave six messages, and send four emails. Yes, I'm talking about Ryan and his supervisor Tina. They are the so-called managers for our property (Aria, West Creek). When I finally was able to speak with them, they became frazzled when I started to ask about the theory behind their asinine parking rules. They have no poise and are not able to have an adult conversation without becoming confrontational. It's sad. They aren't able to articulate why these rules are in place and told me there is no exception to any of their rules. Awful, awful people. Can't say I'm surprised though. PMP hires morons with no people skills. It's too bad we have no choice in our management company. A kindergarten class would be better at managing a property rather than PMP. Dear mr Watson. I'm writing to you to complain about the disrespectful conduct of the property manager of library court in downtown la, ms tatia Loria! She called me this morning regarding a security deposit for my move out yesterday. I told her I was not informed about it by your move out coordinator. She replied by saying she worked with this coordinator for a long time and she trusts them. So she is insinuating that I'm lying, she doesn't believe me when I told her I was not informed and I intentionally did not pay the supposedly 250 security deposit. She even said it was written In the move in move out forms. When I checked the forms, it only states there a non refundable fee of 250 for moving in and no fee for moving out. I will not put my integrity in question for 250 dollars. If I need to pay, I will pay. But it was not stated nor Was i informed. Hence to be insulted by ms Loria who I've never met is unacceptable. Property managers should ensure Homeowners feel good about their apartments. Not to be insulted by someone who didn't even reply to my emails. Her reply was uncalled for. CleArly she doesn't know what respect means specially to homeowners like me. I want to file a formal complaint about her. She doesn't deserve to mange our building coz she shows no respect and clearly accuses people right away. I am on the board of my HOA, and we hired PMP management earlier this year. Tatia has been an excellent point of contact for our building. She has always promptly replied to our requests and concerns. Our building had neglected tasks that the previous management company ignored / did not properly complete. She has been an excellent project manager between managing vendors and making sure the tasks are completed on time, correctly, and on budget. She has shown professionalism in frustrating predicaments that were out of her control, and has created solutions to the best of her ability to mediate any issues. A successful HOA requires organization, professionalism, and action from it's property management company. We are happy Tatia & PMP Management has helped make that all happen. read more

This management company serves my neighborhood in Quartz Hill and I have never seen a company that has more horrible customer service in my 53 years of life. I have heard the stories but today I called them and I see what people are talking about. I wanted to talk to the person in charge of our neighborhood and she wasn't in today. I asked to speak to her boss, I was sent to his voicemail. I sent our representative an email and haven't heard back. People tell me that I won't hear back and every time you call you talk to the receptionist and that's as far as you get. I will lodge a complaint with our HOA in hopes that we look for another company to serve our community. read more

I have been living in West Hills West Creek, recently I was interested in putting a veranda in my back yard and called PMP to see what steps had to be taken in order to get the project started. I spoke with a nice guy named Darren who informed me of the architectural application. PMP has assigned several "site managers" to our complex and they have been consistently unprofessional and ineffective. Our property deserves better. I have lived in Brookside Walk since the development was first built in 2005. I have had countless issues over the years between HOA billing issues, parking concerns, trash bin concerns, bee hive emergencies and plumbing issues and various other situations. PMP has ALWAYS been easily accessible and super responsive each and every time. Vicki Olson has been my go to person for more then a decade now and no matter what problem we are trying to solve for and even when we don't always agree, she has delivered professional and efficient results 100% of the time. It pains me to pay two separate HOA fees month after month, year after year. But knowing that I have the piece of mind to be able to trust our property management company should anything arise in the community, makes it worth it. I accept that these dues are money well spent. Matt Bland is a Community Asset Manager out of the Thousand Oaks location and he has been extremely prompt, courteous and helpful. My client is buying a condo in Camarillo and I needed a letter from the HOA stating the termite repairs are the responsibility of the HOA and that the termite work will be completed after the close of escrow. My client is using FHA financing and without this letter we wouldn't be able to close on this transaction. I called PMP Management and spoke to Matt and within 10 minutes he had typed and emailed me the letter that I needed. In fact, the original letter wasn't completely accepted by the loan underwriter so I had to call Matt back and ask him to make a couple of revisions. Within minutes, Matt sent me the revised second letter. Matt didn't complain or have an attitude like most people would, he was a true professional. I've been working in the real estate business for 20 years and I've definitely seen my fair share of rude and unhelpful people. Matt is the complete opposite and I found his customer service and his attention to detail to be above and beyond. I'm living at the Tempo building in Playa Vista and the PMP Management staff in charge of this property have been amazing! They've always been super responsive and helpful with my requests and have come up with a solution quickly for my questions or problems. Courtney is the Administrative Coordinator that has helped me on several occasions and she is always very helpful and knowledgeable. Thanks so much for doing a great job. Also Tatia the manager there is great! She is always quick to respond to my email requests and ensures that the request is process right away. We had some problems with birds perching over our doorstep and leaving a mess by defecating all over the pipes and in front of my door. She had someone come in to clean it right away and has implemented a long term solution to deter the birds from perching there. This is important to me as I have a small child and I don't want him exposed to any safety hazards. Thank you Courtney and Tatia for everything you do and keep up the amazing work! read more

Alicia Butterfield in the Orange County office took the time to straighten out an accounting error in my Canyon Villas account (the error was made by the predecessor community manager) by listening, taking the time to understand the issue and then by taking appropriate actions to remedy what had previously been done. She should be seen as a professional that will make the effort to understand an issue and then address it. If I could give this management company -5 I would. This has to be the worst management company that I have ever dealt with Michaela who is the property manager is extremely unhelpful and rude. When you call them they are extremely short with you they don't address the issues they are condescending and want to show power over you. The association I live in has many issues that need to be resolved if you ever go to a board meeting nothing ever gets done. The board members are extremely unhelpful and are not willing to cooperate at all. They have never planted a single solitary plant in front of our house the yard has the tree root sticking out which are extremely dangerous to walk on there are broken sprinklers everywhere which take forever to get repaired. read more

As a homeowner I can't say they did much. When the new HOA was started at first they were a bit much with a complaint about a car in the driveway over Thanksgiving weekend. More recently its been nothing but collecting their monthly fee and some neighborhood events. When it comes time to sell your house, beware. It costs around $400 in fees for them to e-mail documents to escrow and "record" the new owners in their system. Then after escrow closes its normal for it to take weeks for them to record the new owners name so they will continue to take the dues from your account. Then when you call they can tell you we take the money but we can't give it back until it is decided by the board which, oh by the way, will be another five weeks before we can process the check to refund you. read more

The worst company in Valencia. They won't return calls or emails. they try and force you to use their contractors. It's suspected they get kick backs but I can't prove it. They make threats with their lawyers and won't refund a late fee that was not my fault. There has been nothing but problems, too many too list. I've lived in the Fairways for over 4 years (as a tenant. not a homeowner) and the management & maintenance of the property has gone downhill since PMP took over. The gentleman who was managing the property before actually cared about his job (probably because he lived here too) and was very pleasant to deal with. PMP is VERY rude in all the times that I have had to call them. Their reps statement that they provide "extraordinary customer care" is a JOKE! They are rude on the phone, when I've left messages I have yet to get a call back and they are anything but professional. I wish the HOA would see that the residents are not happy with the performance of this company and resolve to change it. read more

I have a house in the Tuscany community in Porter Ranch, and unfortunately in the last year, we switched HOAs to Property Management Professionals. I needed to get a new pool key for our tenants. I filled out the paperwork and mailed my check in on October 13, 2015. It is currently November 16, 2015 and I haven't received anything. I noticed something was wrong when the check we sent in was never cashed. I called on November 9, 2015 and asked what the problem was. Almost a month has passed and we did everything that was asked. I spoke with a lady named Dana. She said the key had been sent out a few weeks ago, but we never received it. She said she would go and check up with a lady named Sylvia about whether or not it was mailed out and to "deactivate" the previous key so another one can be mailed out. She said she would call back and update me. It's been a week since and I haven't heard anything back. Being a little upset, I called the office again and I wanted to know what was happening. I explained everything that had happened and up to this point, I still haven't received an apology for the delay. The lady I spoke with on the phone said she didn't see the note here about deactivating the old key and sending a new one out. The excuse was, blame it on our US Postal service. Instead of being proactive and saying, we apologize for what's happening, let us fix it and send you a new one ASAP, they say they are not in control of how long it takes mail it to get my house. They also said I might need to send in a new check and if I wanted to, I could waste more of my time and drive to their office to pick it up. This is all just a complete joke isn't it? Please please please, just answer this question for me, whoever keeps up with this yelp page. What would it take for this company to do their job correctly? It's hard not to question the intelligence of the people that work here. How about just apologize for being slow, unable and that we'll do our best going forward? Nope, none of that either. The only thing Professional Property Management manages here is the snacks because they are all fat and lazy and don't get anything done. Take a look at their website. What a load of garbage. My family and I live in the Metro building and cannot speak more highly about the current property manager, Derek Silva. He is genuine and really strives to make our lives better where we live. He always responds quickly and efficiently and is supportive in all ways possible. I know that this job is not an easy one given the many different personalities in any of the buildings Property Managers deal with. Im so unhappy with this company. I would give zero stars but that is not an option. I sent them a monthly dues check, it was never cashed. I waited one month called explained my situation and they said they do not have it or any record of it, so I stopped payment on the check (like any normal person would of done). The next day I sent them another check covering two months of dues because now I was behind. One week later I got a letter in the mail showing that I have a balance of $35 for stop payment $10 late fee and $160 for two months of dues. Are you kidding me? I had just called talked to them and they were going to fix my account. So i called back and they said they could not do anything about it because I stopped payment and I shouldn't of done that. Thats not all, just this month I received a letter reminding my to pay my dueso and i was getting charged $10 for a late fee. Which in turn I paid and on time. I checked my account and bank and my checked was cashed on time. I called and they said I still had to fill out a request for a refund for the $10 even though I paid on time! I can not stand this company. If I would of know this is what I would be dealing with I would of never moved into there association! read more

All these glowing reviews for Tatia Loria from 2/6/20 and 2/8/20 are either fake or solicited to repair her reputation. PMP and especially Tatia has been nothing but a disaster for my community. She refuses to do her job or be held accountable for mistakes, AT ALL. When you repeatedly remind her to fulfill her responsibilities she promises she will and never does, or lies, or pretends she doesn't know what you're talking about. She is totally dishonest, disrespectful, and unprofessional. PMP apparently doesn't care how bad she makes their company look. Avoid Tatia Loria and PMP Management like the plague. PS: to the owner Brad Watson, before you tell me to contact Jason Halverson with my complaints, I wrote all of this in an email with details and evidence to him AND Tatia's supervisor Roger Crumrine eight days ago and have not received a response. This is our HOA and they are literally a joke of a company. They sent a plumber to see if they were responsible for a potential leak in our home. Plumber was able to access a downstairs cave and confirm there was no pipe running through the area, hence his job should have been down. Without our permission he cut a giant hole in our ceiling to "confirm" when he already knew there was no pipe there. He told us to contact HOA for repair. They were an absolute nightmare to deal with. Could not get anyone on the phone, no one was responding to emails. Finally got a hold of someone and they pretty much told us they are not responsible for any of the damage their plumber caused. It has been a complete pain to repair this unnecessary damage. This company also doesn't follow any of their own rules! They say no dogs in the main office but every time I've gone the office staff has their little Pomeranians just hanging out there. You go in to speak to someone and you are completely ignored like you're not there. We put in request for something to be fixed on our balcony and they never follow through yet they harass renters and homeowners with letters for leaving a trash can an hour out too long after trash day. I would give this company zero stars if we could. Horrible customer service. read more

Best decision we have made as an HOA was to hire this company. On top of latest laws, provides board with education, & has enabled us to raise our reserve, which was severely underfunded. She apologized for my experience and assured me the parking permit would be sent via priority mail. She also extended an invitation to contact her directly should I seek further assistance. Further exceeding my expectations, I received a call from Donyelle, the Property Manager. She also apologized and as oppose to mailing the permit, she hand delivered it to prevent further delay. She even gave us the cutest bouquet of flowers. That is first class customer service!! I am now confident that when PMP states their goal is to provide exceptional customer service, they mean it!
