The absolute worst management company. We just transitioned from Valencia Management group to PMP. No freaking idea why the Valencia Summits changed, Valencia management were so good!!! The manager that I spoke to in the Turnberry office in Santa Clarita was just giving me this bs, not willing to dive deep to find out what was going on. He was not willing to help in any way. I just called PMP about sprinkler behind my home going on forever ( common ground I believe hoa responsibility)the gentleman I tried to talk to sounded disoriented and I couldn't understand him. all in all a poor first impression. not sure what they are providing other than signs saying we are under new management. so far I'm disappointed in all management selection especially the folks who incured at $100k charge to sue a homeowner to move a statue of a cow ( hoa lost) . kind of a joke. There are three roles for which professional management companies should be focused on. Administrative management, Risk Management and Enforcing Rules and Regulations. PMP Management has been inadequate in supporting ANY of these responsibilities. Having sat in on a number of HOA Meetings with representatives of PMP Management guiding the Board, it's clear to me that the ball gets dropped way too often and homeowners are left feuding (and at one point Board members are homeowners come close to a physical fight). There's a lack of due diligence and accountability. There's a lack of quality control. Homeowners have been sitting idle waiting for responses, having to ask, again and again and again and the ball continues to get dropped. Once you've posted a report on their affiliated pmpmanage.com website you can dismiss any thought that someone is actually going to view it and take action. This isn't "management" by any sense of the word. This is incompetence and the C-Suite of this company should start getting involved their their business on a daily basis until they right this ship. read more

Hi. I am an owner of a condo that is managed by PMP and it has been a complete nightmare having them run our property. They do not provide any resolutions to issues and upkeep is severely lacking. There is no accountability and when issues are brought up to the owner of PMP there are no responses. Updated: writing in response to Brad's blanket response that he writes to all. I already contacted Brad and PMP but no response. My experiences have been this company is unethical and takes advantage of customers. read more

There was a water leak that came from the outside of my condo. It caused a water leak and once their authorized contractor came, they saw wood rot and termite feces (termites are attracted to soft, wet wood). They left a gigantic hole in my wall after not being able to identify where the leak was coming from. So, they scheduled another time to do a water leak test (almost a month later) Today, PMP C/O My HOA said they'll fix everything out of HOA funds except the gigantic hole in my wall and repainting my wall because they're not "negligent." Okay, explain that to the judge... I will post more updates later once they actually fix the leakage. read more

It has been four months since I was supposed to receive a refund of my HOA dues (since I posted the original review). I've still yet to receive a refund (despite the company telling me the refund was due to me). They've now resorted to ignoring my communications to them. This is insane. read more

At Sienna Villas, the only thing they're worried about is making sure that residents do not park in Visitor parking and visitors do not park in visitor parking for more than 5 days per month. My elderly mom has been visiting for 2 weeks so she has to walk outside the neighborhood and up the hill to get to her car so she doesn't get towed. What decent neighborhood is this strict on parking? It's ridiculous. CHANGE THIS RULE. The residents who pay the HOA don't like it. How about worry about my service requests I put in weeks ago that have yet to be addressed... Do NOT recommend living anywhere this company manages. read more

There was so much back and forth happening leading to confusion about who our actual HOA was, what insurance proof was required, etc. The bank had the incorrect HOA and needed information, which in the past was not required. It was difficult and frustrating for me but Jenni was steadfast! Since she was so responsive it made me feel we would get a resolution. We are on a tight timeline. Jenni was able to get what was needed for the bank to keep moving forward. I greatly appreciate her dedication to service, attention to detail, and overall customer care. I was served with a violation notice. The notice referenced the wrong section of the CC&Rs. I called to follow-up on the violation and the representative made false accusations, with no proof. A week later, she apologized for citing the wrong section and went on to cite yet another wrong section, and then another wrong section. It took more than a month for them to tell me which section I was violating. It gets even worse, I submitted an architectural application and they told me it was defective. I followed up and never heard back from them. Its been over a month and still no response regarding my application. Other issues include delays in forwarding emails to the board, unaddressed questions, and generally unprofessional behavior. In summary, a total Mickey Mouse operation. read more

Once again I'm having issues with PMP at Encino Oaks! We have had not hot water for 3 days, and nobody is responding to our requests. No resolution in sight! Funny, that Brad Watson replied to this post saying he could facilitate a meeting with my HOA Board. I actually asked to speak at an HOA meeting, was placed on the agenda and was muted and denied my right to speak at the last minute. I even raised my hand and motioned to speak. This was witnessed by my fellow homeowners. A violation of Civil Code 4925. Also funny, that PMP has been getting some positive reviews as of late, as more negative legitimate reviews and concerns come to light. read more

I gave them 1 star because there was no way to give them 0 stars. HORRIBLE COMPANY! They LIE! They say you have to pay a plumber and send proof that the water pouring out of your sink is caused by a clog in the common area pipe BEFORE they will fix it and BEFORE they will reimburse you for the plumber that they forced you to hire and pay. It took them a week to fix the clog in the common area pipe and they refused to refund me any of the money they promised to refund me. This is SO unfair and deceptive of them. Please be warned. No warning. I called right back, and this time they picked up and hung up without a single word. I do not normally post comments online. I have owned my home for 3 years and have been through five property managers during that time with a major lack of communication and accountability. I am humbly grateful to Michelle Anderson with PMP as I know that she more than likely only receives phone calls and emails when they are escalated situations which is never fun. I have had to correspond with her about two escalated issues over the past year both having to do with construction. Michelle has handled inquiries with open ears to truly understand the situation, de escalate unnecessary time wasted (onn both sides) and gets right down to the issue to resolve it. Constantly bombards residents with useless emails that contain vague threats of action when the real culprit is usually the cheap home builder. They completely fit the stereotype of overly aggressive HOA. I'm guessing they do that to try to demonstrate the "value" they bring. read more

I find it funny how the people who answer the phone state, "how may I offer you exceptional service today," and then proceed to offer none. I've never once had a good experience with HOA and this place is continuing the trend. I'm also convinced the 5 star reviews are written by people who work with the company to try to compensate the real reviews. I just purchased a small apartment in one of PMP properties. I was given no information about my community and I had no idea about the HOA. Every time I drove into my new home, I was stopped by the security, asked why I was there where I was going and after explaining I was the new owner, I was told my name was not on the list. I got really lucky and I came across Diana at PMP. She responded to my email (and all the other ones, instantly), provided me with everything I needed, checked back with making sure everything was taken care of. She made living here pleasant and dealing with PMP very easy and friendly. read more

Their property management is awful. We have had an extreme roof leak and they have done very little. No response in over a week. We likely have a mold issue now. They don't respond to emails or calls. They keep referring to extraordinary service on their hold music while providing none of it. I wish we didn't have to deal with them. read more
