Awful management company, if you hire them there will be endless problems in your building. Mailbox was not operational for months, constant issues with maintenance around the building, fob's non-operational. Each issue takes weeks to resolve because they have no urgency, they don't live there so not their problem. The best is when they try to charge you for a faulty key fob! I never write reviews like this because it's just not how I roll. But wow this company does not care about the community or homeowners. They just can't be bothered to do actual work. FYI it's been about 6 weeks since my FIRST time contacting about a beeping fire alarm or electrical box in common area right outside my door. Called 2 other times and my husband emailed as well. Still beeping. Can't even enjoy a nice day with my balcony door open without hearing the most annoying sound. Guess I'll just have to call a handyman on my own to check it out because the community manager cannot be bothered to even send someone to take a quick look. Should have been looked at the next day or even the next week. Honestly just so frustrated and unhappy with this management company. I have no doubt that all their managers are great but.. there are 2 that your HOA needs. Make sure you request LYNDSIE and SHANE. Our HOA bombards them with work, and the patience and resilience they've shown, I'm at a loss of words. The two of them know there stuff. I previously wrote a very negative review of this company. Surprisingly, I promptly received a call from their Customer Relations Manager, Brandon. He was not only sympathetic to my frustrations, but he also quickly made the situation right and regained my goodwill. On top of this, he sent me a Thank You Card! I was further surprised today when I received a comment from the Owner of the Company, acknowledged that I'd had a problem and that he was glad Brandon was able to resolve my concerns. Subpar experiences time and time again. Sure on the surface, good website with a request portal, on hold messages say all the right things, "..you are important to us.." ".. so we can provide you with most excellent service.." but..no follow through. I asked for a refund check for over payment of my HOA fees, running a month's positive balance for quite a while. Almost six weeks later after an email that the refund check has been sent, they apparently were still waiting for the last signature from a board member when followed up with a phone call on the missing refund. It's my money get on it ! I haven't been able to service my AC unit for three years as they made unrealistic demands, and extra $200 fee to have someone meet the contractor on site because of an ongoing builder lawsuit. Fast forward to today, after satisfaction of the lawsuit is reached, and they need contractor's insurance info but no one follows through when he sends it. They ask to re send, two more times, even though the original info has been received and acknowledged with a reply but no green light on the request. My two portal messages go unanswered. All these hurdles to fix my broken AC during a heat wave. Covid or no Covid....shame when a company gets too big to truly provide a timely, satisfactory, personalized service. Shout out to Ernesto for handling my progressively raised voice, frustration filled phone call with the utmost professionalism. I upped the review to 3 but it took lots of back and forth to get there. It shouldn't have. I'm not sure if my review precipitated a phone call from the owner of the management company with a follow up email, as the review was never mentioned. However, I'm raising my review to 4 stars. When people are reaching out to a management company it's usually to resolve an issue. The communication to resolve that issue should not be a roadblock in and of itself. read more

I am being charged the wrong amount for my HOA dues. After several emails to PMP, Tim Woodard finally replied with a general response about how the assessment is based on my unit size. Based on the variable assessment schedule provided by PMP, I am being overcharged. After emailing Tim the County Assessor's portal which displayed by square footage and that I was being overcharged, I haven't heard back from him. I've tried to call several times and get the run around from the secretary and they refuse to transfer me to a live person, instead I'm directed to a voicemail box. PMP claims to pride themselves on customer service, but I can't get a response on why I am being overcharged on my dues. This is their mistake but they choose to just ignore me. read more

PMP management is hands down the worst property management company in Los Angeles. We have had continuous issues with the building we live in, and have been lied to over and over again by PMP about needed repairs, ongoing cooling tower issues, insufficient parking, garage security, and the list goes on. PMP does not care about their tenants and has a staff incapable of effectively managing a property. The BBB has also been made aware of PMP's incompetence. To Brad Watson from PMP regarding your response. PMP is responsible for building issues, not the unit owner FYI. Your entire staff is incompetent of providing truthful resolution to the tenants in this building. OMG, PMP is at it again. I rented our community clubhouse for an event on 10/21/23. Per the Clubhouse Agreement, deposits will be refunded within 30 days. Two and a half months later and a dozen e-mails to them and I still don't have my deposit refund. Money they have acknowledged they owe me. They suck!!! read more

As an update to my previous review. I requested a new FOB because I moved within the neighborhood and my new house didn't come with FOBs. I called PMP to request it and they sent me the form, which I filled out and sent. Have to say that they resolved the issue promptly after me communicating my issues with them. We all agree honesty is the best policy. PMP manage does not follow that policy. They lied about what their contactor's repair recommendation. They denied all wrong doing and refuse to provide any paperwork from the contracted company. At the end of the day, you're stuck with a ruined roof and siding but that's not their problem. Why are we paying a monthly fee to a company with zero moral value to screw ourselves over is beyond me. read more

This company has been managing our property in Sherman Oaks for over a year now and they are horrible. I reported a roof leak in December, water pouring out of light fixtures, electrical outlets, running down walls through all 3 levels of my townhouse. To date they've sent numerous roofers, and contractors out to give bids, never an electrician and haven't addressed one bit of it. The ceilings are yellow on every level, yet they would only mold test one room, which did have mold, and still they refuse to mold test the rest of the house. I have been having respiratory issues for over a year now and I've had to go through MRIs, back-and-forth to the doctor and no one can figure out what is wrong. My dogs have to go for allergy shots every month and after extensive testing they don't have any allergies outside of mold and mildew. I am deathly allergic to mold and I travel regularly for business, when I travel my voice returns to normal, when I come home and I'm back in my house my voice is raspy within 24 hours. I have seven months of emails that I have sent them pleading with them to do something and yet they do nothing. This morning roofers showed up at 7:30 without any warning and proceeded to rip the roof of my house which was so loud and jarring while I was working, it was so harsh and gave me a pounding headache, it also had my dogs shaking in fear for a good seven hours. No notice, no courtesy, no ability to schedule this when it would work for all of us. This is my second major incident with them as last year when they were doing common area tree trimming they came into my yard and hacked massive limbs off of my trees without any authorization. When I was finally able to get hold of someone they told me it was a mistake. That's great because now it has exposed my house to the sun all afternoon and since the ceiling fan in my living room is burnt out from the water it doesn't work, So now I am left to run the air conditioning all the time to try and keep the house cool. Very poor management, property manager have no ideal to how help customers and to monitor contractors

PMP manages our homeowners association here in Thousand Oaks. My family purchased the house new and moved in June 1973. Out of 14 houses on the street, we are two of the remaining original owners. We have sent numerous emails and made several phone calls over the years. Our neighbor's house is appalling, to say the least. As you can see from the photos, the trash cans are sitting in the front yard. They didn't even start putting their trash cans out until we called the city a few years ago. There is a covered couch or BBQ in between them. The hose always lays on the grass. If you zoom in, you can see all the junk that is in the walk way toward the front door and also up against the truck. The plants are tremendously overgrown. A few plants have been there so long they have sprouted fruit (pink arrow are pomegranates and the white arrow is a lime tree). Also, I know the association cannot do anything about the backyard even though it brings rats, bugs, and other vermin. However, it can be seen from the street, so I don't know why they cannot do something about it. For some reason, the fire department has not cited them. While the plants are green, they are still a fire hazard. The last three photos are of the backyard. I think these people have lived next door for going on 20 years. It gets worse every year. I have never seen their garage door open. I shudder to think what is in there. Besides another fire hazard, of course. There are two people, a brother and sister, who live in this house, yet there are four cars. The truck with the red arrow in the drive way does not move. While the City of Thousand Oaks does not have an ordinance for cars parked long term in the drive way (to my knowledge), it is an eye sore. The City does, however, have a 72 hour limit for cars parked on the street. The yellow arrow truck on the street (yes, almost identical to the driveway truck), does not move. When we call TOPD, they occasionally come out and mark the tires, but she will wipe off the truck, drive it around the block and put it right back. While not a PMP problem, it is, again, an eyesore. The white truck (purple arrow) is her every day vehicle. It always has stuff in the back of it. This car has not moved for quite some time either. I suspect she may be working from home now. PMP does nothing more than send letters. What is a letter going to do? Why are we paying over $1,000 a year for HOA dues when they do nothing to support us? I am not sure what can be done, but SOMETHING needs to be done. Everyone on the street is tired of looking at it. This has been going on for probably close to 20 years. This is absurd. If there is a local president of PMP, I invite him/her out to take a look for themself. Perhaps you can take a furry little pet or a creepy crawly home with you when you leave. It will be one less critter for me to say hello to in the mornings on my way to work. read more

PMP management has failed to do their job even though we must pay such a big money every month. I have reached out PMP office several times as a resident because our entrance gate has been not working more than a week, and they cannot give an any explanations, the only one response is "will tell Juan" . When I questioned if we will have refund for this problem because they are not providing service as supposed do, there is no answer also. Really, i dont know who I must ask? They are simple dont care about residents' concerns and they do not bothering themself to fix broken gate. But, definitely, we cannot be late with payments. They have understaffed , transferred key employees, to make other buildings work to their advantage then lied to the homeowners. The 5 star reviews have got to be friends of this company. Don't let the 5 star reviews fool you, this company is a clown show and they make your community part of the circus. They've given notice of violations to residents within Community guidelines/rules and regulations and then go on and lie about numerous incidents. Not to mention they'll try and justify raising rates by using "inflation" as an excuse. Contracted companies hired by the board have not risen rates which in turn means YOU (PMP) shouldn't raise the rates. The only reason this would happen is for PMP to pocket the extra percentage in the hoa fees. Like I said, a clown show and you as a homeowner are part of the circus. I won't be surprised if this company contacts Yelp to try and remove the 1 star reviews because they're afraid of the truth being told and potential customers reading them. read more

I am updating my review because I have since been contacted by phone by my community's HOA office which I wholeheartedly appreciate. My concerns were heard and our home is now being attended to. We have never had a problem with our HOA; in fact, we think our HOA does a great job of keeping our community attended to and beautiful. While I do think that there needs to be a mechanism in place to deal with problems that might result in life threatening emergencies (e.g., electrical fires), I am glad that our home is being taken care of.
